Building Amenities: Fitness Center
The Fitness Center is located on the Lower Atrium Lobby Level of 1201 New York Avenue and is available
for use by the Tenants of 1201/1225 New York Avenue or its Managing Agent, Lincoln Property Company.
Prior to use of the Fitness Center, each individual must sign a Fitness Center Consent and Waiver of
Liability Rules and Regulations which is located in the Policies and Procedures section of this handbook.
Failure to adhere to the Rules and Regulations will result in this privilege being revoked. The Fitness Center
is available only to Tenants of 1201/1225 New York Avenue.
Hours of Operation:
In order to accommodate thorough cleaning of the facility on a daily basis, the Center may be used only
during the following hours:
Monday through Friday – 12:00 a.m. to 9:00 p.m. and 11:00 p.m. to 12:00 a.m.
Saturday and Sunday – 24 Hours
The Center may be closed at the Landlord’s sole discretion. Tenants will be notified at least 24 hours in
advance of any closing, unless such closing is due to emergency repairs and maintenance. The Landlord
and/or Building Management reserve the right to adjust the hours of operation. Access is by your building
Kastle insert key that is issued by your Office Manager. Your key will be programmed to access the Fitness
Center upon signing the Waiver of Liability form.
Building Amenities: Conference Center
The Conference Center of 1201/1225 New York Avenue is available for tenant's use at no charge.
Reservations may be made on a first come first serve basis by submitting a reservation through the Tenant
Handbook System.
The conference center has two rooms. The large conference room has a maximum capacity of 25 people
and has available 10 tables (2 ½'x 5'), 60" x 60" projection screen, VCR, DVD, stereo, CD system and 70"
LED HDTV. The small conference room has a maximum capacity of 8 people.
The Center may be closed at Management's sole discretion. Tenants will be notified at least 24 hours in
advance of any closing, unless such closing is due to emergency repairs and maintenance. Management
reserves the right to adjust the hours of operation.
If your meeting requires food service you must make your own arrangements.

Building Security: Overview
1201/1225 New York Avenue is monitored by Kastle Systems using an electronic insert key control system,
which is activated during non-business hours for entry into the Buildings by using the main lobby doors.
This system is designed to control unauthorized entry by a person(s) while the system is activated, 7:00
p.m. through 7:00 a.m., Monday through Friday and twenty-four (24) hours a day on weekends and
holidays. Kastle keys are also needed to operate the elevators during non business hours.
Building Security: Heightened Alert
Local, national, or international events may dictate that additional measures should be put in place to ensure
the safety of the building and its occupants. For example, extra security precautions may be necessary
during trials of individual’s accused of serious crime or following incidents or threats of world terrorism.
1201/1225 New York Avenue’s goal is to institute appropriate security measures without undue
inconvenience to building users. Such measures may include the following:
Extra or more frequent patrols by security officers, including areas outside the building, with special
attention paid to apparently suspicious vehicles, suspicious persons loitering in the area, and
unattended vehicles or packages.
More frequent inspection of restroom facilities, stairwells, and trash receptacles
Higher security visibility
Greater attention paid to all persons or vehicles seeking to enter the building at loading docks and
freight areas (loading docks and freight elevators may be locked off)
Restrictions on building access
Please feel free to contact the property manager at any time about these or other security issues.
Building Security: Lobby Attendant and Security Guards
There is a security guard on duty at 1201/1225 New York Avenue, 24 hours a day, and seven days a week.
During business hours the guard completes rounds of common areas and the perimeter of the buildings or is
stationed at the 1201 Lobby Attendant’s Desk located on the Lower Atrium Level of the Lobby, or the 1225
Lobby.
We also provide one Lobby Attendant at each entrance to 1201 & 1225 New York Avenue to assist Tenants
with various services during normal business hours. Please see the Lobby Attendants for general
information.
The guards are not permitted to let individuals enter the Buildings that do not have a Kastle key or are
escorted by an employee with a Kastle key.
Building Security: Building Access For Tenants
1201/1225 New York Avenue is monitored by Kastle Systems using an electronic insert key control system,
which is activated during non-business hours for entry into the buildings and garage doors. This system is
designed to control unauthorized entry by a person(s) while the system is activated, 7:00 p.m. through 7:00
a.m., Monday through Friday and twenty-four (24) hours a day on weekends and holidays.
Kastle keys are also needed to operate the elevators during non business hours
Tenant Kastle keys are issued by the Management Office. It is necessary to contact the Management
Office to authorize or revoke keys. Tenant will be given an initial supply of Kastle keys; additional keys may
be purchased through Kastle Systems. Click here to download a Kastle key Order Form.
Kastle Insert Keys
At least two (2) weeks prior to move in, Tenant must provide Lincoln Property Company with names of
employees who require Kastle keys. The initial supply of Kastle keys will be provided at no charge. All
additional insert keys can be ordered directly from Kastle Systems, contact Kastle Team 3 at
703-247-0413. This Kastle key permits access to the buildings and the Fitness Center during non-business
hours. Individuals who complete a Fitness Center Consent and Waiver of Liability form will be permitted to
use the exercise facility via their Kastle key.
Suite Keys
Tenants will be issued adequate Suite Entry Keys upon move in from the Management Office. Additional
keys may be obtained through Building Management at a charge of $4.00 per key. All doors must be keyed
to the Buildings’ Master at the Tenant’s expense. If for any reason you wish to change the locks, Building
Management must be notified, and provided with a copy of the key.
In the event that your Suite has its own internal security system, a description of that system, as well as, any
special codes for its use must be submitted, in writing, to Building Management. This information will be
kept in confidential files, but is required in the event we, or any member of the Police or Fire Department,
should need to gain access to your Suite during an emergency.
Building Security: Building Access for Non Tenants
Tenants are responsible for entry into the Buildings of their guests, contractors or vendor.
A Building Access Form must be completed and submitted to the management office to authorize access to
any Vendor wishing to enter the buildings.

Building Security: Building Holidays
Listed below are legal holidays observed by most Tenants of 1201 and 1225 New York Avenue, NW.
Holidays are further defined in individual leases. They include the new holidays decreed by the Federal
Government in the new “Monday Holiday Law” (Public Law 90-368), which went into effect January 1, 1971.

