In the spirit of notifying our immediate neighbors of the upcoming zoning meeting we have mailed 100+ cards (see attached Informational Meeting Notice) to our immediate neighbors of the project. One correction to the cards, is that they were mailed on Monday February 9 and not as stated on the printed card as February 7th. We have also posted the Informational Meeting Notice card at the three larger Condo/Apartment buildings that were not included in the mailing, but we still consider them neighbors of the project and feel they should be informed. Below is an informational excerpt from the previous email notification of the project: I am notifying you that we have submitted land use applications to the city for the redevelopment of 4353 Upton Avenue South and 2720 44th Street West as the South Upton Building. The project plan is to demolish and replace the existing surface parking lot at the corner and an adjacent duplex with a 3-story retail and office building on the corner and an accessory parking lot behind the building, with access from 44th Street. We have now applied for the following zoning approvals: South Upton Building 1. Conditional Use Permit (CUP) to increase allowed height in the Shoreland Overlay District from 2.5 stories/35 feet to 3 stories/50’-10”. Please note that the height to the top of the building parapet is only the 39’-4”, but the top of the elevator penthouse that provides access to the roof is higher. 2. Variance to reduce the east side yard for the parking area and trash enclosure. 3. Variance to reduce the front yard along 44th Street for the parking area. 4. Variance to reduce the parking requirement for the new building in a shared parking lot from 8 to 6 spaces. 5. Site plan review. 4321 Upton/Sebastian Joe’s Lot 1. Variance to reduce the parking requirement for the existing building from 9 spaces to 6 spaces, to be provided in a shared parking lot on the South Upton lot. 2. Variance to reduce the east yard for the trash enclosure and access ramp. Please note that the above change is revised from what we had emailed you earlier. The reason for the change was to simply allocate the parking reductions between the two lots but is not a request to provide less parking overall than previously described. South Upton Properties also owns Sebastian Joe’s restaurant located at 4321 Upton, adjacent to the north side of the redevelopment site. The redevelopment provides an opportunity to create a shared parking and shared trash collection area for the proposed South Upton Building and the Sebastian Joe’s building. Because the trash enclosure will straddle the shared property line on the east side of the lot, a variance is also required for the Sebastian Joe’s property to have the trash enclosure and an access ramp to it located within the required east yard. We are submitting that variance application simultaneously with the applications for the South Upton redevelopment. We anticipate that these applications will be presented to the Planning Commission on March 16, 2015, but you will receive a separate notice when the hearing is scheduled to confirm that date.
