Opportunity to Purchase a Stunning
Development Site in Transylvania, Romania
The property
Comprises of an 81 hectares (811.200 square meters) development site, situated in one of the
most picturesque part of Transylvania, Romania. The site lies 35 kilometers west of Brașov, a
short distance from the DN1, the main road between Brașov and Sibiu.
The plot benefits from a natural border of protected national forest on all sides and has a
number of streams running through the property.
The plot is duly and legally registered in the Land Registry as “land for building purposes”
(“teren pentru construcții situat în intravilan / curți construcții” in Romanian).
There is currently a valid outline planning permission (“Plan de Urbanism Zonal”) for the
property, duly approved by the relevant local and central authorities, which can be the basis to
apply for building permits for any proposed development.
The Vision
A stunning setting to develop a rural retreat including a hotel & spa, a 9 hole golf course and a
number (100 to 500) of private dwellings. The location provides for a tranquil and relaxed
environment to create a destination for those looking to find a place to take time out from the
stresses of modern life and enjoy the very best scenery that Transylvania has to offer.
The Location
Situated in the heart of Transylvania, the property lies 35 km from Brașov (30 minutes) and
60 km from Sibiu International Airport (1 hour). The world famous Bran Castle (Dracula’s
Castle) is 35 minutes away by car.
Brașov is due to open it’s international airport in 2016-2017, which will be a 20 minutes
transfer away by road. The completion of the Transylvania highway connecting Bucharest
with the North of the country and Hungary, passing through Brașov and very close to the site
will add further value to the property.
Conceptual Master Plan
The master plan below was conceived by DTJ Design, a major US architectural firm
specializing in resorts. The golf course was designed by Mr. Steve Forrest, from Arthur Hills
International, one of the leading US designers of golf courses.
The current owners were not able to pursue the vision that was developed by the design team
due to financial constraints caused by the financial crisis of recent years. However, this vision
provides an idea as to the potential for the land as a development project.
