Vaasa Energy Week – Energy and Buildings Wasa Station Energy Solutions 19.3.2015 Ville Reinikainen Content of the presentation 1.High level viewpoints 2.Designing process 3.Examples of the energy solutions High level view points 1. Energy company of the block enables building a block-scaled energy system. The energy company owns and administers the energy systems in the block and is responsible for the maintenance and the functionality of the system. 2. Tight cooperation with the city of Vaasa, Vaasan Sähkö and Tekes enables innovative solutions – the solutions support the development targets of all of the parties. 3. Tight cooperation with the companies in the energy sector from the beginning of the project ensures development and commercialization of the innovations. Opereators of the Wasa Station Hotel Music and conference center Facilit y Business facility operator Restaurants Apartment Multi-facility hall Hotel and restaurant operator Apartment Inc. Parking garage Real Estate Inc. Facilities Cooling Energy company Inc. Energy District Heating Electricity Electricity Heating Public R&D funding Tekes – the Finnish Funding Agency for Innovation Tekes provides innovation funding for companies, research organisations, and public sector service providers. INKA programme – Innovative Cities – Sustainable Energy Solutions The aim of the programme is to create internationally attractive innovation clusters in Finland based on top-notch talent. Innovation clusters include companies aiming for growth that are capable of creating brand-new products and services for the international market. Designing process 1. Designing is controlled by energy strategy and regional BREEAM system 2. Innovative designing methods and tools (Knotworking, optimization tool and BIM-based planning environment) 3. Designing is done in tight cooperation with the city of Vaasa, Vaasan Sähkö and the companies in the energy sector. All viewpoints are included in the decision-making from the very beginning of the project. BREEAM Communities • Controlling the process and involvement • Social and economical well-being • Natural resources and energy • Land use and ecology • Traffic and transportation Picture: Kanozi Architects Strategy Optimizing the energy solution of the block following the energy strategy: Optimizing the lowemission energy production solutions Reducing the peak power and recycling / storage of energy Optimizing energy consumption Knot-working Cost accountant Property developer Architect Energy expert User Structure Contractor HVAC & Elec. Visualisation of information New visualisation supporting the optimization Examples of the solutions solar panels solar heat collectors district heating network refridgeration cooling DH accumulator heating cooling storage ground source heating /cooling Building automation § Integrated system enables smart functions § Comprehensive consumption metering § Smart sensors installed in the structures § Smart control strategies: • Presence identification, air quality sensors, minimizing network pressures, utilization of weather forecasts § The self-diagnostics of the automatization tells where the maintenance should be focused on § Data visualisation for the users Natural ventilation of the parking hall Energy and Cost Savings Comparison between traditional building block, which just fulfill the building regulations and Wasa Station Rough estimation of the results: • Additionnal investment to the energy solutions 1,8 M€ • Yearly savings in 10 years period up to 120 000 €/a • Yearly savings in upkeeping costs in 20 years period up to 0,45 €/sqm/month and in total 8,6 M€ / 20a Interest rate 4 %, energy price escalation H 5% and E 3%, energy price H 41 €/MWh; E 95/75 €/MWh Thank You!
