Jayman Modus, a division within the Jayman Built Group, is an established multi-family residential
builder operating in Calgary, Cochrane and Edmonton delivering up to 500 homes annually and focusing
on wood frame condos and townhomes. We have completed many award winning results over the

We currently have an opportunity in our Calgary office for a highly-organized, proactive and results
oriented Real Estate Development Manager to join our Jayman Modus division. Reporting to the VP of
Development, the Real Estate Development Manager plays a key role in the overall development of
multi-family projects and effectively manages design consultants and approval process agencies during
the development of Modus’ multi-family projects, ensuring they are designed and approved on a timely
basis. The successful candidate requires a passion for real estate development and the ability to
innovate, navigate, quarterback and liaise with consultants, municipal staff, and our own team
members.
Key Deliverables:
 Create and deliver profitable multi-family development projects by working with our consultant
team to create budgets, contracts, schedules, financial and project analysis, review
development approvals, and provide support for strategic business initiatives.
 Participate in the acquisition, design, approvals, budget management, construction and
servicing of first class, master planned communities.
 Demonstrates the ability to set development goals and schedules and then maintains them
through effective leadership and communication with consultants and team members.
 Has demonstrated a good understanding of the development and municipal approval process has actively participated in planning and approval meetings for new developments - knows and
communicates well with municipal staff.
 Reviews and understands land purchase agreements with an understanding of pricing, terms,
and conditions that meet industry standards and are consistent with company goals.
 Addresses design and approval issues in a timely and professional manner and ensures the
development is proceeding on time and within budget.
 Works with the VP, Development in sourcing and recommending consultants (tendering
contracts, negotiations, monitoring performance) and then manages and works directly with
consultants by participating in all design and development meetings.



Demonstrates strong real estate analytical skills utilizing concepts of cash flow and discounted
cash flow analysis.
Responsible for forecasting, updating, monitoring, managing the development and approval
process on a weekly basis with the VP, Development. Keeps current on land purchase
opportunities and timing, identifying potential land purchases in keeping with the five year plan.
Willingness to participate in and often lead afterhours community and/or civic meetings.
Essential Relevant Experience and Qualifications:
 Successful completion of post-secondary education in either business, engineering, urban
planning, architectural degree/technologist.
 7-10 years of engineering, architectural, planning or land development through increasing
responsibility, people management, and goal accomplishments.
 Understanding of the development approval process and the municipal approval environment in
Alberta and the overall development process and life cycle.
 Highly competent in cash flow analysis and budgeting.
 Superb analytical and negotiation skills; strong relationship builder; energetic and understanding
of the sense of urgency required in this fast past environment.
 High level of computer skills and understanding of computer programs including (Microsoft
Office, Excel, Project Management).
 Stays current with safety codes, engineering standards, etc.
 Ability to travel and work evenings / weekends with occasional trips to Edmonton to assist the
General Manager.
