DUES ARE $131 PER DIRECTORS PRESENT: Carla Osborn, president, called the meeting to order at 7:05 p.m. Directors present include: Rita Cunningham, Joan Mayes and Andy Swanson. Ralph Berger was excused. Prior to the meeting, Don Godke resigned from the Board. Homeowners present included: Cindy Grabow, Bob Hannah, Ann Broughton and Chris Brown. Jason Kakert, Iowa Board Certified arborist was a guest. Minutes of the March 23, 2015 meeting were approved as written. FINANCIAL REPORT: Lori Ulloa reported that as of April 26, 2015, Cedarwood had a total of $71,362.92 in checking, savings and accounts receivable. Bills in the amount of $6,681.96 were submitted and approved. Several bills were designated to be sent to the homeowners as they involved the homeowners. Delinquencies totaling over $5600 were reported. One unit owes over $2,300 and it is currently in foreclosure. Some of the rest of the amount is for people who haven’t paid for April and several who are behind only one month or forgot to add the additional $6 since the beginning of January 2015. She reported that 32 people have taken advantage of auto pay. Anyone wanting information on auto pay please contact Lori at the email address in the first column. COMMITTEE REPORTS: a) Architectural Control/Buildings Maintenance: 1) Several more units have been added to the gutter repair list. IF YOU HAVE NOT REQUESTED GUTTER REPAIR, PLEASE CALL OR EMAIL A BOARD MEMBER AS THERE IS NOONE ON BUILDINGS MAINTENANCE YET. The Board will see that the requests are in one place and a repair person will be hired to do the work. Included on this list are people who want gutter guards replaced. If you have the old gutter guards in your garage, also leave that information as they will be reused for others who do want them. 2) Andy notified 3597 Cedarwood Court that the front door required a storm door and the owner responded well. 3) Andy contacted the City concerning the broken plastic lid in the sidewalk on Devils Glen Road and someone at the City said they would take care of it. 3) Siding has been repaired at 3607 Cedarwood Court as requested at last meeting. 4) There was a back up in the basement of 3560 Devils Glen Road and Cedarwood took care of it. b) Grounds Maintenance: 1) Andy has been working with two companies getting bids for stump removal. Also, he is working with another company regarding tree trimming and tree removal. Nothing was approved at the meeting. 2) The bushes at 3607 Cedarwood Court have not been replaced as the Board is waiting for the bid from Cribbs. c) Nominating & Welcoming: 1) No report on nominating. However, new homeowner, Cindy Grabow, was in attendance and asked if she was interested on serving on the Board to fill Don Godke’s place. She agreed and the Board voted for Cindy to join the Board. 2) Joan Mayes welcomed one owner, Cindy Grabow at 3757 Cedarwood Court and one renter, Andy Zinngrabe at 3632 Cedarwood Court. If you are aware of someone new in your neighborhood, please contact Joan at 332-0681 and leave a message. d) Pool: 1) Bob Hannah attended the meeting and gave the following report: he bought black paint to paint the pool drain which must be visible at all times. He has ordered the chemicals to get the pool ready. He is having problems with the computer which works the pool fobs and expects to get that fixed soon. OLD BUSINESS: No old business. NEW BUSINESS: a) Because Jason Kakert was a guest at the meeting, he was asked to go ahead with his pitch for tree services in Cedarwood. He said his owner, Scott Carlson, is a Board Certified Arborist. He said the company is reasonable and they would be interested in giving bids to Cedarwood. He or someone from his company will meet with Andy Swanson one day this week to look at the trees that have been determined to be in need of removal. b) Discussion was held on the letter received from Chris Brown who wrote that she was against trimming trees up too far and also taking out healthy trees in Cedarwood. Cedarwood owners are entitled to privacy was the most relevant concern in the letter and from members of the Board. Andy Swanson responded that the two trees that are on the list to be removed are reported to be dying. c) Homeowners’ forum— Carla Osborn suggested the possibility of a mission statement concerning long-term projects and expenses for the continuity of the Board. This would help keep Cedarwood on the same path no matter who is serving on the Board. NEXT BOARD OF DIRECTORS MEETING: The meeting closed at 8:20 p.m. The next meeting of the Board of Directors is May 26, 2015 at 7:00 p.m. (Tuesday, due to the Memorial Day holiday), at the Bettendorf Public Library.
