Why We Love Cooperstown So Much
If you have been following our
land deals, you have doubtless
heard us talk about properties
being close to Cooperstown.
We loved having land available
that was a mere 20 minutes
from Cooperstown. But this
deal has surpassed our wildest
expectations.
In decades of doing business we
have never offered land within
the Cooperstown School district
and only 5 very short miles from
“America’s most perfect village”.
Plus there are two gorgeous
motor boat/sailing/fishing lakes
just down the road. All of which
makes this, indeed, cause for a
“happy dance”.
What does that mean for you?
VALUE: Both present and future. Cooperstown boasts one of the finest elementary schools in all of New York State. Even if
you don’t have school aged children, it’s important to know that land within this School district has a substantially higher value than
land outside. The Wishing Well Sportsman’s Club properties ARE PRICED AT 50% to 70% below comparable properties
within the same school district.
SECURITY: Cooperstown’s economy is rooted in the stability of healthcare and tourism.
The foundation of the entire Bassett Health Care network is located in Cooperstown. Bassett Medical Center is an acute care
inpatient facility. With missions of patient care, teaching and research. The network provides care and services to people living in an
eight county region covering 5,600 square miles in upstate New York. The organization includes six corporately affiliated hospitals,
as well as skilled nursing facilities, health centers and health partners in related fields.
The National Baseball Hall of Fame and Museum, one of the country’s most popular destinations and perhaps the
best-known sports shrine in the world, has called Cooperstown home since it’s opening in 1936. The Baseball Hall of Fame is so
beloved and iconic that President Obama paid a visit to the museum last year to promote American Tourism. Also a huge boom to
the Cooperstown area economy has been the addition of the Cooperstown Dreams Park. With over 17,000 little league baseball
players traveling to the Dreams Park to play ball in the summer months, the area benefits from the inflow of cash the players,
families and coaches all bring. Seasonal rental properties are always booked solid during the summer.
In addition to baseball, visitors to Cooperstown enjoy the Farmers Museum (a 19th-century Historic Village), The Fenimore
Art Museum, The Otesaga Resort Hotel and the Glimmerglass Opera (a internationally renowned summer Opera
festival).
BEAUTY: Cooperstown is not known as “America’s most perfect village” for nothing. It is full of small town charm, rooted in
history, and beloved by all who visit and live there. The immaculate Otsego Lake (know locally as the Glimmerglass because
of it’s sparkling clear water), rolling hills and picturesque valleys surrounding Cooperstown are some of the most beautiful country
scenes in all of New York.
“The best investment on Earth is earth.”

Expert Tip
You will be walking country acreage which means it’s
important that you dress properly. Wear sturdy shoes
like boots or hiking shoes. Dress shoes or sneakers
are not ideal for walking in the woods and wayside
in March. There will be some paths and trails, but
good shoes are always a good friend on country
land. March in Upstate New York can be mild or
frigid, clear skies or snow so it’s best to be prepared
for any type of weather. And lastly, you may want to
plan on spending some extra time to get to know this
Cooperstown region. We’ve enclosed a list of area
accommodations for you, if you’d like to stop and
stay awhile.
This property is beautiful right out of the box, so
when you arrive at the land, simply take a deep
breath of that fragrant country air and enjoy this
lovely countryside.
