As a Class A office environment, it’s important that our guests and tenants not only have a place to work
and do business everyday, but also have as many onsite conveniences that can help ease the stress of an
ever expanding work load. 3800 Alameda provides many onsite amenities such as Starbucks Coffee for
that morning jolt of caffeine to Trimana Grill and Café for a hearty meal at lunch.
As our tenant, provide many additional amenities to their workforce such as an employee gift center, onsite
dry cleaning pick up and drop off, postage facilities, convenience items, discounted tickets, and so much
more. For a complete list of amenities, please contact your facilities manager.

Building Security: Overview
3800 Alameda is committed to providing only the best and most disciplined 24 hour security for all tenants
and guests who enter our doors. The security console is located on the ground floor lobby in the center of
the room. All guests are required to check in with one of our security professionals, provide proper and
current identification, and state the purpose of their visit prior to being granted access beyond the ground
floor. In addition, all employees who work at 3800 Alameda are required to provide a proper employee I.D
badge (provided by their employer) before being granted access into the passenger elevators.
Not only does 3800 Alameda provide the highest level of security to insure maximum safety, but our security
staff is well trained in CPR, emergency procedures, building systems, fire and life safety protocols, and
much more. Beyond keeping our building secure, they provide a friendly face and warm welcome to
everyone who passes through our doors. As mentioned above our security staff serves the building 24
hours a day, 7 days a week and can easily be reached by simply dialing 818-846-6804 from any touch-tone
telephone.
Building Security: After Hours Access
3800 Alameda provides 24 hour building security and from time to time both tenants and vendors require
after hours access. Should after hours access be required, please notify building security 24 hours in
advance via email, fax, or handwritten correspondence outlining the purpose for access, authorization,
areas which will be visited, and contact information for the requestor. All guests who enter both during
business hours and after hours are required to provide a valid state or government issued identification. For
tenants requiring after hours access for visitors or vendors, please see the attached pdf after hours access
form.
Building Security: Building Access
3800 Alameda building hours of operation are:
Monday Through Friday 6:00 am - 7:00 pm
After hours, all of the elevators to floors 2 through 21 are shut down and all lobby doors are locked. For
access after hours, please refer to the after hours access tab and/or see building security
Parking Structure Hours are:
Monday Through Friday 6:00 am - 11:00 pm
All access gates to the parking facility are lowered and the parking garage closed after 11 pm and
throughout the weekends; however, employees with proper access cards may be granted access to the
garage after hours or on weekends. For access to the parking structure after hours please contact building
security via telecom system.
Building Security: Deliveries
Deliveries must be made by using the loading dock area located off of Riverside drive directly adjacent to
the parking garage exit gates. All messengers must take the service freight elevator only. After hours, it is
the tenant’s responsibility to escort deliveries up to their suites. Building access cards or keys are not given
to non-tenants.
All oversized/large deliveries (those requiring more than thirty (30) minutes or involving pieces with any
dimension greater than 5 feet) need to be scheduled at least 24-hours in advance with the Management
Office and shall take place during non-business hours. Non-peak times are Monday—Friday between
1:00PM to 4:00 PM. In addition, a representative from your firm must be present to accept any deliveries
made after-hours.
All delivery companies must bring Masonite to protect lobby floors. Walls, corners, and door frames must
also be treated with appropriate protection to avoid damage.
Building Security: General Office Security
Security Checklist
The following is a list of general office security suggestions, which are offered to you as an aid in
establishing your internal security procedures:
Restrict office keys to those who actually need them.
Keep complete, up-to-date records of the distribution of all office keys.
Establish uniform procedures for collecting keys prior to the termination of employees.
Establish a rule that keys must never be left unguarded on desks or cabinets.
Require that filing cabinet keys be removed from locks and placed in a secure location after opening
cabinets.
Prevent unauthorized personnel from reporting a lost key and receiving a replacement.
Ensure that a responsible person is in charge of issuing all keys.
Store keys systematically in a secured wall cabinet of either your own design or one that conforms to
a commercial key control system.
Insist on identification from repairmen who come to work in your office.
Clear all desks of important papers.
When working alone in the office at night, lock the front door to prevent anyone else from entering.
Keep the police, fire department, and building security telephone numbers posted.
Double check to see that all doors are securely locked before you leave.
Suspicious Persons
If you see suspicious or offensive persons in the building, please call the Management immediately. If
possible, make note of appearance, clothing, etc. in order to assist building security in locating them.
Please be aware of strangers in your Tenant areas and halls. Quite often a question such as “May I help
you locate someone?” will be enough to deter a potential thief. Suspicious encounters of this type should be
reported to the Office of the Building immediately.
Building Security: Lost and Found
Please contact the Management Office at 818-846-6804 to claim items that have been lost or found in the
buildings.
Building Security: Solicitation
Solicitation is not permitted. If someone is soliciting in your suite, then please notify the Management Office
at 818-846-6804 and we will send appropriate personnel to escort them off of the premises.
Building Services: Cleaning
General office cleaning and periodic window washing are provided Monday through Friday, except holidays,
as stipulated in your lease.
For additional porter services, as well as small moving jobs, garbage bins or carpentry, please contact your
facilities manager or Disney CORE Services.

