motorway network.
Winsford town centre is in easy walking distance of the site

primary and secondary schools. St Josephs is the nearest

Description
The land comprises three land ownerships. The northern
parcel of land being undeveloped ‘greenfield’ land
characterised by open grassland and interspersed trees. The
southern parcels of land are previously developed and
occupied by an underground covered reservoir and single
storey brick pumping station. We note that the pumping
station is due to be decommissioned prior to the disposal of
the site.
The site has a gentle sloping gradient from the northern
boundary to the southern edge of the site.
The northern and eastern site boundaries are formed by
existing residential neighbourhoods, the southern boundary is
shared with an open field and to the west is Whitby’s Lane.
