THE BUILDING
A landmark building at the heart of one of the most vibrant
quarters of west London, Queens offers luxury living within crafted
modern spaces full of character and delight. Sixteen individually
designed and spacious apartments range across this beautifully
tailored five-storey building, making the most of the natural light
and the open views across such a dynamic, desirable and well
connected location.
Queens is a fresh and contemporary building tucked behind
part of the original façade of a 1930s Art Deco cinema. The key
section of this character frontage has been carefully preserved
and restored, lending an elegant and sophisticated identity to the
building as a whole. It has also provided a degree of inspiration
to the design of both exteriors and interiors by renowned
architects Stiff & Trevillion, who have used subtle echoes of Deco
style within an elegant and thoughtful approach to this standout
residential building.
Queens cinema was originally completed by architects J. Stanley
& Clare in 1932, with its crisp Art Deco identity making it a key
presence in this part of London. The colourful mosaic tiles, period
5
signage and stained glass windows of the façade to Bishop’s
Bridge Road have been carefully restored and updated, blending
with the streamlined modern form of the rest of the building, which
features a dedicated entrance at 200 Queensway, accessed via
a recently landscaped street setting.
Contemporary tilework and fluted cladding to the newly built
elements of the exterior continue to lend Queens a distinctive
and seductive feel. Subtle splashes of colour and pattern enrich
and enliven the outside of the building, while the many integrated
balconies and terraces help blur the boundaries between inside
and outside living space.
A dedicated reception area, lined with textured travertine walls
and a marble floor, establishes the sophisticated and carefully
considered aesthetic of Queens throughout, with all of the common
areas lifted by carefully chosen materials, exquisite detailing and
an engaging design voice. Ground floor amenities also include
private and secure parking within the building, along with
bicycle storage.
Queens is a building that is rich in character and history but also
provides the state of the art services, amenities and appliances
that you would expect from a luxury modern residence. There is
a focus on sustainability throughout with heat recovery systems
and low energy costs as standard. Queens offers the best of
contemporary style at a landmark address, reborn for twenty first
century living.

Queens is a collection of sixteen bespoke apartments including
a rooftop penthouse pavilion, each with its own unique design.
Apartments range in size from one bedroom through to three
bedroom, with most featuring either a private balcony or terrace.
A feeling of discerning luxury is evident from the outset, with
entrance hallways graced with oak parquet floors and featuring
an array of mirror fronted storage and coat cupboards.
Generously proportioned living areas showcase the same
herringbone parquet, high ceilings and recessed lighting and
combine space for living and dining with integrated Bulthaup
kitchens, including high specification Miele and Siemens
appliances.
Bedrooms continue the emphasis upon indulgent, light and well
proportioned spaces with principal bedrooms featuring adjoining
dressing areas and en-suite bathrooms. The bathroom and shower
rooms in every apartment feature textured Carrara marble wall
finishes and porcelain ceramic floors for the master bathrooms,
along with select fixtures and fittings.

Few parts of London offer such a desirable and enticing location
that is both so central and well connected. Queens is an important
new building with a prominent position at a prime meeting point
where Queensway, Westbourne Grove and Bishop’s Bridge Road
combine. Each direction offers its own special invitation with a
choice between the many restaurants and designer boutiques of
Notting Hill, the leafy open spaces of Hyde Park and the dynamic
hub of Paddington with its many rapid transport links to a wide
variety of destinations.
The iconic Wild at Heart florist
Westbourne Grove
Queens is extraordinarily well placed for enjoyable pursuits,
dining experiences and retail therapy on the one hand and
inter-connectivity to the rest of London and beyond on the other.
Whiteleys shopping centre and its curated collection of retail
outlets, plus a major cinema, sits just across the road within a
striking neo-classical listed building. The briefest of walks takes you
to the freshly refurbished Porchester centre, with its well equipped
gym, two swimming pools and a spa – open all through the week.
The area is also very well served by an extensive choice of both
primary and secondary schools.
30
31
Connecting to other parts of the capital is also a simple process
from Queens. Four underground stations are very close by: Royal
Oak, Bayswater, Queensway and Paddington, serving five
underground lines between them. Paddington station also offers
national rail services and the Heathrow Express for rapid transit to
London’s main international airport hub. Paddington will also be
a key station for the new Crossrail rail link, opening in 2018.
There is also easy access by car to the A40/M40 arterial route
and to other key road links across the capital and further afield.
Queens sits within a streetscape that has been refurbished and
upgraded, with significant improvements to the public realm in
the immediate area. These works are expected to continue in
other parts of the neighbourhood within an ongoing programme
of improvements, particularly along the Queensway avenue that
leads down to Hyde Park.

Queens is perfectly situated to tie into a broad network of
transport links, including underground and rail networks as well
as the Heathrow Express, which departs from nearby Paddington
station. From 2018 local transport links will be enhanced even
further with the opening of the new Crossrail line, with a dedicated
station at Paddington offering fast links to both the east and west.
For Queens residents, a key advantage of Crossrail will be the
vastly increased speed of journey times to the east of London,
including Liverpool Street station, the City and particularly Canary
Wharf, which can be reached in just sixteen minutes.

WESTBOURNE GROVE
One of the prime avenues of fashionable Notting Hill,
Westbourne Grove is a key attraction with its rich blend of
Georgian and Victorian architecture and its enticing array of
independent and designer boutiques and fashion houses. It is one
of the most characterful shopping streets in London with its many
galleries, design stores and eateries. Fashion and accessory stores
include Paul Smith, Club Monaco, Dinny Hall, Ventilo and Joseph,
while Daylesford Organic offers both a restaurant and deli in one,

Another destination just a short walk away is Portobello Road,
renowned for its Saturday antiques market and bric-a-brac stalls.
Portobello is also home to many individual design-led boutiques
and stand-alone stores, while nearby Golborne Road is also
home to numerous artisans, creative thinkers and antique dealers.
Portobello Road is also the location of the Electric Cinema, one

A short walk down Queensway takes you to one of London’s
most famous and spacious green spaces, Hyde Park. As well as
offering opportunities for many leisure and outdoor pursuits, the
park – along with nearby Kensington Gardens – includes many
architectural, historical and cultural gems. Chief among them is
the Serpentine Gallery, which hosts a temporary pavilion each
summer by a contemporary architect of international reputation.
As well as Hyde Park, Queens is ideally located for access to
other green spaces and central London locations. Regent’s Park is
a short distance away, while Bond Street, Marylebone High Street
are also easily accessible in one direction and Kensington and
Holland Park lie just to the south. Little Venice and Maida Vale are
also within walking distance, making Queens ideally positioned
to take advantage of the most beautiful and inviting parts of
the capital.