Building Services: Elevators
3800 Alameda is currently undergoing a building wide elevator modernization program which will enhance
the speed, reliability, and functionality of all building elevators. Not only are the elevator mechanical
components being updated, but also all elevator interiors will be completely refurbished to highlight
ownership's commitment to providing a true Class A office environment .
The building is equipped with a total of 12 elevators throughout. There are two elevators which service the
parking structure and are the newest of our elevators having been completely updated and refurbished.
There are a total of 4 low-rise elevators which service floors 1-11. There are a total of 4 high-rise elevators
which service floors 11-21. For building deliveries, moves, and construction there is a freight elevator which
serves floors B-21. Lastly there is a shuttle elevator which services floors B through 1 and is most commonly
used by those tenants and visitors in our basement office locations.

floor.
Building Services: HVAC
If the temperature in your office needs adjustment, please contact the Disney CORE Services or your
facilities manager. Your call will be referred immediately to engineering personnel.
The standard hours of operation of the heating and air conditioning systems are 7:00 am to 6:00 pm Monday
Through Friday / Saturday from 9 am to 1 pm. Special arrangements should be made for any HVAC needed
outside of those hours.

Emergency Procedures: Bomb Threat
Telephone Threat
When a bomb threat is made over the telephone, obtain the following information from the caller:
Exact location of the device.
Time set for explosion;
Description of the device;
Reason the caller has placed the bomb;
Exact words used by the caller.
Keep this information as confidential as possible.
Notify the Police Department. Call 911.
Notify the Management Office at 818-846-6804
Once the Management Office has been notified of a bomb threat, it is our policy to advise your firm’s
manager or senior officer. It is up to the manager or senior officer to decide whether it is appropriate to
evacuate the office.
In the event that you are asked to evacuate the Building, please move away from the Building so as to allow
unfettered access to emergency personnel. Do not re-enter the Building until the Management Office, the
Police, or the Fire Department have given clearance.
Suspicious Packages or Mail Bombs
Letter bombs are usually sent through the mail addressed to a specific individual in the company, usually
disguised to look like some sort of gift or a small package. Letter bombs have the power to kill or seriously
maim anyone in close proximity. Letter bombs are usually contained within a large size manila envelope ¼”
to ½” thick and are fairly rigid.
However, the technology used in letter bombs has become increasingly sophisticated, and can be difficult to
detect visually. Letter bombs have been mailed from cities or small towns in the United States, as well as
from foreign countries. Be especially wary of letters that are mailed to titles -- Chairman, President,
Manager, Security Officer, etc. – rather than directly to named individuals.
If you suspect a parcel contains a letter bomb:
Clear everyone out of the immediate area; establish at least a 25 foot radius around the package.
Notify the police at 911 and Building Management.
DO NOT HANDLE IT UNDER ANY CIRCUMSTANCES.
DO NOT ATTEMPT TO DEACTIVATE IT YOURSELF.
Emergency Procedures: Civil Disturbance
Should a riot or civil disturbance start outside the Building, the security guards will immediately lock all
entrances to the building. The police will be notified. We will keep you informed.
If a disturbance should occur in the main lobby, all elevators will be turned off at the first floor and the police
will be summoned.
Emergency Procedures: Earthquake
Precautions To Take During An Earthquake
Try to remain calm and reassure others.
If you are indoors, move immediately to a safe place. Get under a desk, table, or work bench if
possible. Stand in an interior doorway or in the corner of a room. Watch out for falling debris or tall
furniture. Stay away from windows and heavy objects (such as refrigerators and machinery) that may
topple or slide across the floor.
Do not dash for exits since stairways may be broken and jammed with people. Power for elevators
may fail and stop operating. Seek safety where you are at the time of the incident and then leave
calmly if evacuation is necessary.
Do not be surprised if the electricity goes out, or if elevator, fire and burglar alarms start ringing, or if
sprinkler systems go on. Expect to hear noise from breaking glass, cracks in walls and falling
objects.
Do not be surprised if you feel more than one shock. After the first motion is felt, there may be a
temporary decrease in the motion followed by another shock. (This phenomenon is merely the arrival
of different seismic waves from the same earthquake). Also, aftershocks may occur -- these are
separate quakes, which follow the main shock. Aftershocks may occur several minutes, several
hours, or even several days afterwards. Sometimes aftershocks will cause damage or collapse of
structures that were already weakened by the main earthquake.

