Cambodian Resort for sale.
Land Lease Agreement.
Land belongs to the landlord contract is made for 30 years;
- Start of contract first of April 2009.
- Finish of contract first of April 2039.
Deposit paid $ 20.000.- to be deducted on the end of the contract.
Price for renting land starts at $ 2.500.- per month for first 7.5 years
After every 7.5 years 30 % increase.
Second period to 15 years $ 3.250.- per month.
Third period to 22.5 years $ 4.225.- per month.
Fourth period to 30 years $ 5.492.- per month.
Cambodian Resort Hotel is rented out for the next 10 years.
Rental fee:
First 5 years $ 11.000.- per month is $ 133.000.- per year.
Last 5 years $ 13.200.- per month is $ 158.400.- per year.
Contract started on 23rd of January 2014.
Contract finishes on 23rd of January 2024.
Deposit paid by Renter is $ 200.000.- to be paid back as follow:
Last year renter does not pay the rental amount of $ 158.000.The rest ammount of $ 42.000.- get paid back to renter on the end of contract
but renter must deliver the hotel back in good condition as received on starting day of
contract otherwise $ 42.000.- can be used to repair hotel.
Renter must pay all costs for hotel maintenance during contract time and pay the land lease
fee to the Landlord.
In contract is allowed to sell the hotel during contract time to third party.
Owner of hotel is allowed to stay in room number 317 during the total lease out period.
He can use fitness and laundry free of charge for his own use for 2 people and on any
spending in hotel he get 50% discount.
Renter has the possibllity on 6 months before ending contract, to lease hotel 5 years more
but price per month will be in this case $ 15.840.- per month $ 190.080.- per year.
Deposit will be again $ 200.000.- to be refunded on the end of contract.
Sell price on the first of April 2015 of Hotel Cambodian Resort with above contracts in hand
is $ 1.000.000.Deposit money of $ 200.000.- can be deducted from salesprice but buyer of hotel must stick
to the contract.
So buyer must pay now $ 800.000.Buyer of hotel can take over 100% shares of the Company Cambodian Trading BVI.
So that by simple way transaction can be handled only hotel is in company.
100% of the shares are in the hand of Frans Marchand.
