HMS Host
Restaurants at San Diego Airport
New construction in Terminals T 1, T 2
East and West, and Commuter Terminal.
THE PROJECT
HMS Host asked QPM to manage the construction of a dozen restaurants in the airport. QPM was given an empty
shell, and took it from pre bid to closeout. QPM managed the bid processes, tracked permitting progress, managed
any change orders, and confirmed that equipment, electronics, and signage were ordered.
QPM was on site the entire time, confirming delivery, correct installation, and that schedules were being met. This
was especially important, because penalties for not meeting completion dates would have been $1,500 a day.
THE QPM SOLUTION
QPM designated one Project Manager to manage the entire program, ensuring that the customer and vendors had
one point of contact for questions, issues, concerns, and updates. Process improvement included better
communication with the airport officials, so more meetings—both face to face and phone—were held. Progress was
tracked in real time on Web based QPM ProTrack, which allowed construction management and contractors to
follow the progress of the projects as it occurred.
RESULTS
Craft Brew, Bubbles, Tommy V’s, Seaside Stack Shack, Starbucks in T2 East and West, Garden by Tender Greens,
Beaudevin (pictured), Emerald Express, Ciao, PGA Tour Bar & Grill, and California Pizza Kitchen were completed and
turned over to Operations for training on time, so their completion and opening dates were met. No penalties were
assessed, and the VP of Operations wrote to the QPM Project Manager, “You’re part of our team, and you’ve helped
us open new avenues — even outside the Airport.”