Emergency Procedures: Elevator Malfunction
In the event that an elevator stops with passengers in it, remember to remain calm. Pressing any
emergency button within the cab will alert the Elevator Company and the Management Office that the cab is
malfunctioning, what cab number it is, and what floor it is stuck on.

Important notes
If you call 911 as a result of a medical emergency, please be sure also to notify building management with
your name, callback number, and location so that security may swiftly guide the paramedics to your exact
location.
If the audible alarm within the building sounds, please do not call the Management Office, unless you have
something specific to report. Building Management is aware of the noise, as well as the source of the
alarm, whether it’s false or a legitimate emergency. Please keep the telephone lines clear so that
Management may to attend to the situation as quickly and efficiently as possible.
Emergency Procedures: Evacuation
EVACUATION
The fire alarm emits a whoop tone and a strobe or flashing light. Upon activation of a manual pull station,
smoke detector or sprinkler, the audible/visual alarm will sound on THREE FLOORS (the floor of device
activation, the floor above and the floor below) and in the stairwells. A fire alarm signal is also annunciated at
the Fire Alarm Panels and at an off site monitoring company. When the alarm sounds on the occupants'
floor, occupants will walk down the stairs, evacuate the building and proceed to a Safe Refuge Area.
EMERGENCY EXITS
Stairwell #I connects Levels B-21 and exits the building at the Basement Level on the east side of the
building. Note: At the ground level, this stairwell exits into the freight elevator lobby. Stairwell #1 has roof
access.
Stairwell #2 connects Levels 1-21 and exits into the main lobby by the Alameda Avenue entrance. Stairwell
#2 has roof access for Fire Department only.
EMERGENCY EXITS (Continued)
Stairwell doors are locked from the stair side for security reasons. All stairwell doors are equipped with
electric locks. Upon activation of any alarm device, stairwell doors will automatically unlock.
Both stairwells are pressurized. Activation of any alarm device will automatically pressurize both stairwells.
Stairwell pressurization will minimize the chance of smoke entering the stairwell.
The Stairwells are the lifeline of a high-rise building. In an emergency, occupants must use them to
evacuate their floor and the Fire Department will use them to get to the fire floor. Stairwell doors must never
be propped or blocked open and nothing should be stored in the stairwells.
SAFE STAIRWELL PROCEDURES
Remain quiet and calm.
Remove high heeled shoes to avoid tripping (take shoes with you).
Do not carry drinks or food down the stairs. If it spills, someone may slip and fall.
Use handrails. Walk in single file.
Allow others to enter into stairwell flow, but do not unnecessarily hold up traffic.
Be sure to close door behind you.
Keep to one side. Fire Department Personnel will be coming up the stairs.
Assist those who are slower moving or in any way physically disabled.
All injuries should be treated at stairwell landings when required and safe to do so.
Do not smoke. Do not spread false information, rumors, etc.
Evacuate the building. Do not congregate in front of the building. Proceed to your designated outside
Area of Safe Refuge.
SAFE REFUGE AREAS
In a fire emergency, it is important for occupants to move away from the building (in case of falling glass)
and out of the way of incoming Fire Department Personnel. Use caution crossing all driveways.

All occupants will meet their Suite/Floor Wardens at the designated Safe Refuge Area. Suite/Floor Wardens
will take a head count there.

Emergency Procedures: Fire and Life Safety
BUILDING POLICY
Burbank Centre at 3800 Alameda Avenue is a 21-story fully sprinklered office building in Burbank.
FlRE SAFETY DIRECTOR
The Fire Safety Directors are the Portfolio Manager, who is in charge all pre-emergency planning and
training, and the Chief Engineer, who is in charge of implementing emergency procedures.
FlRE ALARM PANELS
The main Fire Alarm Panel is located within the Fire Control Room on the 1st floor, north side. Upon
notification of an emergency, Security will meet the Fire Department and direct them to the Fire Control
Room.
OUTSIDE SAFE REFUGE AREAS FOR A FlRE EMERGENCY
The recommended outside Safe Refuge Areas for a FlRE emergency are:

It is important for occupants to proceed away from the building (in case of falling glass) and out of the way of

