The Appraisal Institute – a great American institution. I am
very proud to be a member. I am honored and privileged to
be the President for the South Florida Chapter in 2015.
Keep in mind that I was not born in this the greatest of
countries, and that I am the first person in my family to get a
college degree. So to have been elected to this office by a
professional organization of my peers is truly an honor. My
membership in the Appraisal Institute has given me a sense of
professionalism, and no less important, an independence that
I worked towards for many years.

I am reminded of the many encouraging conversations I had with Ted Slack Sr., MAI. And, also
the guidance of Renaldo Blanco-Navarro – not a member of the Institute but a board member
of the first FREAB – who taught me basic skills about appraising. And, also Gabriel GarciaMenocal, MAI who was my true first teacher. I am also grateful to my first true mentor, John
Blazejack, MAI, SRA, for his continued friendship and support. And finally, I am enriched by the
constant presence of Bob Gallaher, MAI, as a life mentor, colleague and friend.
It took a long time for me to become designated – I probably hold this unflattering record in the
chapter. I began my service on the local Board of Directors in 2009. I am thankful to Ann
Marie McCarthy, MAI, for opening the door to Board membership and for allowing me to
participate and work my way to where we are today.
Serving in the South Florida Chapter of the Appraisal Institute has been an eye-opening
experience. I have learned that the Appraisal Institute, while member driven, is a top-down
organization. Policy, understandably, is defined by those members holding national and/or
regional positions; the obvious reason is simply their accumulated experience. The role of the
South Florida Chapter of the Appraisal Institute is thus to act on the agenda set by national, as
well as to address the issues mandated or required by the organization.
These tasks are best addressed at the chapter level by an executive director. We are fortunate
to have Debbie McClave, with her high caliber of professionalism to guide us through the day to
day business of running our chapter: truly indispensible. Also in my view, indispensible to the
financial success of the chapter is the extraordinary significance that the Education Committee
plays, and has for years. We are very fortunate as well to have a volunteer - par none - in that
role, Claudia Vance, MAI. Her contribution to the chapter cannot be overstated. Another
example I offer is Barbara Johenning, MAI, who has worked tirelessly over the past 3 years in
coordinating candidate guidance and the new candidate advisor program, with clear and
concrete results that demand our acknowledgment.

The Appraisal Institute faces challenging times. Other organizations (some of which are relatively new on the scene) and
some individuals criticize, our members struggle to regain stability after the Great Recession and competing educational
opportunities vie for our members’ attention.
Our national representatives have their hands full. But, it is our job at the local level to support our national organization
in its effort to remain as the preeminent appraisal organization in the United States. Our task is to be good caretakers of
the chapter’s business. I promise to do that diligently, carrying on the example of my predecessors – Trisha Guarnieri,
MAI; Val Chiasson, MAI, SRA; James Walsh, MAI, and Armando del Valle, SRA, AI-RRS.
I encourage you as a member of this chapter to volunteer to serve, your help is needed in the everyday efforts of
complying with tasks and agendas set by national; you will gain insights into the organization’s workings. A chapter full of
active volunteers is the best means of the betterment of our Institute and assurance of its future success.

Thank you to our loyal members who attended the Chapter’s educational offerings in 2014. Your support is critical in
maintaining our Chapter as we are accustom to. In 2015, attendance at our chapter sponsored courses, seminars and
chapter meetings is even more important since it is not a State renewal year and our net profit will be lower than 2014.
Trisha Guarnieri, MAI, made it a priority for the Chapter to present timely and high quality seminars and courses to our
members. She also saw to it that we had fun at the Marlins outing. Chapter officers and board members are focused on
the South Florida Chapter being the best in the country. This goal can only be accomplished when you enroll in the
Chapter’s offerings for qualifying education and continuing education.
2015 will be a different year because of the variety of delivery systems for education. Most people continue to prefer inclass sessions. As can be noted on the 2015 Education Schedule, there are classes and seminars for all levels of
expertise and interests. Additional seminars will be added as available. All of us are fortunate to have Debra McClave
as our Executive Director. In 2014, Debra managed the business of the Chapter and administered 29 educational
sessions for 1,308 people. Thank you Debbie, we would not be the Chapter we are without you!
It is a New Year with a full education schedule as can be seen in this newsletter. Please take a minute to review the
schedule to see what classes you need or what might interest you. Appraisers in your office, who are not affiliated with
the Appraisal Institute, can benefit with classes nearby to further their careers. Far too many appraisers waited until
the end of the two-year State renewal cycle to complete the 30 hour requirement, finding hours wherever they could.
Note: the easiest way to complete 30 hours: 7, 3-hour seminars at Chapter meetings in 2 years x 3
hours = 21 hours + 7 hour USPAP Update + 3 hour Florida Law = 31 hours. HOORAY!! You are done!!
For designated member and candidates, there are many courses to fulfill the recertification and designation process for
the Appraisal Institute. Let 2015 be the year you get ahead of the time crunch to obtain continuing education credits
and attend quality educational sessions. You need the hours; the Chapter needs your attendance.
January 23, 2015 is the date for the Chapter Meeting and Installation. It will be a fun and productive day. Albert
Armada, MAI, SRA, will be installed as the President of the South Florida Chapter of the Appraisal Institute. Bob
Gallaher, MAI will moderate a panel presentation on The Economic Engines of Miami-Dade County. The location
for this event is Shula’s Hotel, Miami Lakes, with a scrumptious Latin inspired menu for lunch. Please see details on the

