It’s the busy season!
March starts the busy season in the
apartment home industry. Foxboro’s
leasing office becomes quite hectic as
we strive to ensure our current
residents’ happiness, welcome
newcomers and market to new
prospects. We know you have many
rental options. The fact that you chose
to live here with us is truly humbling and
we are grateful for the many wonderful
residents that continue to stay year
after year.
If your lease is ending in the next few months,
Please take note:
Is your renewal lease signed? If not,
contact the office immediately. You
must provide 45-days written notice
prior to moving out. Deposit will be
forfeited without proper notice.
You may renew your lease for less than
12 months. You will be charged market
rate for the rent plus a monthly shortterm fee. We do not accept lease
extensions in Nov, Dec and Jan.

Notes from the property manager
Spring always creates a bee-hive of
activity around Foxboro. This year, we
have a great deal of work that needs to
get done, so we started the projects
extra early.
Our leasing office and all street signs
are scheduled to be painted. We have
not decided on a color yet – stay tuned!
Our streets will be seal coated and will
require that all residents move their
cars. This is scheduled to be done in
June. Watch for the signs on when to
move your car.
The pool area is getting its annual facelift with a freshly painted deck and pool
interior. Pots of flowers will be planted
all over the property along with new
trees and bushes.
Foxboro’s owners care very much
about your home and are continually
investing money back into the property
to make it beautiful. We know that you
care about how your home looks when
your family and friends come to visit – a
place to be proud of!

Last summer was a blast here at
Foxboro with all of the special events
and activities going on all over the
property. We are planning to do that
again this year and strongly urge you to
take advantage of all the extras that we
have in store for you.
New nets were purchased for Volleyball
and Tennis courts. We urge you to
invite your friends and family for a
Volleyball match. Take advantage of
the picnic tables and grills nearby; its
great family fun and a great way to get
some exercise.
We have free tennis lessons for adults
again this year. They are held every
Saturday 10:30-11:30 starting on June
6th. Marshall, our professional tennis
instructor makes learning the game fun.

Parking stickers
Foxboro is blessed to have a very handsome and
hardworking maintenance crew! Combined, they
have over 85 years of experience in the
maintenance field.
Foxboro’s maintenance staff is on-site
M-F, 8am-4:30 pm. Our Emergency
Service is available 24/7. The following
are examples of an emergency:
1. Toilet clog and flush not working
2. Overflow / water backup
3. Any type of leak – some can wait
until morning, but please call us to
advise you.
4. Refrigerator/freezer is warm.
5. No electrical power in the whole
apartment – but on in the rest of
the community. (If it is just partial
outage, try resetting your breakers)
6. A/C is not considered an
emergency as we are not able to
access your unit on top of the roof
in the dark. You would have
priority service the next day.
Wheeling Police routinely patrol our
parking lots and ticket for violations.
Foxboro will have cars towed that have
expired/missing plates, flat tires, broken
windshields, or have not been moved.
‘For Sale’ signs are not permitted.
Make sure that you are aware of your
car responsibilities and ensure that you
have a Foxboro parking sticker. It must
be placed on the driver’s side back
window.

Community Rules
Simple rules such as no
cigarette butts tossed at
the end of a breezeway,
not storing trash by
doorways, not allowing
unlicensed autos in the
parking lots, etc. helps create a
community that is well maintained and
respected by the residents. Everyone
appreciates these kinds of rules - and it
pays a huge quality-of-life dividend for
the entire community. Please help out
by doing your part in keeping your
community clean.
Patios/balconies

Ask your neighbors, Edith, Neeraj,
Tamogit, Ritesk, Epimenia and Luciano
how it feels to be rollin’ in dough. All
of these Foxboro residents were
recently paid $250 each for a referral to
Foxboro Apartments. You too can earn
up to three referrals per calendar year.

This cold hard cash can soon be yours
It’s time to step outside and get your
balconies or patios in shape for outdoor
relaxing. We encourage you to have
plants and patio furniture. But they must
not be used as storage space or for
drying your clothes. A tiki torch, or any
other item with a flame, is not allowed.
Office staff will be doing regular balcony
checks and residents will be served
with a violation notice if the balconies or
patios look unkempt.

