By Road
From the M55 take junction 4 and at the roundabout take the first exit onto
the A5230. Continue and at the roundabout take the third exit continuing on
the A5230 Progress Way. Continue and at the 2nd set of traffic lights signals
turn left onto Common Edge Road, the B5261. Follow the road until you join
Blackpool Road and Fylde Rugby Club is on the left hand side.
By Rail
The nearest railway station is Ansdell. It is 0.4 miles away from Fylde Rugby
Ground. To walk from the train station, go down Woodlands Road walking
away from the sea to the T-junction and turn right onto Blackpool Road, the
B5261 and Fylde Rugby Ground is further up on the left.
Car Parking
Fylde Rugby Club offers ample parking facilities free of charge to those
attending the auction.

arrangements for each lot are contained in this catalogue.
Legal documentation
For each lot there are Special Conditions of Sale and other documentation
provided by the vendor’ s solicitors. If you wish to receive this information,
legal packs can be downloaded from our website allitt.co.uk. All legal
documentation can be inspected by prior arrangement and is available in the
auction room on the auction day.
Instructing a solicitor
Before bidding at the auction, you are advised to consult a solicitor or
licensed conveyancer to advise you on the general and special conditions of
sale, the local authority search, the land registry office copy entries and any
other information provided.
Deposit
When you buy a property, you will be asked to come to the contracts desk
to sign the Memorandum of sale in duplicate. At that time you will be asked
to provide a deposit. The deposit will be 10% of the purchase price or a
minimum of £3,000. Deposits can only be paid by personal cheque, bankers
draft, building- society or counter cheque or debit/credit card payment, but
no cash is accepted.
The Contract
Once the memorandum of Sale has been completed you will be asked to sign
two copies, one will be given to you, together with the legal pack, which you
must then take to your solicitors. The second copy and deposit are retained
for the seller’ s solicitors. Completion will usually take place in twenty eight
days, but this can vary depending on the seller’ s requirements.
Guide & Reserve prices
Guide Prices are indicative only and are generally within 10% upwards
or downwards of where the reserve may be set at the time of going to
print, subject to the seller’s final instructions. Please note they are NOT an
indication of the anticipated sale price or a valuation.
Reserve Price: the seller’s minimum acceptable price at auction and the
figure below which the auctioneer cannot sell. The reserve price is not
disclosed and remains confidential between the seller and the auctioneer.
Both the guide price and the reserve price can be subject to change up to
and including the day of the auction (The Auctioneers and sellers accept no
responsibility for any loss, cost or damage that a buyer may incur as a result
of relying on any guide price. It is the buyer’s responsibility to decide how
much they should bid for any lot. Please check with us for regular updates as
guide prices are subject to change prior to the auction.)
Pre-auction offers
These must be made in writing and will only be considered if the lot has been
viewed, legal documents inspected and proof of funding has been supplied
to the auctioneers. Pre-auction offers are on the basis of an immediate
exchange of auction contracts upon acceptance by the seller. Any offer will
be assumed to be your best and final offer and we cannot guarantee that
you will be invited to increase your bid if an alternative, satisfactory offer is
received prior to exchange. Our clients have agreed that only pre-auction
offers substantially above top guide price need to be submitted.
Finance and mortgages
It is essential to arrange finance prior to the Auction and for all surveys,
valuations and inspections to take place before the bidding. If you are buying
at auction, Auction Finance can help tailor rapid and flexible finance solutions.
Telephone and proxy bids
If you want to bid by telephone or proxy on the day of the auction we are
more than happy for you to do so. We must be holding a signed proxy form
and deposit cheque at least 24 hours before the auction. Therefore please
contact us in plenty of time to receive and return the bidding pack, to avoid
disappointment. All successful buyers will be required to pay the buyers
charge of £480 (inc VAT) on each lot. Please contact Allitt Auctions for a proxy
bid registration form.
Addendum
When you arrive at the Auction, a member of Allitts staff will hand you a list
of last minute alterations and amendments to the catalogue, this is known as
an ‘addendum’. It is essential that you read this information carefully in case
it refers to a lot which is of interest to you, as the addendum forms part of the
contract of sale.
Administration Fee
If your bid is successful, you must pay an administration fee of £480 (inc VAT)
per lot on the fall of the gavel. In the event of non-payment, a deduction of
£480 will be made from the amount received before the balance is applied to
the deposit. A vat receipt will be issued in the name of the buyer.
Proof of identity
In order to abide by the money laundering regulations we ask that all prospective
purchasers provide proof of identity. Please bring your passport or photographic
UK driving license and a current utility bill, bank statement or council tax bill to the
auction. If purchasing on behalf of a company you will also need present proof of
your position within the company and company letterhead.
Completion day
Completion normally takes place twenty eight days after the date that contracts
are exchanged, unless other arrangements are specified in the special
conditions of sale. It is advisable to check this prior to the auction day. All plans
are strictly for identification purposes only and should not be relied upon.
