Ventana Lakes Partners With Benevilla to Offer Services to Residents!
At the September 13 Board Meeting, your Board of Directors approved a lease agreement with
Benevilla. This agreement will provide for an onsite Benevilla office right here at our Community
Management Office, providing our residents with access to the programs and services
Benevilla has been providing in the west valley for over 30 years.
Based in Surprise, this wonderful non-profit organization will provide the residents of Ventana
Lakes with senior based services such as information and referral, helping seniors get all the
benefits they need; emergency monitoring and response service, providing 24 hour monitoring
through “Lifeline”; volunteer home services such as grocery shopping, transportation, business
assistance, handymen and visits/phone pals; caregiver support; and meals on wheels. They run
five adult day care centers in the area. Birt’s Bistro is part restaurant, part bookstore and offers
live music, breakfast, lunch, and beverages. All proceeds from Birt’s Bistro fund the Benevilla
programs.
Benevilla is licensed by the Arizona Department of Health Services (DHS) and maintains
service contracts with the Area Agency on Aging, the Veterans Administration, the Division of
Developmental Disabilities, and others. They are an organization committed to quality,
compassionate care, and service to the Community. Their slogan is “Cultivating Caring
Communities” and they live up to that vision by connecting Residents to Volunteers, by
connecting those in need with the services which fill those needs and by providing a continuum
of care that promotes independence and instills a sense of dignity and self-empowerment,
regardless of the ability to pay.
At our onsite office, counselors will work in a private, confidential environment to connect our
Residents to the services they are interested in. We will begin with two days per week (yet to be
determined as of the deadline for publication) and assess the need from there. Look for

editions of the Ventana Views as this program evolves.

President Report
Lori Norris, President
I remember the first day mom and I moved to Ventana Lakes. As we were unloading our U-haul,
two neighbors approached, introduced themselves and welcomed us to the neighborhood. Their
names were Wilma and Betty, and I remember thinking we have just moved to Bedrock and are
new neighbors are the Flintstones. To this day, I am still friends with Wilma and Betty. That small
gesture of kindness went a long way, and it reinforced that we had made the right choice in
communities. The other day as I traveled to one of our four lovely pools, I noticed numerous
residents out walking with each other and their dogs. It was such a pleasant and lovely sight to
see so many people enjoying the early morning and the picturesque community. We have
wonderful walkways that wind around multiple lakes and neighborhoods. They are perfect for
exercising, socializing and are even peaceful enough for meditating. Remembering my first day
here, and focusing on the beauty and serenity of the moment, put a smile on my face.
These experiences are why I volunteering to help my community. I applaud all residents who
have chosen to participate in our community, whether it is in the enjoyment of scheduled
community activities, or the greater commitment of assisting with the business management of
the Association. It’s not easy making decisions for the majority, when only a minority expresses
their wants or needs. Your current Board Members have taken the time to educate themselves
on what a homeowner association is and how it should it be managed. Realizing it should have
a business foundation with social advantages, the tasks became clear. Granted we are still
structuring and have made some mistakes along the way, but overall our Association is growing
stronger and with constructive criticism we will be successful.
New residents are moving in every month, and we are seeing an increase in the use of our
amenities. This is a good thing! As an active adult community, all amenities should be functional
regardless of the amount of use. Following the governing documents as the base, management
is systematically addressing every amenity within the community.
Be sure to welcome any new faces and share your favorite amenities, clubs and activities. For
some, it means stepping outside their comfort zone to participate or even to be encouraged to
join a social event. I have seen firsthand the joy on someone’s face when greeted by a stranger,
offered a seat at a already full table or just talked with so they weren’t alone. This is what a
community is all about, making new friends and socializing with neighbors. I am proud to say I
am a Ventana Lakes resident and volunteer. I encourage those interested in looking for a
challenge to declare their candidacy for one of the three Board position vacancies coming up in
2015. Talk with current and past Board Members, sit in on committee meetings, attend a Board
meeting, decide for yourself how you can support your community.