On these holidays the Buildings will be closed, doors secured and the HVAC system will be off. Additionally,
there will be no on-site Engineers, and the janitorial contractor will not be cleaning the Buildings in the
evening.
Should you require building services on a holiday, please contact the Building Management Office at
202-898-1625 at least twenty-four hours in advance to make the arrangements. After-hours HVAC
service, janitorial cleaning and Engineering Staff can be provided at the tenant’s expense. The requesting
Tenant must fill out a Tenant Work Authorization form.
Kastle Systems, LLC insert keys will be required to gain entry to the Buildings on Federal Holidays and days
when the Buildings are closed. If you are expecting visitors on a day when the Buildings are closed, a
special admittance for the visitor may be arranged by calling Kastle Systems, LLC at 703-524-911 and
providing them necessary information.
Building Security: Theft
Any suspected theft, no matter how small, should be reported to Lincoln Property Company immediately.
The police should be notified by the Tenant of all incidents since they may gain information, which will
pinpoint patterns useful to their investigation. Call the Metropolitan Police non-emergency number at
202-727-1010 to report a theft. We also request that you complete a copy of the Crime Report Form
located in the Forms Section of this handbook and submit it to the Management Office or you may give the
form to the security guard on duty, who will then forward the documentation to the Management Office.
For your information, when Lincoln Property Company receives notice of a loss, the Supervisor of Cleaning
Personnel and the Building Engineer are notified. Lincoln Property Company will then personally contact
the Tenant to determine the details of the loss for use in further investigation. The Tenant must notify the
police of losses that Tenant has experienced.
It is imperative that the above procedure be followed immediately after the theft, as a delay only decreases
any chance of recovery. Lincoln Property Company strongly recommends that Tenants lock their doors at
the end of the day. Additionally, we recommend that you do not leave personal items, such as calculators,
money, etc. on your desktop. These items should be put away at night.
All Tenants are required by their Lease to carry and maintain insurance to cover loss of personal
belongings, equipment and furnishings; a list of suggested office security tips is enclosed in Appendix H for
your convenience. Lincoln Property Company recommends that each employee be given a copy.
Building Security: Messengers and Deliveries
With the exception of hand held items, all moves and large deliveries will not be permitted through the main
lobby entrances on the ground floor. This procedure is in place and enforced to prevent damage to the lobby
floor and doors, as well as to avoid inconvenience to other tenants in the Building. For a complete set of

Building Security: Solicitors
The 1201/1225 New York Avenue Buildings do not allow soliciting of any kind. Lincoln Property Company
strives to protect the privacy and unsolicited interruption of each Tenant. To that end, if a solicitor comes to
your Suite, please call the Management Office as soon as possible with the following information: items
being offered, general description of individual(s) selling items, and direction once individual(s) leave your
office. If possible, please contact the Management Office while the solicitor is still in your office. A member
of the Management Office or security guard will endeavor to locate the solicitor and escort the individual(s)
form the Building(s).
Building Services: Maintenance
The engineering facility of 1201 and 1225 New York Avenue is staffed to provide necessary preventive
maintenance required to keep the mechanical system of the building in top operational condition, as well as
to answer individual problems as they occur.
To ensure that the tenant receives fast and efficient service, the Engineering Department has an employee
on duty from 7:00 am to 6:00 pm. When your request for service is received, a work order is prepared and a
serviceman is dispatched to answer the call.
Please call the Management Office at 202-898-1625 for routine maintenance request.
Routine maintenance calls include such services as heating, cooling, replacing light bulbs, emptying trash
and replenishing restroom supplies. All common corridor closets are kept locked for security purposes. We
request that the Tenant Contact be the only person to initiate all maintenance and service calls. This will
prevent duplication of calls and possible misunderstanding regarding the status of the repair effort. It will
also allow us to systematically record all incoming requests, as well as hasten service.

Building Services: HVAC
1201/1225 New York Avenue has a state-of-the-art heating ventilation and air conditioning (HVAC) system.
The entire system is controlled by a sophisticated computerized energy management system. This
computerized system has been designed to ensure optimal tenant comfort and Building operating efficiency.
Normal HVAC operating hours for the Buildings are Monday through Friday, 8:00 a.m. to 8:00 p.m. and
Saturday, 9:00 a.m. to 3:00 p.m. Heating and air conditioning are not provided on Sundays and Building
Holidays.
After Hour Operations
After hours, HVAC is available at the rate of $25.00 per hour per zone, OR the rate specified in your Lease.
Please call the Property Manager at 202-898-1625 to request over time HVAC service. Please give
twenty-four hours advance notice. The Engineering staff will prepare a Tenant Work Authorization
(TWA) form and ask for the Tenant’s signature in order to receive this service. The overtime HVAC charge
will appear on your next Rent Statement.
Building Services: Custodial Services
Cleaning Contractor
Lincoln Property Company arranges for an outside janitorial company to clean the Buildings nightly, Monday
through Friday. The present cleaning Contractor for 1201/1225 New York Avenue, NW is CRS Facility
Services Maintenance Company. Their normal cleaning hours are 6:15 p.m. to 10:15 p.m.
Occasionally, they perform special weekend projects. If these projects are scheduled to occur in your Suite,
you will be notified in advance. Carpet cleaning service, at a minimal cost, is also available. Please contact
the Property Manager to arrange for this service.
Janitorial services are not provided on designated building holidays.
Cleaning Services
The cleaners are responsible for cleaning floors (i.e., mopping, waxing, vacuuming), emptying the trash and
dusting furniture. Trash will only be removed if it is in waste cans or clearly marked “TRASH” or
“BASURA”. Trash/boxes are not to be placed in the halls or service corridors at any time. All cardboard
boxes to be discarded must be broken down by the Tenant.
If a Tenant has a kitchen, cafeteria or vending area, the cleaners will clean the floors; wipe down
countertops, tables and sinks and empty trash. Supplies will not be provided for these facilities and dishes
will not be cleaned.
Cleaning personnel are provided Kastle keys for each Tenant’s Suite. Lincoln Property Company
recommends that each Tenant lock their suite entry doors at the close of the business day, even if
employees are working late. The Tenant upon leaving the premises should turn off all lights. The cleaning
personnel are requested to turn off the lights and ensure that the suite entry doors are locked upon
departing. It is our desire to maintain the restrooms in a clean condition. Please call the Management Office
should you find anything out of order.
Building Services: Recycling
Recycling of clean paper is encouraged. The paper recycling program works as follows:
A recycling container will be provided to each tenant upon move in. We suggest keeping the container next
to your copier machine. Janitorial service will remove the paper during their nightly cleaning.
Small desk side containers used at individual workstations or offices for placing paper need to be emptied
by Tenant into main container (listed above).