EMERGENCY INFORMATION BUILDING EMERGENCY ORGANIZATION
The Building's Emergency Organization consists of the Fire Safety Directors, Engineering, Security and
Floor Response Teams. The Fire Safety Directors are the Portfolio Manager, who is in charge of this
organization and all pre-emergency planning and training and the Chief Engineer, who is responsible for
implementing emergency procedures.
Engineering will assist the Fire Safety Director. Security will assist the Fire Safety Director, meet the
incoming Fire Department and implement emergency procedures after hours. Security is on duty 24 hours a
day.
Each tenant must designate a Floor Response Team which consists of a Suite or Floor Warden and
Monitors. Monitors should be assigned as needed; approximately one person for every 1 0-1 5 employees is
recommended.
SINGLE TENANT FLOORS:
The team will consist of a Floor Warden, Group Leaders, Search Monitors and Traffic Monitor/s; plus
alternates for each. In an emergency, the team is responsible for the floor.
Floor Warden: responsible for overseeing occupant instruction, supervising and ensuring safe and
complete evacuation during a fire, other emergency or fire drill; also coordinates duties of Monitors and
reports a to the Fire Safety Director.
Group Leaders: in charge of leading their group/department to a safe emergency exit and leading
occupants to the designated Safe Refuge Area.
Traffic Monitors: to direct occupants and visitors away from elevators and to the emergency exits.
Search Monitors: to search the closed off areas on the floor (for example: conference rooms, kitchenettes,
copy rooms etc.) for occupants unaware of the emergency or in need of assistance.
MULTI-TENANT FLOORS:
The team will consist of a Suite Warden and Group Leader, plus alternates for each. Each Tenant must
assign its own Suite Warden. One Group Leader should be assigned for every 10-1 5 employees within the
suite. In an emergency, the team is responsible for its tenant area.
Suite Warden: responsible for overseeing occupant instruction, supervising and ensuring a safe evacuation
during a fire, other emergency or fire drill; also coordinates duties of Group Leader.
Group Leader: to direct all occupants to a safe exit and to lead occupants to the designated Safe Refuge
Area.
ALL FLOORS:
Assistants for the physically disabled should be assigned as needed. Physically disabled is defined as
anyone who will need assistance walking down the stairs. For example: persons confined to a wheelchair;
persons dependent on crutches, canes, walkers, etc; persons recovering from surgery; pregnant women;
persons with significant hearing or sight impairment; extreme cases of obesity; a person with a heart
condition, etc.
Every individual placed on a physically disabled evacuation list must be assured that the information
provided to building management staff will be kept confidential and is to be used only to provide safe and
quick evacuation in an emergency.
Assistants must be assigned to these individuals prior to an emergency. Those assigned to assist the
physically impaired should know the type of disability and how to best assist them. All Assistants should also
have a knowledge of proper lifts and carries (if applicable).
SPECIAL INSTRUCTIONS FOR THE PHYSICALLY DISABLED
The following information should be distributed to all occupants who are physically disabled. For the
purpose of emergency procedures, any person with a disability (temporary or permanent) or any condition
that would require them to need assistance during an evacuation is considered physically disabled.
Physically disabled may include but not be limited to:
persons confined to wheelchairs
persons dependent on crutches, canes, walkers, etc.
persons recovering from surgery
pregnant women
persons with significant hearing or sight impairment
extreme cases of obesity
Persons who are physically disabled could be further defined as anyone who without the assistance of
another person would have difficulty evacuating or relocating to a safe location either inside or outside the
building or slow down evacuation of other occupants within the building.
Every individual placed on the physically disabled list must be assured that information provided to building
management will be kept confidential and is to be used only to provide safe and quick evacuation in
emergency conditions.
ASSISTANTS TO THE PHYSICALLY DISABLED must be assigned prior to an emergency. Those
assigned must know the safe refuge areas within the building (enclosed stairwells) and know how to best
assist the occupant who is physically disabled.
PRE-EMERGENCY ACTIONS:
1. Prior to an emergency select two assistants to assist you in an emergency. Meet with the Assistants
to discuss your special needs in case of an emergency. Be sure to tell them how best to assist you.
Remember you are the expert on your own personal condition.
2. Decide on a meeting spot. For example: at your desk or at a designated stairwell.
3. If applicable, have assistants be familiar with various lifts and carries.
SPECIAL INSTRUCTIONS FOR THE PHYSICALLY DISABLED DURING A FIRE EMERGENCY:
1. Upon hearing the fire alarm meet with your assistants and proceed to the nearest safe stairwell.
2. Enter stairwell last and remain on the landing. Be sure to close the door behind you. One Assistant
will remain in the stairwell with you. The second Assistant must notify Building Staff or Fire
Department Personnel immediately of your location. For example: a man with a heart condition and
his Assistant are on the 10th floor in Stairwell #I. If further evacuation is necessary, the Assistant may
assist you to a safe refuge floor a minimum of 3 floors below. Note: Intercoms are located in Stairwell
#I at Levels 6, 5, I I, 16 and 21 ; and in Stairwell #2 at Levels 5, 10, 16 and The intercoms are
connected to the Security Console.
3. Remain calm. Help is on the way. The Fire Department's first priority is the rescuing of people.
Listed below are some things that you can do for yourself if you are alone during an emergency:
Proceed to the stairwell. Instruct all others who are exiting to tell the Fire Department what floor and
which stairwell you are in. Be prepared to ask for assistance. Tell others what your condition is and
be prepared to give instructions on how you can best be helped.
IF YOU CANNOT LEAVE YOUR OFFICE, "DEFEND IN PLACE":
1. DO NOT PANIC.
2. Get as far away from the fire as possible. Close as many doors as possible between you and the fire.
If possible, wedge cloth material along the bottom of the door to keep smoke out.
IF YOU CANNOT LEAVE YOUR OFFICE, "DEFEND IN PLACE":
3. Immediately call the Fire Department at 9-1-1.
Tell them you cannot get out.
Tell them you are physically disabled and in what way.

