LONDON
One Woolwich (£269m)
AFFORDABLE HOUSING
This project involves the demolition of 1,064 homes and the construction of 1,500
new homes built over seven phases. 1,005 homes will be for sale with the remainder
for affordable rent developed with a housing association. We are about to commence
demolition.
Lewisham Gateway (£230m)
URBAN REGENERATION
Construction of the first phase of 193 apartments with ground floor retail and leisure
space is under way, and planning permission has been secured for the second phase
which will deliver a further 169 new homes.
Brentford Lock West (£200m)
URBAN REGENERATION
Construction of the first phase of apartments is under way and planning permission has
been secured for the second phase which will deliver a further 141 homes.
Rathbone Market (£180m)
URBAN REGENERATION
All 122 private apartments at Aurelia, the second phase of development at this English
Cities fund scheme in Canning Town, have been sold off-plan and planning approval has
been secured for the final stage of development.
Your New Town Hall (£140m)
URBAN REGENERATION
We are working in partnership with Lambeth Council to deliver this project which will
deliver a new 125,000 sq ft civic office building, a refurbished Grade II listed town hall,
new public realm and around 195 new homes in Brixton town centre.
Lymington Mews (£78m)
AFFORDABLE HOUSING
This was one of the first releases by the GLA of public land to build new
homes. The total number of homes to be built will reach 418 by 2019,
including 259 open market homes, 116 homes for affordable rent and 43
homes for shared ownership. We are currently on site with the first phase
which includes 83 homes for open market sale.
Ponders End (£50m)
AFFORDABLE HOUSING
This project will create 160 homes for open market sale and 88 homes
for affordable and intermediate rent, as well as commercial space. The
project will commence this year and will be delivered in partnership
with the local council.
SOUTH EAST
Basingstoke Basing View (£200m)
URBAN REGENERATION
Construction of a 110,000 sq ft combined Waitrose and John Lewis at Home store is
now under way, part of a commercial-led development totalling some 650,000 sq ft.
Crawley Crawley Hospital (£4.6m)
INVESTMENTS
Capital works to Crawley Hospital, part of our Local Improvement Finance Trust (‘LIFT’)
portfolio. The construction/ refurbishment team is on site.
Reading Chatham Place (£100m)
URBAN REGENERATION
Construction of the £35m second and final phase of the highly successful development
is nearing completion, delivering a further 184 apartments in two buildings of nine and
19 storeys with ground floor retail space.
Slough Slough LABV (up to £1bn)
INVESTMENTS AND AFFORDABLE HOUSING
This Local Asset Backed Vehicle (‘LABV’) is a 15-year partnership with Slough
Borough Council to deliver regeneration to areas within Slough. The partnership is
currently delivering:
• The Curve (£16m) – 4,483 sqm space: construction of the community centre,
including library and performing space is under way. The project is due to reach
completion and handover in 2015.
• Ledgers Road (£17.3m) – 73 homes: planning has been granted for the first
residential development in the Slough LABV.
• Wexham Nursery (£33.4m) – 104 homes: this is the second residential
development in Slough and planning submission is due end of March 2015.
Southampton Three Estates Regeneration Programme (£30m)
AFFORDABLE HOUSING
This 223-home new build programme includes three separate developments built
in partnership with Southampton City Council. We are currently on site with all three
developments with 109 homes for open market sale and 114 for affordable rent.
SOUTH WEST
Bournemouth Bournemouth LABV (up to £500m)
INVESTMENTS
This project is a 20-year partnership with Bournemouth Borough Council to deliver its
town centre regeneration vision. To date the partnership has delivered:
• Madeira Road, multi storey car park (£3.9m) – 382 spaces: the car park was
completed in March 2015 and handed over to Bournemouth Borough Council to own
and operate.
• Madeira Road, student accommodation (£22.6m) – 378 beds: the student
accommodation was completed in September 2014 and handed over to the Arts
University of Bournemouth.
• Citrus Building, Leyton Mount (£12.3m) – 64 homes and 604 sqm of A3
commercial space: this 64 home residential development in Bournemouth is due for
final hand over in March 2015.
