House Hunters all started from my makeshift office in my garage at my villa in Al Sufouh. We had our meetings at my kitchen table and I employed a young lad to man my phone. Within weeks, it became apparent that I needed more space but it also meant I had to think long and hard and take that giant step to go further. I remember finding a shell and core shop in Al Barsha and putting the AED 5000 security deposit down, this was my first real step to committing and it was terrifying! Freehold had just emerged and EMAAR were selling new developments off plan and had launched the Street of Dreams at the Lakes in Feb 2004. This street showcased stunning model homes which were fully furnished and instantly allowed the customer to visualize living in the Meadows, Springs and Hattan communities giving something tangible for people to see which made it much easier to "Sell the Dubai Dream". Many of the properties sold very quickly in the Emirates Living area so it was logical for me to transfer potential buyers to the latest EMAAR off plan community at the Arabian Ranches. The Sales Center there was located in a beautiful 20,000 square foot pavilion with horses grazing in the paddock out front and an impressive Master Plan display plus a fantastic auditorium showing a video of what life would be like at Arabian Ranches. I remember getting goose pimples every time I watched the promotional video which showed the polo fields, the desert golf course and community retail center. It was difficult to contain my excitement and I believe my enthusiasm for the project was highly infectious and resulted in the majority of my clients purchasing their dream home. We grew steadily, employing agents as we needed them. We further expanded, taking the office next door and a promotional Kiosk in the Arabian Ranches retail center. Six years on, we continue to maintain a strong presence there. I recall also a couple of weeks before the downfall of the banks in the US, a very prominent business man saying to me, I wish to sell because we are about to see a downturn in the financial world that we have not witnessed in our lifetimes. I laughed and said Dubai would survive. It came like a tsunami and everything ground to a standstill with no sales whatsoever. I thought all would be ok as surely agents would still earn even in a down market. However, this was very different as there were simply no buyers at all. We did keep all of our staff, shifted our focus back to rentals and carried on regardless. Three years ago, Motor City was becoming a well established community and it made perfect sense to move closer to where our core business was in the Arabian Ranches and Victory Heights. We are now situated on the ground floor of the Apex atrium in Motor City with its 11 meter window display and open there late on Wednesdays until 9pm and of course ever present in the retail center 12 hours a day, every day of the year. With a staff of 26, Aine Guilfoyle who is General Manager, has been with us since the beginning and Sharon McIntosh, Natasha Singh, Noa Wardman and Jodie Banks all have 7, 6, 5 and 5 years respectively. Reinforcing my commitment to the business and forging ahead, I did a recruitment campaign in Ireland to look for hardworking, motivated people and now have 3 Irish lads who are completely up and running 6 months on and competing within the established team. Hopefully you will have spotted our branded cars around the city, again a milestone for me as a business owner to step out and acknowledge that we are here for the long term. Preparing your property for marketing It can be hard to define the specific problems that stand in the way of a good presentation of an interior. Let's start with the presumption that you're the photographer/agent and not an interior designer hired to do a transformation. There are some small tips here to help you achieve a great property profile for marketing your property. When photographing the front of the villa We get only one shot at a first impression so we need to be sure that the curb appeal is instantaneous and attractive. Close the garage door or move cars to other side of road. Hose down the front path, have the garden freshly watered so there is no dust on the plants. Make sure the front door is clean. Hedges should be trimmed and Bouganvilla cut back... General Advice Your house might be stunning but not photograph well because, you cannot get the angles or light right. Turn on all the lights and best time to take a photo is minutes after the sun has gone down as the light is at its softest. I know that we may not be able to do this at this time, as it is witching hour with children etc so we have to make the most of it. Improve a room by removing clutter. No matter how interesting knickknacks may be, they can look shabby and confusing on film. Uncluttered space looks larger in pictures, and this is an important fact to keep in mind before you take your first shot. Remove clutter to another room and you replace things after you have finished. Potential buyers and tenant’s prefer to see some blank areas where they can imagine their own articles. Don't be afraid to rearrange in order to show a room to best effect... if you have time and the necessary help. Small rooms sometimes open up and look larger if some furniture items are removed. You may also want to move furniture to emphasize positive features, cover up utilities, hide defects, or to make room for your camera to set up in the best vantage spot. think results.... Straighten up: crooked window shades and curtains, lamp shades, picture frames, throw rugs, sofa pillows -- all can show up glaringly in a photograph. Remove excess furniture so the room isn't crowded, and look for worn, damaged, or mismatched furniture. You may be able to bring in furniture from another room to substitute for essential pieces that exhibit problems. Otherwise hide them by placement, or move the camera position. Remove unneeded throw rugs, but add throw rugs to avoid distracting floor defects. A simple, clean look in your photograph makes it easier for the viewer to comprehend. The rear of the villa When photographing the rear of your property - garden and swimming pool. Remove hoses, children’s toys, dogs toys and turn on water features and fix cushions… if cushions are sun damaged remove them and really if any of your furniture is not up to scratch, move it while photographing so that the garden looks clean, tidy and larger. When photographing the kitchen The kitchen is the heart of the home and generally where everyone wants to see and so we need to showcase this room to its best advantage. Remove all of the unnecessary clutter from the surfaces ie draining board, kitchen towels, tea towels on the cooker, fridge magnets, detergent should be under the sink. Just leave the tea caddies for colour and toasters. Kettles can also be removed so that it presents clean and uncluttered. Also keep in mind, that landscape photos are best as portrait cannot be used in slideshows for videos and the web. In a medium-sized heavy-based frying pan, saute the mince and bacon in the butter until golden brown. 5. Add the beef stock, thyme, mushrooms and tinned tomato and simmer on a low heat for about an hour to cook and reduce. 2. Stir in the chocolate mix , gently fold in the flour/almond mix. Whisk the egg whites until soft peaks form. Gently fold this into the cake mix.Pour into the prepared tin and bake for 30 to 35 minutes until cooked through. Remove from the oven and leave to cool. For the ganache, put the chocolate pieces in a large bowl. Bring the cream to the boil and pour over the chocolate. Leave for about 5 minutes by which time the chocolate should have melted. Mix together and leave to cool in the fridge. With an electric mixer, beat the ganache until an imprint is left when you take out the beaters. Put the cold cake back in the clean spring form tin. Pour over the soaked cherries and any remaining liquid. Spoon over the ganache and smooth the surface. Cover with clingfilm and chill for at least 2 hours before serving.
