Move-Out Cleaning Guidelines
This guide is designed to help make your move-out easier for yourself and your property
manager. The following items must be completed prior to completing your move-out inspection.
If you are interested in being present for your move-out inspection with our company, please
know that it can take upwards of 2 hours to perform the full inspection AND all of the items
listed below MUST be completed prior to our visit. Should we arrive and any item has not been
completed, we will ask that you reschedule and you will have to pay pro-rated rent for that day
should you remain in possession of the home (i.e. keep the keys to complete something).
**NOTICE** Clearview will be performing a “Move Out Spray” on every home at the
time of move-out. We will use our vendor specifically and the charge for this spray is $60.
That charge will be deducted from your deposit funds OR can be paid with a $60 cashier’s
check or money order made out to Eco Advantage. No cash or personal checks will be
accepted for this fee.
1) KITCHEN
a) Clean kitchen floors. All grease, dirt, scuffs, stains, soil, and wax must be removed.
Floors will be damp mopped prior to, and will be dry upon inspection.
b) Kitchen cabinets and drawers should be cleaned on the interior and exterior:
i) Interior: Cabinets and drawers should be free of all belongings, dirt, dust, crumbs,
grease, sticky residue, food particles, hair and bug carcasses.
ii) Exterior: Cabinets and drawers should be wiped down with any household cleaner.
There should be no residue of any kind left on the front of the cabinets or drawers
(this includes any grease film that may have accumulated during tenancy).
c) Countertops should be cleaned of grease, dirt, scouring powder, stains, and residue. They
will be checked for cuts, burns, scratches, chips, etc.
d) Sinks should be clean of all dirt, grease, soap, lime build-up, scouring powder, and
residue. Faucets and downspouts will be bright and untarnished. Clean around the base of
the faucet.
e) Garbage Disposals shall be clean of all food, and checked for proper operation. Rubber
gaskets and sink stoppers shall be removed and free from food and grease. The stoppers
and gaskets will be on/around the sink.
f) Range (stove) should be unplugged prior to cleaning. If unable to do so, turn circuit
breaker off which controls range.
i) ALL surface areas of the cook top, oven racks, burner pans (drip pans), oven coils
(burners), elements, control knobs, electric buttons, oven drawers, and ALL other
parts pertaining to the range will be cleaned and free of grease, food, dust, rust, and
debris.

ii) Areas under, above, and behind the range should be cleaned as well. This includes:
(1) The range hood will be cleaned and free of grease/dirt. DO NOT USE OVEN
CLEANER ON THE RANGE HOOD!
(2) The vent cover from the exhaust fan will be removed, cleaned, and replaced
within the range hood. DO NOT WASH THE MOTOR!
(3) Fire extinguishers will be wiped clean of dust and debris as well.
g) Dishwasher will be cleaned on the interior and the exterior of the appliance.
i) Interior: Dishwasher should be dismantled and all parts should be cleaned and free of
any debris or residue. Please inspect and clean carefully all edges, corners, and
seals/gaskets. Please make every attempt to remove all lime and hard water deposits.
ii) Exterior: Dishwasher should be cleaned using a mild, non-abrasive cleaning solution.
DO REMOVE DISHWASHER FROM ITS LOCATION IN ORDER TO CLEAN!
h) Refrigerators and freezers will be defrosted and thoroughly cleaned. Both interior and
exterior of refrigerator will be checked for stains, dents, cracks, missing parts, etc.
i) Interior: Refrigerator and freezer are to be cleaned to include removal of all water,
ice, dirt, and food particles. Ice cube trays, egg trays, storage bins, shelves, crisper
drawers and any other accessories inventoried must be cleaned and serviceable.
ii) Exterior: All dirt, dust and food particles will be removed from exterior surfaces. This
includes the top of the refrigerator and the floor underneath the refrigerator. You must
pull out the refrigerator and clean the floor underneath. NOTE: If the refrigerator will
not move without tearing the flooring, please notify Clearview Property Management.
iii) When finished cleaning, roll the refrigerator back into position. Plus the refrigerator
back in and set to the lowest temperature setting. Replace all parts that were removed
for cleaning.
2) CARPETS
a) Carpets are to be vacuumed by the tenant.
b) TENANT MUST HAVE THE CARPETS (throughout the home) PROFESSIONALLY
CLEANED AFTER ALL BELONGINGS ARE REMOVED. A professional carpet
receipt MUST be provided at the time of move-out. *RENTING OR USING A
PERSONAL STEAM CLEANER WILL NOT BE ACCEPTED.
c) If pet urine is suspected to be in the carpet of ANY room, those rooms will be treated
specifically by the professional carpet cleaners. If there is a smell and it persists past
carpet cleaning and pet odor treatments, tenants can be liable for carpet replacements.
d) The Clearview Property Management office WILL NOT ACCEPT carpet cleaning
receipts from the following company(ies):
i) Save-A-Lot Carpet and Upholstery Cleaning
*If you need the number to a professional carpet cleaner, you may contact Clearview
Property Management and we would be more than happy to provide you with several
different carpet cleaning companies.

