There are two factors that should be considered when it comes to the real value of a given piece of real estate.
One is the value of the property itself. A two-bedroom house, for example, is more valuable in general than a one-bedroom
house. And a house that has been kept in good repair is more valuable than one that has been left to go to seed.
But in many cases, the value of the property itself is minimal compared to the value of the land it sits on. Even a piece of
real estate with a small shack that is crumbling can be very, very valuable.
Consider this – the piece of real estate you are looking at has a small one-bedroom house on it. But it is in a great
neighborhood and is sitting on 10 acres of land.
While the value of the property itself might not be that high, the land could be incredibly valuable. Think about it – a
developer could probably put 20 or 30 condominiums on those 10 acres after tearing the house down.
Selling those 30 condominiums could bring in a lot more money than the house itself.
Now let's look at another scenario: You have found a beautiful three-bedroom home. But it is in a neighborhood that has
become rundown, and it is sitting on a half-acre lot.
While the property itself may have value because it is large and in good condition, the land itself is nearly worthless, which
should bring down the total value of that particular piece of real estate.
This is why when you are looking for a new home, you have to consider the value of the land itself – not just the value of the
property sitting on the land. A crappy house can always be torn down and replaced by a nicer home. But you, on your own,
will never be able to change the value of the land it is sitting on.
In other words, whenever you are thinking about buying a home, you need to find out not just about the house itself but the
land as well. Remember, at some point in the future you may want to sell that home – and you don't want the land value to
cause you to lose money.
At the same time, if you are buying real estate as an investment and not to live in, then you may not care at all about the
value of the property itself, but will be very interested in how much the land is worth.

When it comes to buying a home, many people simply want to know what the property is worth today. They don't think that
much about the history of what the property has been worth in the past.
This is a mistake, because the price history of the home can tell you a lot about what it may be worth in the future and if it is
a good idea to buy it. This is why we include the price history whenever possible.
Take one example: Imagine a home has been sold five times in the past 25 years. Each time it was sold for considerably
less than what the current homeowner is asking for it.
Why would that happen? The most likely reason is that something has happened to the home to decrease its value.
Perhaps termites have eaten through the foundation. Maybe it suffered extensive flood damage. Someone may have been
murdered in the home (which always greatly reduces its value on the market).
You won't know what right away, but you will know that something is up - and you need to take a closer look in order to find
out.
Now, imagine a different scenario: The home has been sold five times in the past 25 years, each time for roughly 25 percent
more than the last time. What does this tell you?
It lets you know that property values have been rising in that neighborhood, and also that the house has been well
maintained over time. And, it lets you know that if you want to sell the home a few years down the line, you'll probably be
able to get more than you paid for it.
These two examples illustrate the value of the price history of a given home – and why you shouldn't just worry about the
price the seller has put in on the market for at this moment in time.
One thing to consider when looking at price histories is that home prices dropped sharply between 2008 and 2011, so if
there is a one-time dip in the price history of the home that occurred during this time, it may very well have nothing to do
with the home itself, but, instead, with a once-in-a-generation, overall drop of real estate prices across the entire market.

There are many things to consider before you buy a new home. After all, it will most likely be the biggest investment you
make in your life. That means you have to look at every piece of information you can get your hands on.
One thing that is important. but often overlooked by people, is the sales history of the home. This is different from the price
history (which tells you how much a home has sold for in the past). The sales history tells you how many times the home
has been sold during its lifetime.
Why does this matter? Because it gives you information about the home and or the neighborhood that may be crucially
important to your buying decision.
Imagine a situation where you find a home you love – and then you look into the sales history and find out that it has been
sold nine times in the past 11 years. This should be a big red flag, and you should find out why.
There are two very common reasons homes are sold and resold on a regular basis.
The first is relatively benign: It may be in a neighborhood where people work at companies (or for the military) that move
them from region to region all the time. They never set down roots before the next transfer.
This is good information to have if you plan on living there for a while and have children – you don't want them to have to
deal with their friends constantly moving away.
The other explanation is less benign: It could be that there is a hidden problem with the house, and the owners are
constantly trying to sell it as soon as they realize they have bought a lemon. Maybe there is an insect infestation that only
turns up in the spring. Could it be that the home needs a new foundation, and no new owner has been willing to invest in it?
Perhaps the neighborhood is dangerous, and there are tons of break-ins and drug activity in the area.
These are all reasonable reasons why a home may have been sold many times over a short period of years.
Until you know why, you should be very hesitant about buying the home. This is why it is so important to not only check the
price history, but also the sales history of any home before you buy it.
Neighborhood Rating

A home is only as good as its neighborhood. This is why it is very important that you get to know the neighborhood as well
as possible - before you move in.
While you are going to be living in the home, you know that can't just barricade yourself inside and ignore the neighborhood
around it. Beyond that at some point you'll want to sell the home and the neighborhood can affect that.
A good neighborhood greatly increases the value of a home, while a bad neighborhood greatly decreases the home value.
This is why there are many websites that will provide a “neighborhood rating” - generally from 1 to 5 – on what it is like to
live in that area.
Remember, your real estate agent is probably only going to bring you around to the house when neighborhood problems
are not obvious. Finding the neighborhood rating is important.
Many factors go into a neighborhood rating:
• Constant loud parties
• Loud and/or dangerous dogs
• The way neighbors maintain their properties
• Drug sales in the neighborhood
• The overall crime rate
• The quality of the local schools
• Being near a dump or toxic waste site
• Police response time
• Neighborhood safety
• Percentage of families with children
• Halfway houses
• Nearby prisons or jails
• Property tax rate
All of these points factor into an overall neighborhood rating, and you can see why: Each and every element will affect your
quality of life once you move into the home itself.
In other words, even if you think you've found your dream house at an affordable price, it may not be worth it if the
neighborhood is bad. This is why we suggest that you find out as much as you can about the neighborhood rating before
you make an offer on any home.

One of the most important factors to consider when buying a new home is the Federal Crime Index. It can mean the
difference between getting a great deal on a home and being trapped in a nightmare.
The Federal Crime Index is compiled every year by the FBI and is available for anyone to look at online. You can check it
out yourself here.
What the Crime Index does is compare and contrast crime statistics in different cities to give you a sense of how safe it is to
live there.
It not only tells you what the crime stats were last year, but gives you historical crime rate trends. In other words, you can
find out if a given town is becoming safer, or if crime is on the rise.
The amount of crime in a given neighborhood can greatly influence your quality of life. For example, if there are many
prostitution busts in a given area, that can be a warning that you are going to have street walkers outside your door – and
the sketchy people they attract.
Loads of drug arrests in a neighborhood can indicate that there are drug houses – and drug addicts - in the area. That can
lead to all sorts of problems, particularly burglaries and muggings.
A high murder rate is not only dangerous for you, but also means that the police will have their hands full with major crimes
and not have much time to respond to minor crimes.
High rates of sexual assault are also a big red flag – and usually mean that there is a high percentage of drug users and
former prison inmates living in the area.
In general the higher the crime rate, the less valuable the property. People want to live somewhere safe, particularly if they
have children.
Therefore, if you find a nice house but then discover the crime rate is very high, you should either walk away from the sale
or else pay considerably less than what the property would otherwise be worth.
In general, you want to find a home in a neighborhood with the lowest crime rate possible.
