MJ Drafting & Designs are here to put your thought onto paper. We are here to turn your lines into

MJ Drafting & Designs is a proactive Architectural Drafting and Design business which enables clients to
design and plan their project – from new homes to alterations and additions.
We pride ourselves in providing an honest and professional service to all our clients. All projects are
treated as important and valuable to every client.

With 10 years’ experience in drafting and design industry, MJ Drafting & Designs has worked on and
completed major projects all over the state and is heavily involved in the drafting and design stages of many
different projects for private and domestic clients.

AVAILABILITY: We pride ourselves being able to start new projects within 7 days and in providing a quick and
efficient service. Revisions to drawings are returned to the client within a 48 hour turnaround.
NEW HOMES
ROLEYSTONE
MJ Drafting & Designs teamed together with a local builder to prepare and
document a complete set of working drawings for the client new home.
Conceptual plans had already been completed and construction drawings
where required for the various consultants. Plans were also prepared in
order to obtain all the necessary approvals for construction.
CLIFTON HILLS
A client requested a new double story home to be designed to make the most of a
small sloping block and also to achieve the best result with views to the city .The
home was designed specifically to suit the profile of the sloping block and to make the
most of the sweeping views towards the city and coastal plains.
BEDFORD
The young family had just purchased a subdivided block and wanted to build
on the rear block. A custom designed home was needed to make the best use
of the sloping block and to maximize the lot’s shape. A large 4 bed, 2 bath
home including a large kitchen, living and family room was lain out to enhance
the available space. Plans were prepared for the builder and all the relevant
authorities
ALTERATIONS AND ADDITIONS
WILLETON
The clients contacted MJ Drafting & Designs through a local developer to
enhance and modernize their current home. With the expected arrival of a
new child, the living areas of the home needed upgrading. The clients brief
was to create a large modern living area with also allow the outdoor areas to
be integrated with the main home.
BOORAGOON
The family had a need to create more floor space in their home for their growing
family. Working in conjuction with a local builder, MJ Drafting & Designs were able
to design and install a mezzanine floor, in the roof space to create a large craft
room and more living floor space. One specific request from the client was to allow
enough for an large display cabinet that they already had in their position
ARMADALE
A couple who has renovated many homes previously found a small 100 year
old cottage they fell in love with. It had one small problem - it was tiny. It only
had the basics, one bed, 1 basic bath, and small living area and little character.
In consultation with the client, MJ Drafting & Designs nearly double the floor
space while still keeping the unique cottage feel and look, something the
client wanted to maintain. Additional living spaces, two extra beds and a
ensuite was added to the master suite to bring this old cottage into spacious
four bed two bath home. An outdoor living area was also incorporated into
the design
SHENTON PARK
Adding another bedroom to a dwelling is never easy when land is a premium. MJ
Drafting & Designs, together with a specialized build worked together with the client to
convert the previously unused roof void into a spacious guest and retreat area. Windows
were added to the existing roof structure and lined to create a comfortable area, whilst
ensuring all the building requirements with regard to ceiling heights, natural lighting,
and ventilation.
UNIT DEVELOPMENTS
ROCKINGHAM
A local builder, along with a valuable client requested MJ Drafting &
Designs to prepare a set of architectural plans for a two unit
development behind and existing dwelling. The homes were lain out to
enhance the site layout as well as add piracy to each dwelling, as well
as low for large open plan living
ARMADALE
A couple looking at investing in the local area requested plans that would
benefit from the sloping site and also enhance the resale value of the home. The
units were designed to make the most of energy efficiency principles as well as
reduce construction cost.
COMMERCIAL DEVELOPMENTS
VASSE
Together with the client and his builder and fabricator, MJ Drafting & Designs
prepared conceptual plans for a new office and workshop in a new industrial
estate. The design brief was to design a modern yet functional workshop and
office space to complement the surrounding area.
ARMADALE
A group of young enthusiastic people contacted MJ Drafting & Designs to help plan
and build their proposed vet clinic. We helped this group not only design an
attractive looking building but also assisted them with technical details such as
writing the building specification and selecting a builder

APPROVAL PROCESS
In order to obtain the building license to construct your new residential project, there a specific approvals
that may need to be completed in order to have the plans approved for construction by the local authority.
MJ Drafting & Designs will assist in organising and the co-ordination all the required documentation in order
for the plans to be submitted to council for building license.