When I was in high school, in the 1970s, and was the last of three sons to consider colleges, my mother decided
to return to work after being a homemaker for 20 years. Having studied shorthand in her school days, she
started doing temporary secretarial work and remained a secretary until she retired at age 70. During the last 15
years of that career she would often say “If I knew I was going to be working this long I would have gone to law
school.” So when I was 45 years old and the telecom industry was no longer a place where I could grow due to
changes in the industry, I knew that my second career would be worth an investment of time and effort
regardless of how long I would use my new skills. This attitude didn’t seem very special to me until I spoke with
a close friend of mine about going back to school. He was embarrassed that he never received a college degree
and was considering taking a math class, but he couldn’t see the payoff of the long road to earning a degree. He
told me “If I take four courses a year, I’ll be 50 before I graduate.” I replied, “If you don’t take four courses a
year, you’ll be 50 anyway.”
Many times, the “secret” to accomplishment is simply not quitting. I spent a year getting a degree in Tourism
Management in order to switch careers and ended up taking a job with a hotel appraising firm, HVS. I thought I
would stay for a few years to learn about the industry and then move on. I started taking Appraisal Institute education, and got my
Florida appraisal licenses during those three years. I was ready to move on at the end of 2008, but that was right after the market
began to fall, and no one was hiring or moving to new companies unless they had to. So I stayed through the recession years and kept
taking two or three classes per year, as business volume was light. By the time the economy was recovering and our calendars were
getting busy again, I only had the work log and demonstration of knowledge requirements to complete in order to receive the MAI
designation.
Persistence and patience are not the most glamorous characteristics, but they are usually required in order to get things done. By
focusing on the next step instead of the whole road ahead, I usually plod along and eventually rack up rewards and meet goals along the
way. The MAI process for me has been another one of those journeys that required taking the next step and not quitting.

What does designated membership mean to me? It means being recognized by the largest professional association
of real estate appraisers as a peer. To be counted amongst this group is an honor and a privilege and I am thankful
for the opportunity to learn from the knowledgebase that makes up this institution.
One of the hardest parts in my path to SRA designation was making the commitment to become a candidate. After that and a few
conversations with the advisors, I was on my way. The biggest challenge was the report writing course. It was very in depth and
required much more than one might anticipate. After that hurdle, it was relatively smooth sailing and mainly a matter of making the
time commitment. I enjoyed the process as a whole and would say that my favorite parts were discussions with my advisor(s) and
going over select assignments with the residential experience screener.
I recommend becoming a candidate for designation to any appraiser who wants to challenge themselves professionally and
intellectually. The process was both challenging and rewarding and I am extremely happy to have achieved my SRA designation.

When I first began the process of obtaining my designation, I planned to complete the requirements before
having kids. Five years and two kids later, I finally received the designation. I would like to thank my family for
putting up with me over the weekends I devoted to studying for the comprehensive exam and writing the
demonstration report.
I chose the traditional demonstration report option to save some money. But, many times while working on
the report, I questioned my decision not to take the Capstone program. In the end, I learned many things from
choosing the traditional demonstration report, not only in improved valuation techniques, but also in report
formatting and writing.

The South Florida Chapter and the AI Admissions Department are actively recruiting Designated members to serve as
advisors to Candidates. The Advisor serves as a resource to the Candidate, providing the Candidate with knowledge on
the Appraisal Institute and expertise on the appraisal profession. An Advisor may receive up to 125 points of continuing
education credit in the category of “Service As a Candidate Advisor” (this is no longer part of Service to the AI) during

Nominating Committee
The selection of a five-member nominating committee will be completed at the January 23, 2015 Chapter Meeting and
Installation. This committee is charged with preparing a slate of nominees for the position of 2016 officers, directors
and regional representatives of the South Florida Chapter.
Our current president, Albert Armada, MAI, SRA, will appoint one committee member and the Board of Directors
will appoint one committee member. The Chapter designated members, candidates, practicing affiliates and affiliates,
will nominate the remaining two members at the Chapter Meeting and Installation on January 23, 2015.