3) FLOORING(S)
a) Vinyl floorings must be swept and mopped. There should be no remaining food, debris,
hairs or miscellaneous items left on the vinyl floors. There should be no greasy or slick
residue on the floors; be it there from grease, soaps, or incorrect use of household
cleaning solutions.
b) Laminate (wood) flooring should be swept and/or vacuumed with a soft bristled vacuum
and/or broom.
i) They should then be cleaned with WATER (if you haven’t cleaned the floors in a
while you may use a mild cleaning solution, but be sure to dilute it with plenty of
water so as not to damage the wood finish.)
ii) You MUST NOT SATURATE the floor with water or it will bubble and buckle.
iii) Make sure to wring your mop out very well before you mop the floor. Mop in
sections and dry as you go along to avoid damaging the floors.
c) Hardwood floors should be swept and/or vacuumed with a soft bristled broom and/or
vacuum. There should be no greasy or slick residue on the floors; be it there from grease,
soaps, or incorrect use of household cleaning solutions.
i) They should be cleaned with a hardwood safe cleaning solution.
ii) They should be finished with a flooring wood polish (such as Pine-sol*).
iii) They should be buffed with a microfiber cloth if/where necessary.
iv) Any scratches or dents should be buffed out and restored by a professional if it is
beyond the tenants skill set.
d) Tile flooring should be swept and/or vacuumed. There should be no greasy or slick
residue on the floors; be it there from grease, soaps, or incorrect use of household
cleaning solutions.
i) All tiles should be mopped and free of any dirt, dish, hair, etc.
ii) Grout should be cleaned and restored to the original color(s) if possible. Grout
cleaners can be found in local stores.
4) LIVING ROOM(S) AND DEN(S)
a) Remove all nails and ceiling hooks.
b) ALL doors will be inventoried and checked for serviceability as well as damage.
c) Fireplace or wood stoves will be checked for cleanliness. ALL ashes should be removed.
ALL parts and tools will be inventoried and checked for cleanliness and attendance. Ash
pits must be free of ashes and cleaned.
d) Baseboard, chair rails, crown molding, window sills, window frames, door frames and
any other woodwork throughout the room must be cleaned and free of any dust or debris.
e) Ceiling fans/light fixtures must be dusted and free of debris. All blown or missing light
bulbs must be replaced prior to move out.
f) All blinds must be present to include all parts (rods, slats, strings, and mounts). All blinds
must be dusted and cleaned or replaced depending on damage and/or discoloration
incurred throughout tenancy.

