Sales Process
Due to high demand for these homes and in an effort to offer these homes in a fair, equitable and manageable
manner, Classics at CCI Evelyn Park, L.P. (SELLER) has developed the following Sales Release Process.
Should you plan to purchase a home at Jasmine Terrace we ask that you read this information carefully so that
you have a thorough understanding of how the process will work.
We will be utilizing a first-come first-serve system beginning at 10:00am on Saturday, June 13th.
The line at the door will be managed by those who are in line. We are anticipating more buyers than homes
for sale on release day.
1. Sales prices will be set- no negotiations will be permitted. All BUYING PARTIES will have equal opportunity
to purchase homes at set prices. The price sheet will be available in the sales office on Saturday morning when
the doors open.
2. All those wishing to purchase (BUYING PARTY*) on a home at Jasmine Terrace must provide a valid preapproval letter from a preferred lender to the Sales Representative. If a BUYING PARTY does not have a valid
pre-approval letter from a preferred lender, they will not be allowed to purchase. (Note: Cash buyers must
provide proof of funds to Sales Representative in order to make an offer.)
3. SELLER will accept offers from only non-contingent buyers (offers with homes to sell as a condition of
contract will not be accepted). All offers will be subject to the terms and conditions of Classics at Jasmine
Terrace sales documents.
4. A fully-refundable deposit check in the amount of $10,000 must be submitted with the offer in order for the
offer to be considered.
5. BUYING PARTY notified of an accepted offer must meet with the Sales Staff within 48 hours to execute the
Purchase Agreement.
6. In the case that SELLER is unable to contact a BUYING PARTY to notify it of offer acceptance, SELLER
reserves the right to accept other offers.
7. At the time the Purchase Agreement is ratified, BUYING PARTY must enter into escrow (at First American
Title Company) a deposit in the amount of 3% of the sales price of home.
8. In the event that a BUYING PARTY does not complete the Purchase Agreement in the time frame stated,
SELLER may accept other offers for the property or offer the property to any other BUYING PARTY.
9. BUYING PARTY is responsible to make sure that the Jasmine Terrace Sales Staff has all necessary contact
information. If the Jasmine Terrace Sales Staff is unsuccessful in reaching a BUYING PARTY after a reasonable
effort has been made, SELLER may accept other offers for the property or offer the property to another
BUYING PARTY.
10. All interested BUYING PARTIES that did not have offers accepted for a home in current release will have
the opportunity to make an offer to purchase in future releases. There is no priority for those who previously
participated in a release for any subsequent release. Every pre-approved BUYING PARTY will have equal
opportunity participate in each sales release.
11. It should be noted that the set prices for the homes in subsequent releases are likely to be higher than
those in the previous releases.
12. SELLER does not accept responsibility to notify interested parties of the actual release date for future
releases. Interested parties must communicate with the Jasmine Terrace Sales Staff to keep apprised of the
sales release dates.