The Appraisal Institute expanded its Valuation of Sustainable Buildings Professional Development Program's registries
of residential and commercial appraisers, found on the AI website.
The registries now list the names of Designated members, Candidates for Designation, Practicing Affiliates, Affiliates
and other professionals who have successfully attended and passed the examinations of the courses in the program.
Placement on the registries shows potential clients and employers that these individuals have obtained knowledge on
this specialized topic. The Appraisal Institute expanded the list of those eligible to be listed in the online registries in
response to requests from clients seeking to hire commercial and residential appraisers who had taken AI's green and
energy-efficient valuation education.

New 3-Hour Supervisor and Trainee Course
Effective December 1, 2014 the state of Florida will require a 3 hour Supervisor and Trainee course, that applies to all
new or existing applicants for a Trainee registration. This course must comply with the AQB course objectives and
outline. As of January 1, 2015 any existing Certified Appraiser adding a Trainee, or Certified Appraisers, who
currently supervise, but wish to change the composition of existing Trainees, will also be required to complete this
course, prior to adding the Trainee or making a change. If you are a Certified Appraiser who does not wish to
supervise trainees, or who does not wish to make changes to your existing trainee composition, you are not required
to take this course.
This is not the same course that was previously required at initial licensing or renewal in previous years, commonly
known as the Roles and Responsibilities course. The Roles and Responsibilities course will not satisfy the requirement
for the new Supervisor and Trainee course.

Washington May 20-22. The Appraisal Institute will begin accepting applications for individuals interested in registering for

Annual Minimum Progress
Start 2015 right! Plan out your annual minimum progress now. You can also refer to the Candidate Resource Manual for
information on many aspects of the Candidate for Designation program, including Annual Minimum Progress, Candidate
Attendance, Timeline to Designation, Candidate Status Report, etc.
You can satisfy your 2015 Candidate Attendance requirement by attending our first chapter meeting on January
23! Sign up today!
AI Board of Directors approved amendments to AI Regulations that would broaden the definition of the Candidate Attendance
Requirement. Regulations will now allow Candidates to attend at least one (1) meeting of their chapter or an AI event (Chapter,
Regional, National) approved by the ADQC. Please note: A Candidate who already holds another Appraisal Institute
designation is not subject to this requirement.
Fulfilling this requirement became problematic for some Candidates due to geography or other factors. In late 2013, the ADQC
proposed broadening the definition of a meeting so that an array of events will now satisfy the intent of the attendance at
meetings—which is to foster a community of appraisers through networking. The ADQC will still have discretion to determine
which types of events would satisfy the requirement.

Job Description
Preparation and production of Fannie Mae, Freddie Mac and FHA apartment appraisals, market studies and consulting
throughout the State of Florida.
Market rate and Tax Credit apartments are the dominate property types for this
position. Apartment appraisal experience a plus but not necessary. Training to be provided for those with the
analytical, communication and writing skills to be successful. The availability of health insurance, 401(k) and profit
sharing is part of the compensation package.
Meridian Appraisal Group, Inc. provides the following services to their clients:
Narrative Appraisals on all most all property types
Market Feasibility Studies on almost all property types
Appraisal Review
Court Testimony
Rent and Income studies
URAR appraisals for FHA, VA, conventional and relocation financing on one to four unit single family homes
(Residential Division)
Desired Skills & Experience
State of Florida General Certification, 4-year college degree minimum, strong analytic & writing ability, must be
proficient/advanced in Word, Excel and ARGUS. Must manage time efficiently and be self-motivated. Strong
communications skills are required along with a “team player” mentality. Emphasis is placed on quality of work and
critical thinking ability. Three years’ experience at a minimum.

news for Miami-Dade County. The seminar will address the basic industries of the county, the
potential for new industry in-migration, the risks of existing industry out-migration, the strengths of
the local economy and the challenges we face in maintaining long-term viability.

Steve Beatus, Beacon Council — How Miami Dade attracts industry and businesses, what do new
companies find attractive about South Florida and what challenges does the agency face in recruiting
businesses to the area?
Pat Birch, Gallaher & Birch — Will address trends in medical real estate. Who are the leasers in the
medical field, how they are using their real estate, why are they continuing to acquire more property,
rental trends, office hotel, etc.?
Ron Shuffield, Esslinger Wooten Maxwell, Inc. — Will address the demand and supply balance of the
residential real estate market, the changing trends in how and where people live and broad changes in
the commercial markets.
William Talbert, Greater Miami Visitors & Convention Bureau — Will address the volume of
