Like its Swiss ancestor par course, Fit Trail is a timber fitness trails which combines scientifically designed exercises with walking or jogging to provide a well-balanced physical fitness routine for the entire body. Individual exercise stations with apparatus are spaced along a walking trail or jogging path. The participant proceeds from one exercise station of the fitness course to the next and performs the exercises illustrated at each station. Fit-Trail fitness trails are self-guided and self-paced. The exercise stations easily accommodate one person or groups of people. There is no need for supervision, reservations, or starting times with the fit trail. Building Security: Overview The Campus at Longmont does not provide a security service and each tenant is responsible for securing their space as well as providing security for their staff. Theft occasionally can be a problem. Offices are normally unlocked during normal business hours and numerous delivery people and visitors are in the building throughout the day. Outlined below are several measures you can take to prevent thefts in your office: Keep all entrance doors locked after you leave the office. Instruct employees to keep valuables, including purses, in their desks when unattended. Articles of value, including handbags and coats should not be left in unguarded reception areas or desks, even for a few minutes. Thoroughly mix the combination when closing a vault or safe. Do not leave the vault or safe combination on or in a desk. Notify Property Management when loiterers are observed in corridors, washrooms or on the campus Serial numbers should be recorded to aid police in recovering property in the event of loss or theft. Do not leave articles of value in automobiles. Lock entry door when entry area is unattended. In the event that something is discovered missing from your office, please contact the management office at (303) 647-4011 stating the details so we have a record in our files. It is up to the tenant’s discretion as to whether the tenant desires to report the event to the police. Building Security: After Hours Access Telephone switchboard hours are 8:00 AM to 5:00 PM, Monday-Friday. All after-hours calls are answered 24 hours a day/7 days a week. All emergency calls will be transferred to our on-call staff member for prompt service. Building Security: Building Access This applies to 2101 Ken Pratt Blvd ONLY Your building automatically unlocks each morning at 7:00 AM and locks each evening at 7:00 PM, Monday thru Thursday and 7:00 AM – 5:30 PM on Friday. At the customer’s discretion, every employee will be issued an access card for entrance to the building and their individual suite(s) for after-hours use. Access Cards Access cards are coded to identify each individual’s entry into the building. Please contact your office manager/administrator immediately to report a lost card and arrange for a replacement. The cost to replace a lost access card is $20.00. Additional or replacement access cards may be requested through the On-Line Service Request System. Door Propping Please do not prop doors open for any reason. If you require after-hours access into the building, please contact the Management Office at (303) 647-4011 to make the necessary arrangements. Building Security: Key and Lock Policy We will provide to you, upon your move-in, your suite keys. If you need any additional suite keys, please request through the On-Line Service Request System. Building Security: Lost and Found Any individual finding lost item(s) should turn them in to the Management Office. You can also call the Management Office (303) 647-4011 if you have lost any items. Building Security: Solicitation Solicitation is not permitted. If someone is soliciting in your suite, then please notify the Management Office at 303-647-4011 and we will send appropriate personnel to escort them off of the premises. Building Security: Tenant Security Responsibilities Remember that the best way to improve security is for each tenant in the Building to take an active role just as you would in the neighborhood where you live. Lock and secure your office at the close of your business day. This is extremely important on the weekends. Do not hesitate to report any suspicious or disorderly individuals to the Office of the Building (303) 647-4011. Solicitation is not permitted in the Building, and any individual who enters your offices for this purpose should be reported to the Management Office. Inform the Management Office of any building keys, which are lost. This includes keys to your suite, interior offices, and storeroom keys. Keep Building Identification Cards out of the hands of those who do not need them. Try to maintain up-to-date records of all your employees who have cards. Inform the Management Office of the Building immediately when individuals have been removed from your company for any reason. Building Security: Theft Should you suspect that your offices have been broken into or if items are found to be missing, contact the Longmont Police Department. In the meantime, try to avoid disturbing anything in areas, which you feel, might have been affected by an intruder. Building Services: Building Signage and Directory SIGNAGE REQUIREMENTS All signage requests need to be submitted to the Property Management office for review and approval. Please submit your request in duplicate. Please be aware should you move from your current space, you will be responsible for removing your sign and for any repairs to the building or grounds. Additionally, you are responsible for any damages incurred by the installation of your sign. General Requirements: 1. Before fabrication, applicant shall submit two (2) copies of the proposed signage designs to Flatiron Property Management office for approval. These drawings must include location, size and style of lettering, material, installation details, colors and logo design. 