Got bugs?
During the warm months you may see
pests such as ants, spiders, beetles
inviting themselves into your home.
Foxboro has an exterminator available
for you on Mondays and Thursdays to
take care of these unwanted visitors. As
soon as you any type of pest, contact
the office immediately. Don’t ignore the
problem; it will invariably spread to your
neighbors. A clean apartment can keep
many pests searching somewhere else
to make their home.
Smoke detectors
Prior to when you moved in at Foxboro,
we made sure that the smoke detector
was in good working order. During the
course of your stay it may happen that
the smoke alarm starts chirping.
Generally this means that the battery
needs replacement. Please, do not try
to disconnect it, rather, put in a service
request and we will do the rest. Smoke
detectors are for your safety and at no
time should it be disconnected.
It is a good idea to ensure enough
ventilation while cooking as smoke from
the stove/oven may activate the alarm.
If this happens, grab a towel, blow the
smoke from the area and open the
entry door for a bit. This will clear the
smoke and the alarm will stop.
Foxboro’s pet policy is to allow for cats
only – no dogs. Unfortunately, that
means that we do not allow for “visiting”
dogs either. As provided by law, service
animals will always be allowed.
Thinking of adding a kitten to the
family? There is a one-time fee of $250
in lieu of pet rent. Please contact the
office for further details.

Foxboro’s floor-to-ceiling
windows are flat-out
fabulous, giving you the ability to bring
tons of fresh air and sunshine into your
home. Please remember, loud music,
vacuuming, hanging pictures, moving
heavy furniture, all of these activities
produce noise which travel beyond the
open windows of your apartment.
These activities must be restricted to
daytime hours. At night sound travels
faster and is louder as it is quiet
outside. When it comes time to throw a
party, let your neighbors know ahead of
time when the party will be happening.
Please be considerate; and be ready to
compromise a little. As standard
practice, quiet hours in a multi-housing
community are 10pm-8am.

check and credit card.
• To pay on-line with a credit card:

directions.
• Another method of payment is to
set up automatic monthly
payments through your bank.
Never pay a late fee again!
• The rent drop box, at the top of
the stairs outside the leasing
office is available to you any time
of day or night.
During the first week of every month,
we receive over 400 checks for rent
payment. Having the correct information
ensures that your money is posted to
the correct account.
• Your correct address must appear
on the check. If the printed address
is old please cross out and print the
correct one.

• Your rent payment is due on the
first day of the each month.
• Foxboro provides a grace period
until the 5th day of the month. Please
remember, if you pay on the 6th day
or later your late fee is $5 per day
from the 1st.
• There is a rent drop box just outside
the front door in case it is after
hours.
• If you’re going to be late with your
rent, please call Judi at 847-5410150 to let her know when you will
be making your payment.
The fridge
A clean, organized fridge will go a long
way in cutting down on energy
consumption by increasing airflow in the
refrigerator and freezer. Keep from
packing your food against the back so
that the airflow is unrestricted.
A smelly fridge can be quite unpleasant.
Keep an open box of
baking soda inside. It
will soak up the
unwanted odors. Of
course wiping up spills,
food and crumbs helps
in the quest for freshness.
Please be considerate when using the
laundry machines as there are other
residents who will need to use the
machines right after you.
Pick up your clothes from the
washer or dryer right after the
cycle is complete.
Clean the lint mesh in dryers after
use.
Washers and dryers at Foxboro are
considered “NORMAL” capacity and
they handle “NORMAL” size loads.
Items such as large rugs,
comforters, or sleeping bags are
way too much for the machines to
handle and will cause the motors
to burn out.
Some people think they will save
time and money by stuffing two
loads into one. Not only your
clothes don’t clean or dry properly
but it takes extra time and spoils
the clothes and breaks down the
machines.
Large items need to be taken to the
Laundromat. You will find that they
have much larger machines that are
designed to wash these heavy loads.
The laundry centers at Foxboro are a
great convenience to many of our
residents. Please help us in keeping
them in good operating condition.
Lastly, please report any condensation
or water pooling in or under the
refrigerator immediately.
