Welcome
Ridgeons has plans to relocate its Cromwell
Road branch to a new facility on Coldhams Lane,
Cambridge. Subject to securing the new facility,
the move will free up the Cromwell Road site for
new mixed tenure housing.
Cambridge City Council and Ridgeons Builders
Merchants, with their consultants, are committed
to local people being involved in shaping the new
mixed tenure housing development.
As part of the Cambridge Local Plan 2014:
Proposed Submission, Cambridge City Council
is committed to working with the site promoters
and their team to prepare a ‘Planning and
Development Brief’. The Brief will provide
guidance on land use, access, buildings, open
space and character.
TODAY: Consultation 1: themes and fact-finding
You will have a number of opportunities to see the evolving development brief and share
your thoughts between March and October 2015.
This first stage of consultation is about ‘themes & fact-finding’. We are keen to understand
more about the local area and what you think the priorities are for the Ridgeons site. We
have organised our inital analysis of the area and the site so far under six themes:

3. Transport and access
4. Building heights and types
5. Open Space

About Ridgeons
Ridgeons Site
Ridgeons is one of the UK’s largest independent
timber and builders merchants and has been in
business for over 100 years. Established by Cyril
Ridgeon on Tenison Road in 1911, a short walk
from Cromwell Road, it now operates from 26
locations across the East of England. Today the
business is owned by the fourth generation of the
Ridgeon family.
Ridgeons Timber and Builders Merchants opened the Cromwell Road
branch in 1996. The Ridgeons Group have owned the site since the 1920s,
when it was used as a timber yard. The 3.27 hectare site is located on the
western side of Cromwell Road behind residential buildings. The site has
no obvious frontage to the street but is accessed from Cromwell Road.
Angela Rushforth, Managing Director of Ridgeons:
“As a family owned business, established in
Cambridge over 100 years ago, we have a longstanding commitment to the city; this is not just as
a major local employer continuing to invest here
but also in terms of our commitment to ensuring
a positive legacy of development on the Cromwell
Road site when we move within Cambridge. We
are optimistic that through public consultation
and detailed research, this can be achieved.”
There are main principal buildings on the site, which are separated by large
areas of paving used for parking, loading and displaying materials. To the
north of the site there is a 3m deep man-made pond surrounded by trees
and hedgerows. The site is outside of any flood risk area.
Most of the site boundary to the north, east and south adjoins rear gardens
of properties on Cromwell Road and Cavendish Place. The western side of
the site adjoins the railway line.
Planning and Development Brief Team
The team of consultants includes: Cambridge
based planning consultants Carter Jonas
(incorporating Januarys); transport consultants TPA;
community engagement consultants GL Hearn; and
Pollard Thomas Edwards, a practice of architects
and urban designers.
The team is carrying out the public consultation and
preparing the Planning and Development Brief on
behalf of Ridgeons and Cambridge City Council.

The Ridgeons site is within the Romsey Ward of Cambridge and within close
proximity to the Petersfield and Abbey wards. It is a approximately a 30 minute
walk or 10 minute cycle ride (1.5 miles) to central Cambridge.

1902
By 1902 much of Romsey Town has been built. The Ridgeons site
is open land, adjacent to the Coldham’s Lane railway junction.
1959-60
The Ridgeons timber yard building increase in number. The sites
to the north of Ridgeons remain open land.

1926-28
Romsey Town terraces extended to the north and east. Romsey
Recreation Ground is created. The Ridgeons site is shown as open
land. However, Ridgeons timber yard starts operating on the site
in 1928.
1972-74
Allotments are shown at Fairfax Road, Stourbridge Road and
Vinery Road. The land to the north of the Ridgeons site develops
into industrial uses with a depot, factory and engine shed.
Cromwell Road - Consultation
1938-52
Streets and houses are laid out for a northern expansion of
Romsey Town. Ridgeons timber yard buildings can now be seen
on the site.
2015
In 1996 the Ridgeons store opens for business. In the 2000s the
industrial sites to the north of the Ridgeons site are redeveloped
as housing, with a gym on the junction of Coldham’s Lane.