2. Applicant, at Applicant’s sole expense, shall obtain all permits for signs and their installation and shall comply with all local building, zoning and electrical codes. All signs must be constructed and installed by a licensed sign contractor and must have a permit from the City of Longmont before installation. Window Sign: Each Applicant may have 144 square inches of white, decal application lettering not to exceed 31/2 inches in height, indicating hours of business, emergency telephone numbers, etc. In addition, each Applicant who has a door for receiving merchandise may have their name and address in 1 inch high block letters on such door. Temporary Signs: All temporary signage must be approved by the Flatiron Property Management office and comply with the Longmont Sign Code. Location: No sign or lettering shall be affixed by Tenant on any part of the outside of the Premises, or on any part of the inside of the Premises so as to be clearly visible from the outside of the Premises, without the prior written consent of Landlord. However, Tenant shall have the right to place its name on any door leading into the Premises; the size, color, and style thereof to be subject to Landlord's approval, which approval shall not be unreasonably withheld. Unless approved by Landlord, Tenant shall not affix any sign or other object to any common area with adhesive tape or by any other method that in Landlord's reasonable opinion is likely to diminish the overall impression of the Premises or the Building or that may cause damage to the finish surface on which it affixed. If applicable, Landlord shall place Tenant's name on the directory in the lobby of the Building. Tenant shall not have the right to have additional names placed on the directory or monument sign without Landlord's prior written consent, which consent shall not be unreasonably withheld. Sign Construction: Size and dimensions for tenant and monument signage must correspond with the criteria in color, font and overall layout as specified on Exhibits A, B, and C. The common areas, if any, are the responsibility of management. If you have special cleaning needs, such as carpet shampooing, please go to our On Line Service Request and enter the request. Building Services: Maintenance Requests The Campus at Longmont uses the ANGUS work order system Authorized tenant representatives will be provided a username and password to access the system. Each property at the Campus at Longmont has its own Service Request System. Users will be prompted to enter their pre-assigned username and password. When an authorized tenant representative completes and submits a form during normal business hours, a notification is sent in real-time to the management office. Management will dispatch the appropriate personnel to answer the request as quickly as possible. You will be notified of status updates via e-mail. By informing you of our building's emergency procedures, we hope to reduce the risk of threatening occurrences, and to coordinate quick, effective responses to emergency situations. To prepare for possible emergencies, it is important each tenant work closely with Longmont’s Fire and Police Departments to evaluate conditions, anticipate potential risks, and develop and maintain a comprehensive Emergency Action Plan for the actions employees and visitors should take at the onset of an emergency -- until Fire and Police teams arrive. We have developed a plan for reference, which focuses on the fire safety and life preservation of building occupants. These procedures are not intended to alarm you, but rather to prepare you for any emergency that may occur while you are inside the building. Longmont’s Fire and Police Departments are equipped and trained to manage any incident. These procedures have been developed to present clear instructions on the actions required during the first minutes of an emergency, before safety personnel arrives. These actions will reduce the potential for injury through calm and organized communication and reaction. While any emergency occurring in a building could pose unique problems for building occupants and emergency personnel, thorough training in individual responsibilities and emergency procedures can minimize panic and result in safe and efficient emergency response. To ensure safe evacuation of your building in the event of an emergency, the procedures in this manual should be followed unless Fire or Police Department officials direct otherwise. All employees shall follow the instructions of their company’s procedures. The importance of an Emergency Action Plan cannot be overemphasized. While it is understood that this plan cannot address every possible emergency situation, the guidelines set forth should be followed as closely as circumstances allow reducing the chances of injury. The purpose of this manual is to establish a command structure, a sound decision-making process and effective communication lines and procedures. Emergency Procedures: Bomb Threat BOMB THREAT INFORMATION AND GUIDELINES BASIC TENANT RESPONSIBILITIES 1. Each tenant should brief the telephone receptionist on bomb threat procedures. 