SIGN APPROVAL - PLM2015-29 - THE HEALTHCARE RESORT OF
SHAWNEE MISSION - 7600 Antioch Road
1.
APPLICANT: R.A. Smith National, Inc., is the applicant for this request.
2.
REQUESTED ACTION: The applicant is requesting sign approval for a
monument sign as part of a special use permit.
3.
LOCATION: The subject property is located at 7600 Antioch Road.
4.
EXISTING ZONING: This property is currently zoned R-1, Single-Family
Residential District, and approved for a special use permit to allow an
assisted living facility.
5.
ANALYSIS: The applicant is requesting sign approval for a monument
sign for the Mainstreet project now called The Healthcare Resort of
Shawnee Mission. The Unified Development Ordinance requires all signs
associated with a special use permit be approved by the Planning
Commission. The eight-foot tall sign is proposed to be located 10 feet
from the Antioch Road right-of-way and will be constructed with a brick
base to match the building. The actual signage portion of the monument
is two-feet, ten inches by eleven-feet, one inch for a total of 31 square
feet. The letters will be constructed of cut aluminum with baked enamel
finish, as well as the logo. Staff is supportive of the sign as presented.
6.
STAFF RECOMMENDATION: Staff recommends approval of Sign
Approval - PLM2015-29, The Healthcare Resort of Shawnee Mission,
subject to the following stipulations:
a.
Prior to installation of the sign a sign permit shall be obtained.
b.
A three-foot landscape area shall be planted around the base of the
monument sign. This shall be included in the sign permit
application.
