Warranty Services
This document contains important information about the Warranty Eligible items
in your new home. The lists below contain examples of what is considered a
Warranty Services Emergency, a Regular Warranty Servicing Issue, or a Cosmetic
Issue and how your Warranty Coverage and services apply in each scenario.
Warranty Emergencies
• Furnace not working
• Water Heater not working or leaking
• Water leaks anywhere in the home
• Water stain on roof or walls
• Sewer Odours from Drain
What to Do: If you notice any of these issues
in your home, contact our Warranty Services
Department immediately at 974-9095.
Appliance not Working: All manufacture defects
should be reported directly to Mabe Canada at
1-800-361-3400 for servicing or replacement.
Before calling check your breaker panel and
the appliance plug-in to make sure power is
connected to appliance.
Non-Warranty Cosmetic Items
Includes all damages incurred post-occupancy
(after you have moved in).
• Scratches on appliances, cabinets,
flooring, etc.
• Scuffs, holes and scratches on walls
• Carpet stains
What to Do: These issues are not covered
by new home warranty and are the
responsibility of the home owner.

Regular Warranty Servicing
cracks
• Drywall
• Tub, shower, toilet or sink caulking has
lifted or shrunk
• Interior doors or closet doors not closing
• Fixture Defects (i.e., windows, lights,
taps, etc).
What to Do: Notify our Warranty Services
Department of these items before your next
regularly scheduled Warranty Inspection. Visit
www.innovativeresidential.ca/warranty to fill out a
Warranty Service Report Form or call 974-9095.

Reminder: Warranty Inspections occur three times
after you take possession of your new home —
approximately 90 Days, 180 Days, and 1 Year from
your possession date.
To better your Warranty
Service experience, please
report all Regular Warranty
Servicing issues to our
Warranty Service Department
so that we may address these
concerns during your 90
Day, 180 Day and Year-End
Warranty Inspections.
