Directions
From the Edinburgh City Bypass (A720), take the A68 south and turn left onto the A6093
signposted to Haddington. In Pencaitland turn right, opposite the garage, down Lempockwells
Road. After about 1.5 miles go straight over the crossroads and follow the road to the left and then
the right before turning left at the T-junction. The drive to Barley Mill House is on the right, just over
the hump back bridge.
Situation
Barley Mill House is in the parish of East Saltoun, set in over 22 acres of its own parkland which is
bounded by the Birns Water. Saltoun Forest adjoins the property to the south.
The surrounding East Lothian countryside is characterised by rolling fields and mature, mixed,
woodland. The house is situated 2 miles south and 1.5 miles west of the attractive conservation
villages of Pencaitland and East Saltoun respectively and is conveniently located for Edinburgh.
Both villages have active local communities. East Saltoun has a church, primary school and village
store and Pencaitland has a church, primary school, post office and two shops, one with a filling
station. There is a regular bus service to Edinburgh, seven days a week, from Pencaitland and a
commuter railway station at Longniddry offers a direct rail service to Edinburgh Waverley. This
takes 20 minutes approximately.
Haddington is an attractive rural town that provides both local services and a private school (The
Compass). Other private schools in the area include Belhaven Prep School in Dunbar and Loretto
in Musselburgh. Many local children commute to the private schools in Edinburgh.
East Lothian is an area of natural scenic beauty with its beautiful beaches, bird sanctuaries and
historic monuments. It is also famed for its coastal golf courses with Muirfield (host to The Open
Golf Championship in 2013), Gullane, Luffness, North Berwick and many others within easy reach.
There is also a variety of restaurants including La Potinière and the Roux restaurant at Greywalls in
Gullane, Ducks in Aberlady and Zitto in North Berwick.

Description
There is known to have been a mill on the site prior to 1683. Alexander Fletcher of Saltoun and his
brother Henry, aided by Henry’s wife Margaret, established not only the first barley mill in Scotland
here in 1712 but also the first mill for weaving “Holland” or fine linen, using Dutch technology. The
main house is thought to have been built as a dower house for the Fletcher family.
The present day Barley Mill House is a lovely period house which has been extended and linked to
the old farm buildings to create a wonderfully flexible modern family home set around a sheltered
courtyard. The refurbishment and extension was carried out by the renowned architect Nicholas
Groves-Raines.
The house is built of sandstone, which is partly harled, under a slate roof. The former farm buildings
are built of stone under pantile roofs.
Accommodation
The property is approached by a long drive which leads to a gravel parking area by the main
entrance to the house This opens into a hall which is lined with shelves and cupboards and has a
WC off. Glazed doors open into the courtyard.
A corridor leads to the drawing room which is a spectacular room with fitted bookcases at each end.
There is a central fireplace with stone surround and hearth under a timber mantelpiece. Six sets of
French doors open onto the courtyard and pour light into the room.
The large country kitchen has two sets of glazed double doors opening onto the courtyard. This is a
wonderful warm and bright room with a high ceiling with exposed beams. It has a central island and
units under a combination of timber and granite worktops. There is a white two door Aga
supplemented by a double electric hob, a 1½ basin sink, dishwasher and two fridge freezers.
In the utility room behind there is a washing machine and tumble dryer under a worktop with a large
Belfast sink and two cupboards. The playroom has the back door and a door into the garden room.
Stairs from the playroom lead up to two bedrooms and a bathroom.
The original house has four rooms on the ground floor which are used as a hall and three reception
rooms. The hall gives access to the front facing dining room. There is also a wine cellar. The sitting
room is a cosy wooden panelled room with an open fire. The study has fitted bookcases.
The upper floors accommodate the principal bedrooms. On the first floor there are two front facing
bedrooms, each with a dressing room behind opening into an interconnecting bathroom. A third
bedroom is located on the second floor, along with a bathroom and store room.
A ground floor guest suite is located beyond the drawing room. With its own outside door, it can be
self-contained. There are two double bedrooms, one with built in cupboards, a bathroom and a
coat cupboard.
Outside
As the drive draws into the parking area there is a secure shed to
the right. An open fronted garage with plenty of storage space
has a connecting door to the house.
A track to the east side of the house leads to the fields. There is a
stable block, with two loose boxes and a tack room, a hay shed
and two field shelters.
On the southern side of the courtyard are a potting shed and
store, conveniently positioned for the garden that wraps around
the house. The garden lies predominantly to the south of the
house and looks over open fields. It is laid mostly to lawn with
colourful herbaceous borders, shrubs and specimen trees. The
courtyard has mixed borders lined with paved paths and provides
a sheltered, accessible space for outside entertaining.
The land extends to over 22 acres in all, bounded to the west by
the Birns Water. This adds great amenity and there is a pool
where children swim in summer. The principal grazing lies to the
south of the house and there are also paddocks to either side of
the drive. A long strip of woodland forms the east boundary of
the property with the former mill lade running just inside.