This is important because the Fire Department may have to call you back either to get
more information or relay information.
4. Do not break the window. If smoke is outside the building it may enter into the office. Breaking the
window should only be done as a last resort. Once a window is broken, it is impossible to close it to
prevent smoke from entering.
5. Stay where you are. Do not hide. Remain calm. Help is on the way.

Emergency Procedures: Flooding
In the event of a flood that may cause damage to tenant property or affect the normal operation of the
building, designated tenant representatives will be contacted by Building Management personnel,
regardless of the time of day.
The first priority is to ensure that no personal injury occurs as the result of a flood. The second priority is to
discover the cause and prevent or minimize additional flooding.
Once the flooding has been contained, clean-up operations will be commenced. Tenants will need to
contact their insurance carrier for any damage to their property.

Emergency Procedures: Medical Emergency
In the event that an accident or illness befalls one of your employees, or a visitor to your office
area, please:
1. Call Emergency Services at 911.
2. Provide the Emergency Dispatcher with the following information:
a. Your name
b. Your Building’s name and address
c. Your specific floor number, and the exact location of the emergency
d. Any pertinent details of the accident or illness
3. Do not move the injured/ill person. Attempt to make them as comfortable as possible.
4. If feasible, send someone to meet the emergency unit upon its arrival in the lobby.
5. Call the Management Office at 818-846-6804. Inform management that you have called 911 and
briefly describe the nature of the emergency.
6. The emergency unit will be with you shortly and will administer all necessary medical assistance.
7. Determine, if possible:
a. Name, address and age of injured/ill person
b. The nature of the problem, as best you can surmise
c. All known allergies and current medications taken by the individual
d. A local doctor

What you Need to Know
An influenza (flu) pandemic is a worldwide outbreak of flu disease that occurs when a new type of influenza
virus appears that people have not been exposed to before (or have not been exposed to in a long time).
The pandemic virus can cause serious illness because people do not have immunity to the new virus.
Pandemics are different from seasonal outbreaks of influenza that we see every year. Seasonal influenza is
caused by influenza virus types to which people have already been exposed. Its impact on society is less
severe than a pandemic, and influenza vaccines (flu shots and nasal-spray vaccine) are available to help
prevent widespread illness from seasonal flu.
Influenza pandemics are different from many of the other major public health and health care threats facing
our country and the world. A pandemic will last much longer than most flu outbreaks and may include
"waves" of influenza activity that last 6-8 weeks separated by months. The number of health care workers
and first responders able to work may be reduced. Public health officials will not know how severe a
pandemic will be until it begins.

The effects of a pandemic can be lessened if you prepare ahead of time. Preparing for a disaster will help
bring peace of mind and confidence to deal with a pandemic.
When a pandemic starts, everyone around the world could be at risk. The United States has been working

outbreaks of influenza that might cause a pandemic.
A pandemic would touch every aspect of society, so every part of society must begin to prepare. All have

