Knightsbridge Partners launches a new U.S. Real Estate
Fund to acquire income-producing assets.
First Acquisition Coliseum Center in Charlotte, North Carolina.
London, United Kingdom (June 24th, 2014) – Knightsbridge Partners today announced the
launch of a new U.S. Real Estate Fund to invest in income producing properties mainly
within the U.S. East Coast. The size of the fund has not been disclosed.
The Fund’s first co-investment was closed today—a three building office complex in
Charlotte, NC. Coliseum Center’s Three, Five and Six buildings have a total size of 500,000
square-feet and a current occupancy rate of 88%. Charlotte is one of the fastest growing cities
in the U.S. and the second financial center after New York. The total purchase price was
US$62.5m.
“We believe that income-producing real assets are a vital part of a well-diversified
investment portfolio. Moreover, our macro view is that growth, yield, and inflation hedging
are essential for success in today’s environment,” said Daniel Melhem, Managing Director
of Knightsbridge Partners. “It is our view, that real estate is most effective as an inflation
hedge in an extremely low-interest rate market, which is mostly what we expect for the next
few years.”
Melhem added, “The U.S. real estate market offers a tremendous opportunity for European,
Middle Eastern and Latin American investors. For one thing, the Dollar has been
strengthening against these regions’ currencies; moreover, Cap rates are still attractive in the
U.S. in some case doubling or even tripling those in the UK, Germany, Hong Kong and
Singapore.”
Knightsbridge has partnered with Americas Capital Partners, a real estate investment
company based in Florida to create this fund. The Fund expects to invest in selected cities
such as Boston, New York, Washington D.C., Raleigh, Charlotte, Atlanta, Miami and
Houston.”
