The Linden Hills Line www.lindenhills.org - The Bi-Monthly Newsletter of the Linden Hills Neighborhood Council - March / April 2015 Proposed Development at 44th & Upton The Sebastian Joe’s property owners, Tim and Mike Pellizzer are proposing to redevelop the property on the corner to make way for a 3-story retail and office building. Plans call for removing the surface parking lot and an adjacent duplex at 2720 W. 44th St. The Sebastian Joe’s building will remain unchanged. The patio will become a shared space between Sebastian Joe’s and the new retail/office building, which is being called the South Upton Building. The development team presented the project to the LHiNC Zoning Committee and members of the community on February 16. The project is applying for a conditional use permit to increase the height from the allowed 35’ (2.5 stories) to 52’ 8” to accommodate the building’s 3-story height, plus a 15’ rooftop elevator shaft. The project also seeks several variances to reduce the required number of parking spots from 17 to 12, and to allow for a driveway/parking area to the east of the building, accessible from 44th St. The application will go before the City Planning Commission on Monday, March 16 at 4:30 p.m. at City Hall. Linden Crossing Project Changes Hands Financing delays and lost cleanup grant funds plagued Mark Dwyer and the Linden Crossing project, giving another development group the opportunity to purchase the property at 43rd and Upton, the site of the now-closed Famous Dave’s restaurant. Jake Shaffer, of the new ownership group, has indicated there are no immediate plans for the property, but that Clark Gassen, developer of several new Uptown Minneapolis apartment and condominium buildings, would be involved in the project. The group did not purchase the adjacent parcel Edward Jones building, so a development of the scope of the approved Linden Crossing building would not be feasible. The environmental cleanup will need to precede any construction on the property. Mark Dwyer holds a right-of-way excavation permit for the land, which makes him responsible for restoring the pocket park his team disassembled last year to prepare for environmental cleanup of the site. Community Solar is Coming to Linden Hills! Linden Hills Power & Light is working with the LHiNC Environment & Sustainability Committee and local company Sundial Solar on a community solar project. Subscribers to community solar projects receive credit on their Xcel bill for the electricity their shares generate—just like if the panels were on their roof. Lakes Calhoun and Harriet Comprehensive Plan The Minneapolis Park & Recreation Board is planning to form a Community Advisory Committee (CAC) to update the Comprehensive Plan for Lakes Calhoun and Harriet. The process will look at traffic concerns, recreation facilities, trail use, water quality, and other issues. Linden Hills has been asked to appoint one person to represent the neighborhood on the committee. If you are interested in volunteering to serve on the CAC, please contact [email protected]. More information about the project and CAC meeting schedule will be available later in March. Curbside Organics Recycling Linden Hills is one of the fortunate neighborhoods already participating in the curbside organics composting program. The city of Minneapolis is rolling out the program citywide beginning in August of this year. Curbside composting will remain an opt-in program, as it currently is in Linden Hills. Residents will need to request a green organics collection bin to participate if they do not already have one. As the program expands, Linden Hills is hoping to see an increase in participation here in the neighborhood. If you are not participating in organics recycling, but would like to, please contact [email protected] to request a cart now. If you prefer to wait until the citywide rollout, contact [email protected] or call 612-673-2917 to get signed up. Organics collection includes all food scraps, including fruits, vegetables, bones, meat trimmings, bread, pasta, nut shells, egg shells, coffee grounds, tea bags and dairy products. Organics recycling also includes food-soiled paper that can’t be recycled, including paper towels, napkins, facial tissues, wax paper, egg cartons and pizza boxes. Other materials such as chop sticks, popsicle sticks, dryer lint, houseplant trimmings, and certified compostable plastic. The organics are picked up weekly and taken to a commercial composting facility to be turned into compost. This is different from the trash in your black cart that goes directly to the HERC incinerator and is burned. Material from your green cart is diverted from the incinerator, which is much better for the environment. Curious about the resulting compost? William Berry Parkway Trail Improvement Project Public Input Meeting March 19, 6:00 to 8:00 p.m. St. Mary’s Greek Orthodox Church, Lecture Room, 3450 Irving Ave S Anyone who has walked the trail between Lakes Calhoun and Harriet knows that the path is in dire need of repair. The MPRB is looking not just to resurface the trails, but to develop a trail concept plan to improve safety, design, and