5) BEDROOMS
a) Remove all nails and ceiling hooks.
b) ALL doors will be inventoried and checked for serviceability as well as damage.
c) Baseboard, chair rails, crown molding, window sills, window frames, door frames and
any other woodwork throughout the room must be cleaned and free of any dust or debris.
d) Ceiling fans/light fixtures must be dusted and free of debris. All blown or missing light
bulbs must be replaced prior to move out.
e) Closets must be emptied of all personal items. Floors must be included in cleaning.
f) All blinds must be present to include all parts (rods, slats, strings, and mounts). All blinds
must be dusted and cleaned or replaced depending on damage and/or discoloration
incurred throughout tenancy.
6) BATHROOMS
a) Sinks, tubs, shower stalls, tumbler holders, soap dishes and sink stopper shall be clean
and free from discoloration, mildew, soap scum, lime build-up, stains, streaks and any
other foreign materials by using a non-abrasive cleaner.
i) ALL drains should be clean and free of hair and/or debris.
b) Toilets and attached tanks will be cleaned using a disinfectant cleaner. Toilets will be
checked for cleanliness, discoloration, stains, etc.
i) Seats, covers and tanks will be checked for tightness, chips, cracks, leaks and
serviceability.
c) Medicine cabinets should be cleared of all personal items. They should be wiped down
on the interior as well as the top, sides, and bottom of the exterior with any non-abrasive
household cleaner. Cabinet shelves will be checked for cracks, chips, and breaks.
d) Mirrors will be cleaned with a streak-free glass cleaner. Mirrors will be free of any stains,
fingerprints, or any other residue and will be streak-free. Mirrors will be checked for
chips and cracks.
e) Towel bars and shower stall doors will be cleaned and free of any build up from soap
scum, lime residue, mildew, dirt and dust.
i) Shower doors and tracks must be clean and serviceable. They will be check for proper
operation.
ii) Shower curtains must be removed unless they were left by the home owner.
7) GENERAL INTERIOR
a) Electricity and water must be left on until after the move-out inspection has been
completed. Failure to do so will only delay your move-out inspection.
i) If a second inspection is necessary due to the tenant’s failure to complete any item
and the tenant wishes to be present for the second inspection, Clearview Property
Management will charge a $50.00 fee for the inconvenience.
b) All walls, ceilings, doors and attached hardware and knobs will be clean and free of dust,
dirt, cobwebs, grease, food particles, and fingerprints. Pen, pencil, crayon and any other
potential damage to walls will be cleaned and/or repaired.

i) We recommend using a Magic Eraser* over the wall surfaces to ensure you get the
maximum amount of removal.
ii) Any holes in the walls made by the tenant or the tenants neglect will need to be
repaired properly in a clean and professional manner. The wall must be smooth and
there must NOT be any discoloration due to damages or repairs from damages.
All Woodwork including, but not limited to: baseboards, chair rails, crown moldings,
window sills, window frames, door frames and any other wood work throughout the
home must be cleaned and free of any dust or debris.
All doors will be inventoried and checked for damage and proper operation. We will
check for door stoppers as well.
All windows and window sills should be cleaned and free of all dirt, dust, spots, streaks,
mildew and films.
i) Windows will be checked for holes and cracks.
ii) Windows will be checked for missing parts and proper operations.
iii) Screens will be checked for snags, holes, tears, etc.
iv) Screen frames will be checked for bends, cracks, broken areas, etc.
All shades and curtains should be removed, cleaned and reinstalled.
All outlet plates, wall switch plates, and covers will be cleaned of all fingerprints, dirt and
debris.
All light fixtures to include globes, shades and any other type of light fixture shall be
removed and cleaned. All fixtures will be reassembled after they are cleaned.
i) ALL missing or blown light bulbs must be replaced with the PROPER bulbs. (i.e.
vanity bulbs in the vanity and proper wattages throughout the rest of the home)
Wipe down all smoke and CO detectors in the home.
i) Check all smoke detectors for proper operation. Replace battery or detector(s) if
necessary.
ii) Check all CO detectors in the home for proper operation. Replace battery or
detector(s) if necessary.
Furnaces, water heaters and humidifiers shall be wiped clean and left free from dust, rust,
dirt, and stains.
Remove all dust and lint from the dryer vent.
Garage and carports must be emptied of all personal items.
i) Please be careful not to remove anything the home owner may have left on the
property or any items pertaining to the property.
ii) Garages and carports must be swept and free of any debris.
iii) Garage ad carport floors should be free of any and all stains. Should tenant have
created any stains on the garage or carport floor, the tenant is responsible for
removing any and all stains.
Storage sheds must be emptied of all personal items.
i) Please be careful not to remove anything the home owner may have left on the
property or any items pertaining to the property.
Air returns and furnace filters should be clean.