Treasurer Report

Financial Results:
There are 18 delinquent homeowner accounts (more than two quarters past due) with a total of
$41,396 outstanding compared to the previous months amount outstanding of $42,853. A majority
of these accounts are in the legal collection process. We have increased the legal action on the
accounts by filing a recorded lien on the property when the party does not respond to legal
correspondence. When this does not result in positive action from the resident, the account is
processed through a litigation review which provide us information to make a determination if the
Association desires will take foreclosure action on the property. We pursued foreclosure action in
one instance with success and will consider initiating similar action of four other properties, if the
review appears to show a reasonable ability to recover funds. This will be a continuing process on
all accounts that become past due for more than three quarters.
Masters Operations Account:
Total operational revenue was $976,470 through the end of August with total expenditures of
$938,579 for the same time period. The resulting operating surplus of $37,896 is approximately
$35,000 higher than the first seven months of 2013. The general outlook for the operating account
is favorable.
The cost associated with the transition from contract work to employees are all within the middle to
low range of the cost study that was completed prior to initiating this change. Complete
comparison of cost study projections to actual expenditures will be completed after six months of
operations in this mode.
Masters Reserve Account:
Reserve balance at the end of August was $315,213. The freezer in the Yacht Club has been
purchased and the tennis court construction project has started. It is projected the reserve fund will
end the year slightly lower than the current balance.
The Finance Committee is working on the 2015 and beyond reserve budget. It has been provided
a list of projects recommended by staff due to maintenance issues or recommended by residents
from a usage or aesthetic perspective. The objective of the committee is to address the
improvement in and maintenance of amenities through a long term plan that reestablishes the
financial foundation of the reserve account. We have been pleased by the comments and depth of
the recommendations from residents, and we will be prioritizing these projects based on urgency
and cost before finalizing a recommendation to the Board. We welcome participation in these
meetings. This committee will be meeting on Tuesday to review final cost estimates and
professional evaluations and will complete the first draft of their recommendation for the 2015
Reserve budget at this meeting.
Gardens Accounts
Gardens Operating and Reserve accounts are both tracking to budget targets.
The Gardens Operating checking account is approximately $54,000 which is more than six months
worth of expenditures. I am recommending that we transfer $25,000 from the Garden Operating
Account to the Gardens Reserve Account so that these funds will be better invested.

Beginning September 16, the office and
maintenance staff will begin holding development sessions in an ongoing effort to improve
communications and services to the residents.
Initially, we will hold these sessions the first
and third Tuesday of each month from 8:30
to 9:30 am for the remainder of calendar year
2014. Beginning in January 2015, we will
take these sessions down to once per month.
The purpose of this is to ensure that all staff
members are aware of issues in the community, to improve our response times to issues
that are reported and to develop ways we
can streamline processes. Our ultimate goal
is, as always, improved service to you.
During these periods of additional closure,
we will be responding to all emergency calls
that arise. All calls which are not emergencies
will be addressed after 9:30 when the office
opens.
This list of items is still being compiled. It will be
provided to the Board of Directors for their
approval at the October Board Meeting. Anything not sold that weekend will be donated to
an organization yet to be determined, but charitable in nature. All revenue generated by any
sales of Association items will also be documented and put into the general fund.
This sale will be advertised in local newspapers
and websites. Your participation is encouraged.
This is a great time to clean out some old items
and make a bit of money in the process.

put before the Board, please complete an
Agenda Request Form which is available on
our website, at the Management Office and at
formal Board meetings and workshops. If you
have any questions about any agenda item or
process, please contact our office. We’re happy
to help with any concern you may have.
On Friday and Saturday, November 14 & 15,
VLPOA will hold its annual Community Yard
Sale. This year, the Association will also be
selling items which are no longer needed.

