eflecting proudly on the past 10 years of House Hunters Real Estate, the milestones we
have achieved from our steadfast determination and passion to be one of the leading
agencies in the Arabian Ranches and its surrounds. I believe that we would not be where
we are today, thriving and achieving results for our clients if it had not been for this.
House Hunters all started from my makeshift office in my garage at my villa in Al Sufouh.
We had our meetings at my kitchen table and I employed a young lad to man my
phone. Within weeks, it became apparent that I needed more space but it also meant
I had to think long and hard and take that giant step to go further. I remember finding
a shell and core shop in Al Barsha and putting the AED 5000 security deposit down, this
was my first real step to committing and it was terrifying!
Freehold had just emerged and EMAAR were selling new developments off plan and had
launched the Street of Dreams at the Lakes in Feb 2004. This street showcased stunning
model homes which were fully furnished and instantly allowed the customer to visualize
living in the Meadows, Springs and Hattan communities giving something tangible
for people to see which made it much easier to "Sell the Dubai Dream". Many of the
properties sold very quickly in the Emirates Living area so it was logical for me to transfer
potential buyers to the latest EMAAR off plan community at the Arabian Ranches. The
Sales Center there was located in a beautiful 20,000 square foot pavilion with horses
grazing in the paddock out front and an impressive Master Plan display plus a fantastic
auditorium showing a video of what life would be like at Arabian Ranches. I remember
getting goose pimples every time I watched the promotional video which showed the
polo fields, the desert golf course and community retail center. It was difficult to contain
my excitement and I believe my enthusiasm for the project was highly infectious and
resulted in the majority of my clients purchasing their dream home.
We grew steadily, employing agents as we needed them. We further expanded, taking
the office next door and a promotional Kiosk in the Arabian Ranches retail center. Six
years on, we continue to maintain a strong presence there.
I recall also a couple of weeks before the downfall of the banks in the US, a very prominent
business man saying to me, I wish to sell because we are about to see a downturn in
the financial world that we have not witnessed in our lifetimes. I laughed and said Dubai
would survive. It came like a tsunami and everything ground to a standstill with no sales
whatsoever. I thought all would be ok as surely agents would still earn even in a down
market. However, this was very different as there were simply no buyers at all. We did
keep all of our staff, shifted our focus back to rentals and carried on regardless.
Three years ago, Motor City was becoming a well established community and it made
perfect sense to move closer to where our core business was in the Arabian Ranches
and Victory Heights.
We are now situated on the ground floor of the Apex atrium in Motor City with its 11
meter window display and open there late on Wednesdays until 9pm and of course ever
present in the retail center 12 hours a day, every day of the year.
With a staff of 26, Aine Guilfoyle who is General Manager, has been with us since the
beginning and Sharon McIntosh, Natasha Singh, Noa Wardman and Jodie Banks all
have 7, 6, 5 and 5 years respectively.
Reinforcing my commitment to the business and forging ahead, I did a recruitment campaign
in Ireland to look for hardworking, motivated people and now have 3 Irish lads who are
completely up and running 6 months on and competing within the established team.
Hopefully you will have spotted our branded cars around the city, again a milestone for
me as a business owner to step out and acknowledge that we are here for the long term.
Our Youtube channel has now got 24,000 views with 54 videos and counting. Our
Facebook page has 33,500 likes, FB being the way forward to "get up close and personal".
We are official agents for Emaar Properties, DPG and other major developers and offer a
cash back incentive to all off plan purchasers.
I believe it is my great team who have remained loyal that has made House Hunters who
we are today. We bring memory, experience and continuity to the communities, the
owners and tenants and have thankfully always been true to our customers.
I must say I am very proud of what we have achieved and I hope to continue in the
same vein for another 10 years!

Preparing your property for marketing
It can be hard to define the specific problems that stand in the way of a good presentation
of an interior. Let's start with the presumption that you're the photographer/agent and not
an interior designer hired to do a transformation. There are some small tips here to help you
achieve a great property profile for marketing your property.
When photographing the front of the villa
We get only one shot at a first impression so we need
to be sure that the curb appeal is instantaneous and
attractive. Close the garage door or move cars to
other side of road. Hose down the front path, have
the garden freshly watered so there is no dust on the
plants. Make sure the front door is clean. Hedges
should be trimmed and Bouganvilla cut back...
General Advice
Your house might be stunning but not photograph
well because, you cannot get the angles or light
right. Turn on all the lights and best time to take a
photo is minutes after the sun has gone down as
the light is at its softest. I know that we may not be
able to do this at this time, as it is witching hour with
children etc so we have to make the most of it.
Improve a room by removing clutter. No matter
how interesting knickknacks may be, they can look
shabby and confusing on film. Uncluttered space
looks larger in pictures, and this is an important fact
to keep in mind before you take your first shot.
Remove clutter to another room and you replace
things after you have finished. Potential buyers
and tenant’s prefer to see some blank areas where
they can imagine their own articles.
Don't be afraid to rearrange in order to show
a room to best effect... if you have time and the
necessary help. Small rooms sometimes open
up and look larger if some furniture items are
removed. You may also want to move furniture
to emphasize positive features, cover up utilities,
hide defects, or to make room for your camera to
set up in the best vantage spot.

