The Premier Court surface that is being installed has to be applied with a certain surface temperature that cannot be achieved until that time. Road Resurfacing: The roads are in the process of being resurfaced. It is our understanding that within a few weeks they will be back to apply a slurry coat. Compliance reminder letters are being sent to address non-compliant issues. The purpose is to ensure all properties are in compliance with the Protective Covenants and Architectural Guidelines of our community. For instance, weathered mailboxes/posts, algae on siding, roof stains, faded shutters and landscape maintenance (weeds in the grass and borders) are just some of the compliance matters which most often need to be addressed. This is an on-going process and all homes are inspected annually. The entire community benefits from the cooperation we receive from those who take timely corrective action in response to the letters. Maintaining your property and promptly addressing any compliance matters not only helps to maintain the value of your home and the value of your neighbors’ homes in Pebble Creek, it also reduces the Association’s cost of enforcement. The Association has the right to hold a hearing and impose charges of $10.00 per day for up to 90 days and suspend privileges for those homes found out of compliance where violations have not been corrected. We understand that many times homeowners are simply unaware that a problem exists or the inspector may have observed a very temporary situation that will be taken care of shortly. Pebble Creek Property Owners Association, Inc. Pool Committee 2015 POOL SEASON This season we will continue with the online pool ID system, which no longer requires yearly updates from homeowners. You will check-in at the guard desk by giving the guard your name and/or address. Therefore, you will only need to complete a 2015 Pool Access Form if: CURRENT HOMEOWNERS/CURRENT RENTERS: You have any additions/deletions to your family members OR you have never had a pool pass in the past. RENTAL HOMES: We ask that homeowners please email us if your tenant has changed from last year to get a new Delegation of Rights and Privileges form for the new tenant giving them access to the pool. NEW HOMEOWNERS: New homeowners wishing to gain access to the pool must complete and return the 2015 Pool Access Form. Forms may be obtained from the site office and may either be emailed to [email protected], placed in the mail slot by the site office front door, or brought into the site office during normal business hours. Photos for the pool ID system can be taken at the site office during normal business hours. Emailed photos will be accepted if the above form has been submitted, provided the photo is a head shot clearly labeled with the individuals name as the file name. Homeowners must be current on their assessments in order to gain access to the pool. Payment for past due assessments cannot be accepted at the site office. You may call Community Group at 270-1800 to ensure your account has a zero balance or to inquire about a past due balance. ANY UPDATES/NEW HOMEOWNER INFORMATION MUST BE RECEIVED BY APRIL 30 TH IN ORDER TO GUARANTEE ACCESS TO THE POOL ON OPENING DAY. NO CASH will be accepted at the pool. All guest fees must be paid by check ($3 each). Children age 12-15 that would like to attend the pool without a parent/guardian must pass a swim test administered by Virginia Swim Club Management. A permission form can be obtained from the pool gate attendant. Guest Passes which provide 10 visits for a cost of $25 ($2.50 per visit) may be purchased at the site office during business hours. These passes do not expire and may be used in future seasons until all 10 visits are used up. A Babysitter Pass, which is valid throughout the 2015 season and transferable to other sitters within your family, is available for $25 and may be purchased at the site office. Please note, if the babysitter is 16-17 years of age and not an immediate family member, they must also present a copy of their Red Cross or comparable course certification upon entrance to the pool. A Grandparent Pass, which is valid throughout the 2015 season and transferable to all grandparents in your family, is also available for $20 and may be purchased at the site office. A Grandchild Pass, which is valid throughout the 2015 season, is available for $20 for the 1st grandchild, $15 for the 2nd grandchild, $10 for the 3rd grandchild and FREE for the 4th grandchild or more. This pass is intended for those grandparents (homeowners) who provide child care for their grandchildren. Grandchildren must be age 14 years or younger to quality for this pass. Grandchildren age 2 and under are treated the same as guests age 2 and under and will not require a pass, as they are admitted at no charge. The Via Club at Pebble Creek The Via Club at Pebble Creek offers an intimate setting for your private events, rehearsal dinners, wedding ceremonies, and receptions. Pebble Creek homeowners may rent the full facility three (3) times per calendar year and may enjoy unlimited use of the dining room portion of the facility, provided it is still available 30 days or less from their desired date. Homeowners must be current on their HOA assessments in order to rent. You may call Community Group at 804-270-1800 if you wish to confirm your account is current. If at anytime prior to the reserved date the assessments are in arrears, the reserved date and deposit check are subject to forfeiture. The facility is available for your use between 8:00 am and midnight. Please contact the site office at 804-559-9088 to make reservations. HOMEOWNER RATES - Full Facility Rental: Pebble Creek homeowners may rent the full facility two (2) times per calendar year. The homeowner rate is for immediate family members living at the residence only, otherwise sponsorship rates apply. In an effort to keep homeowner dues to a minimum, we ask that you please respect this policy. If it is determined that the guidelines for the pricing structure have not been adhered to or have been misrepresented (homeowner vs. sponsored rental), then the rental will convert to the same pricing structure as a non-homeowner, guest rental ($1,400.00). Rental Rate 2nd Day Rental Rate $400.00 $300.00 Last Minute, 2nd Damage Deposit Day Set-up Rate* $100.00 $250.00 The above rate INCLUDES cleaning. Homeowners have the option of wiping down and putting away the tables/chairs themselves OR the cleaning staff will do so for an additional $100.00. * Last minute set-up rate applies to 2nd day, day before, rentals that are booked the week of the planned event, provided the day before is still available. HOMEOWNER RATES - Dining Room Rental: Pebble Creek homeowners may enjoy unlimited use of the dining room portion of the facility, provided it is still available 30 days or less from their desired date. This portion of the facility is booked on a first-come, first-served basis and calls to book must be at or after 8:00 am at that 30-day mark. For example, if you are looking to book on August 14th, you may call to check availability and make a reservation no earlier than 8:00 am on July 14th (or on Friday if your date falls on a weekend). The dining room is for immediate family members living at the residence only, otherwise per hour rental rates apply. Non-Pebble Creek homeowners may contact the site office to book the dining room at per hour rates. In an effort to keep homeowner dues to a minimum, we ask that you please respect this policy. Rental Rate Damage Deposit $50.00 $150.00 The above rate DOES NOT include cleaning. Homeowners have the option of cleaning themselves or the cleaning staff will do so for an additional $50.00. The facility MUST be left in rental-ready condition if you opt to do your own cleaning. SPONSORED RATES - Full Facility Rental: Pebble Creek homeowners may sponsor a friend/relative to rent the full facility. Each sponsorship counts as one (1) of the homeowner’s three (3) full rentals allowed per calendar year. Homeowners must be current, and remain current on their HOA assessments during the reservation period. They must be present during the event. Ultimately, the homeowner is responsible for the actions of their sponsored guest. 2nd Homeowners must pay damage deposit themselves; however, the sponsored Day Rental Lastthe Minute, 2nd Damage Deposit renter may pay the rentalRental fee.
