Les Fermes de Châtel is a development of luxury
apartments positioned directly alongside the ski lift in
the heart of the popular dual season resort of Châtel.

Resort Information
Two New Lifts
The Portes du Soleil region, which straddles the FrenchSwiss border, is made up of twelve major winter sport
resorts. On the French side you have: Avoriaz, Morzine,
Les Gets, Châtel, Morgins, Saint-Jean-d’Aulps, Montriond
On the Swiss side are Champéry, Les Crosets, Val d’Illiez
and Champoussin.
Châtel has a worthwhile amount of skiing in the Linga
and Super-Châtel areas. Now with two new fast chair lifts
connecting these areas (The first of which you can see
below), this has become more of a convenient place to
stay. Previously a bus was needed to make this journey,
but thanks to the new lift the skis can stay on whilst
travelling. This connection is made even more exciting
by the new piste due to open soon in the Super-Châtel
area.
Châtel
This is the smallest and most rustic of the major resorts
in the French part of Port du Soleil. Still with some 30
working farms, the area has maintained much of the
traditional charm and some of the chalets date back to
the sixteenth century. Situated in a valley very close to
Lake Geneva, Châtel has an efficient bus service to the
nearby villages making it easy to leave the car at home.
Châtel is the perfect resort for those who want a more
relaxed Alpine retreat.
Getting there
The closest resorts to Geneva are Morzine and Les Gets
which are just one hour by car. Avoriaz and Châtel are
one hour and 30 minutes from Geneva. There are plenty
of flights from within Europe by airlines such as www.
easyjet.com and plenty of long-haul flights too.

Les Fermes de Châtel is an exclusive development of
luxury apartments located in a fantastic ski-in, ski-out
position in the heart of the village and directly next to the
Super-Châtel cable car. These beautiful rustic buildings
are being constructed in a traditional style with high

Les Fermes de Châtel will feature 89 apartments spread
across three chalet buildings. These lovely apartments
will have one to three bedrooms and breathtaking views
over the village rooftops. The warm, cosy apartments

The apartments vary in size from 30m2 to 71m2 and a
number of duplex apartments are available. Most of the
apartments face south or west to make the most of the
sunshine and the mountain views.
As an owner you can enjoy many top hotel services
including a reception area, your own dedicated concierge
desk, personal assistance with luggage, a cleaning
and linen service, babysitting and a children’s club so
everything is taken care of for you. There will also be a
cosy hotel style bar and lounge with a roaring fire and
WiFi access plus a cellar and ski lockers for owners.
Upon arrival owners will be offered a welcome cocktail
and a gift. During your visit bed sheets and towels will
be changed for you, cleaning will be taken care of and
toiletries and slippers provided so you can focus on
enjoying your stay.
Additionally, Les Fermes de Châtel will have its own
extensive wellness facilities with a large indoor swimming
pool, Jacuzzi, steam room, solarium, Hammam and a
gym. For the ultimate relaxation, there are also a number
of massage rooms where you can unwind with a soothing
massage. Les Fermes de Châtel also has an underground
car park and each apartment has its own parking space
and storage area.
These apartments are extremely good value and will
make a sound investment with projected rental returns of
up to 5% depending upon personal usage. Construction
is scheduled for completion in December 2015.

Winter
Whether on skis or a board there really is something for
everyone, whether it be the cruisey reds and blues of
Morzine or the snow parks of snow-sure Avoriaz. The
Portes du Soleil ski area is enormous with 650km of piste
and plenty of off-piste too all at an altitude of up to
2275m. The lift system of 209 lifts allows skiers to cross
borders freely, connecting to various resorts all over the
region so visitors can really enjoy this winter adventure
park.
Châtel
This resort gives immediate access to 90km of pistes
for all levels as well as linking to the entire Portes du
Soleil. There are plans to improve the link with nearby
Avoriaz, upgrading lifts to a fast six-pack. Directly above
the village is Super-Chatel, an area of open and relatively
easy slopes which is the starting point for the clockwise
route around the Portes du Soleil. There is night skiing
on the Linga run on Thursdays.
Avoriaz
Avoriaz is a si-in, ski-out resort with pistes fanning out
in all directions giving an impressive range of skiing
possibilities. There are 70 km of slopes in the immediate
surrounding area, beyond that there is then the massive
expanse of the Portes du Soleil region. The lifts here have
been recently renovated giving fast and efficient access
to the slopes. For snowboarders Avoriaz is perfect, the
resort was one of the pioneers for the sport in France
and has the first terrain park to be built in the country.
Morzine
The resort is just off of the main Portes du Soleil route
but you can still join the Portes du Soleil circuit fairly
easily by travelling up to Avoriaz and joining the circuit
from there. The local slopes in Morzine are both good
and varied enough that you’ll have no need to leave.
Les Gets
The slopes above Les gets are shared with Morzine and
together they have access to the largest area of local
slopes with a total of 110km. There are also off piste
opportunities and terrain parks nearby.
Brilliant mountain biking, hiking and even horse-riding!
Summer
In summer the ski slopes are perfect for trekking and
mountain biking. The Portes du Soleil has become
renowned as the prime place for mountain bikers. There
is 650km of sign-posted tracks, 10 permanent downhill
runs, 4 bike parks and 24 ski-lifts equipped for taking
mountain bikes.
Aside from mountain biking one can also use the same
routes for hiking and there are special climbing areas
too. For a more relaxing activity you can go to one of the
five swimming pools or even to one of the nearby lakes
which is a real treat. On the water there are opportunities
for white water rafting, and you can go canyoning to
get a taste of all the activities. With Lake Geneva and
the resort of Evian is just over half an hour away, and
other resorts close by, it’s very easy to have a change of
scenery and there is plenty to do.
The Portes du Soleil is a good dual season choice
Legal Requirements
Renting
There are no restrictions in France so whatever your
nationality you may buy or sell any property freely. You
may buy in your own name or in the name of a company
which may be more tax efficient. Some new developments
require you to rent your property when you are not using
it but you save the 20% VAT.
The French tax office also gives buyers of new properties
a tax incentive to rent it. Some developments oblige you
to rent your apartment when you are not using it but you
do not pay the 20% VAT on the purchase price.
Finance
French banks will lend up to 80% of the purchase price.
We can recommend a specialist mortgage broker which
deals with all the major French banks. They have fixed
and variable rates which are currently very low at under
3%.
Purchase costs
There is a tax incentive to buy a new property so the total
legal fees and taxes are only 2.5%. If you are buying a
property over 5 years old additional taxes must be paid
to the “department” and the “commune” and these will
bring the total costs up to 7.5%.
These “sale and leaseback” schemes offer either a
guaranteed fixed income or a share of the pooled income
from the whole development. Some limit your use to 6
weeks per year; others have unlimited personal use. If
you buy a “classic freehold” property you may keep it for
your exclusive use as a second home.
If the apartment or chalet is new and you choose to rent
it on a commercial basis you can still reclaim the VAT
and get a 20% discount. Usually the prices shown in
our brochures for sale and leaseback properties are the
net price but for classic freehold properties we show the
gross price (as you can choose to rent and reclaim the
VAT or not). Please check with us as we have a suitable
arrangement for every buyer.
