How have you brought this special sense of place into the development’s design? We asked associate Annraoi Morris to paint us a picture of what to expect and the firm’s design thinking in bringing Majors Bay to life. Can you tell us about your architectural thinking behind Majors Bay? Looking over the Yaralla Estate, this almost untouched, unspoilt headland, is amazing. It’s a completely unique situation Majors Bay is not your typical wall of apartments. We wanted to create streetscapes and waterscapes, to create continuity with the surrounds and set the ensemble of buildings within that. Working with the topography and the height of the buildings, which step down as they move closer to the water, we’ve been able to maximise water and district views for everyone. With this graduated scaling down to the waterfront and the extensive landscaping around the buildings and foreshore, the character is very open, green and expressive. As a group they’re cohesive, but they have their own identity. We wanted to create a neighbourhood, a village, not simply individual buildings doing their own thing. They relate harmoniously to each other, but use a varied architectural language and a varied palette of accents, materials and colours. In the apartments themselves, how have you heightened connections to this special bayfront setting? We have put a lot of focus on indoor-outdoor space. Every apartment has a really generous balcony, and most run across the full length of the apartments flowing off both the living and bedroom areas. They are oriented to maximise light and views and designed more as outdoor rooms. Importantly, many apartments are corner apartments with multiple aspects. All this encourages residents to get out and enjoy Sydney’s great climate and the amazing Majors Bay vistas, even when at home. The nature of Majors Bays’ surrounds gave us a rare opportunity to create something special. The variety and lushness of the planting is an amazing feature. We’ve placed the buildings in a very green landscaped setting with a sequence of open spaces connected by links that are themselves generously landscaped. designed as beautiful green outlook spaces for the apartments with deep soil that allows for natural tall trees to grow. What were once simple streets are transformed into tree-lined boulevards. Along the bayfront, a 12-metre setback creates a wonderful new foreshore reserve and waterside walkway that connects with existing foreshore walks. Between the buildings we have private landscaped zones. These are What kind of outdoor amenity will residents enjoy? All residents will be able to enjoy the new waterfront with its restored sandstone sea wall and newly landscaped foreshore reserve spilling down to the bay. There’ll be generous terracing, waterfront boardwalks, outdoor recreation areas, a sheltered pavilion area and viewing platforms by the water. Entwined with the buildings, there’ll be private green spaces equipped with barbecues for entertaining. Residents can come down in the evenings, throw out a picnic blanket and view the sunset, stroll along the water’s edge, or set off across the bay by kayak. The lifestyle opportunities are enormous. For the designers giving voice to Majors Bay’s interiors, this unique setting presents so many points of inspiration to draw upon. We spoke with TURNER’s Angus Henderson who has relished the opportunity to work his magic on these rare, beautiful and unprecedented bayside homes. We wanted to capture both the built and natural environments, gleaning the most inspirational elements of these, and arriving at a composition that is unique and true to Majors Bay. What was your inspiration for Majors Bay? The special harbour hamlet quality of Majors Bay, undisturbed by through-traffic, was really central in our design thinking. Few places in Sydney offer this kind of outlook, this kind of peace, while still offering true Sydney living just 30 minutes from the CBD. The homes possess a “lake house” quality encompassing feelings of escape, retreat, enjoyment and closeness to family. Because of its truly unique and beautiful position, we wanted the interiors to be an accurate reflection of the surrounds. Working hand in hand with the lakehouse concept, the effects of seasonal light provided inspiration for the palettes and the more refined details. The warmer months are seen in the Aurora scheme, the cooler in the Twilight. How the light hits the water and its surrounds, reflecting and refracting back into the buildings through the landscape and spilling into the interiors. Words such as luminous, lustrous, vivid and radiant speak of the kind of qualities we aimed to embody throughout the design. The interiors “talk” to the surrounding environment, be that natural or built. Finishes are enhanced by the movement of light and water. Metal accents tie back to the industrial heritage in a contemporary way. Burnished finishes reflect the incredible sunsets that will be such a feature in living here. We’ve brought that inside through subtle accents, lighting and moods. We used the hues found in nature; soft tones that are comforting, approachable, honest and familiar. Tell us about the individual spaces you’ve created here. We have picked out the best qualities in the surrounding environment to come up with contemporary homes that are both unique and beautifully liveable. The kitchens are centrepieces. We’ve taken care to make them flow to the dining areas to create true apartment hearts. Some are galley style, others in L-shape or islands in order to optimise space and functionality for the individual configuration of each apartment. There are contrasting tones and textures, such as matt timbers against steel detailing, and natural or reconstituted stone benches. The bathrooms are relaxing retreats layering soft, natural finishes with textural tiles. We’ve created custom mirrored vanity storage units with open display shelves at either side to give them a personal quality. Even in the bedrooms, there’s beauty in the details. There are small discovery points for occupants to appreciate and delight in, such as the elegant walk-in or built-in robes where thought has gone into internal storage needs. What options do purchasers have in finishes? We are doing something special with Majors Bay. Alongside the beautiful Aurora and Twilight schemes, we are giving purchasers the opportunity to customise aspects of their homes. For example, purchasers will have the option to upgrade their kitchen splashback to dramatic stone, select beautifully crafted timber flooring and copper or aged iron tapware.