Mail is delivered to each individual Tenant’s mailbox located in the Mail Services Area, located on the 2nd
floor, next to the Loading Dock area, adjacent to the 2nd floor elevator lobby. Mail is picked up daily,
Monday through Friday at 10:00 a.m., 3:00 p.m. and 4:00 p.m. There is no mail service on Saturdays or
Sundays. It is recommended that all mail be placed inside the Tenant’s mailbox so that it is secured while
awaiting pick-up or you can use the U.S. Postal mailbox located on the wall next to the Tenant’s
mailboxes. Lincoln Property Company does not accept responsibility for any mail left unattended.
Lobby Attendants are not permitted to accept or deliver packages or mail.
DHL and Federal Express drop-off boxes are also located in the Mail Service Area. Please note the pickup
time for each Express Mail Service.

Note: Lincoln Property Company will not take responsibility for any packages left at any surrounding areas

Building Services: Parking
The parking garage at 1201/1225 New York Avenue, N.W. is currently leased and operated by Central
Parking. They can be reached at 202-496-4200. The garage manager is William Torres. The hours of
operation are Monday through Friday, 7:00 a.m. to 7:00 p.m.
Monthly self-parking is on a first-come, first-serve basis. Please see the attendant for parking when all
spaces are taken. They can also be reached at 202-496-4267. For after hours, please call 202-965-2083.
For accounting purposes, the monthly rental period runs from the first day of the month to the last day of the
month. Monthly parking passes can be purchased from Central Parking by calling 202-496-4200, Monday
through Friday, 9:00 a.m. to 5:00 p.m.
After original purchase, monthly statements will be sent out on or about the 15th of each month. It is the
responsibility of the monthly parkers to buy their parking passes by the first of each month. The monthly
parking identification pass must be displayed at all times while in the parking location and failure to do so will
result in a daily charge. Replacement parking passes are available for a fee from Central Parking. Vehicles
that are illegally parked, including those parked in Fire lanes and handicap spaces, are subject to ticketing
and towing at the owner’s expense.
Validation parking coupons are available for complimentary parking for visitors. For additional information,
please call Central Parking.
Should an emergency occur after operating hours, please contact Kastle Systems, LLC using the telephone
located by the Exit ramp, or call Kastle at 703-524-7911.
Lincoln Property Company is not responsible for damage or theft of vehicle or personal belongings.
Building Services: Lost and Found
Lost and Found is maintained in the Management Office. Please turn in any item(s) found so they may be
returned to the rightful owner. Please do not hold on to items in an attempt to find the owner. Items will be
kept for 60 days. If you have lost any item(s) please call the Management Office at 202-898-1625 to see if
it has been recovered.