2. Each tenant should have a copy of the bomb threat checklist near the receptionist’s telephone. BOMB THREAT EMERGENCY PROCEDURES 1. Receiving telephone threats When a bomb threat is received by telephone, immediately ask the caller the questions listed on the bomb threat checklist. This information will be extremely helpful to the police. After the caller has hung up, immediately fill out the remaining portion of the bomb threat checklist. This information will be extremely helpful to the police. Notify the Management Office that you have received a bomb threat. They will contact the police. Do not make statements to newspapers, radio or television news. Leave that to the police. BOMB THREAT EMERGENCY PROCEDURES 2. Receiving written threats Written threats are less frequent than telephone threats but must be considered just as carefully. Avoid physical handling of the written threat. This evidence will be analyzed by the Police Department for fingerprints, postmarks, handwriting and typewriting. Isolate (letter) and insulate (move yourself and others to safety). Notify the Management Office that you have received a bomb threat. They will contact the police. BOMB THREAT EMERGENCY PROCEDURES 3. Searching Procedures It will be the responsibility of each tenant to decide if their employees are to search tenant areas, such as coatrooms, conference rooms, computer rooms and work stations. The Building Management staff will be responsible searching the following areas: Public Restrooms Elevators Telephone Equipment Rooms Entrances and Lobbies Fire Extinguisher Cabinets Transformer Vaults Boiler and Chiller Rooms Outside of the Building Shrubbery Stairways Trash Storage Areas Janitor Closets Loading Docks Parking Garage If a suspected device is found, DO NOT TOUCH IT. Contact the Management Office and clear the immediate area. Guard the area, keeping people away, until a Police Officer checks the device. If the Police Officer believes the suspected device to be a bomb, his/her authority immediately exceeds that of the tenant or landlord and his/her instructions are to be followed. Two-way radios should never be utilized in the area of suspected device. EVACUATION 1. Evacuation of the building is a decision to be made by each tenant or the Police or Fire Department officials only. Building Management will not make the decision to evacuate the building. 2. In the event the decision to evacuate is made, the fastest route to safety will be the stairwells or direct exits to the outside. Do not use or rely on elevators for evacuation. ALL persons shall leave the area immediately. Do not gather valuables, personal or business items. 3. Contact the Building Management office and inform them of the decision to evacuate. Building Management will inform the Police and/or Fire Department of that decision. BOMB THREAT RECEIVED BY THE MANAGEMENT OFFICE OF THE BUILDING In the event that a bomb threat is received by the Management Office of the Building, the following guidelines will be observed: 1. The Police Department will be notified immediately. 2. The Fire Warden in the affected area will be informed of the situation. The Fire Warden will give the order to evacuate if necessary. 3. Tenants should be alert for any unfamiliar people or objects to point out to the police or building staff upon their arrival. DO NOT touch or handle any suspected objects. 4. The Fire Warden, accompanied by the police and Building staff, will make a complete search of the suspected areas. It will be the responsibility of the Fire Warden to identify any suspicious items or packages, which do not belong in the space. 5. If the bomb threat is received against the Building, and not a specific floor, all public areas will be searched beginning with the most accessible floor. TENANT EVACUATION IN BOMB THREAT SITUATION If your Fire Warden gives the order to evacuate, all of the following steps should be followed: 1. The Fire Warden will make sure all employees are notified. 2. Everyone should proceed quickly, but calmly, to the nearest stairway exit. DO NOT RUN! 3. The Fire Warden or Alternate should walk the suite as a double check to assist employees and make sure everyone is aware of the evacuation order. 4. Evacuation, depending upon the size and type of explosive device, is normally one floor below and two floors above the bomb. Once the evacuation has begun, no one should attempt to re-enter the evacuated area until it has been declared safe by the authority having jurisdiction over the situation. 5. Management Office or the Police Department. 6. Upon arrival at the lobby, everyone should remain in the area. No one should wander about or leave unless directed to do so by the authority having jurisdiction over the situation. The Searcher or Alternate should proceed to take a head count to determine if anyone is missing from their office. If someone is missing, this information should be relayed to the Office of the Building personnel. Emergency Procedures: Earthquake Earthquakes are one of the nation's most frightening natural phenomena. When an earthquake occurs, the ground will shake perceptibly for a relatively short time. Earthquakes generally last for a few seconds but great earthquakes can last up to a minute. PRECAUTIONS TO TAKE DURING THE EARTHQUAKE 1. Try to remain calm and reassure others. 2. If you are indoors, move immediately to a safe place. Get under a desk, table, or workbench if possible. Stand in an interior doorway or in the corner of a room. Watch out for falling debris or tall furniture. Stay away from windows and heavy objects (such as refrigerators and machinery) that may topple or slide across the floor. 