*An independent contractor staffs the gates at Cory Lake Isles. They provide access control
at the gates 24/7. They are a valuable resource and can advise on security issues; however,
they have no law enforcement authority. Any law enforcement or criminal activity should be
directed toward to the Tampa Police Department that has jurisdiction for Cory Lake Isles.

When you purchased or rented your home you were told that this was a
Deed Restricted Community. As such, you agreed to obey the rules and
covenants of Cory Lake Isles. The management teams and our contractors
have the responsibility of enforcing these rules and covenants. They are
only doing their jobs. If you cannot live by the guidelines then you will
force the community to fine you, put a lien on your property and/or
foreclose on it. Nobody in this community wants to do this. What we want
and need to have you, the residents, do is comply with the Deed
Restrictions that you agreed to when you moved into Cory Lake Isles.

Cory Lakes Isles Calendar

Committee members asked for an update on
the inoperable pool slide. Frank said that in
his discussion with the company that
manufactured and installed the slide that they
felt positively about repairing it to
satisfaction. He is awaiting written
documentation to take to the Board meeting
in February.
The committee discussed the continuance or
dissolution of the LAF committee. With the
new Board taking a more hands on approach,
it was expressed that there was no need for
LAF to discuss and make plans when the
Board was again debating the decisions at
their meeting. Members expressed that they

felt that the Board may not realize the value
of the committee and committee structure,
and that the Board should be asked what they
want from the committee. In the past, if
monies were appropriated in a budget item,
the committee could suggest, plan and
proceed with the changes needed within that
budgeted item. If the Board is going to be
more hands on, then maybe the committee is
not needed. All on the committee felt that
their input was helpful. Mylitta Butler
planned to attend the next Board meeting to
discuss our and their roles with the Board.

submitted to the Board for one of its
members to sit as a liason to LAF. It was felt
that having a Board member sit with the
committee would be invaluable to both the
committee and the Board. Bob Woodards,
CDD Board member, has since volunteered
to be the LAF committee Board liason.
Regularly scheduled meetings of the LAF
Committee are held on the second Tuesday
of each month at 10:00 a.m. in the Beach
Club.

The committee would like to remind you that before you make any changes or start any new projects
to your home’s exterior as painting exterior, install a pool or seawall/dock or any other outside project
please submit your request to Cathy Kurek, so it can be reviewed and approved prior to starting. Also,
there is a book of the approved paint colors located in the office at the clubhouse.
HOUSE AND LANDSCAPE CLEAN UP
Please be sure to check and cleanup the exterior of your home. Many roofs and homes need to be
pressure washed, be a step ahead of violations. Check your mailboxes and clean/paint them if needed.

LANDSCAPE MAINTENANCE
It is an owner’s responsibility to notify your lawn maintenance company that all trimmings and debris
need to be removed from the Cory Lake Isles community. Violations may result if trimmings are left
at the curbside of your home. Red mulch is not allowed in the community.
LEASING RESTRICTIONS
The association has updated their leasing requirements and restrictions. Effective December, 2013 the
association requires an owner renting their home to have a $500 security deposit on file with the
association. Also, an owner must own their home for at least one (1) year prior to renting their home.
If you intend to lease your home, please visit the website to obtain the most current lease application
and requirements.
STREET PARKING
The Cory Lake Isles community prohibits parking in the street overnight between 1am and 6am and
blocking the sidewalks. There is an automatic $100 fine for the violation. Please inform your guests
and govern yourself accordingly. Also, the Governing Documents for the POA only permit two
vehicles parked in the driveway at any time.