Emergency Procedures: Power Failure
3800 Alameda has an emergency generator which will provide emergency power for certain basic building
function in the event of power failure. The functions include: Activating emergency lights on each floor
throughout the building including all Exit signs, Activating all stairwell lighting, Activating the building’s
emergency Fire, Life and Safety Systems as well as the building’s communication systems, Bringing all
elevators down to the ground floor lobby. (Only the freight elevator on Information Pending will remain
operative for use by security to assist handicapped persons or to take service crews and equipment into the
building, as needed.)
It is seldom necessary to evacuate the building during a power failure. Unless you are directed to do so,
please remain in your offices.
In addition, the following guidelines should be observed in the event of a power failure:
Contact the Management Office by calling 818-846-6804
Open draperies and raise blinds to let in outside light. If there is adequate lighting from windows,
continue performing assignments as well as possible.
If you are instructed to evacuate, lock all areas.
Do not congregate in lobby areas or in the street.
If you are trapped in an elevator during a power failure, wait for assistance. Your elevators will cease
operation, but will not fall. Do not force open the doors or try to escape through the roof hatch. DO
NOT PANIC.
The Management Office will attempt to advise you regarding the length and cause of the power failure
as soon as possible.
The Management Office will inform you if we have to forward our telephone and other
communications services to these sites.
Emergency Procedures: Severe Weather
When severe weather conditions become apparent, the U.S. Weather Bureau describes conditions by two
(2) classifications, a Watch or a Warning. This applies to the reporting of severe thunderstorms, the
approach of weather conditions favoring the formation of tornadoes, a hurricane condition, a winter storm
condition, etc. A Watch becomes effective when atmospheric conditions are present that can produce the
particular weather phenomenon. A Warning means that the weather condition has been spotted and prompt
action must be taken to enhance safety.
Except in very rare circumstances, the decision to evacuate the building based on the above weather
reports will not be made by Building Management, but rather by each Tenant Company.
However, in the event these conditions do exist, the following guidelines should adhered to:
Move away from outside windows. If the windows in your offices are supplied with blinds, close the
blinds (this will provide protection from broken glass).
Do not panic.
If evacuated, lock all desk drawers and take all items of value with you.
If evacuated, use a route that is in the building interior and stay away from large expanses of glass
and windows.
Use the stairwells rather than the elevators.
If evacuated, do not return to your office until advised to do so.
Emergency Procedures: Toxic Hazards
If there is a toxic spill or exposure, proceed immediately to an area where you are no longer exposed. Call
911. Provide the building’s address, your floor and phone number, and also what type of spill has occurred.
Take appropriate action to contain the hazard; close doors behind you, and always follow all safety
procedures when working with toxic materials.

3800 Alameda has stood strong as one of Burbank’s most prized and recognizable commercial office
towers for over two decades. With a current tenant roster that includes such prominent names in
entertainment as the Walt Disney Company and ABC Cable Networks, 3800 Alameda promises to continue
a proud legacy of providing a world class environment for both office and restaurant tenants alike.
Built in 1984 by John Cushman and designed by world renowned architects Skidmore/Owings/& Merrill,
3800 Alameda is comprised of approximately 421,990 rentable square feet and has a total of 21 floors. In
addition, there is a 7 level covered parking structure which has an approximate capacity for over 1,000
vehicles. When it was built in 1984, the building ushered in a new era of technology, influential design, and
was considered as one of the Los Angeles area’s most treasured real estate developments. From the
beginning 3800 Alameda as a Class A office tower has housed only the most prominent tenants with
professions in entertainment, law, and finance. Even today, though many years have passed, the building