3. Do not dash for exits since stairways may be broken and jammed with people. Power for elevators may fail and stop operating. Seek safety where you are at the time of the incident and then leave calmly if evacuation is necessary. 4. Do not be surprised if the electricity goes out, or if elevator, fire and burglar alarms start ringing, or if sprinkler systems go on. Expect to hear noise from breaking glass, cracks in walls and falling objects. 5. If you are outdoors, try to get into an open area away from buildings and power lines. 6. Do not be surprised if you feel more than one shock. After the first motion is felt, there may be a temporary decrease in the motion followed by another shock. (This phenomenon is merely the arrival of different seismic waves from the same earthquake). Also, aftershocks may occur -- these are separate quakes, which follow the main shock. Aftershocks may occur several minutes, several hours, or even several days afterwards. Sometimes aftershocks will cause damage or collapse of structures that were already weakened by the main earthquake. PRECAUTIONS TO BE TAKEN AFTER THE EARTHQUAKE When the shaking stops, there may be considerable damage, and people may be injured. It is especially important that everyone remain calm and begin the task of taking care of one another. The first concern is for those who are hurt, and the next concern is to prevent fires. After that, damage can be assessed and remedial measures begun. Here are some safety guidelines to follow: 1. Remain calm and take time to assess your situation. 2. Seek medical help for those who need it. Cover injured persons with blankets to keep them warm. 3. Check for fires and fire hazards. Put out fires immediately if you can. 4. Check for damage to utilities and appliances. Shut off electricity if there is any chance of damage to wiring. 5. Shut off water mains if breakage has occurred. In due time, report utility damage to the utility companies and follow their instructions. 6. Do not light matches, use any open flames, or turn on electrical switches or appliances until you are certain there are no gas leaks. 7. Do not touch power lines, electric wiring, or objects in contact with them. 8. Do not use the telephone except to call for help or to report serious emergencies (medical, fire, or criminal), or to perform some essential service. Jammed telephone lines interfere with emergency services and it is thoughtless to use the phone for personal reasons or to satisfy curiosity. (When the emergency is clearly over, contact relatives and friends so they will know you are safe and where you are.) 9. Be certain that sewer lines are not broken before resuming regular use of toilets. 10. Clean up and warn others of any spilled materials that are dangerous, such as chemicals, gasoline, etc. 11. Listen to the radio for information about the earthquake and disaster procedures. 12. Be prepared to experience aftershocks. They often do additional damage to buildings weakened by the main shock. 13. Use great caution when entering or moving about in a damaged building. Collapses can occur without much warning, and there may be dangers from gas leaks, electric wiring, broken glass, etc. Emergency Procedures: Elevator Malfunction ELEVATOR EMERGENCY (2101 Ken Pratt Building Only) If you should observe that an elevator is not operating properly, please notify building management. Elevator Emergency Requiring Fire Department Assistance During an elevator emergency, 911 should only be called if the person(s) inside is/are trapped, as defined by the Longmont Fire Department. The ability to communicate with the person(s) is lost The person(s) request that 911 be called There is a medical emergency (panic included) There is an environmental emergency (e.g. fire, chemical, bomb threat, etc.) Wall has to be breached or person(s) must be removed by any means other than normal passenger exit door or under their own power Building management personnel, Engineering, Security, etc. deem it necessary to call 911 The responding elevator company or mechanic deems it necessary to call 911 Due to weather or other conditions (e.g. mechanic responding from home), the response time will be longer than thirty (30) minutes (and none of the other conditions above apply) Note: Any time 911 is dialed, it must be preceded by a number required to reach an outside line, if necessary. If you are in an elevator and it should malfunction, please proceed as follows: Keep calm. Press the button, which has a telephone on it. DO NOT force doors open. Emergency Procedures: Evacuation In order to ensure clear uninhibited entry for the Fire Department into the Building and to the fire area, it is extremely important that all tenants evacuate in the precise manner and to the exact area designated by the Building's Property Manager, Fire Safety Director, Fire Warden, or Fire Department. This location must be 300 feet away from the building. DO NOT GATHER IN THE LOBBY OR IN FRONT OF THE BUILDING. THIS IS A VIOLATION OF LONGMONT FIRE CODE. The following evacuation procedures should be observed: 1. Before opening any door to the corridor, check the door and doorknob for heat using the back of your hand. If it is warm, stay in your office and caulk around the door seams using wet towels or duct tape. DO NOT OPEN THE DOOR!! Find another exit to the corridor. 