A representative sample of exterior components was inspected rather than every occurrence of components. Any exterior EIFS (Exterior Insulation & Finish System, aka Synthetic Stucco are not inspected. These components may have hidden defects that are not detectable without extensive invasive inspection. A qualified specialist should be contacted to fully inspect these finish systems. It cannot be determined if house wrap (vapor barrier) or proper flashing of windows is present. Marginal Type: Brick veneer Brick installation can vary from one installer to another, the installation of weep holes and flashing is recommended, but were not visible on the home at the time of the inspection. As of the time of the original construction the installation of weep holes and flashing was listed with the building department standards but not enforced. A large percentage of the homes built within stark country are built in the same manner. 3. Defective Trim: Wood with aluminum cladding Improve the seal and flashing above the new patio door. Front wall Exterior Surface Type: Brick veneer Brick installation can vary from one installer to another, the installation of weep holes and flashing is recommended, but were not visible on the home at the time of the inspection. As of the time of the original construction the installation of weep holes and flashing was listed with the building department standards but not enforced. A large percentage of the homes built within stark country are built in the same manner. 2. Window Screens: Vinyl mesh A couple screens are missing in the window units. Inquire if the units are available. Roof 3. Valleys: Asbestos shingle Monitor the garage valley. The design of the roof has the water flowing against the side wall of the home. This area may be prone to moisture penetration. The flashing appeared to be properly installed. No active leaks were found in the garage attic at the time of the inspection. 4. Skylights: Curb type The disclosure stated that the main roof skylight needs sealed. active leaks were noted at the time of the inspection. No Garage/Carport 5. Basement Heating System Heating System Operation: Adequat During a functional check of the furnace, a carbon monoxide reading of 0 PPM (parts per million) was obtained at all critical furnace areas using a carbon monoxide meter. Water was noted in the furnace cabinet and blower compartment. Recommend inspection by a qualified heating specialist to determine the source and correct the problem. 13. Basement Heating System Heat Exchanger: 5 Burner The heat exchanger was viewed through the site glass. A large portion of the unit was not visible. No major rust, scaling were noted. No visible cracks were found. Water leakage noted. 14. Basement Heating System Blower Fan/Filter: Direct drive with high efficiency filter The filter is extremely dirty and should be replaced. Plumbing 15. Water Lines: Copper Evidence of previous minor leakage was noted on the water lines on the basement ceiling in the north room. No active leaks were noted at the time of the inspection.
