NOTICE TO BIDDERS
This Addendum shall be considered part of the Contract Documents for the above mentioned project as
though it had been issued at the same time, and shall be incorporated integrally therewith.
Where provisions of the following supplementary data differ from those of the original Contract Documents,
this Addendum shall govern and take precedence.
Bidders are hereby notified that they shall make any necessary adjustments in their estimates on account of
this Addendum. It will be construed that each Bidder's Proposal is submitted with full knowledge of all
modifications and supplemental data specified herein.

SECTION 08700 - BUILDERS HARDWARE
PART l - GENERAL
1.1
DESCRIPTION:
A. Builders hardware is hereby defined to include all items known commercially as builders
hardware, required for proper operation of swinging and sliding doors, except special types of
unique hardware specified in the same section as the door and door frame.
1.2
QUALITY ASSURANCE:
A. Acceptable Designs: PART ll - PRODUCTS section indicates products which are of acceptable
design for primary exposure, such as locksets. Do not change the selection of products
without Owners or Architect/Engineers prior approval.
B. Acceptable Manufacturers: PART ll - PRODUCTS section indicates acceptable manufacturers
for the primary items of builder's hardware. Manufacturer's products which comply with the
indicated requirements are acceptable for other items unless noted by the wording NO
SUBSTITUTIONS.
C. Manufacturer: Insofar as possible obtain each kind of hardware from only one manufacturer,
even though several may be indicated as acceptable manufacturers.
D. Supplier: A recognized builders hardware supplier who has been furnishing hardware in the
same are of the project for a period of not less than two years, and who is, or has in
employment, and experienced hardware consultant who is available at reasonable times
during the course of the work for project hardware consultation to the Owner,
Architect/Engineer and Contractor.
E. Fire-rated Openings:
1. Provide hardware for fire-rated openings in compliance with ANSI, NFPA Pamphlet No. 80,
NFPA Standards No. 101, UBC 702 (1997) and UL10C. This requirement takes precedence
over other requirements for such hardware. Provide only hardware that has been tested
and listed by UL for the types and sizes of doors required, and complies with the
requirements of the door and door frame labels.
2. Where panic exit devices are required on fire-rated doors, provide supplementary marking
on door UL label indicating Fire Door to be equipped with fire exit hardware and provide
UL label on exit device indicating “Fire Exit Hardware.”
F. Electronic/Electric Hardware: It shall be the responsibility of supplier to coordinate with the
approved manufacturer and the electrical contractor/security/fire systems contractor all
electronic/electrical finish hardware items covered within this section via factory wiring
diagrams. Wiring diagram shall be furnished with submittals.

G. Code Requirements: All hardware shall meet requirements of 2010 FBC and Federal, state and
local codes having jurisdiction. All hardware shall meet 2010 Florida Building Code, ADA
(Americans with Disabilities Act) and all other accessibility requirements as applicable. All
locksets and pulls shall conform to requirements set for by ADA. Doors to hazardous areas, i.e.
electrical, mechanical, and storage rooms, as well as doors to mechanical equipment
mezzanines shall have levers with a knurled finish. Doors with closers shall comply with the
ADA requirements for door closers.
1.3
SUBMITTALS:
A. Manufacturer’s Data: Submit manufacturer's product data in accordance with SECTION 01330
- SUBMITTALS. Include whatever information which may be necessary to show compliance
with requirements, also, installation instructions should be included. Wherever needed,
furnish templates to fabricators of other work which is to receive finish hardware.
B. Hardware Schedule: Submit copies of the hardware schedule for approval by the Owner and
Architect/Engineer. Schedule format shall be similar to the one included at the end of this
section.
1.4
PRODUCT HANDLING:
A. Marking of all pieces of hardware with schedule item (or code numbers), is the responsibility
of the supplier. As material is received by the hardware supplier from the various
manufacturers, sort and repackage in containers marked with the hardware item number.
1.5
JOB CONDITIONS:
A. Coordination: Coordinate hardware with other work. Tag each item or package separately,
with identification related to the final hardware schedule, and include basic installation
instructions in the package. Furnish hardware items of proper design for use on doors and
frame of the thicknesses, profile, swing, security and similar requirements indicated, as
necessary for the proper installation and function. Deliver individually packaged hardware
items at the proper times to the proper locations for installation.
B. Templates: Furnish hardware templates to each fabricator of doors, frames and other work to
be factory-prepared for the installation of hardware. Upon request, check the shop drawing of
other work to confirm that adequate provisions are made for the proper installation of
hardware.
1.6
WARRANTY:
A. Special Warranty: Manufacturer's standard form in which manufacturer agrees to repair or
replace components of door hardware that fail in materials or workmanship within specified
warranty period.
1. Failures include, but are not limited to, the following:
a. Structural failures including excessive deflection, cracking, or breakage.
b. Faulty operation of operators and door hardware.

c. Deterioration of metals, metal finishes, and other materials beyond normal
weathering and use.
2. Warranty Period: One year from date of Substantial Completion, except as follows:
a. Exit Devices: Three years from date of Substantial Completion.