In a medical emergency, call the appropriate number above, and then alert the Building Management Office
at 202-898-1625. We will dispatch building staff to assist emergency response personnel team to your floor.
Emergency Procedures: Emergency Personnel
Lincoln Property Company recommends that each Tenant appoint a Tenant Warden, Assistant Tenant
Warden and Tenant Response Team to be in charge in the event of an emergency. Please make sure a
Tenant Emergency Response Form is completed at move in and submitted to the Management Office. The
Tenant should have a written evacuation plan for their individual suites and floors via the Buildings’
stairwells and designated exits.
The following pages contain important information about the duties and responsibilities of tenant and
building personnel during an emergency.
Tenant Warden(s) and Assistant Warden(s):
Each Tenant should designate a Tenant Warden(s) and Assistant Tenant Warden(s) as appropriate for the
Tenant’s space layout and number of occupants in each Suite.
The Tenant Warden(s) and Assistant Tenant Warden(s) should be familiar with:
Suite/floor layout
Tenant’s evacuation plan
Location and operation of fire alarm equipment (i.e., pull stations, alarms, etc.)
Coded door locks or special locks
Location of and route to exit areas
The identification of disabled personnel and plans to evacuate them
The Tenant Warden’s Responsibilities:
Develop and maintain Tenant emergency plans, routes and special needs;
Post Fire Safety Plan Assignments and Procedures in conspicuous locations on each floor.
File a list with the Fire Safety Director (Chief Engineer) of physically disabled personnel and their
location with the Suite; their designated evacuation rescue location; and their assigned Assistant
Tenant Warden(s). Include the name, floor, location, organization and description of mobility
limitations during an evacuation. All these lists should be updated whenever changes occur.
File the Fire Safety Plan Assignments and Procedures with the Building Management Office.
Supervise Assistant Tenant Warden(s) in implementing their emergency assignments.
Assist Building personnel in maintaining the evacuated Tenants at a safe distance away from the
Buildings.
Assist with re-entry into the Buildings as directed by the Fire Safety Director.
Liaison with Fire Safety Director (Chief Engineer).
The Assistant Tenant Warden(s) responsibilities as assigned by the Tenant Warden(s):
Assist in the traffic flow along designated exit routes as authorized by the Tenant Warden(s) and
report when evacuation is complete.
Check the restrooms and be stationed in the elevator corridor to point out stairwell exits and to keep
people off of the elevators.
Assure that security files are locked during evacuation and that property is as secure as the
conditions of the emergency permit.
Determine that all office doors are unlocked and pulled shut; all lights out. For “Bomb Threats” leave
doors open. (This will lessen damage should there be an actual explosion.)
Instruct people to keep away from the Buildings and assist in directing an orderly re-entry into the
Buildings.
Assist disabled personnel as assigned. The assigned Assistant Tenant Warden(s) should report the
location to a Tenant Warden(s) and wait with the disabled personnel for rescue by the Fire
Department. The location should be the closest stairwell landing (or safe area). The Tenant
Warden(s) will notify the Fire Safety Director, who will notify the Fire Department rescue personnel.
Fire Safety Director (Buildings’ Chief Engineer):
The Fire Safety Director will implement the Fire Safety Plan with the assistance of the Property Manager
and the Fire Department and manage emergency preparation equipment, staff and tenants. The Fire Safety
Director, or the appointed Lincoln Property Company Personnel Staff in his/her absence, will supervise the
administration of the Plan and their staff will be familiar with the physical characteristics of the property.
Responsibilities of the Fire Safety Director:
Coordinate with Fire Department in locating the source and type of emergency, accessing the
Buildings and necessary equipment, and following up after an emergency.
Locate the source of the emergency on the fire panel and take appropriate action.
Coordinate with Kastle Systems on the operation of Buildings’ mechanical systems.
Responsibilities of the Fire Safety Director (continued):
Inform the Property Manager of emergency, operation of Plan and follow-up.
Notify Staff of duties during emergency and train them on implementing Plan.
Liaison with Tenants during the crisis; educate Tenants and assist with development of individual
plans per Tenant Suite in cooperation with the Fire Department.
Ensure elevators recall to the second floor of 1201 New York Avenue and to the lobby-level of 1225
New York Avenue.
Post watch outside main entrance immediately to assist with evacuation and to deter entrance into
Buildings during emergency.
Post watch, as necessary, at other designated exits and garage (or notify attendant).
Ensure that announcements are made to announce to tenants when it is safe to re-enter the
Buildings.
Turn elevators back on after emergency; monitor re-entry into Buildings and elevators.
Re-secure Buildings and systems as necessary.
Assistant Chief Engineer and Buildings’ Maintenance Staff:
The Assistant Chief Engineer and Maintenance Staff are to assist the Fire Safety Director in assigned
responsibilities and coordinate the Plan in the Fire Safety Director’s absence, or as assigned during
non-business hours.
All Fire Safety Directors, Assistant Chief Engineer(s), Tenant Warden(s) and Assistant Tenant
Warden(s) should proceed with their own personal evacuation immediately after their assignments
are completed.
Fire Drills will be conducted every year under the direction of the Fire Safety Director (Chief Engineer)
in cooperation with the Fire Department.
Please contact the Chief Engineer should you need further assistance with evacuation plans, traffic
flow, etc.
Emergency Procedures: Fire and Evacuation Plan
All Tenants and their employees should become familiar with evacuation procedures to ensure their
safety.
Tenant Warden(s) and Assistant Tenant Warden(s) should be appointed by each Tenant Office, as
appropriate for the Tenant space layout and number of occupants in each Suite, to account for
persons in each area or department.
When the Fire Emergency notice sounds on your floor, vacate offices and hallways via the nearest
exit stairwell. Follow your Office Evacuation Plan and the instructions of the Tenant Warden(s) and
Assistant Tenant Warden(s) as practiced during the drill conducted by the Building Safety Personnel.
Tenants should exit in a brisk but orderly pace via the designated stairwells.
Please make sure that all employees in your department use the same method of egress in order to
obtain an accurate head count of your staff. Tenant Warden(s) and Assistant Tenant Warden(s) will
assist in the evacuation of all disabled personnel.
In a fire emergency, if occupants of any floor are in an immediate danger of casualty (e.g., fire
spreading rapidly on a floor), the Tenant Warden(s) of that floor will request RIGHT-OF-WAY from the
Tenant Warden(s) below, who will then hold that floor’s occupants until the floor in danger can be
evacuated. A RIGHT-OF-WAY request will be honored whenever possible. However,
RIGHT-OF-WAYS are to be used only in emergency situations. It is essential that the lower floors in
the Buildings be evacuated with all haste if the upper floors are to avoid a catastrophic traffic jam. At
the time of evacuation, Tenant Warden(s) will request of evacuating employees that all doors be left
shut, BUT NOT LOCKED, and that all lights be switched off.

Once an initial head count is made, the Tenant Warden(s) should move their people to a central point,
either on the side or front of the Buildings. Please keep all employees clear of the Buildings and any
emergency equipment.
Do not, under any circumstances, use the elevators in an emergency. If you are riding in an elevator
when the alarm sounds, immediately exit to the Lobby Level and leave the Buildings through the
nearest Exit door.
In an emergency, remain calm, do not run and walk to safety.
Wait for an announcement from the Building Management, Fire Department or Police that it is safe to
re-enter the Buildings and return to your office.
Fire
Discovery of Fire:
Call 9-1-1 and then notify the Building Management Office at 202-898-1625, and/or your Tenant
Warden(s) who will then notify the Fire Safety Director (Chief Engineer)
Alert those in the immediate area (room) where the fire is located to vacate that location.
Discovery of Fire (continued):
Close the door(s) to contain the fire, DO NOT LOCK
Activate the Fire Alarm Pull Station located in the corridor in the area.
Give the Building’s Address 1201 New York Avenue, NW or 1225 New York Avenue, NW,
Washington, DC 20005, the physical address that pertains to the emergency.

