We have seen an increase in property purchases
over the past 6 months which could be due to a
number of factors – depending on which report
you read - but the general consensus is that property prices have now reached rock bottom and
there is anticipation of a rise in house prices over
this coming year. This would seem to be borne
out by the fact that construction of new properties has re-commenced in some parts of Spain.
Add the favourable Sterling exchange rate at the
moment and we are seeing our biggest influx of
British buyers for some considerable time.
We advertise extensively world wide and have

The Procedure of Buying Property in
Spain
If a
particular
property is
of interest
and you
wish to
purchase,
it will be necessary to place a holding deposit and sign a reservation
contract. The property will then
be removed from the market at the
agreed purchase price while searches
are conducted. At this juncture we
suggest you instruct an Abogado
(lawyer) to act on your behalf for the
conveyance, which we can arrange
for you if you so require.
The Role of the Abogado
The Abogado
is a Spanish
Lawyer
appointed
to safeguard
your interests
and legal
rights to clear title of the property. He
will prepare a purchase contract to be
signed by you and the vendor, to agree
the price and completion date etc. The
Abogado will search the property for
any outstanding debts, tax arrears and
unpaid bills. He will prepare the title
deeds – Escritura de Compraventa – to
be notarised by the ‘Notario Publico’
(Notary) on completion and pay any
outstanding debts.
The Notario Publico
Appointed
by the
government
the Notario
Publico is
responsible
for agreeing
the notarial value of the property and that
all taxes have been paid. Once he is satisfied that everything is in order he will
then instruct you to sign the Escritura de
Compraventa in his presence and he will
counter-sign on behalf of the government. Once this has been completed he
will lodge the Escritura de Compraventa
with the local land registry office.
Total Legal Costs
As a guide you should calculate between
eleven and twelve percent to add to the
purchase price for legal costs. This will
cover the Transfer Tax, Abogado, Notario
and Land Registration fees.

Useful area information
Alhama de Murcia
- is nestled beneath
the Sierra Espuña
and has a long and
varied history which
is evident from the ruins that can be seen
today – renaissance-style palaces and
mansions of the former nobility plus
evidence of Roman hot springs.
Puerto de
Mazarrón a bustling holiday
resort during the
summer months
becomes a quiet,
tranquil area for the winter period. Having undergone a major refurbishment
a few years ago, the beachfront paseo
and marina now offers a wide selection
of cafes, restaurants, cocktail bars and a
variety of evening events throughout the
summer. It is still a firm favourite with
the National and International holidaymaker.
Bolnuevo is on the outskirts of
Puerto de Mazarrón
and retains a small
village atmosphere
with a lovely selection of restaurants,
bars, cafes and a few shops. It boasts a
fine stretch of beach and long promenade,
ideal for an evening stroll, and is famous
for its sand sculptures opposite the beach.
Mazarrón
Country Club a relatively small,
private urbanisation
situated 5 minutes
drive from the centre of Mazarrón town.
It has a large community pool, tennis
courts, petanca lanes, bar/restaurant and
function room. It also has two active
social committees who organise many
events throughout the year.
Camposol –
with its 18 hole
golf course is on
a grander scale
yet retains a great
community atmosphere and boasts many
shops, bars, restaurants, clinic, dentists
and all necessities for day to day living. Again, many events are organised
through the hard work of the welcoming
committee and there is a market held a
couple of times each month.
Isla Plana and
La Azohía are situated around
the bay of Mazarrón
with its many coves
and inlets. Although
mainly not a sandy beach it does not
deter the large number of tourists from
soaking up the sun and swimming in the
clear water or enjoying a drink at one of
the chiringitos that dot the sea front.