Policies and Procedures: General Rules and Regulations
1. Except as may be specifically provided in the Lease to which these Rules and Regulations are
attached, no sign, placard, picture, advertisement, name or notice shall be installed or displayed on
any part of the outside or inside of the Building or Project (except within the Premises) without the
prior written consent of Landlord. Tenant shall not place anything against or near exterior windows or
doors which may appear unsightly from outside the Premises or which are visible from the exterior of
the Premises (other than approved window coverings). Landlord shall have the right to remove, at
Tenant's expense and without notice, any sign installed or displayed in violation of this rule.
2. Tenant shall not obstruct any sidewalks, halls, passages, exits, entrances, elevators, escalators or
stairways of the Project. The halls, passages, exits, entrances, elevators, escalators and stairways
are not open to the general public, but are open, subject to reasonable regulations, to Tenant's
business invitees. Landlord shall in all cases retain the right to control and prevent access thereto of
all persons whose presence in the judgment of Landlord would be prejudicial to the safety and interest
of the Project and its tenants. Neither Tenant nor any employee or invitee of Tenant shall go upon the
roof of the Project.
3. Tenant shall cooperate with Landlord in maintaining the Premises. All cleaning and janitorial services
for the Project and the Premises shall be provided exclusively through Landlord.
4. All contractors and technicians rendering any service to Tenant shall be referred to Landlord for
approval (which approval shall not be unreasonably withheld, conditioned or delayed) and supervision
prior to performing any such service. This applies to all work performed in the Building, including but
not limited to, any and all types of deliveries, installation of telephone and telegraph equipment and
electrical devices and installations affecting floors, walls, woodwork, windows, ceilings and any other
physical portion of the Building. None of Tenant's contractors or subcontractors shall be entitled to (1)
display identification or other signage at the Project, (2) use service elevators at the Project, (3)
access the main Building lobby, (4) use the exercise facility or commissary within the Project, (5) park
in the loading zone in front of or behind the Building, or (6) park anywhere except on the lowest level
of the Project parking facility in the area designated by Landlord.
5. No deliveries shall be made which materially interfere with the operation of the Project. No outside
food vendors shall be permitted within the Project except for making of specific deliveries of
previously ordered items to the Premises or the premises of another tenant.
6. All Tenant Contractors and vendors and Contractor and vendor personnel are to use only the freight
elevator for transportation of men, materials and deliveries. At all times protective adding/covering will
be employed. No personnel or equipment are permitted within the finished passenger cabs. Those
elevators not allocated for contractor or vendor use are reserved for the occupants of the building and
their guests. If any Contractor or vendor personnel are found in the passenger cars with tool belts,
material, equipment or tool chests, the elevators will be immediately inspected for damage and all
damages, whether a result of said use or not, shall be corrected by Management Office at
Contractor's or vendor’s expense. In addition, the following fines will be imposed on any individual
violating this rule:
1. First offense:
$300
2. Second offense: $600
3. Third offense:
The individual will be asked to leave the site.
7. Landlord shall have the right to prescribe the weight, size and position of all equipment, materials,
furniture or other property brought into the Building. Heavy objects shall, if considered necessary by
Landlord, stand on such platforms as determined by Landlord to be necessary to properly dis¬tribute
the weight, which platforms shall be provided at Tenant's expense. The persons employed to move
such equipment in or out of the Building must be accept-able to Landlord. Landlord will not be
responsible for loss of, or damage to, any such equipment or other property from any cause, and all
damage done to the Building by maintaining or moving such equipment or other property shall be
repaired at the expense of Tenant.
8. Tenant shall not use or keep in the Premises any kerosene, gasoline or inflammable or combustible
fluid or material other than those limited quantities necessary for the operation or maintenance of
office equipment. Tenant shall not use or permit to be used in the Premises any foul or noxious gas
or substance, or permit or allow the Premises to be occupied or used in a manner offensive or
objectionable to Landlord or other occupants of the Building by reason of noise, odors or vibrations,
nor shall Tenant bring into or keep in or about the Premises any birds or animals.
9. Tenant shall not use any method of heating or air conditioning other than that supplied by Landlord,
except for supplemental air conditioning systems installed in accordance with the provisions of the
Lease.
10. Tenant shall not waste electricity, water or air conditioning and agrees to cooperate fully with
Landlord to assure the most effective operation of the Building's heating and air conditioning and to
comply with any governmental energy-saving rules, laws or regulations. Tenant shall not tamper with
or attempt to adjust temperature control thermostats in the Premises. Tenant shall keep corridor
doors closed. Tenant shall not attempt to open windows within the Premises (including, without
limitation, operable windows which have been fastened shut).
11. Landlord reserves the right, exercisable upon thirty (30) days prior written notice to Tenant, to change
the name and/or street address of the Building.
12. Landlord reserves the right to exclude from the Building during hours other than Building hours of
operation, any person unless that person is known to the person or employee in charge of the
Building or has a pass or is properly identified. Tenant shall be responsible for all persons for whom it
requests passes and shall be liable to Landlord for all acts of such persons. Landlord shall not be
liable for damages for any error with regard to the admission to or exclusion from the Building of any
person. Landlord reserves the right to prevent access to the Building in case of invasion, mob, riot,
public excitement or other commotion by closing the doors or by other appropriate action.
13. Tenant shall close and lock the doors of its Premises and entirely shut off all water faucets or other
water apparatus, and electricity, gas or air outlets before Tenant and its employees leave the
Premises. Tenant shall be responsible for any damage or injuries sustained by other tenants or
occupants of the Building or by Landlord for noncompliance with this rule.
14. The toilet rooms, toilets, urinals, wash bowls and other apparatus shall not be used for any purpose
other than that for which they were constructed and no foreign substance of any kind whatsoever