Plymouth Plymouth Millbay (£160m)
URBAN REGENERATION
Over half of the first release of homes at the third residential phase at English Cities
fund’s development, Quadrant Quay, have been sold off-plan and the second release
has been brought forward. Millbay features a mix of residential, leisure, business and
retail development, with high quality public spaces.
WEST
Bristol Wapping Wharf (£43m)
URBAN REGENERATION
Construction of the first phase of 194 apartments is under way. The development
includes 8,650 sq ft of retail and leisure space and a new pedestrian pathway linking
south Bristol and the city’s harbourside.
Stroud Minchinhampton (£10m)
AFFORDABLE HOUSING
We are currently on site providing 66 new homes, including 31 open market and 35
affordable rent homes. The project also involves the demolition of defective council
houses.
MIDLANDS & EAST
Bedworth HB Villages, Bedworth (£2.4m)
INVESTMENTS
HB Villages aims to create communities where vulnerable adults can live as independently as possible.
16 units. This scheme is in construction.
Clacton HB Villages, Clacton (£3m)
INVESTMENTS
16 units. This scheme is in construction.
MIDLANDS & EAST
Colchester HB Villages, Colchester (£2.5m)
INVESTMENTS
14 units. This scheme is operational.
Derby Castleward (£100m)
AFFORDABLE HOUSING
We are currently on site with phase one of the project where we are building 164
homes for sale and rent as well commercial units and public open space. Eventually
800 homes will be built, creating a new community in inner city Derby. The project is
being delivered by Compendium Living, a joint venture between our Affordable Housing
division and the Riverside Group.
Hucknall Rolls-Royce Hucknall (£250m)
URBAN REGENERATION
We have been appointed by Rolls-Royce plc to deliver a mixed-use development on a
150-acre site, providing 900,000 sq ft of employment space and in the region of 900
homes. Following conclusion of the Section 106 Agreement, outline planning consent
has been secured, paving the way for development to get under way in 2015.
Nuneaton Camp Hill (£30m)
AFFORDABLE HOUSING
This multi-year regeneration project involves the building of open market and affordable
rent housing as well as new community facilities. The first two phases comprise 220
homes and a final phase of 50 homes will be on site later this year.
Peterborough HB Villages, Peterborough (£2.8m)
INVESTMENTS
12 units. This scheme is operational.
Poringland Poringland Surgery (£2.5m)
INVESTMENTS
A small doctors’ surgery, part of our LIFT portfolio, which is currently on site and in construction.
Stoke-on-Trent Weston Heights (£55m)
AFFORDABLE HOUSING
This 10-year development commenced in 2006 and initially saw the demolition of 257
obsolete homes which have been replaced with 280 new homes. The majority of these
were for open market sale, though homes for affordable rent and shared ownership
were also provided. We are now on site with our final phase of housing for sale. This
project is being developed by the Compendium Living joint venture.
Towcester Moat Lane Regeneration (£80m)
INVESTMENTS AND AFFORDABLE HOUSING
Investments are managing the project for the regeneration of the Moat Lane area in
Towcester. They have funded the construction of a new civic building that is being
constructed by our Construction & Infrastructure division (£35m). In consideration for
this, the interest in five pieces of land has been granted to them. The first of these has
been sold to our Affordable Housing division, who are constructing 81 new homes for
open market sale and six affordable homes (GDV £45m).
Wolverhampton HB Villages, Wolverhampton (£2.4m)
INVESTMENTS
14 units. This scheme is in construction.
NORTH WEST
PSBP North West Batch (£80-120m)
INVESTMENTS
12 schools (seven primary and five secondary): our Investments division is the preferred
partner of the Education Funding Agency to deliver the Priority Schools Building
Programme in the North West. Financial close is due to be achieved in March 2015.
Blackpool Talbot Gateway (£100m)
URBAN REGENERATION
The first phase of development was completed in June, comprising a new office building
for Blackpool Council as well as a new Sainsbury’s supermarket and a refurbished multistorey car park. The second phase will deliver a town centre hotel on the site of an
existing surface car park.
Blackpool Queens Park (£22m)
AFFORDABLE HOUSING
This development involves us working with Blackpool Council to provide 180 homes for
affordable rent and 18 homes for open market sale. We are currently on site with this
project secured via a competition held by the Council to regenerate the area.