This is What Happens:
The Fire Department is dispatched by the 911 Center.
Authorized Lincoln Property Company personnel will respond with instructions.
Professional help will arrive to handle the emergency.
DO’S:
Prior to leaving your office, feel the door before opening it. If it is hot, or if smoke is seeping through
the cracks, DO NOT OPEN IT. Try another door if one is available. If the door feels cool, open it
cautiously and proceed with the evacuation procedures, closing the door behind you.
If you become trapped in your office and cannot reach an alternate exit, keep the door closed and
seal off the cracks. Signal from a window for help, do not panic or jump.
Use the nearest stairwell(s) or as directed by emergency personnel and/or your Tenant Warden(s) to
evacuate. Do not attempt to use the elevator as fire may cause the elevator to go directly to
the fire floor on the lobby level or stop between floors.
If caught in heavy smoke, take short breaths, breath through your nose, crawl to the nearest exit.
The air closest to the floor is better for breathing as smoke tends to rise.
Use the nearest stairwell(s) or as directed by emergency personnel and/or your Tenant Warden(s) to
evacuate.
Proceed to the predetermined location for staff members to meet after evacuating the fire area.
Do not go back into the Buildings and/or the affected area until permitted to do so by the Fire
Department and/or the Building Management.
It is suggested that the Tenant Warden(s) on the floor where the fire has started NOT attempt to
contain or put out the fire with the extinguishers. His or her major concern is to evacuate the floor
so that emergency personnel from the Fire Department can contain and put out the fire.
DON’TS:
Do not attempt to fight a fire.
Do not use elevators.
Do not go back into the Buildings and/or the affected area until permitted to do so by the Fire
Department and/or the Building Management
Do not panic or jump
YOU MUST EVACUATE WHEN THE ALARM SOUNDS – IT IS THE LAW
The only time that you do not have to evacuate the building is when you have been informed IN ADVANCE
that we are testing the fire alarms.
You MUST evacuate during a Fire Drill.
How the Fire Alarm Works:
Upon activation of any manual or automatic device, the fire alarm system will operate in the following
manner:
An alarm tone is transmitted to all speakers and all visual signals flash on the floor affected, the floor
above and the floor below of the appropriate building.
A supervised signal to a 24-hour monitoring service is activated.
A signal is sent to the elevator controls to cause the elevators to be recalled to the first floor.
The elevators will remain out of service until the fire alarm is reset by the Fire Department.
Air handling equipment will be shut down on the fire floor.
All normally locked stairwell doors will automatically unlock. These doors will automatically relock
upon resetting of the fire alarm.
Precautionary Steps:
Flammable or combustible supplies should be stored properly in metal cans or safety containers.
Lincoln Property Company must be informed of all chemicals stored.
Extension cords in lieu of permanent wiring are not permitted.
Appliances and cords should be kept in good repair.
If there is anyone in the office who would require special assistance in an emergency, assign persons
in the office this responsibility.
Additional appliances requiring a dedicated outlet should not be used without Lincoln Property
Company authorization. The building wiring was designed to carry a normal electrical load and any
additional load can result in overloading of wiring causing heat generation that may lead to fire.
Water should never be used to arrest electrical, oil and gasoline or grease fires.
Report all potential fire hazards to the Building Management.
Space heaters are illegal when used in an office building.
Evacuation
DO’S:
Follow the instructions of your company’s Tenant Warden(s).
Turn off all equipment that you may be using.
Close the door to your office as you leave, DO NOT LOCK.
Use the nearest stairwell.
Use handrails in the stairwells. Stay to the right of the stairwell so that emergency personnel can
come up the stairs.
Keep talking to a minimum.
Remain Calm.
Those assigned to assist handicapped employees/visitors are to locate and assist accordingly.
Go directly to the ground floor unless otherwise directed by your Tenant Warden(s)
Proceed out of the Building(s) to the designated meeting location for your floor. Stay with your Tenant
Warden(s) until further instructions are given.
The on-site Fire Department Commander makes the decision about when the Building(s) can be
re-entered.
DON’TS:
Do not go to the elevators – they will not respond.
Once you have left the area, do not return for coats, purses, etc.
While in the stairwell, watch out for Emergency Personnel coming up the stairwell to handle the
emergency.
Be ready to merge with other people evacuating the Building(s).
Do not run or create panic.
Emergency Procedures: Medical Emergency
In the Event of a Medical Emergency:
Do not move the person. If necessary, administer first aid.
Call Paramedics. Dial 911. Tell them your floor and suite number and a concise, accurate description
on the emergency.
Call Building Management at 202-898-1625.
Post one person at the elevator to lead the medical team to the person in distress.
Emergency Procedures: Bomb Threat
When a bomb threat is made over the telephone, obtain the following information from the caller:
Exact location of the device.
Time set for explosion;
Description of the device;
Reason the caller has placed the bomb;
Exact words used by the caller.
Keep this information as confidential as possible.
Notify the Police Department. Call 911.
Notify the Building Management at 202-898-1625.
Remain Calm
Once the Building Management and the Tenant Request Line have been notified of a Bomb Threat, the
Communication Center will proceed with notifying the other Tenants in the Buildings of the situation. It is
NOT company policy to tell Tenants to evacuate unless SPECIFICALLY directed to do so by the Police or
other local authorities or the threat of immediate nature and time does not permit notifying the authorities.

After getting as much key information as possible from the caller, you should IMMEDIATELY press *57 on
your telephone keypad (to activate Call Trace). See Verizon information below:
Call Trace
Call Trace lets you trace the number of the last call you received and have it automatically reported to your
local Verizon telephone company.
How does it work?
After hanging up and before receiving another call, pick up the receiver and listen for dial tone.
If you have a 12-button set with Touch-Tone service, press *57. If you have a rotary or pulse-dialing
phone dial 1157.
Listen for the confirmation announcement and hang up. The number of the last call you received will
now be reported to your local telephone company.
The only calls you should trace are those that are considered life threatening or harassing to the point at
which you may wish to press charges. You should make a note of the date and time of the call that you
traced as a reference when you follow-up with Verizon and your local Law Enforcement Agent.

Call Trace (continued)
If you receive another call (or Call Waiting tone) before you activate the trace of an unwanted call,
and then activate Call Trace, you will trace the second call and not the one you wished to trace. The
system will trace the last call received.
You will not receive the telephone number of the party who called. The number will be retrieved and
held by the local Verizon telephone company. Verizon will release traced information only to legally
empowered authorities. Please call 1-877-TRACE4U (1-877-872-2348) for further instructions, or in
an emergency contact your local Law Enforcement Agency.
The charges for the Call Trace are included on your monthly telephone bill. You will be charged for every
successful activation.

This is What Happens:
Police are dispatched by the 911 Center.
Building Management personnel make building search.
Police or Bomb Squad contacts and questions the person who received the call.
A building evacuation may take place.
An “ALL CLEAR” will be given for the Buildings when authorized by Building Management.
Bomb Found:
In the event a search of the premises reveals the presence of a suspicious or non-normal object in the area,
DO NOT move or touch the questionable package or envelope. Immediately call 911 and then the Building
Management Office and inform them of your name and company, the floor and suite number where the
suspicious item is located and any details you are able to provide regarding the package. Buildings or floor
evacuation will begin with the floor or floors on which the object or objects are found followed by the floors
immediately above and below that floor. Because of the number of such Bomb Threats and because of
unfamiliarity with items indigenous to a particular area, Law Enforcement and Fire Department Agencies are
reluctant to search entire buildings, but will act accordingly when unusual objects are found.

Bomb Found (continued):
When a suspicious object is found, all personnel should be specifically cautioned not to touch or disturb the
object by actions such as attempting to move it to a safe place or soaking it with water. This should be
spelled out clearly in all instructions to personnel to prevent possible injury to overzealous or curious
personnel. If possible, several photographs of any crowd that gathers outside the Buildings should be
taken, since there is a good possibility the Bomber will be observing the activity.