i) Air returns should be cleaned and free of any dust, dirt, or debris. All air return locks
should be present and in proper working condition.
ii) Air filter should be replaced at move-out and we should find a brand new one in the
return at the time of our inspection.
o) All access doors or panels should be on the property and in place at time of move-out
inspection (i.e. attic or plumbing access panels).
8) GENERAL EXTERIOR
a) All trash, animal feces and other debris must be cleaned from patios, balconies, storage
areas, yards, garages, and carports.
b) Trash can(s) will be inspected for presence.
i) Trash cans are to be cleaned and free of trash. NO trash of any kind can be left for
pick-up.
c) Gutters must be cleaned out and free of all debris (i.e. pine straw, twigs, leaves, etc.).
d) Any items attached to the roof should be removed and the holes should be repaired in a
proper and professional manner. If the tenant needs to hire a contractor, they may contact
Clearview Property Management for a contact number to their desired vendor.
e) Lawns must be mowed, raked, trimmed, edged, and touched up with a weed-eater where
necessary. If the tenant has damaged the greenery or landscaping on the property, they
are responsible for any actions the own may take and/or replacing anything that is
missing (i.e. nails in trees, broken flower pots, removed shrubs, etc.)
i) This includes any grounds underneath decks and/or around patios or walkways.
ii) Flower beds must be clean and free of weeds. This includes anything that is potted.
iii) Bushes and shrubbery must be neatly trimmed and cleaned from any trimming debris.
DO NOT over-prune any bushes or shrubs.
iv) Trees on the property will be checked for attendance and condition.
v) Any holes or ruts in the yard caused by the tenant will be filled or repaired and
covered with grass seed. There should be grass beginning to grow at the time of
move-out (depending on the season, but we will be looking for seeds at least).
f) Exterior walls will be inspected for damage to the surface, paint, brick or vinyl.
g) Foundation vents and crawlspace doors are to be in place and in good condition. If tenant
has damaged vents or doors in any way, they are responsible for replacing/repairing
them.
h) Mailbox and post will be checked for serviceability and damages.
i) Fences and gates will be checked for damages such as bends, broken boards, broken or
rolled back chain links, missing panels, missing posts, missing post toppers, and proper
hinge and latch operations, as well as any other broken or missing hardware.
OUR OFFICE ASKS THAT SHOULD YOU CHOOSE TO BE PRESENT FOR YOUR
MOVE-OUT INSPECTION, YOU SCHEDULE SAID INSPECTION 1 WEEK PRIOR TO
THE DATE YOU PLAN TO GIVE BACK POSSESSION OF THE HOME AND KEYS.

There will be a $50.00 re-inspection fee if the tenant is not ready at the time of the originally
scheduled inspection, and if the tenant wishes to be present for the re-inspection.
Please remember that we provided you with a move-in inspection sheet to fill out when you first
became a tenant. We will be referencing that sheet when you move-out to dispel you in any
damages that may have occurred on the property.
If you want to be present at the time of inspection, simply to point out what “was and was not
there” when you moved in, then your presence is not necessary. We use your move-in
inspection sheet to determine what “was and was not there” when you moved in. We
operate in this fashion so as not to “blame” tenants for pre-existing issues as well as to keep
tenants from denying any liability to damages they did inflict on the property.
If you did not turn in your move-in inspection sheet, then our office will reference the most
recent inspection performed on the property prior to your taking possession of the home.
Tenants must return all furnishings belonging to the home including curtains, blinds, lawn
equipment, appliance, etc.
Tenants must disconnect all cable, satellite, dish or direct TV and telephones.
Tenants must notify the post office of your plans with a “change of address” form that can be
found at any post office and your mailman may have one to provide you with as well.
Turn ALL keys in to the Clearview Property Management office including, but not limited to:
handset keys, deadbolt keys, mail box keys, A/C thermostat cover keys, garage door manual
handle keys, gate lock keys, pad lock keys, safe keys, security alarm keys storage shed keys,
garage door opener remotes, security alarm key fobs, and pool, parking, clubhouse and gym
passes.

We would like to thank you for taking the time to read our Move-Out Cleaning Guidelines. By
following them, you will ensure that you receive the maximum security deposit refund. Please
know that our office has 30 days from the time you return possession of the home and keys to
refund your security deposit. Please know that we will need a forwarding address in order to
refund your deposit to the proper address.