Blackburn HB Villages, Blackburn (£2.8m)
INVESTMENTS
20 units. This scheme is operational.
Bolton HB Villages, Bolton (£2.4m)
INVESTMENTS
16 units. This scheme is in construction.
Bury HB Villages, Bury (£2.2m)

Carlisle Raffles (£50m)
AFFORDABLE HOUSING
This project comprises 475 new homes for open market sale, low-cost home ownership
and rent. This programme is creating new open market housing in a location that was
perceived as a low demand area prior to our involvement. The project started in 2006
and will finish in 2018.
NORTH WEST
Chester Chester Central (£120m)
URBAN REGENERATION
City Place is an exciting new Central Business District (‘CBD’) scheme offering prime
office space on 3.5 acres of the Lloyds Banking Group campus in Chester. Construction
work has begun on One City Place, a six-storey Grade A office building near the city’s
historic railway station which will be a cornerstone of the CBD scheme.
Cockermouth The Laureates (£40m)
AFFORDABLE HOUSING
This 217 home development is currently on site. The first of 129 open market sales are
due this year with the remainder of the houses developed for affordable rent and shared
ownership.
Liverpool Garston (£39m)
AFFORDABLE HOUSING
314 homes in total constructed under a development agreement. We have built 124
houses for housing associations and completed 111 homes for open market sale. We are
about to commence work on the final phase of 79 homes for open market sale.
Manchester Smithfield (£120m)
URBAN REGENERATION
This is a substantial mixed-use development in the Smithfield area of Manchester which
has successfully regenerated an underused brownfield site with new residential, retail
and leisure uses. The sixth phase residential building, Smithfield Square, recently achieved
Practical Completion.
Manchester New Victoria (£250m)
URBAN REGENERATION
We have partnered with Network Rail for the redevelopment of 2.5 acres of surplus
land adjacent to Manchester Victoria Station. Commercial and residential development
options are being evaluated and an outline planning application will be worked up soon.
NORTH WEST
Manchester Miles Platting (£235m)
AFFORDABLE HOUSING
A major regeneration scheme that involves the creation of 1,000 new homes for open
market sale, the refurbishment of 1,500 affordable houses and flats and the creation of
high quality new public realm.
Manchester Toxteth Street (£60m)
AFFORDABLE HOUSING
We have completed 100 open market homes on the first phase of this site and have
submitted planning for the second phase of 165 homes for sale which will be on site in
June. The final phase of 100 homes will commence in future years.
Manchester Beswick (£75m)
AFFORDABLE HOUSING
The first two phases of this development comprised 283 homes for open market sale
and 95 homes built for housing associations. The final phase of 125 homes for open
market sale is under construction with some homes already sold.
Salford Salford Central (£650m)
URBAN REGENERATION
A 143-bed Premier Inn hotel and a multi-storey car park were completed at New
Bailey, where a 125,000 sq ft office development is also under construction, while a
predominantly residential development known as Vimto Gardens is under construction
on Chapel Street.
Stockport Stockport Exchange (£145m)
URBAN REGENERATION
A 1,000-space multi-storey car park was completed at the beginning of 2014 and
planning consent has now been secured for the second phase which includes a 115-bed
hotel and an office building with ground floor retail space.
Timperley HB Villages, Timperley (£2.2m)
INVESTMENTS
12 units. This scheme is in construction.
Warrington Bridge Street Quarter (£52m)
URBAN REGENERATION
Our Urban Regeneration division is delivering this mixed-use development, the first
stage of Warrington Borough Council‘s 25-year strategic masterplan for the town
centre and waterfront area. Planning consent has been secured for the scheme which
will deliver retail and leisure space, an indoor market hall, a Council office building, a
refurbished car park and a new public square.
YORKSHIRE & NORTH EAST
Doncaster The Gables (£6.6m)
URBAN REGENERATION
Forming a key element of Doncaster’s new Civic and Cultural Quarter, The Gables is the
first new housing development in the town centre for a number of years. We are now
on site with the first phase of 54 new homes, and 26 have been sold to date.
Doncaster The Residence Lakeside (£9.5m)
URBAN REGENERATION
Featuring a range of two-, three-and four-bedroom homes, The Residence Lakeside is
the Urban Regeneration division’s second project in Doncaster. Construction of 51 new
homes has now commenced.
