The October 30th community meeting to view and discuss the preliminary landscape designs created especially for SLVHA members was a tremendous success. Over 60 homeowners came out to view the front yards created by U.C. Berkeley graduate and upper division students. Attendees listened to each presentation, asked questions, and gave input on what they liked. The 2015 Assessments are $120 and are delinquent if not paid by 2/2/15. It is every homeowner's responsibility to pay the assessment! It is your responsibility to notify us if you have changed your address or have not received your bill by the end of December 2014! President's Corner By Catherine Kavasch There was rain . . . but not on our Halloween Parade! I was impressed yet again at the great effort and the turnout of both volunteers and attendees of our Halloween celebration. Kathleen Harrigan, the SLVHA Operations Manager, works hard to lead the effort to make this event a success and I am thankful for her and everyone who did such a great job. Each year, the event grows larger and gets better. I know next year’s event will be even more spectacular. The cool weather and shortened days have reminded me that December’s Winterfest is coming soon. The kids enjoy the visit from Santa and the many holiday treats. I especially enjoy the group singing of holiday songs. I hope to see you, my neighbors, on Tuesday December 9th for Winterfest 2014. HISTORY MYSTERY The October 30th community meeting presenting landscape designs especially for the Village, demonstrated the creativity and knowledge of the students who are participating in this special project. It was so hard to decide which were my favorites. I am happy we are able to offer these designs for any SLVHA member who wants to change/update their yard. How many other folks at the presentation that night wondered as I did, “How will I decide on just one to use to transform my yard?” There is still time! The CC&R Implementation Committee has completed the great task of cleaning up and clarifying the policies and procedures for alterations to the exterior of your home and required maintenance. This was such a very difficult and time-consuming task that I know that the Board could not have done it alone. I am very grateful to the efforts of everyone who poured their time and energy into this process. The work is now in the final stages of review on the way toward adoption. Esther was the first woman to serve on the San Lorenzo Village Homes Association Board from 1973-1988, serving as Board President for many of these years. Esther was active in numerous other civic and community groups throughout her life and was well known for leading the effort to save the McConaghy House from destruction to a strip mall in the early 1970's. San Lorenzo's very own businessman and orchid expert, Sung Lee is hosting these workshops and continues to share his expertise with local residents. The Snippet Program works under the umbrella of Fix Our Ferals, a non-profit charitable organization. They loan humane cages for free, charging only $20 to spay/neuter feral cats. Snippet states that if you want to reduce the amount of free-roaming cats in your neighborhood, the solution is to maintain a neutered, managed colony. Trap-and-kill programs do not work. Feral cats are extremely territorial and when all resident cats are removed from an area a "vacuum" is created and un-neutered cats from nearby neighborhoods will move in. I graduated as the Salutatorian from Arroyo High School in 2000, and went on to obtain a Bachelor’s Degree in Social Welfare and Masters in Social Work from UC Berkeley. During my career, I have worked as a personal assistant, a logistic coordinator, and a therapist for children and youth. I have also been a case manager for young adults with disabilities and the elderly. I was the Director of Social Services at a non-profit agency called Self-Help for the Elderly. Currently, I am the project manager for an online charting database for the County of San Francisco’s Case Management Program. Lawn Conversion & Irrigation Upgrade Rebates Reduce your water bill and earn rebates for one or more landscape and irrigation equipment upgrades. If you are reading this article, you are probably a member of the San Lorenzo Village Homes Association. What exactly does that mean? It means that you are a member of a private association that has Governing Documents and Covenants, Conditions and Restrictions (CC&Rs) that you agreed to abide by when you purchased your house. Up to $2,500 Single- and Multi-Family (4 units or less) Residential Choose from a menu of cost-effective upgrades you can use to create low water use landscaping, improve irrigation efficiency, and lower your water bill: x x x x x x Your neighbors and other members of the Association must follow the same rules, which helps to keep your neighborhood looking nice and maintains property values. We have found that the most common reason Association members and residents do not follow the requirements is because they do not know what they are or they are unclear how to maintain their yards. Your neighbors can be a great resource and not only give you watering tips and landscaping advice, but can also help clarify some of the regulations of the Association. Convert high water use lawns to sustainable landscaping. Convert sprinklers to drip irrigation. Replace conventional sprinkler nozzles with high-efficiency rotating nozzles. Replace conventional irrigation timers with smart controllers. Install pressure regulators to improve system performance. Install submeters to improve leak detection and irrigation management. Here is a summary of the top requirements: • You must communicate with the Homes Association if you want to make changes to your house or property. You can do this by submitting plans and getting approval to make these changes prior to starting any construction. These can include but are not exclusive to, exterior painting, room additions, adding cement to a yard or driveway or repaving, putting up a shed, or a building a carport. • You must mow, edge and maintain your lawn. This means you cannot park a car on your lawn; that you have to trim your bushes and keep your front yard looking nice. Any changes to your landscaping must be submitted to the Association with plans prior to starting the work. The program is available to qualifying singlefamily homes, multi-family properties, and commercial and institutional landscape irrigators. Please note that rebates are not retroactive. Some of the benefits of belonging to the Association are that you can rent the Community Hall at a member's rate.
