How to find the best housing
option for you
Qualifying for the housing
register
We have a self-service approach for help with
housing advice and applications to join the
housing register.
You will need a local connection to at least one of
the Council areas to be able to apply. To have a
local connection you will be someone who works,
lives or has family connections with the District
they wish to live in.
It makes it easier and quicker for you to find
information on housing options and to apply
on-line. It also makes sure staff have more time to
help customers with more complex housing and
support needs.
The Housing Options Assessment service is
available on the ‘Get Registered’ webpage,
24 hours a day, 7 days a week all year round.
You can:
• Enter information about your housing situation
and this is assessed straight away.
• You then get a personal action plan setting out
the housing options available to you along with
further information and links about each option.
• If you qualify to join the housing register you
can choose to complete an application straight
away or come back later.
• If you do not qualify, you will be told about
other options straight away, such as finding
information on mutual exchanges, private
rented housing, your housing rights, and low
cost home ownership.
Current and former Regular Armed Forces
personnel (including bereaved families) can join
the housing register even if they don’t have a
local connection. They are awarded additional
priority by applying the total period of length of
military service to their banding date. This will
have the effect of raising their priority above
applicants in similar circumstances who have not
undertaken military service.
Unfortunately, even if you qualify for the housing
register, this does not guarantee that you will be
able to bid successfully. There is a shortage of
social housing in this area and a lot of people are
waiting for them.
Size of property you can bid for
The size of property you qualify for is in line
with the Local Housing Allowance (LHA) size
criteria. Generally the LHA regulations allow one
bedroom each for:
a Every adult couple
b Any other adult aged 16 or over
cAny two children (aged under 16)
of the same sex
dAny two children, regardless of sex, under the
age of 10
e Any other child aged under 16
f A non-resident carer (claimant/partner have
disability and need overnight care)

Home-Link Properties
A HOME
There is some flexibility to allow landlords to underoccupy their properties. For example, they may
allow a three bedroom home to be occupied by a
family with a two bedroom need if the bedrooms
are particularly small.
If a property can be under-occupied, it will say on
the advert and if you bid for one, you should expect
to be assessed to see if you can afford extra rent
that Housing Benefit will not cover.
If you do not claim Housing Benefit and want to
choose the size of property you want to live in, your
best option is to choose a private rented property.
If your home is too big
There is increased priority for households in social
housing who are under occupying their homes. This
is to ensure best use of housing stock by landlords
and to help people move into housing that is the
right size for them. You should contact your landlord
to find out if they offer any help to move.
Types of property advertised on
Home-Link
There are two types of rented properties
advertised through Home-Link - Affordable Rent
and Social Rent.
Affordable Rent – These are higher than social
rent but lower than private rent. Tenants can still
apply for Housing Benefit as normal and will be
assessed based on household circumstances.
Social Rent - This has always been the traditional
rent level for both Council and Housing Association
homes.

Types of tenancies offered
Councils and Housing Associations can give two
different types of tenancies:
Lifetime tenancies - The tenant can live in their
home for as long as they want as long as they do
not breach the tenancy agreement.
Fixed term tenancies - A fixed term tenancy is a
shorter tenancy with an end date. A tenancy period
may last 5, 10, 15 years or longer but cannot be
less than 2 years. Each landlord decides the length
of a fixed term tenancy. This is usually shown in the
advert.
In some cases, when the successful bidder has been
chosen and their individual needs considered, the
length of the tenancy may be different from what
was in the original advert.
