TIME SHARES IN HELLENIC
At Hellenic, the main purpose is to serve the needs of Greeks who live abroad. For
that purpose we use three types of studios: 38 square meters, maisonettes of 70
square meters and maisononettes of 140 square meters. Each house is divided into
14 two-week shares. Each share is valued by the period of use. During the winter the
owner can use the resort for two additional weeks with no additional cost. Each
owner can choose the type of house and time needed as per the prices that work
best for him/her.


A major difference in Hellenic time shares is the ownership status. There is a big
difference between the owner of the property and the owner of the right to use
the property in a certain period of time. At Hellenic each lot is sold individually.
The buyer pays a share (if he does not buy the whole lot) and gets a title of the
lot first. Then the buyer pays four installments for the contract cost.

There is not a fixed maintenance and management fee. Each owner is the
manager of his/her property and responsible for maintaining the property.

The owners own their properties and with a mutual agreement gain the right to
use them for a certain time.

Each house has a kitchen and a sitting counter but also a separate exterior
dinette with views of the sea. See photo below.

Hellenic prices are approximately 70% lower than the market price. See the link
from RCI.com, a timeshare-selling website for comparison. The main reason is
that the owner of the Hellenic time share is a partner in the property, a developer
rather than just a user. At Hellenic the ownership is permanent; there is no time
limit.

same time make money from their investment
Due to the structure of the development it can be rented to tourists and others who are
interested in visiting Hellenic, providing a second income from the house. This money
can be used to cover the home loan as well as to pay maintenance fees. At the same
time, the owner can personally use the home at any time during the year. The following
table is indicative of costs versus duration of stay, based on data from high, medium and
low seasons. Two additional options for the single ownership, the double and triple
ownership options are also provided.

RENT vs. BUY A WATERFRONT PROPERTY
On the above table 2A, it is presented the cost to buy two weeks in the Hellenic
Waterfront Resort. On table 3 below, it is compared the benefits of buying a percentage
on a studio which is equivalent of two week staying in a waterfront hotel room or a
similar house. The money you spend by making a capital investment compared to
spending your money every year by renting a hotel room or a waterfront house, it is
only 2 ½ times higher. This option highlights the significance of the investment in the
Hellenic.

The estimate was based on the rates of a 5 star hotel (Vantaris Palace) built by
our organization in 2005 at Chania Crete, aimed to become a waterfront resort
for Greek Americans.
Investing approximately 8,000€ in a property offer by Hellenic as per
table 3: The savings were approximately 3,000€ a year for not paying rents.
Owners also can make income out of this investment to pay vacation in other
destinations or to finance other family activities.

maisonettes that are set to be constructed.

The numbers written on the top of the structures can help you identify the lot and
specific house you would like to buy. The development will start from the
buildings shown with yellow at the bottom of the plan. Lots 1e and 1f are 140
sq.m maisonettes, and 2e and 2f are two 70 sq.m maisonettes. Lots 1g, 1h, 2g,
2h are eight studios that are each 38 sq.m. These will be the first of these
timeshares to be constructed, unless buyers specify other preferences. Press the
