IMPORTANT INFORMATION
1. Subletting takes place when a lessee/ tenant of a JTC factory, land or business park facility rents out a portion of his
building space to another party – including one that he wholly owns or is related to.
2. The subtenant is required to comply with Urban Redevelopment Authority (URA)’s 60:40 industrial space usage rule, i.e. at
least 60% of the floor space is used for industrial activities, including warehousing / storage. The remaining space can be
used for ancillary offices, neutral areas and communal facilities. Subletting for office use is strictly not permitted.
3. Please read through the Policies and Procedures and the Terms and Conditions for Subletting on JTC’s corporate
website at http://www.jtc.gov.sg, before proceeding with this application. You may also refer to JTC’s Subletting Handbook
which can be found at http://www.jtc.gov.sg/Documents/sublet_handbk.pdf. Please submit your Subletting application form
to JTC at least seven working days before your proposed Subletting commences.
4. The following information / documents should be submitted together with your application, where applicable:
For all applicants
a. National Environment Agency (NEA) – Central Building Plan Unit
(CBPU)’s approval for Industrial Allocation
b. Sublet Layout Plan – Sketching on existing building plans to demarcate
the area to be sublet
For subtenant whose usage requires
c. Completed Public Utilities Board (PUB)’s water requirement form
NEWater / industrial water or potable water
consumption exceeding 500 m3 a month
For subtenant whose usage includes
d. Completed Land Transport Authority (LTA)’s land use proposal form
warehousing
For subtenant whose usage includes
storage of petroleum or flammable
materials exceeding SCDF’s stipulated
exemption quantities
For waterfront sites only
For Jurong Island sites only
e. Singapore Civil Defence Force (SCDF)’s approval
f. Maritime & Port Authority of Singapore (MPA)’s approval
g. Completed National Authority (Chemical Weapons Convention)
Singapore (NACWC)’s form for companies / industries involving

5. A non-refundable administrative fee of S$500 (subject to prevailing GST) is payable at the time of application. The

administrative fee will be deducted from your GIRO Account, if you have an active one with us. Otherwise, please make
payment for the administrative fee by cheque payable to JTC Corporation. Please write the applicant’s name, contact
person’s name and contact number on the reverse side of the cheque. Payment of administrative fee will be reflected in the
statement of account.
This application form may take you approximately15 minutes to complete.
7. You will be notified on the outcome of your application within seven working days. from the receipt of your completed
application.
8. All applications are subject to final approval by JTC at its discretion (including any terms and conditions that JTC may in its
discretion impose with such final approval). The prices and rental rates as indicated in product factsheets and JTC website,
and as quoted by JTC officers, are accurate at the time of printing, updating of website and communication. They may
change at the point of offer due to changes in market conditions.

URA’s 60:40 industrial space rule stipulates that the lessee/ tenant/ subtenant must ensure that at least 60% of the floor sp ace is used for
industrial activities, including warehousing / storage. The remaining space can be used for ancillary offices, neutral areas and communal

construed as a waiver of any of JTC’s rights or remedies whatsoever or in respect of any existing

JTC is under no obligation to verify the truth or accuracy of the above information in this application
form, by checking its records or otherwise and is entitled to agree to our subletting without further
query;

for the purpose of assisting us in our submission of applications, JTC may, for our convenience only,
retrieve, compile and reproduce its own records (“such records”, whether or not based on information
we previously supplied to JTC). We will check and independently verify that all such records are in
order and confirm the accuracy of such records before submitting the application;

notwithstanding the fact that by omitting to check and correct any inaccuracy in such records and
submitting the applications based on such records, we are deemed to have provided the said
information contained in such records;

if any of the above information and statements in this application form have been falsely declared or
any of the terms and conditions in Annex B of the handbook are not complied with, then JTC shall
have the full right and liberty :
i.
to withdraw its consent to our subletting and such withdrawal shall be without prejudice to any
other right or remedy, including JTC’s right of re-entry under the Building Terms/ Building
Agreement/ Agreement of Lease/ Lease/ Memorandum of Tenancy/ Tenancy Agreement/ Annex
A (which incorporates both Tenant’s and Landlord’s covenants)and we shall not be entitled to
any refund of any sum paid;
OR
ii.
to allow the subletting to continue subject to such additional terms and conditions that JTC may
in its absolute discretion impose, including the payment of liquidated damages.