This month, we’ve started on tree trimming,
starting at 111th Ave. in the area of Cimarron
working our way toward the retention area.
We will spend several hours a week trimming
and thinning the trees, following an established
schedule. This schedule will have us hitting
every area of the community systematically.
The schedule will be reviewed often, to ensure
that the areas most in need are addressed
on a priority.
The tennis court project has begun, with the
fencing removed and demolition mostly complete. We’ve donated the shading cloth to a
local Peoria High School.
Next week, they will begin forming to prepare
for post tension concrete. They will be running
the underground electric for the lighting systems at the same time. Once this forming and
cabling is done, the concrete will be poured.
Our project schedule was impacted by the
recent storms, as our maintenance storage
area at the office was flooded during the
storm of September 8. We’ve emptied the
room, removed the carpet and stripped it
clean. We will be putting Killz paint on the
walls and floors to block mold and future
moisture.
We have had to dispose of some items,
mostly documents and signs, due to water
damage and mold. All damage seems to
be within the first one inch above the floor
and, while significant, it doesn’t appear
that anything lost is of substantial value. I
will be working with Ken to determine
what, if anything, needs to be replaced.
The pump at Lake Chino (formerly lake
#9) fountain has been replaced. The new
freezer has been installed in the Yacht
Club and the appliances moved at the
request of the Kitchen Crew for easier
access.
We are still working on compiling the items
that we do not need or use for disposal at
the Community Yard Sale in November.
Our Volunteer Maintenance Committee has
painted the trash can tops at the Yacht Club
and Landings, documents and signs, due to
water damage and mold. One aerator
pump at Lake Cimarron has been replaced
and another repaired.

VENTANA LAKES BOWLING - All levels of players are welcome to join the Ventana Lakes
Bowling League. Residents and friends can join a team or substitute when available. We bowl
Wednesday mornings at 9 AM from October 8th to the end of April, at Brunswick Lanes on 59th

VENTANA GARDEN CLUB - Will meet at 1 pm on Thursday, October 2 in Edgewater A. Our
guest will be a certified arborist who will help us with which trees to plant and how to care for them.

NEWS (SOME A BIT BELATED) OF THE VENTANA LAKES SHALOM CLUB -Okay, so we all
gained a couple of pounds at August's Ice Cream Social, but it was worth it wasn't it? Thank you,
Roberta. "Make hay while the sun shines" is an old saying brought up to date by our September
Dinner Meeting at the Haymaker Restaurant hosted by Barbara and Norman S. Good to see all the
sunny faces (well at least many of them) making hay in the evening. Our October's plans are not
available as of this writing but take heart - all will be notified by email or phone of the details when
available. In the meantime, we extend our wishes to the entire community for a year of good
health, peace and tranquility.
VENTANA LAKES HIKERS - The Ventana Lakes Hiking Group will be kicking off a new hiking
season on Thursday, October 9th. Hikes are planned in the Lakeside/Pinetop area in the White
Mountains of Arizona. We will be departing the Yacht Club at 7:00 am on Thursday, October 9th.
After our arrival in the White Mountains, we will do approximately a 3.5 mile hike.
On Friday, October 10th, we will hike the East Baldy Trail, which can be hiked up to 6 miles each
way. On Saturday morning, a short one mile hike is planned before heading back to Ventana.
For companions not wanting to partake in hiking, a major casino will be near our location. Hotel information is available from Lori Schuld 623-561-2665 or Irv Hanson 623-680-6839.
VENTANA LAKES ITALIAN AMERICAN CLUB
Our new President, Bruce Burnside, opened the September
members’ only meeting with the Pledge of Allegiance to the Flag conducted by past president
Roseann Fiebig. The club then presented an Italian crystal vase and flowers to Roseann for her
service to the Club. 2014-2015 Membership Dues were collected. Membership is open to all residents of Ventana Lakes with an interest in Italian-American Heritage and customs. For Membership
information call Vice-President Rosemary Keely at 623-322-5223. Members’ summer birthdays and
anniversaries were recognized. The President then presented changes to the VLIAC Guidelines
made by the Board.
Dessert and Coffee were enjoyed by all. The club sponsored several
games of Bingo with prizes for the lucky winners.
The October 2nd meeting is open to members and their guests and starts at 6:00 PM. Prices for
tickets are $13.00 for members and $15.50 for guests. We will have a great dinner provided by
Tagliano’s with entertainment by an outstanding performer, Dale Matthies. If you did not get your

