Salary: Grade 4, £17,463 - £20,072 per annum
37 hours per week (Between the hours of 7.00am and 5.00 pm)
Based at Ty Gwyn, Baglan Energy Park, Neath, SA11 2FP.
NPT Homes are looking for a friendly and enthusiastic person to take on the role as
the Caretaker at our Head Office, Ty Gwyn in Baglan.
You will be required to maintain a high standard of cleanliness in the building
internal and external and work with our grounds maintenance teams maintaining the
grounds.
As part of your role, you will be required to carry out various inspections, checks and
liaise with NPT Homes staff and appointed contractors.
The ability to speak Welsh is not essential for this post.
This post is not subject to a satisfactory DBS check.

operation of the Ty Gwyn Office building
OVERALL OBJECTIVES
Job Summary
You will be required to monitor safe use and cleaning of the NPT Homes Headquarter
Building at Ty Gwyn, Baglan. The main focus of the role will be maintaining a high standard
of cleaning in the building including all office space, communal areas, bathrooms, kitchens,
reception areas and meeting rooms and undertaking regular safety checks where required.
Maintaining and monitoring cleaning stock levels for daytime and evening teams is also an
essential part of the role. Carry our routine inspections both internally and externally and
action where needed. Maintaining the outside open spaces in partnership with our grounds
teams is also key element.
Main Duties









General Maintenance of areas including planted areas, shrubbery works & litter picking.
Maintaining paved patio areas, pathways,
Use of petrol powered equipment
Control and cleaning the bin store area and occasionally the plant room
Cleaning and inspection of toilet and shower areas as required
Cleaning and inspection of kitchen areas as required
Stock control and replenishment throughout the building
Assisting with the general running and facilitating of the building
Monitoring and maintaining general cleanliness of external building and spaces

 To liaise with the Neighbourhood Team.
 To liaise with waste contractors i.e. recycling and confidential waste, to receive waste
transfer notes on behalf of waste manager.
 To ensure bins are moved appropriately for empty and returned to bin store thereafter
 To occasionally receive repaired plant and store appropriately
 Provide a reactive service to spillages and accidents
 Fire Warden Duties
 Empty, clean and sanitise white goods within the kitchen areas
 Maintain fridges and dispose of out of date perishables at the end of each week
 Carry out Legionella checks
 Required to wear a uniform and smart at all times
 Minor repairs to building fabric
 Facilitate and assist with deliveries to the building
 Occasional main drain checks
Management Responsibilities






Assist, support and monitor the Cleaners where required.
Assist and direction with deliveries
Assist and support contractors when working on site
Report on any concerns where users of the building are abusing facilities
Advise and suggest on any potential improvements and savings
To regularly meet with Senior officer and evening cleaners ensuring a joint approach to
the maintenance of the building
General Responsibilities













To undertake general duties required within the Section,
Monitor Confidential Waste and Recycling Bins for Capacity.
Empty waste bins in kitchen spaces
Monitor the wet areas regularly and attend to any issues
Monitor stairwells regularly and attend to any issues
Regular inspections of high traffic areas and maintain standard
Minor repairs and maintenance and replacement of bulbs
Reporting and monitoring of repairs
Maintain inspection logs for the building and equipment
Report any issues on concern
Be familiar with all administrative, financial and IT systems that impinge upon the
building service.
Carry out regular scheduled fire alarm check
Facilitate appropriate levels of furniture for require training and meetings

What happens next?

An appointment is subject to receipt of a minimum of one satisfactory reference. Wherever
possible, these should be from previous employers, if not then a formal education setting and the

UK. It is a requirement of the Immigration, Asylum and Nationality Act 2006 that you are required

Qualifications declared

Medical clearance
Any offer of appointment is subject to medical clearance. You will be required to complete a Pre
Placement Occupational Health Questionnaire, but may also require a medical examination before

Probationary Period
All new employees appointed to this post or employees who are promoted to a higher graded post
will be subject to a six month probationary period.
Business Travel
You may at times use your own motor vehicle for use on official journeys for which you will be
reimbursed for any expenditure necessarily incurred in order to do your job when working away
from your normal place of work. It is your responsibility to ensure that you have appropriate
Business Insurance in order to claim expenses.