MATERIALS AND FABRICATION:
A. Hand of Door: The drawings may show the direction of slide, swing or hand of each door leaf.
Furnish each item of hardware to allow for the maximum swing and proper operation of each
door shown.
B. Fasteners: Manufacture hardware to conform to published templates, generally prepared for
machine screw installation. Do not provide hardware which has been prepared for selftapping sheet metal screws, except as specified.
C. Furnish screws for installation with each hardware item. Provide Phillips flat-head screws
except as otherwise indicated. Furnish exposed screws to match the hardware finish or, if in

surfaces of other work, match the finish of other work as closely as possible, including
prepared surfaces to receive paint.
D. Provide concealed fasteners for hardware units which are exposed when the door is closed,
except to the extent no standard units of the type specified are available with concealed
fasteners. Do not use through bolts for installation where the bolt head or the nut on the
opposite face is exposed in other work, except where it is not otherwise feasible to
adequately reinforce the work.
2.3
BUTT HINGES:
A. Hinges shall be sized as follows: 4-1/2 x 4-1/2 for all doors. Provide 3ea. standard weight
hinges for each door leaf except where otherwise specified in the hardware schedule at the
end of this section. All hinges shall have five knuckles and all doors equipped with door closers
shall have ball bearings hinges. All reverse bevel exterior doors which are specified with keyed
locks shall be furnished with "NRP" Butts.
2.4
LOCKS, CYLINDERS AND KEYING:
A. Locksets as Basis of Design shall be by Sargent. Keyway shall be R.G. Keyway.
B. All locks and cylinders to be construction master keyed in a manner that does not require the
cylinders to be removed. Permanent keys and cores shall be stamped with visual applicable
key mark for identification.
C. Provide 4 each change keys per key letter stamping and 6 Grand Master keys, 6 Masters key, 6
construction master keys, and 2 permanent control keys for interchangeable cores. Stamp all
keys, “DO NOT DUPLICATE”. Provide 150 Schlage Primus Classic “CP” key blanks. All keys are
to be cut on Primus Classic “CP” blanks!
D. Staff interior restrooms shall have Schlage L9496 at corridor or exterior facility restrooms. All
locksets shall be Schlage L-Series 06A 626 mortise locks.
E. Keying instruction to come from LCSB. Deliver permanent keys and cylinders to owner NOT to
contractor or hardware distributor. Provide bidding list with 100% expansion.
F. General: Coordinate with owner to determine final keying requirements and obtain
instructions in writing. Preliminary keying is as follows:
G. All locks shall be factory keyed to the owner's existing Schlage Master Key System using (11Prefix) Primus Cylinders. Provide Construction Key (21-Prefix) feature for all keyed cylinders.
All keys shall be factory cut and all keybows stamped with "Do Not Duplicate". All keys,
including Construction keys, shall be delivered to the Owner prior to delivering any locksets or
cylinders to the job site. Owner will be responsible for turning system over from Construction
Key to permanent key system.

H. Bitting List: Provide Owner, at the time hardware is delivered, a complete bitting list of all
Keysets and Master keys used on this Project. Include in this list four additional change key
bittings under each Master to be used for future expansion.
2.5
EXIT DEVICES:
A. Furnish types and functions listed in the hardware schedule.
B. All devices must be listed under “Panic Hardware” in accident equipment list of Underwriters
Laboratories. All labeled doors with “Fire Exit Hardware” must have labels attached and be in
strict accordance with Underwriters Laboratories.
C.
Exit devices shall be tested to ANSI/BHMA A156.3 test requirements by a BHMA certified
testing laboratory. A written certification showing successful completion of a minimum of
1,000,000 cycles must be provided.
D. Surface strikes shall be roller type and come complete with a plate underneath to prevent
movement. And shall be provided with a dead-latching feature to prevent latchbolt
tampering.
E. Exit devices shall include cylinder dogging at non-rated openings.
F. FACTORY SUPPLIED MULLION STABLIZERS MUST BE INSTALLED.
2.6
CLOSERS:
A. Door closers shall be the type and function listed in the hardware schedule.
B. Closers shall have non-ferrous covers, forged steel arms separate valves for adjusting
backcheck, closing and latching cycles and adjustable spring to provide up to 50% increase in
spring power. Closers shall be furnished with parallel arm mounted on all doors opening into
corridors or other public spaces and shall be mounted to permit 180 degrees door swing
wherever wall conditions permit. Furnish with non-hold open arms unless otherwise
indicated.
C. Door closer cylinders shall be of high strength cast iron construction to provide low wear
operating capabilities of internal parts throughout the life of the installation. All door closers
shall be tested to ANSI/BHMA A156.4 test requirements by a BHMA certified testing
laboratory. A written certification showing successful completion of a minimum of 10,000,000
cycles must be provided.
D. Door closers shall utilize temperature stable fluid capable of withstanding temperature ranges
of 120 degrees Fahrenheit to -30 degrees Fahrenheit, without requiring seasonal adjustment
of closer speed to properly close the door. Closers for fire-rated doors shall be provided with
temperature stabilizing fluid that complies with the standards UBC 7-2 (1997) and UL 10C.
E. Door closers shall incorporate tamper resistant non-critical screw valves of V-slot design to
reduce possible clogging from particles within the closer. Closers shall have separate and

