NOBLETON SOUTH
THE MARKET
New single-detached pricing has been strong in Nobleton,
growing from $725,000 to nearly $1 million since 2010, with prices
increasing by approximately 11% in 2014. Absorption of product
has been brisk, with top GTA developers like Rosehaven, Aspen
Ridge, and Tribute selling the majority of units brought to market
over the past couple years.
THE PROJECT
Cityzen Developments and Tercot Group Limited are planning a
new low-rise housing community in Nobleton, Ontario. The 27-acre
property at 92 Diana Drive is north of King Vaughan Road and
west of Highway 27. The current plan calls for 100 single-detached
homes with an average size of 3,400 square feet (sf) on lots with
frontages ranging from 36’ to 56’. This is the second low-rise
development project coming to Nobleton by the two developers
in partnership with Fortress Real Developments.
THE OUTLOOK
The low-rise market in York Region has been very strong and price
appreciation in the Township of King has been extraordinary in
recent years as many new sites have opened due to the additional
allocation and infrastructure spending by the municipality.

GETTING READY TO GROW
Pricing of new single detached houses has been rising steadily for more than a decade.
As the larger municipalities within York Region like Richmond Hill, Markham, Aurora and Newmarket
continue to be built out and constrained by the Greenbelt, developers are seeking out opportunities
in smaller municipalities like King, Whitchurch-Stoufville, East Gwillimbury and Georgina in York
Region, in addition to areas like Caledon and Halton Hills.

Tercot is working with a landowners group that includes the developers that own the adjacent
parcels to encourage the inclusion of these lands into the community plan. The lands are designated
as “Towns and Villages” within the Provincial Growth Plan, Greenbelt Plan, and the Regional Official
Plan, which allow for residential uses. The local municipality will utilize these planning policy
documents to implement these land uses into their local official plan.

INVESTMENTS
ARE SUPPORTING GROWTH
King experienced an increase in activity over the last few years due to investments in new
infrastructure.
In 2010 there were 182 ground-oriented housing completions in King, the volume of completions
rose 7% in 2011, a further 20% in 2012, 64% more in 2013. In 2014, completions declined to 335 as
the largest new communities in the Township were nearly built-out. Unlike York Region overall, the
majority of developers in King are concentrating on single-detached homes, with 80% of the
completions over the past four years being fully detached houses.
As of the end of December there were 13 different product lines being offered by five different
developers in three projects. Units range from approximately 2,150 sf to 6,750 sf, offered from
$640,000 to $1.8 million. The average product line is 2,950 sf to 4,950 sf for $925,000 to $1.2
million or $270 psf.

Agricultural Area
Supply of new ground-oriented houses decreased in the early part of the decade, resulting in
a major decline in new low-rise home sales. The lack of available product is expected to result in
fewer ground-oriented sales in 2015.

Approximately 83% of the 700 units have sold in these projects with 12 of the 13 product lines being
65% sold or greater. Approximately 132 homes sold in 2014 with 121 remaining units, so therefore
there is less than one year’s supply in Nobleton.