access for the pedestrian and bicycle paths, now split on either side of William Berry Parkway. Public input is welcome at two public meetings, the first of which will be March 19. All are welcome to attend and comment. The date and time for the second meeting will be announced later. Linden Hills Little Homes Tour: Seeking Distinctive Homes Saturday, June 20, Noon – 5:00 p.m. LHiNC’s Housing Committee seeks homeowners of properties less than 2,000 square feet between main and upper floors combined to open their doors to the public for the Linden Hills Little Homes Tour. The goal of the tour is to highlight small houses in our neighborhood that have been maximized through design or remodeling to provide an experience of gracious living while preserving the character and charm of Linden Hills. Additionally, the tour seeks to show creative alternatives to teardown and infill construction and to promote good stewardship amongst current and future property owners in Linden Hills. The tour will be held on Saturday, June 21, noon to 5:00 p.m. If you are interested in further information or to have your home (or a portion of your home) included in the tour, please email [email protected]. Meet Carol Clemens, Volunteer E-News Editor Have you wondered who is responsible for LHiNC’s monthly e-newsletters? We’re thrilled to have neighbor Carol Clemens on board as our super volunteer e-news editor. Carol is a marketing professional, having held management positions with Martin Williams, Knox Reeves, Bozell & Jacobs, Media Management Corp., CMS Marketing Services Marketing Services LLP and Loaned Executive to A.C.LLP Nielsen. After years in the corporate environment, the base of operations for her now is home in Linden Hills. She and her husband Hal have five children and seventeen grandchildren. We asked Carol to tell us about herself and her volunteerism: We bought our home 37 years ago and we've looked but never been tempted to leave Linden Hills. Everything is here: our wonderful home, lakes, trails, great places to eat and shop, fun activities going on all year and a lot of it within walking or biking proximity. $25 Trees Available This Spring The City of Minneapolis is once again offering five- to eight-foot trees to property owners for $25. Over 1,000 trees of various varieties will be available to order beginning March 23 at 8:00 a.m. Visit treetrust.org to place an order. Pick up your tree May 16, 17, 18 or 19 at the Minneapolis Impound Lot. The $25 trees are offered an a first-come, first-served basis. Order early for the best selection. Limit one tree per property. Healthy trees look beautiful in your neighborhood, increase property values, help clean the air you breathe, absorb carbon dioxide, save on your energy bills with strategic planting, keep the city cooler in the summer, provide homes for wildlife, and help manage stormwater. On the subject of volunteer activity, I think it runs in our family starting with my parents—and now it's a joy for me to be able to fit in volunteer time, call upon the things I've been taught, and pay it forward. I volunteer at Gilda's Club Twin Cities working on marketing communications projects plus other volunteer activities, and as editor of their e-newsletter GildaGram. Some that has been controversial. Minneapolis Food Packaging Ordinance AKA the Styrofoam Ban The days are numbered for Styrofoam and #6 plastic in our city! The Environmentally Acceptable Packaging Ordinance goes into effect on April 22 – Earth Day! The ordinance requires all packaging for food and beverages prepared for immediate consumption to be environmentally acceptable. The change will affect restaurants, grocery stores, food trucks, and temporary and seasonal food vendors. LHSC Kickstarter Campaign Last year the Lake Harriet Spiritual Community domed building at 44th and Upton was named to the National Register of Historic Places. Now the group has started a Kickstarter fundraising campaign to help raise $10,000 for building rehab. Built in 1916 in the Classical Revival style, the structure has never undergone significant renovations, and is now in need of north wall stabilization and restoration. Linden Hills Library News The library has recently received some new early literacy toys for its children’s area. These were purchased by the library and the Friends of the Linden Hills Library, and include new wall hangings, magnetic building blocks, a play lemonade stand, and other items. Children and their caregivers are encouraged to stop by. The Hennepin County Libraries are committed to improving and enhancing early literacy and learning. The Linden Hills History Study Group Minnehaha Falls: The Most Photographed Place in Minnesota Thursday, May 7, 7:00 p.m. St. John’s Episcopal Church, 4201 Sheridan Ave S Minnehaha historian Karen Cooper will present new images and 170 years worth of stories from her Minnehaha Falls collection of photographs, postcards, stereo pictures, and other memorabilia. The iconic falls and creek has been significant to Hennepin County’s historic milling industry, an inspiration to poets, artists, and musicians, and perhaps most importantly a tourist destination.