Straighten up: crooked window shades and curtains, lamp shades, picture frames, throw rugs,
sofa pillows -- all can show up glaringly in a photograph. Remove excess furniture so the room
isn't crowded, and look for worn, damaged, or mismatched furniture. You may be able to bring
in furniture from another room to substitute for
essential pieces that exhibit problems. Otherwise
hide them by placement, or move the camera
position. Remove unneeded throw rugs, but add
throw rugs to avoid distracting floor defects. A
simple, clean look in your photograph makes it
easier for the viewer to comprehend.
The rear of the villa
When photographing the rear of your property
- garden and swimming pool. Remove hoses,
children’s toys, dogs toys and turn on water
features and fix cushions… if cushions are sun damaged remove them and really if any of
your furniture is not up to scratch, move it while photographing so that the garden looks
clean, tidy and larger.
When photographing the kitchen
The kitchen is the heart of the home and
generally where everyone wants to see and
so we need to showcase this room to its best
advantage. Remove all of the unnecessary
clutter from the surfaces ie draining board,
kitchen towels, tea towels on the cooker,
fridge magnets, detergent should be under
the sink. Just leave the tea caddies for colour
and toasters. Kettles can also be removed so
that it presents clean and uncluttered.
Also keep in mind, that landscape photos are best as portrait cannot be used in slideshows
for videos and the web.

showcase your property.

way of selling your property. Our agents can be found most Saturdays in the
Ranches and Victory Heights showcasing different villas each weekend. Why do we take
time out of our Saturday to do this, because
Our track record shows us that more often than not, the property
will get sold via OPEN DAY.
The more people that come through an open house, the more likely it is that the property
will be sold. I hear you say “people search online and look at your videos and don’t actually
need to open the property up with all and sundry walking through”.. Once, we have buyers
in front of us, we can explain the unique attributes of the villa and the buyer can get a
feel for the property, after all most purchases are made with the heart and this is better
captured in an open house than online.
OPEN HOUSE allows the property to be viewed by all potential buyers
and allows us to capture the reluctant buyer as it is less committal than arranging a private
viewing appointment. It also helps buyers rule out very quickly which types they like and
do not like and customers can make their mind up quickly.
OPEN HOUSE can be effective for creating a competitive environment.
We find that when a buyer is interested in a property that is scheduled to be OPEN that
weekend, they tend to make their decision faster and it also shows that prospective

Gwyn’s Alternative Shepherd’s Pie
FOR THE CAULI-MASH:
Ingredients:
FOR THE MINCE:
Serves 4
400g beef mince
125g streaky bacon
40g butter
1 large onion finely chopped
4 celery sticks roughly chopped
2-3 garlic cloves minced
50g tomato paste
1 cup beef stock
3 large sprigs of thyme chopped
200g button mushrooms sliced
1 tin chopped tomatoes
3 large sprigs origanum chopped
Salt and pepper
1 cauliflower head broken into florets
100g of butter
2 egg yolks
Ground nutmeg
DIRECTIONS FOR THE
MINCE:

1. In a medium-sized
heavy-based frying pan,
saute the mince and
bacon in the butter until
golden brown.
5. Add the beef stock,
thyme, mushrooms and
tinned tomato and simmer
on a low heat for about
an hour to cook and
reduce.

browned, remove the
meat, leaving the fat in
the pan and add the
onion and celery.
3. Saute the onion and
celery in the fat until
golden brown. Add the
garlic and saute until
aromatic.
4. Return the mince to
the pan, add the tomato
paste and stir until a dark
sediment collects on
the base of the pot (this
sediment gives the mince

1. Steam the cauliflower
until it goes mushy.
2. Place the cauliflower
in a food processor and
puree until smooth.
3. While the blender is
running, add the egg yolks.
4. Add in the butter, one
knob at a time until it has
melted and the mixture is
smooth.
5. Season with nutmeg to
taste
TO MAKE THE COTTAGE PIE:
1. Fill a lasagne pie dish
with the mince and
smooth it out.
2. Top it with the
cauliflower puree and
press the classic fork
pattern into the top.
3. Place it under the grill
for 15 minutes until golden
brown.
NOTE: You can add anything
exciting into the mince that you
think will add to the flavour. If
you need a little extra fat, you
can always give the crust a
generous sprinkling of cheese.