Ten Things Every HOA/POA Resident Should Know!
Know the Rules – Understand and comply with the restrictive covenants, bylaws and
association rules. It is not the Boards responsibility to educate residents on these
documents.
Know that you must pay your assessments on time.
Do not ignore communications from your homeowner association, especially notices that
may regard outstanding assessments, governing document violations or fines. The Board
has the responsibility to govern fairly and consistently in the interest of all members, which
includes placing liens or foreclosing for nonpayment of assessments and fines. Don’t let a
minor fine escalate to the point that the association board must turn the matter over to an
attorney.
You must maintain your property according to the governing documents.
Know that an Architectural Review Application and approval is generally required before
making lot improvements. This typically includes sheds, fences, water features/pools, paint
colors, door styles, landscaping, etc.
Know that your association has certain responsibilities to the membership including
compliance with federal, state and city laws, fiduciary responsibility by board members,
elections, meeting notices, meetings, due process and much more as defined in the
covenants, bylaws and rules.
Stay informed and participate in the business of your homeowner association by reading the
meeting minutes, attend meetings, understand the budget, and volunteer to serve on a
committee or the board.
Maintain a current address with your homeowner association. This is critical if you are a
member of a homeowner association but do not live in the community or are a seasonal
resident.
Know that if your home is a rental property or occupied by others, it is your responsibility to
ensure the tenants/occupants understand that they must also comply with the restrictive
covenants such as, but not limited to, age restrictions, parking, pets, architectural changes,
etc. Including association rules regarding use of pools, sport courts, exercise and amenity
facilities.
Know who is in charge. Maintain contact information for an association representative. This
may be, board members, Management Office staff or a committee chairperson.

Starting at the age of 15, Thaddeus Rose
formally launched his musical career by
performing in "Showtime USA”, a non-profit
company that toured the federal prisons
throughout the Midwest. At 17, he began
performing internationally throughout
Europe as part of a USO Department of
Defense tour.
In 1986 at the age of 18, Thaddeus was
a member of the Minnesota Music Award
winning group Westside, the premier ‘funk’
band In Minneapolis, MN. By the late ‘80’s,
The Westside band released a 12” single and
the group became finalists on Ed McMahon’s
big TV hit, Star Search. Thaddeus decided
to move to Scottsdale, Arizona in January of
1990. In the ‘90’s, Thaddeus started an original band named The Isotopes. The Isotopes
were part of ‘Arizona’s best kept secrets’
and released an album called “Separated by
Shadows” in 1995. In The Late '90's Thaddeus focused his energy on composing music
and audio engineering at the Tempe Improv
as well as some of the well-known studios
around town.
He then took over the long standing recording
studio called Soundtech in Phoenix, Arizona.
Working as a Producer, he has recorded
countless local musicians and artists in all
genres of music. Thaddeus Rose has written,
produced and recorded, along with Chris
Cannella, three projects for local music publishers, Wild Whirled Music Group.
Their songs have been placed on network
and cable television all over the world.
In 2005, Thaddeus returned to the “live” musician as a solo act and continues to
deliver the goods by performing in his new
band, The Thaddeus Rose Band. Thaddeus
can be quoted quite often saying, “I love music... I love entertaining.” Thaddeus is an
extraordinary, versatile musician on keyboards, bass and guitar, and of course, what
he's most recognized for…his vocals. He is
also recognized for his uncanny impersonations of such artists as Louie Armstrong,
Mick Jagger and MORE.

CLIFF CASTLE CASINO BUS TRIP
The bus will pick us up at the Yacht Club at
9:00 and we will be leaving the casino at 4:00.
They are giving a $25.00 credit on your slot
club card and a $3.00 discount for the buffet.
If you are a NEW MEMBER you will receive a
$30.00 credit and a FREE BUFFET. The cost
for this trip is $18.00 (includes tips for the drivers both ways) They also have a wonderful
bowling alley, just in case you need a break
from the machines. Sign–up is now at the
management office, and don’t forget to bring
your players card. Sign-up ends on October
7, Tuesday.

There will be a $10.00 buy in at the Yacht

prizes will be given out.
If there are fewer than 12 people playing,
there will only be 1st. and 2nd. place prizes.
We will be serving refreshments and sweets
to our players.
Marty will be your host at this Tournament
Style Texas Hold’em night, and he is willing to
come back once a month if we have a good
showing. Let your friends know about this fun
event and don’t forget to sign-up early.