shall be thrown therein. The expense of any breakage, stoppage or damage resulting from the
violation of this rule shall be borne by the tenant who, or whose employees or invitees, shall have
caused it.
15. Tenant shall not use the Premises for any business or activity other than that specifically provided for
in this Lease.
16. Except as expressly otherwise provided in the Lease, Tenant shall not install any radio or television
antenna, loudspeaker or other devices on the roof(s) or exterior walls of the Building or Project.
Tenant shall not interfere with radio or television broadcasting or reception from or in the Project or
elsewhere.
17. Tenant shall not mark, drive nails, screw or drill into the partitions, woodwork or plaster or in any way
deface the Premises or any part thereof, except in accordance with the provisions of the Lease
pertaining to Alterations. Landlord reserves the right to direct electricians as to where and how
telephone and telegraph wires are to be introduced to the Premises. Tenant shall not cut or bore
holes for wires, except in accordance with the provisions of the Lease pertaining to Alterations.
Tenant shall not affix any floor covering to the floor of the Premises in any manner except as
approved by Landlord to the extent required by the provisions of the Lease pertaining to Alterations.
Tenant shall repair any damage resulting from noncompliance with this rule.
18. Landlord reserves the right to exclude or expel from the Project any person who, in Landlord's
judgment, is intoxicated or under the influence of liquor or drugs or who is in violation of any of the
Rules and Regulations of the Project. Therefore Tenant shall not consume alcoholic beverages in or
adjacent to the suite.
19. Any persons not on the approved Contractor or vendor lists will be denied access to the property.
20. Canvassing, soliciting and distribution of handbills or any other written material and peddling in the
Project are prohibited, and Tenant shall cooperate to prevent such activities.
21. Tenant shall store all its trash and garbage within its Premises or in other facilities provided by
Landlord. Tenant shall not place in any trash box or receptacle any material which cannot be
disposed of in the ordinary and customary manner of trash and garbage disposal. All garbage and
refuse disposal shall be made in accordance with reasonable directions issued from time to time by
Landlord.
22. No cooking shall be done or permitted on the Premises except the use by Tenant of Underwriters'
Laboratory approved equipment for brewing coffee, tea, and other similar hot beverages shall be
permitted, and the use of an Underwriter's Laboratory approved microwave oven for employee use
shall be per¬mitted, provided that such equipment and use is in accordance with all applicable Laws.
Tenant may install soft drink vending machines for use by Tenant's employees and invitees.
23. Tenant shall comply with all reasonable safety, fire protection and evacuation procedures and
regulations established by Landlord or any governmental agency.
24. Tenant's requirements will be attended to only upon appropriate application to the Project
management office by an authorized individual. Employees of Landlord shall not perform any work or
do anything outside of their regular duties unless under special instructions from Landlord, and no
employee of Landlord will admit any person (Tenant or otherwise) to any office without specific
employee of Landlord will admit any person (Tenant or otherwise) to any office without specific
instructions from Landlord.
25. There shall be no smoking within the Building or on balconies. Landlord may waive any one or more
of these Rules and Regulations for the benefit of Tenant or any other tenant, but no such waiver by
Landlord shall be construed as a waiver of such Rules and Regulations in favor of any other tenant.
26. Tenant shall be responsible for the observance of all of the foregoing rules by Tenant's employees,
agents, customers, invitees and guests.
27. Landlord reserves the right to charge as Additional Rent to Tenant, any extra costs incurred by
Landlord as a result of Tenant's violation of these Rules and Regulations.
28. No graffiti or vandalism will be tolerated. Any individual caught in the act shall be immediately
removed from the premises and will not be allowed to return. In addition, all repairs will be at the
Contractor's expense.
29. These Rules and Regulations are in addition to, and shall not be construed to in any way modify or
amend, in whole or in part, the terms, covenants, agreements and conditions of the Lease.
30. Upon written notice to Tenant, Landlord reserves the right to rescind any of these Rules and
Regulations and to make future Rules and Regulations as, in its judgment may from time to time be
needed for safety, comfort and security, for care and cleanliness of the Project and for the
preservation of good order therein. Tenant agrees to abide by all such Rules and Regulations herein
above stated and any additional rules and regulations which are adopted and of which Tenant has
received written notice.
Policies and Procedures: Insurance Requirements
The Landlord reserves the right to approve all contractors and work performed at 3800 Alameda.
A valid insurance certificate from each contractor, sub-contractor, moving firm, etc. must be delivered to the
Management Office prior to the start of any work being performed. See attached information for certificate
holder, additional insured, and insurance coverage requirements.
If required, copies of all necessary governmental permits, licenses and approvals shall be submitted by
Contractor to the Management Office. All modifications and/or construction of raw space must conform to
the City of Burbank Building Code, Fire Code and must be permitted and approved by Landlord prior to the
start of any work. All construction must meet or exceed Building Standard Practices.

Policies and Procedures: Moving Policy
Moving in or out of your office needs to be scheduled at least 5 days in advance with the Management
Office and shall take place during non-business hours A moving form must first be filled out and submitted
to the Management Office in additions to an insurance certificate from your moving company.
Movers must only use the loading dock area located in the alley behind the building and they must only use
the freight elevator. In addition, a representative from your firm must be present during the move to facilitate
building and suite entry/exit. Building access will not be given to the non-tenants.
All moving companies must bring Masonite to protect lobby floors. Walls, corners, and door frames must
also be treated with appropriate protection to avoid damage.

3800 Alameda maintains a no smoking policy throughout the building, including all common areas, the
lobby, rest rooms, stairwells and elevators. Please do not smoke at building entrances.

The Neighborhood: Overview
3800 Alameda Avenue is located on Alameda Avenue, in the City of Burbank, near Universal City, Warner
Brother Studios, and NBC Studios. The properties parking facilities are immediately accessed by Riverside
Street & Kenwood Street. The surrounding communities of Toluca Lake, Studio City, and Glendale provide