Aine’s Wicked Chocolate Cherry Cake
Ingredients:
400 g stoned cherries
4tbsp Captain Morgan’s
sugarcane juice
70% dark chocolate shavings
For the cake
125g 70% Dark chocolate
55 blanched almonds, toasted
55g plain flour
3 tbsp water
3 medium eggs, separated
125g butter, softened
125g caster sugar
For the Ganache
225g 70% dark chocolate
broken into pieces
450ml double cream
Preparation:
For the topping, place the stoned cherries in
a small bowl with 3tbsp of Captain Morgan’s
and leave to soak overnight .
Preheat the oven to 180 degrees C/ Gas 4.
Grease a 23cm spring form tin and line with
baking parchment.
Melt the 125g of chocolate with the water
in a bowl over simmering water. Take off
the heat and beat in the egg yolks with the
remaining tablespoon of Captain Morgan’s
. Set aside until cool
Whizz the almonds and flour together in
a food processor until the nuts are finely
ground. Beat the butter and sugar together
until light and fluffy. Stir in the chocolate mix
, gently fold in the flour/almond mix. Whisk
the egg whites until soft peaks form. Gently
fold this into the cake mix.Pour into the
prepared tin and bake for 30 to 35 minutes
until cooked through. Remove from the
oven and leave to cool.
For the ganache, put the chocolate pieces
in a large bowl. Bring the cream to the boil
and pour over the chocolate.
Leave for
about 5 minutes by which time the chocolate
should have melted. Mix together and leave
to cool in the fridge. With an electric mixer,
beat the ganache until an imprint is left
when you take out the beaters. Put the cold
cake back in the clean spring form tin. Pour
over the soaked cherries and any remaining
liquid. Spoon over the ganache and smooth
the surface. Cover with clingfilm and chill for
at least 2 hours before serving. Remove the
outside of the tin before doing so. Decorate
with chocolate shavings.

usiness Women of Arabian
Ranches directory aims to
support the talented women
who live in the
Arabian
Ranches and surrounding
areas. The vast majority
are mothers with a hobby
trying to turn it into a microbusiness. With at least one
child to look after and with
little possibilities to get a parttime job, working from homebetween baby naps, baby
walks, school runs - comes
in hand. The great thing in
Dubai is that there are many
opportunities for such women
to showcase their products:

fairs,
community
markets and bazaars and last
but not least ARTE – Artisans
of the Emirates.
I set up the business directory
13 years ago noticing the
need
for
communication
and advertising within the
community. It also contributes
enormously to meeting the
neighbours and other people
living in the same community.
I have met many talented
women from our community
at ARTE. It was a big surprise
for me to find out that things
I liked and bought were made
by my neighbours.
Business Women of Arabian
Ranches is not just a business
directory,
it
provides
information about events
that might be interesting for
women: networking meetings,
business workshops, markets
and bazaars. We also have
networking
meetings
for
members only to meet each
other and some collaborations
might start, who knows.
The business directory is not
exclusively for the women
living in Arabian Ranches.
It is open to others living in
nearby areas like Motor City,
Victory Heights, Layan and Al
Waha Communities, The Villa,
Falcon City, Dubai Silicon Oasis,
Remraam . Based on an excellent
collaboration with the ladies
groups from Green Community,
Dubai Investment Park, it has
been extended to them also.

meet the needs of women

mentioning Hayet Zerelli and

decided to join forces and bring
to Dubai the jewelry range
called Fusion.
Hayet started to design jewelry
7 years ago just for herself. But
people liked it so much they
started ordering and that’s how
“Hayet Jewelry” was born. At that
time not so many women were
making jewelry but in the last 3
years more and more have started
to turn this hobby into a small
business. This applies to clothes
designers also. Hayet is always
at ARTE and her table is easy to
recognize. Being there from the
beginning, she can be found in
the same spot every time.
Suzanne McDonald has lived
in Dubai for over 16 years
now. 11 years ago she decided
to introduce her handmade
Scottish Tablet to the people of
UAE. It was a great success and
she has gone on to develop