independent screw valve adjustments for latch speed, general speed, and hydraulic
backcheck. Backcheck shall be properly located so as to effectively slow the swing of the door
at a minimum of 10 degrees in advance of the dead stop location to protect the doorframe
and hardware from damage. Pressure relief valves (PRV) are not acceptable.
F. Reverse bevel doors shall be parallel arm mounted. Inswinging doors shall be regular arm
mounted. All closers installed on wood doors shall be Thru-bolt mounted. All closers installed

DOOR STOPS:
A. Door stops and holders shall conform to those listed in the hardware schedule at the end of
this section.
B. Doorstops shall be furnished for all doors to prevent damage to doors or hardware from
striking adjacent walls or fixtures. Wall bumpers equal to IVES WS408 Series are preferred,
but where not practical furnish floor stops equal to IVES FS436 or FS438 series. Where
conditions prohibit the use of either wall or floor type stops, furnish surface mounted
overhead stops equal to Glynn Johnson, 450 Series
2.8
FLUSHBOLTS:
A. Flush bolts shall conform to those listed in the hardware schedule at the end of this section.
B. Flushbolts shall be Ives FB458. Approved manufactures are: Rockwood, Hager, Trimco,
Baldwin.
2.9
PLATES- PUSH, PULL, & KICK:
A. All Push, Pull, and Kick Plates shall be manufactured from .050 thick stainless steel. They shall
conform in type and size to those listed in the hardware schedule at the end of this section.
B. Kick plates, mop plates, and armor plates, shall be 32D finish. Kick plates to be 10” high, mop
plates to be 4” high. All plates shall be two (2) inches less full width of door.
C. Push plates, pull plates, door pulls, and miscellaneous door trim shall be shown in the
hardware schedule.
2.10 WEATHERSTRIPPING, THRESHOLDS AND SWEEPS:
A. For exterior doors, provide Weatherstripping, Thresholds, and Sweeps that conform to those
listed in the hardware schedule at the end of this section.
B. For exterior doors, provide thresholds and weather-stripping as listed in the hardware set.
Equivalent products, in function, appearance and quality as manufactured by Pemko, Reese,
National Guard or Zero will be approved. Pemko 2005AV approved as basis of bidding.
2.11 ASTRAGAL AND MEETING STILES:

A. Door Manufacturer shall provided astragal on inactive leaf, for any pairs of steel doors which
receive flush bolts. Wood doors shall receive aluminum or steel astragals which conform to
those listed in the hardware schedule at the end of this section.
B. Where not called for in hardware sets, door supplier shall supply astragal.
C. Meeting stiles shall be type 184A as manufactured by Reese. Types 309AW by Pemko and
185AP by National Guard.
2.12 FINISHES:
A. All exposed hardware shall be US26D (626) or US32D except door closers which shall be
finished with manufacturer's ALUM powder coat finish.
2.13 SILENCERS:
A. All doors which do not receive weatherstripping shall have silencers. Use 3-ea. per single door
and 2-ea. per pair of doors.
2.14 KEY CABINET:
A. Set up and index one (1) Key Cabinet that allows room for expansion for 150% of the number
of keys for the project.
B. Cabinet to be delivered at the same time as Master keys and Change keys noted above. Owner
shall be responsible for installation and setup of cabinet.
PART lll - EXECUTION
3.1
INSTALLATION:
A. Consult with Owner prior to installation of any hardware, to determine certain particulars
which may cause problems or be rejected at time of walkdown. Mount all hardware units at
heights indicated in "Recommended Locations for Builders Hardware" by the Door and
Hardware Institute (DHI), except as otherwise specifically indicated or required to comply with
governing regulations, and except as may be otherwise indicated on the drawings.
B. Install each hardware item in compliance with the manufacturer's instructions and
recommendations. Do not install surface-mounted items until finishes have been completed
on the substrate.
C. Set units level, plumb and true to line and location. Adjust and reinforce the attachment
substrate as necessary for proper installation and operation.
D. Drill and countersink units which are not factory-prepared for anchorage fasteners.
E. Space fasteners and anchors in accordance with industry standards.

F. At exterior doors, and elsewhere as indicated, set thresholds in a bed of butyl rubber sealant
or polyisobutylene mastic sealant to completely fill concealed voids and exclude moisture. Do
not plug drainage holes or block weeps. Remove excess sealant.
3.2
ADJUST AND CLEAN:
A. Consult with Owner's personnel as to proper adjustment of hardware before final walkdown is
made.
B. Adjust and check each operating item of hardware and each door, to ensure proper operation
and function of every unit. Replace units which cannot be adjusted to operate freely and
smoothly as intended for the application made.
