ESTABLISHED TRADITION
Druce was established in Marylebone in 1822, and has had a property presence in the area through the
majority of that time. In the mid 1980’s an office was also opened on Harrington Road, South Kensington.
After 25 years it moved to a superior location on Gloucester Road. Druce have recently opened an office in
London Bridge, next to The Shard, at the entrance to London Bridge main line and underground stations, on
St. Thomas Street. Our focus is on Prime residential property and new developments.
Druce is a voluntary member of the Association of Residential Management Agents and the Association
of Residential Letting Agents. Membership means we have to follow the highest standards of conduct
and professionalism.

demands compliant with all relevant legislation and chasing arrears with our dedicated credit control team.
Reserves for major works – Reserve funds are an integral part of the annual budgeting process.
Our Property Managers are trained and supported by the finance team to incorporate a 10 year financial plan
into each buildings Planned Maintenance Programme.

Affordable litigation is a specialty of our Legal Services. Our Property Managers monitor arrears weekly
working with the legal officer to recoup outstanding funds both efficiently and cost effectively.

condition through to the completed development.
Our terms are simple; we offer a Free of Charge management service whilst you sell the properties, in return
for the Management Contract for a minimum period of 3 years.

REFURBISHMENTS
Our management department oversees minor building repairs through to full scale property refurbishments.
Our extensive portfolio of contractors enables us to cover all aspects of building works both cost effectively and
efficiently, compliant with all aspects of Health & Safety.
We work closely with our lettings departments to help advise you on refurbishments maximising the rental
potential. Our Estate Managers oversee major works to blocks both internally and externally, undertaking the
necessary consultation requirements in accordance with the Commonhold and Leasehold Reform Act 2002.
Listed Building Consent
Listed Buildings accounts for approximately 2% of properties in England and Wales
If you wish to make any modification to a listed building, you will need to apply to the relevant local planning
authority to obtain Listed Building Consent. The legislation surrounding listed buildings is complex and
specialist advice should be sought before undertaking any external and/or internal restoration or
refurbishment work. Unauthorised work to a listed building is a criminal offence.
At Druce our Estate Management team have the expertise to manage listed buildings and applying for Listed
Building Consent. Our sympathetic management of both historic and modern buildings ensures that we source
the relevantly skilled craftsmen specific to the architectural design of your building.