CHEYENNE, THE PRAIRIE MUSTANG
Recap:
Wind Hunter, an Arapaho brave had
captured and trained White Star, the wild
mare, to give her as a gift to White Star, a
beautiful young woman he hoped to marry.
Leading the mare toward the river where he
hoped he would find White Star, Wind Hunter
became nervous. He worried she might reject
him and his gift. Walking quietly through the
saplings near the river’s edge he saw the
maiden kneeling beside the water. He
stopped for a moment and admired her beauty
and grace. She was slim and lithe and
performed her work with little wasted motion.
His heart seemed to speed up as if he had
run a long race.
Stepping out of the trees, Wind Hunter made
a little noise to alert White Star he was there.
“It is a fine day. I see you are working with
reeds. What kind of basket will you make?”
“I thought to make a small one for gathering
berries and a larger one for roots and other
things I will pick along the river,” she said
without looking up. She knew exactly who
was asking and her heart skipped a beat or
two. Wind Hunter was a tall, handsome brave.
He was quiet, not boastful like Grey Wolf and
some of the others. She admired how he was
respectful to his elders and gentle with ponies.
“It will not be long before berry gathering time.
I look forward to the taste of them,” he replied,
walking closer to her.
“White Star, I have a gift for you. A gift I hope
you will be pleased to accept. It is a gift
named for you.”
Curiously, White Star looked up and saw the
beautiful buckskin mare standing quietly
beside Wind Hunter.
“When we captured the ponies I saw this
mare and at that moment I knew she was
meant for you. See the white star on her
forehead? I have named her White Star,
just like you.” Nervously he continued, “I
want you to have this mare as a gift from
the man who wants to be your husband. I
hope you will know how much I have
wanted to say this to you, but I knew it had
to be the right time and I had to have a
special wedding gift for you.” The words
tumbled from his lips, and when he finished
his speech, he heaved a great sight of

Slowly she reached out her hand for the
horse to smell and gently she began
rubbing along the side of the mare’s jaw.
Seeing there was no fear, she took a step
closer and began caressing the mare’s
neck and shoulder.
“She likes you already. She is truly meant
for you, just as you are truly meant for me.
I have wanted to tell you how I feel for many
moons…forever, really. Please tell me if
you will accept me as your husband and I
will talk with your father. Do you think he
will approve? There I go, rushing. I have
not given you a chance to answer.”
“Wind Hunter, I have been wanting you to
ask me to be your wife, for many moons…
forever, too. Please talk with my father. He
will not be very surprised.” Shyly looking
up at him she said, “I do not think anyone in
the village will be very surprised. Buffalo
Bull has been talking about this horse with
a white star on her forehead and how you
have been working tirelessly to train her.
Most people have guessed the reason.”

Everybody has a Story...
patrols the parks and is there to serve the
public and protect our parks. She believes safety and education in our city
parks are the goals of the park rangers.
Because of her devotion to the less fortunate, she does foster care for special
needs adult women! She strongly believes these ladies need a better
life. They work on cooking, daily living
skills, and crafts. She stresses that many
more foster homes are needed and a special needs adult would make an ideal companion for someone living alone.
As a baby in Chicago her parents lost
their home. Her family of 5 children,
mom and dad became homeless and
lived in a station wagon. Children’s
Protective Services learned of the situation, took the children away and placed
them in an orphanage. With such a bad start
in life, Joanne Naegel has come a long
way! As a child she wondered how bad
things could happen to people and animals
and wanted to do something about it. Her
slogan became “You can’t change the world
by standing still.”
Joanne was adopted at age 4 and in 1978
she moved to Arizona. Her love of animals
drove her to open a pet store and dog
grooming business, Designer Dogs, in Glendale.
She eventually worked with wild animals and
got a job at Adobe Mountain Hospital for AZ
Game and Fish. She received her license
to transport raptors to Game and Fish, which
means if an injured hawk or eagle needs
care, she would be the one to bring it for
help. Because of her love of nature she also
volunteered in Phoenix as a Park Ranger!
Joanne moved to Ventana Lakes in 2001
and hasn’t slowed down any! She is now an
Urban Park Ranger, which means she
Joanne has taught Criminal Justice at
Brown Mackie College, and is a gardening
enthusiast and mosaic artist. She has two
sons who are near and dear to her. Her
goal for 2015: To become a Justice Court
Judge for special needs adults!
A more compassionate person would be
hard to find and with a great sense of
humor as well! You didn’t stand still,
Joanne!
