Berlin needs its green spaces.
Berlin needs more homes.
The Mauerpark is to be home to both.
As a result of the urban development project,
the park will expand to almost twice the size.
Around
450
flats and around 200 student apartments
are planned.
Dear residents,
As we’re sure you’ve already heard, flats are due to be built
soon bordering on the northern edge of the Mauerpark.
This flyer aims to provide you with information about the
“Zuhause im Brunnenviertel” construction project.
The following pages will provide an overview of the current
situation, and we are of course on hand to answer all of your
questions!

FAQs.
2. Who will benefit from
this project?
The development will be
socially mixed: over half of the
flats will be rented – around
140 of which in partnership
with a Berlin housing association (rents estimated from
EUR 6.50 per m²) and a construction group. The sizes will
vary between one and four
rooms. Around 35% of the flats
will be owner-occupied.
3. When will construction
commence?
The public disclosure of the
development plan is scheduled for November 2014,
while building is set to
commence in the first half
of 2015.
4. Where will the access
to the development be?
Cars will be able to access the
development to the west of the
Gleimtunnel from Gleimstraße,
where a new public road will
be built. In addition to the good
footpath connections, cyclists
and pedestrians can also make
use of the publicly accessible lift
to access the park, which is
situated at a slightly higher level.
Cycle paths and foot-paths are
planned for access to Schwedter
Straße. Sufficient parking spaces
will be provided in underground garages.
5. What will happen
to the Gleimtunnel?
The Gleimtunnel will be maintained as a historic monument.
6. What thoroughfares
will there be?
The development will be open
on all sides and will offer
people visiting the Mauerpark
from the Brunnenviertel area a
direct alternative route to the
dingy Gleimtunnel. Between
Schwedter Steg and Swinemünder Brücke, there will also
be a direct cycle path and footpath to the Gesundbrunnen
Center shopping centre.
7. What does the new
development offer in terms
of infrastructure and
social institutions?
We are building a nursery, will
upgrade and expand the existing public play area and will
also build smaller retail units

1. What is going to be built?
As part of our “Zuhause im
Brunnenviertel” project, we
will be building around 450
leased and owner-occupied
flats and around 200 student
apartments, divided into five
developments, three of which
along the S-Bahn track and
two facing the park. Five
architect's offices will ensure
that the buildings in the
different developments will
have their very own character.
The surroundings will be
designed in an open layout
so that they invite people to
wander through. This creates a
flowing link between the park
and the green spaces in the
development.
8. What effects will the
construction project have
on the Mauerpark?
In accordance with the urban
development contract, the
park, which has recently
become overcrowded, will
gain urgently needed space in
the west and legal security for
the flea market, Mauersegler
bar, etc. In addition, the green
space alongside Ramlerstraße,
which is currently closed off,
will be opened up towards the
park. The quieter character of
the northern part of the park
will be maintained.
9. What effects will the
project have on the
German Green Belt and the
cold-air corridors of
the Mauerpark?
The Green Belt runs to the east
of the development from Bernauer Straße to the S-Bahn and
will remain completely intact.
10. Will there be any
adverse effects on Moritzhof Jugendfarm youth centre,
the climbing wall, the shops
on Bernauer Straße
or the cultural activities in
the park?
No. Surveys show that these
traditional institutions may not
permitted by law to be affected by the new development.