Emergency Procedures: Power Failure
The buildings are equipped with an emergency back-up system in the event of a power failure. UNDER NO
CIRCUMSTANCES should Tenants attempt to repair any electrical problems. These should be reported
immediately to The Building management Office.
Emergency and Important Telephone Numbers are provided in this handbook for your convenience. Please
be sure to place this information in a location, which is easily accessible.
Emergency Procedures: Elevator Emergency
Elevators are one of the safest means of transportation, however, they occasionally malfunction.
DO’S:
There is a hand fire telephone in each elevator. It is located on the left panel facing the elevator
doors.
Below the speaker are 2 buttons. One is marked with telephone sign – press this and the call will
automatically be placed to a Kastle Systems operator. The other button is marked “press to talk” use
this to communicate.

Give floor level if possible.
Give elevator number, which can be located on one of the front panel inside the elevator.
Remain calm. The operator will notify appropriate personnel.
Answer the telephone in the elevator, if it rings.

DO NOT try and force open the elevator and exit the cab.
Do not panic.
This is What Happens:
The operator will dispatch an emergency repair technician, medical assistance, if necessary, and
management personnel.
Someone will be in touch with you by telephone, speaker or from outside the elevator.
You will be assisted as soon as possible.
Emergency Procedures: Severe Weather
When severe weather conditions become apparent, the U.S. Weather Bureau describes conditions by two
(2) classifications, a Watch or a Warning. This applies to the reporting of severe thunderstorms, the
approach of weather conditions favoring the formation of tornadoes, a hurricane condition, a winter storm
condition, etc. A Watch becomes effective when atmospheric conditions are right to produce the particular
weather phenomenon. A Warning means that the weather condition has been spotted and prompt action
must be taken for safety.
Except in very rare circumstances, the decision to evacuate the building based on the above weather
reports will not be made by Building Management, but rather by each Tenant Company. However, in the
event these conditions do exist, the following guidelines should be kept in mind:
Move away from outside windows. If the windows in your offices are supplied with blinds, close the
blinds (this will provide protection from broken glass).
Do not panic.
If evacuated, lock all desk drawers and take all items of value with you.
If evacuated, use a route that is in the building interior and stay away from large expanses of glass
and windows.
Use the stairwells rather than the elevators.
If evacuated, do not return to your office until advised to
Emergency Procedures: Flood
In the event of a flood that may cause damage to tenant property or affect the normal operation of the
building, designated tenant managers will be contacted by Building Management personnel, including after
business hours.
The first priority is to ensure that no personal injury occurs as the result of a flood. The second priority is to
discover the cause and prevent or minimize additional flooding.
Once the flooding has been contained, clean-up operations will be commenced. Tenants will need to
contact their insurance carrier for any damage to their property.
Emergency Procedures: Civil Disturbance
Should a riot or civil disturbance start outside the Building, the security guards will immediately lock all
entrances to the Building. The police will be notified. We will keep you informed.
If a disturbance should occur in the main lobby, all elevators will be turned off at the first floor and the police
will be summoned.

management of the building as liaison between the Tenants and the building owners. The Property
Manager is located on-site, and can be reached at 202-898-1625. The Property Manager is supported by
an Assistant Property Manager, Operations Manager, Chief Engineer and two Building Engineers. You
may refer your questions and concerns by calling the Management Office at 202-898-1625. All Tenant

and follow the quick link to “Request Service.” Management Office hours are Monday through Friday,
8:00 a.m. to 5:00 p.m., except holidays. The following pages provide detailed information on the current

An important step in the Tenant/Management Relationship is for the Tenant to assign one person in their
office (i.e., office manager or administrator) as the contact person with whom we will correspond on an
ongoing basis. All information, correspondence and notices will be directed to the Tenant contact. They
can channel pertinent information to their staff as necessary. Each building Tenant is urged to provide The

Policies and Procedures: Rules and Regulations
Like all communities, 1201/1225 New York Avenue functions according to a set of rules and regulations,
and the management is charged with enforcing them. These rules have been adopted for the safety,
benefit, and convenience of all tenants and other persons on the property. By Lease, tenants must comply
with and cause their employees, agents, licensees, and invitees to comply with the Rules and Regulations in
effect. Management may, from time to time, amend, delete from, or add to the Rules and Regulations if, in
its reasonable judgment, it determines that doing so would be necessary for the benefit of the building and
its tenants.

Prior to commencement of any construction work in the Buildings, each General Contractor and/or
Independent Contractor is required to submit a Certificate of Liability Insurance with endorsements in limits
acceptable to the Buildings’ owners naming the following as additional insured.

Additionally, all Certificates of Liability Insurance should include on the Certificate a waiver of subrogation
endorsement that should read as follows:
The agent reserves the right to inspect each General Contractor’s requirements for Certificate of Liability
Insurance for his Subcontractors.

Building Operating Hours
Buildings are staffed by an Engineer Monday through Friday 7:00 a.m. to 6:00 p.m. with the exception of
holidays. Any construction work continuing beyond these hours must be arranged at least forty-eight (48)
hours in advance with Building Management.
A Kastle System, LLC security insert key is needed for elevator access after normal Building operating
hours.
No construction activity will be permitted outside the above stated hours without the presence of an
Engineering staff member. This overtime supervision will be provided at the Tenant’s expense at the rate of
$50.00 per man-hour and will not be scheduled without written work authorization signed by an authorized
representative of the Tenant. The cost of the overtime services will be billed at Lincoln Property Company
direct cost of labor, including benefits, if appropriate.
Entrance to and exit from the Buildings by Construction staff should be restricted to the Loading Dock area
unless other arrangements are made. Workers should check in with the Building Engineer every morning
before beginning work.

There is no parking allowed in the Loading Dock area for Tenant work Contractors. Any vehicles blocking
the Loading Dock will be ticketed and towed.
All deliveries are to be made through the Loading Dock. Reservations for the Loading Dock are strongly
encouraged. In order not to disrupt Buildings’ activities, all large material deliveries must be scheduled with
the Property Manager.
Any large deliveries or other activities, which, in the sole and absolute discretion of the Agent or Building
Engineer, will, or are likely to, affect Tenants of the Buildings or access to electrical or telephone closets,
must be coordinated through the Management Office.
Deliveries that will entail the rolling of materials across finished floor surfaces (including the elevators)
require that the flooring be protected by maisonite during the delivery. Additionally, exposed elevator jambs
must be covered to protect finished surfaces. All such materials are to be removed at the end of each
workday.