Doncaster Civic & Cultural Quarter (£230m)
URBAN REGENERATION
This development is regenerating Doncaster’s town centre with new leisure and civic
buildings and town centre homes. The first phase, completed in 2013, included new
civic offices, a performance venue called ‘Cast’, a public square and a refurbished car
park. The old 12-storey council house has now been demolished, clearing the site for
further development.
Doncaster Six Streets (£15m)
AFFORDABLE HOUSING
This multi-phase scheme will see us build 123 new homes on land in the Hyde Park
area of Doncaster. Working in partnership with the Council we are currently building 86
homes for open market sale, 22 homes for affordable rent and 15 properties for sale
via the Lovell Choice deal, a form of low-cost home ownership that provides affordable
housing, effectively in perpetuity, for council nominees.
Grimsby HB Villages, Grimsby (£4.9m)

36 homes over two schemes. Both schemes are operational.
Hull Hull Ings (£88m)
AFFORDABLE HOUSING
We are on site with the first 65 homes of this 700-home regeneration project which
is being developed over seven phases. This predominantly open market scheme will
include houses for affordable rent and shared ownership. The Compendium Living joint
venture was selected in 2013 to deliver this project.
YORKSHIRE & NORTH EAST
Leeds Sovereign Square (£23m)
URBAN REGENERATION
A new 60,000 sq ft office development was completed for KPMG, the first large new
build office to be completed in the city centre since 2006.
Leeds Logic Leeds (£200m)
URBAN REGENERATION
Construction of the first 80,000 sq ft building has commenced at this 110-acre
manufacturing and distribution development.
South Shields South Shields 365 (£100m)
URBAN REGENERATION
Plans have been approved for the first phase which will include a new Central Library
and Digital Media Centre, a 40-space car park and improvements to the adjoining
market place.
Stockton-on-Tees Northshore (£300m)
URBAN REGENERATION AND AFFORDABLE HOUSING
Work has started on the first two commercial phases at the scheme: a 43,000 sq
ft head office building for the housing specialists, Thirteen Group, and a 36,000
sq ft state-of-the-art Innovation Centre. Work continues on the ‘Vivo’ residential
development, being built by our Affordable Housing division.
SCOTLAND
Scotland West Hub (West Scotland)
INVESTMENTS
This framework was established in 2012 with Investments as the majority partner,
enabling local public sector bodies to deliver new regeneration projects in sectors
including health, education and community projects.
• Kirkintilloch, East Dunbartonshire (£500k) - this project is
operational and involved the refurbishment of a community hub,
creating a modern new library.
• Clydebank Workshops, Clydebank (£1.5m) - this project involved
the creation of seven high spec units contributing to Clydebank’s plans
to transform its east area into a vibrant and modern business district.
Operational.
• Johnstone Civic Hub, Renfrewshire Council (£12.5m) - this is a
large new build project to create a vibrant and attractive multi-occupant
civic centre. Operational.
• East Pollokshields Health Centre, NHS Greater Glasgow (£2.3m)
- this project is a new health centre health and social care centre. In
construction.
• Lairsdsland Primary School, East Dunbarton (£6.8m) - a new
build, open plan primary school for 280 pupils. In construction.
• Maryhill Health and Care Centre, Glasgow (£11.9m) - a new build health
centre. In construction.
• Eastwood Health and Care Centres, Glasgow (£13.8m) - a new
build health centre. In construction.
• Hillhead Community Centre, East Dunbartonshire (£2.4m)
- a new build community centre that would house a wide range of
community groups and local meetings. Operational.
• Garshake Post Office, West Dunbartonshire (£430k) - the
project was to redesign existing office accommodation to provide
shared spaces for integrated service delivery. Operational.
• Lennoxtown Community Hub, East Dunbarton (£4.1m) - a new
build community centre that will create a one-stop shop for council
services. Financial close January 2015.
Aberdeen Marischal Square (£107m)
URBAN REGENERATION
An agreement was completed with Marriott International to deliver a 126-room
Residence Inn hotel, and construction has commenced. The hotel will be part of a new
mixed-use quarter which will also include new offices as well as retail, leisure and civic
space.
