Campbell County Board of REALTORS® Membership Requirements, Definitions & Procedures NOTE: As per our Bylaws, if you have joined an office that is already a member of our Board and/or MLS you, as an agent of that office, are in turn required to join the Board and/or the MLS upon your license being issued. Board/MLS Participation Requirements & Information: 1. The Designated REALTOR: 9 must hold a current, valid Wyoming Real Estate Broker’s license or Appraisers license, 9 are sole proprietors, partners or corporate officers or branch office managers, 9 are engaged actively in the real estate profession, including buying, selling, exchanging, renting or leasing, managing, appraising for others for compensation, counseling, building, developing, or subdividing real estate, 9 and who maintain or are associated with an established real estate or appraisal office in the State of Wyoming or a State contiguous thereto, 9 and who shall be responsible for all duties and obligations of Membership including the obligation to arbitrate pursuant to Article 17 of the Code of Ethics and the payment of Board dues as 2. Participants: 9 Individuals who are engaged in the real estate profession other than sole proprietors or corporate officers, or as individuals in positions of management control (in other words anyone who is NOT the Designated Participant such as agents, licensed assistants, appraiser trainees and additional appraisers in the same office) 9 and are associated with a Designated REALTOR® Member 9 and meet the qualifications set out in Article V of the Bylaws. 3. Membership Type: 9 Primary Membership: Choose this option if this is the only Board of REALTORS you hold membership with within the State of Wyoming. 9 Secondary Membership: Choose this option if you are already a Primary Member of a Board of REALTORS in Wyoming or a contiguous state, but would also like to participate in our Board as well. This option will give you board voting privileges and access to Form Simplicity. 9 MLS Only Participant: Choose this option if you are already a Primary Member of a Board of REALTORS in Wyoming or a contiguous state and want MLS services ONLY. There are NO voting privileges with this option and NO access to the Form Simplicity. 4. Application: 9 New Offices: Complete and return the Membership Application(s) for the Designated Broker and all licensees affiliated with the Designated Broker. 9 New Agents: Complete the application and ask your Broker to sign where needed. 9 After verification of information and review and approval from the Membership Chairman, membership shall be processed as quickly as possible. 5. Membership Fees: 9 You will need to submit two (2) separate checks for dues at the time you submit your application. One should be made out the CCBOR and the other to the MLS. 9 Please see the New Member Dues & Assessments chart which contains a breakdown of fees & dues. If applicant resigns or otherwise causes membership to terminate, the duty to submit to arbitration continues in effect even after membership lapses or is terminated, provided the dispute arose while applicant was a REALTOR®. Signature: Dated: Campbell County Board of REALTORS® On-Line Systems Information Between the Board and MLS, there are four (4) on-line systems that you will have access to: FlexMLS: Compilation of all listings offered for compensation throughout Campbell, Weston and Crook counties. Sentrilock: Electronic Lockbox System used primarily in Campbell County. REALTOR Property Resource (RPR): Nationwide compilation of properties. Form Simplicity: Approved WREC Real Estate Contracts. You will receive logins and passwords for all of these systems as you work through the membership process. Please write your logins/passwords down! Campbell County Board of REALTORS® Billing Policies + Fees & Dues: All MLS fees, dues, deposits and charges including, but not limited to initial Participation fees, recurring participation fees, etc., shall be assessed only to the Designated Broker. Payment of such fees may only be accepted from the Designated Broker. Designated Broker: The FlexMLS monthly participation fee for the Designated Broker shall be billed monthly in an amount established by the MLS Committee during their budget preparation each year. Salesman: The monthly FlexMLS participation fee for each Salesman shall be billed monthly in an amount established by the MLS Committee during their budget preparation each year times the number of salesman in the office. SentriLock: The monthly fee for the use of the Sentrilock System is $6.00 per card issued to each Designated Broker. The use of the SentriLock system is optional although as per our Rules & Regulations, a SentriLock Lockbox must be used if listing the property in the FlexMLS System. SentriLock Supplies: Lockboxes, Keycards, Key Readers and accessories are available at the board office. These items are charged to the Designated Broker on the next monthly invoice after purchase. GilletteHomeBay.com Magazine: Although not a requirement, you are encouraged to include your listings in the magazine. All charges will be included in the regular monthly billing invoice. Ads range from $5 to $15 per listing. + Due Date: All MLS fees and charges are due 10 days from the invoice date (generally the 10th of each month). + Failure to Pay: Failure to pay any service charge or fee upon the due date, and provided that at least (10) ten days notice has been given, the Service shall be suspended for the entire office until service charges and fees are paid in full along with a $100.00 re-connect fee. + Returned Checks: Checks returned for “insufficient funds” will be assessed any bank charges that accrue. The Designated Broker will be given 48 hours to reimburse the board for the full amount of the invoice or services will be suspended (a $100.00 reconnect fee will apply). Upon the second returned check within a 12 month period, the service will require payment in the form of a certified check for a period of one year beginning on the date of the 2nd returned check.