In the event that any of the foregoing activities have not been pre-approved by the Building Management,
the Management Agency may stop such activity at no additional cost to the Landlord, and such activities will
be rescheduled at a mutually agreed upon time.
With respect to any work creating excessive noise (i.e., concrete core and Hilti drilling, concrete chipping,
etc.) or noxious odors that disturb adjacent Tenants, the Management reserves the right to stop work and
have it rescheduled at a time mutually convenient for both the Tenant and the Contractor. In most cases,
this work will have to be performed on weekends or after normal operating hours. No core drilling is allowed
without the prior approval from the Agent.
If any work is necessary in an occupied or unoccupied adjacent Tenant space, the Contractor is totally
responsible to protect existing finishes, furniture, etc. Any damage done in or to those items or spaces or in
common areas or elevators will be the sole responsibility of the Contractor.
Any damage done in adjacent spaces or in common areas will be the sole responsibility of the Contractor.

All cleanup and trash removal from the Buildings’ premises are the sole responsibility of the Contractor. In
the event the Tenant’s Contractor does not clean the Buildings and he Demised Premises as herein
required, then the Landlord shall have the right to do so, without notice to the Tenant, and the Tenant shall
reimburse the Landlord for any of its expenses in connection therewith.
All common areas used by the Contractor are to be cleaned and vacuumed at the end of each workday.
The construction area shall be policed daily for lunch trash, which shall be disposed of daily in the Buildings’
dumpster.
All trash shall be removed from windowsills: lunch, trade tools, equipment, etc. This is unsightly to the
public viewer outside the Buildings. The Contractor shall be responsible for cleaning the interior of the
windows and sills prior to substantial completion of construction.
Carrying of tools and equipment on the passenger elevators are strictly forbidden.

The Buildings do not have pay telephones available for the Contractor’s use.
Smoking is not permitted in the construction area at any time.
Tenant’s Contractors shall not post any signs on any part of the Building of the Demised Premises.
If necessary, the Landlord shall have the right to retain the services of an exterminator for the Demised
Premises, at the Tenant’s expense.
Life Safety, Fire and Sprinkler Systems
Any work to the Buildings’ sprinkler or life safety systems must be arranged in advance with the
Agent through the Chief Engineer, who may be reached at 202-898-0764. All Fire Alarm tie-ins to the
existing system must be performed by the Building Fire Alarm Contractor. Fire Alarm tests must be
performed after hours and must be conducted at the Tenant’s expense.

In areas where there will be a large amount of dust generated, it is the Contractor’s responsibility to
bag the smoke detector in the area before commencing work and remove the bag at the end of each
day.
The Buildings’ Chief Engineer must be contacted prior to any welding or torch soldering so that the
Fire Alarm systems can be turned off.
Any floor penetrations must have approval of the Project Structural Engineer, and the slab must be
x-rayed at the Contractor’s expense prior to the commencement of the work.
Elevators
A protected freight elevator is available by contacting the Management Office for the delivery of
construction materials and is to be used by Contractors. The freight elevator, which is accessible
from the service corridor, must be used for all deliveries.
For your information, the freight elevator is not generally available for use from 8:00 a.m. to 9:00 a.m.,
11:30 a.m. to 2:00 p.m. and 4:00 p.m. to 6:00 p.m.
Tenants must make reservations at least 24 hours in advance to utilize the freight elevator. It is
available on first come, first serve basis. Please plan ahead so that the elevator will be available for
your use.
Policies and Procedures: Tenant Alterations
If a Tenant desires to remodel his/her office, approval for any structural, mechanical, electrical, plumbing or
other changes must be obtained from Lincoln Property Company prior to the initiation of any work. Doors,
drapes, lettering, etc., which are not Building Standard, must also be approved by Lincoln Property
Company. Copies of permits for construction and the Certificate of Liability Insurance for the contractor
naming 1201-1225 New York Avenue SPE LLC, Lincoln Property Company Services, Inc., and Lincoln
Property Company Americas, Inc. as additional insured are required prior to the commencement of work.
To initiate the approval process of any desired remodeling three (3) copies of complete drawings must be
forwarded to the Property Manager for review. Reviews will be conducted within twenty (20) days of receipt
of Tenant drawings. Mechanical and Construction specialists will also review and note any comments or
required changes. Upon approval of the drawings, one set will be returned to your office. At that time, work
may commence, as long as the work is coordinated through the Management Office.

Policies and Procedures: Moving Procedures
Telephone Systems
It is the Tenant’s responsibility to arrange for telephone systems and services. The installation date for
wiring must be coordinated with Lincoln Property Company. Any telephone and/or computer cable in
Tenant’s space shall be Teflon coated or shall be coated with a similarly approved coating. PVC coated
cable is strictly prohibited.
Computer Cabling
The Tenant is responsible for installation of computer cabling through a vendor of their choice. Cabling
installation must be coordinated with Lincoln Property Company.
Move Dates
Move dates and times for furniture and equipment, etc. must be scheduled well in advance with Lincoln
Property Company. Moves are scheduled weekdays after 6:00 p.m. and anytime on the weekends. Moving
must take place through the Loading Dock service entrances of the buildings. Tenants are not allowed to
move items across the Lobby due to potential damage to the premises and inconvenience to other Tenants
and guests entering and leaving the buildings. Your moving company will need to provide a Certificate of
Liability Insurance to Lincoln Property Company prior to move-in; the certificate must name 1201-1225 New
York Avenue SPE LLC. and Lincoln Property Company as additional insured. All floor areas and walls must
be protected with masonite.
Suite Entry and Directory Signage
Please provide your firm’s name and suite number to the management office exactly the way it should read
so that it may be listed on the electronic directory board. Suite entry signs must be approved by Lincoln
Property Company prior to installation.
Mail Delivery
Mail is delivered to each individual Tenant’s mailbox located in the Mail Services Area, located on the 2nd
floor, next to the Loading Dock area, adjacent to the 2nd floor Elevator Lobby. Mail is picked up daily,
Monday through Friday at 10:00 a.m., 2:00 p.m. and 4:30 p.m. There is no mail service on Saturdays or
Sundays. It is recommended that all mail be placed inside the Tenant’s mailbox so that it is secured while
awaiting pick-up or you can use the U.S. Postal mailbox located on the wall next to the Tenant’s mailboxes.
Lincoln Property Company does not accept responsibility for any mail left unattended. Lobby
Attendants are not permitted to accept or deliver packages or mail.

DHL and Federal Express drop-off boxes are also located in the Mail Service Area. Please note the pickup
time for each Express Mail Service.

Note: Lincoln Property Company will not take responsibility for any packages left at any surrounding areas
(Exterior/Interior) of the Buildings or Lobby Attendant’s Desks.
Policies and Procedures: Contractor Rules and Regulations
Lincoln Property Company Americas, Inc. (Manager), is the manager of 1201 and 1225 New York Avenue.
The property is owned by 1201-1225 New York Avenue SPE LLC (“Owner”). As the authorized manager,
Lincoln Property Company may enter in to contracts for services and construction, affect change orders,
and take corrective actions deemed necessary to enforce contract terms and conditions. The contractor
shares the Owner's responsibility for the quality of services, tenant improvements and construction at the
property. All contractor activity at the property must be approved by Lincoln Property Company and Owner.

Policies and Procedures: Certificate Of Occupancy
It is the Tenant’s responsibility to make sure that the Certificate of Occupancy is applied for through District
of Columbia. This certificate is to be displayed in your office and a copy must be provided to Lincoln
Property Company. If you have any questions regarding the Certificate of Occupancy, please speak with
the Property Manager at 202-898-1625.
Policies and Procedures: Rent Remittance
Per the terms of your Lease Agreement, rent is due without demand on or before the first of each month.
Checks should be made payable to 1201-1225 New York Avenue SPE LLC and should be hand delivered
to the management office located on the lobby level of 1201 New York Avenue or mailed to:

Policies and Procedures: Deliveries or Moves
In order to provide the best possible support for moves or deliveries to the Buildings, we ask for your
cooperation in observing the following guidelines. They have been designed to ensure a safe and efficient
process that will facilitate a move or a delivery while safeguarding the security of both the Buildings and of
the items being transported. They are not meant to restrict any Tenant’s operations. If you have
questions, please call the Management Office at 202-898-1625.
It is of the utmost importance that the Management Office be notified of the exact date and time of your
proposed move. Your Moving Coordinator or your Moving Contractor should contact the Property Manager
at 202-898-1625 to confirm all arrangements prior to the move. Upon arrival at the Buildings on the day of
the move, your Moving Contractor or Coordinator should contact the Building Engineer.
The Moving Contractor will be required to provide a Certificate of Liability Insurance with endorsements prior
to the move. This Certificate must name as Additional Insured “1201-1225 New York Avenue SPE LLC”,
“Lincoln Property Company Services, Inc.” and “Lincoln Property Company Americas, Inc.” Additionally,
your Moving Contractor must agree in writing to waive all rights of subrogation against Lincoln Property
Company and1201-1225 New York Avenue SPE LLC. We suggest that you obtain a Certificate of Liability
Insurance for your firm as well.
Unless otherwise authorized by the Building Management, you will be allowed to use only the freight
elevator. The Building Management will supply the pads for this elevator. However, if for some reason
another elevator will be utilized, your Moving Contractor will be expected to provide padding. The Fire
Marshall will not allow any Fire Corridor or Exit to be blocked at any time; this includes the elevators, lobbies
and hallways. In addition, maisonite must be laid to protect all floor surfaces (click here to see Rules and
Regulations).
The elevator operating hours for large deliveries needs to be coordinated with the Management Office.
Large office moves may occur only after normal Building operating hours and on weekends.
An Engineer and an extra security guard must be present during the entire move. Therefore, if you will be
scheduling your move before or after the standard operating hours of the Building or on the weekend, there
will be hourly overtime charges, except at the time of your initial move in.
All moves and deliveries will be restricted to the use of the Loading Dock entrance unless otherwise
authorized by the Property Manager. Reservations for the Loading Dock are strongly encouraged. Please
contact the management office for reservations. If it is necessary to move through the Lobby, and if you
have been authorized to do so, all entrance doors, Lobby floors and walls must be protected with maisonite
or other acceptable materials. The Loading Dock is located on the Eye Street side of 1201 New York
Avenue.
Your Moving contractor will be responsible for any damage to the Buildings incurred during the moving
operation. They should be instructed to the following:
1. Pad or otherwise protect all entrances, Lobby floors, doorways and walls affected by the move.
2. Use maisonite or comparable material on the floors over which the move takes place.
3. Report immediately any problems that will affect the Buildings, such as elevator breakdown, electrical
disturbances, etc.
4. Remove all bulky packing cartons from the Buildings after move operation is completed.
The moving crew will not be permitted to smoke in any areas of the Buildings.
Regular deliveries to the Loading Dock may be made between the hours of 8:00 a.m. and 6:00 p.m.,
Monday through Friday. Regular deliveries are defined as office supplies and other minor items that require
one or two trips from the Loading Dock to a Tenants floor, and no more than 20 minutes for a vehicle to be
parked in the Loading Dock.
Any other delivery must be scheduled at least 24 hours in advance with the Management Office to ensure
availability of the Loading Dock and freight elevator. These deliveries can be made at any time before 8:00
a.m. and after 6:00 p.m., Monday through Friday and 24 hours on Saturday and Sunday. Exceptions of this
rule can be made and are the sole discretion of the Management of the Buildings. However, exceptions will
be limited to the hours of 9:30 a.m. and 11:30 a.m. and 1:30 p.m. and 4:30 p.m., to ensure the maximum
availability of elevator service during peak usage periods.
The Loading Dock is for deliveries only and vehicles parked in the Loading Dock for more than 20 minutes
will be ticketed and towed. The Loading Dock is extremely active during the day and can leads to blocked
traffic on Eye Street, as well as to the entrance to the garage. If we are able to organize the flow of traffic in
and out of the Loading Dock, we should be able to avoid any delivery problems.
No handcarts or wheeled carts are permitted to enter through the front and rear entrances of the
building.
Policies and Procedures: Insurance Requirements
As noted in the Insurance provision of your Lease Agreement, a Certificate of Insurance must be submitted
to Lincoln Property Company as verification of required coverage, with the following listed as additional