2. If both your door and doorknob are cold, and you leave your office closing the door you just left through: Check for smoke in the corridor. When smoke is present, stay low by crawling since clean air is closest to the floor. Everyone should proceed quickly, but calmly to the nearest stairwell or exit However, in the event of heavy smoke accumulation, evacuate to the smoke free stairwells. DO NOT RUN! . DO NOT PANIC! Panic is the most harmful and most difficult element to control in an emergency. Avoiding panic is accomplished through the following steps: Knowledge of procedures, which must be followed. Confidence in the responsible personnel's ability and guidance. Calmness and self-confidence of responsible personnel. DO NOT USE THE ELEVATORS! Elevators will automatically return to the lobby and cannot be called to any floors during a fire. Check stairwells for smoke. If the corridor and/or stairwells are smoke filled, RETURN TO YOUR OFFICE. Once you are in the stairwell, should you encounter smoke on your descent, get out of the stairwell into any clear corridor and proceed to a different stairwell. Evacuate to the exact area designated by your Office Manager, the Building's Property Manager, Fire Safety Director, Fire Warden, or Fire Department. Make sure the Building Manager is aware which area you have selected as your “designated area”. This is so we can make sure all tenants are accounted for. If your designated evacuation area is outside of the Building, move to areas at least 300 feet away from the building. The stairwells exit the Building on the lobby floor of the building and the ground floor toward the alley. Should smoke prevent your descent in the stairwell use the other stairwell located on the floor. 3. A Fire Warden (and an Alternate) should be designated to walk the suite to assist employees and make sure everyone is aware of the evacuation order. 4. The last person leaving any enclosed office area should close the office door, without locking it. This will help to confine any fire until the arrival of the Longmont Fire Department. 5. Form a single-file line at the stairwell exit door and proceed calmly and carefully down the staircase and exit the building. No one, however, should open any door without first checking to see if it is hot. If the door is hot, there is undoubtedly a fire on the other side. Proceed to another floor. 6. Conversation should be kept to a minimum. Everyone should stay in a single-file line on the right side of the staircase. 7. Once the evacuation has begun, no one should attempt to re-enter the evacuated area until it has been declared safe by the Fire Department officials. 8. During evacuation, mobility impaired persons should be escorted to a safe area (elevator lobby) on the floor by the “buddy” assigned to them. Fire Department personnel will meet them in this area and assist them. The Tenant Safety Coordinator should notify the Office of the Building as to the location of mobility-impaired employees so that security personnel may respond to assist their evacuation. 9. The Searchers or Deputy Fire Warden should proceed to take a head count to determine if everyone is accounted for. If evacuation of an area is not possible because all escape routes are blocked by fire or thick smoke, the following procedures should be observed: 1. Move as far away from the fire as possible. Close all doors as you go. Every closed door between you and the fire provides a barrier against smoke. 2. If a phone is accessible, call the Longmont Fire Department 911. Contact the Management Office at 303-647-4011, if you are unable to reach the Fire Department. 3. Stuff clothing or other material around ventilation ducts and cracks in the doors to prevent smoke-filled air from penetrating the area. 4. DO NOT BREAK THE GLASS. Under certain conditions, an open window may draw smoke into the area. If the glass has been broken, there will be no way to stop the smoke from entering the room. INDIVIDUALS WITH IMPAIRED MOBILITY The following procedures have been implemented to provide maximum safety for anyone who is mobility impaired in this building. Always include mobility-impaired individuals in your planning processes; they are the experts on their condition, and their input is always valuable. A comprehensive, confidential list of mobility-impaired people titled “Individuals Requiring Fire Department Assistance to Evacuate,” with the date that the list was updated, shall be kept in the management office and posted in the Fire Command Center at all times for use during any type of emergency. This list must be submitted to the management office on a weekly basis or sooner if any additions/deletions are made. Included in the listings are: Name of the person who is mobility impaired Floor on which he/she works Name of the responsible floor warden Nature of the physical challenge Where the person will remain (elevator lobby/stairwell/ refuge area) and wait for rescue by the Fire Department It is vital that the list of “Individuals Requiring Fire Department Assistance to Evacuate” is accurate and up to date. The Longmont Fire Department commits personnel to locate and rescue these individuals and, if the list is not kept current, precious time will be wasted searching for individuals who have left the company or their physical condition has improved to where they no longer need assistance. Emergency Procedures: Fire & Life Safety FIRE PREVENTION TIPS 1. Make sure appliances such as coffee makers are turned off at night. 2. Those who smoke should use large ashtrays outside of the building that do not tip over easily. Empty them only when you are sure that the ashes, matches, and butts are cold. 3. If electrical equipment or a fluorescent light is not working properly, or if it gives off an unusual odor, disconnect the equipment or turn off the light and call the Management Office (303) 647-4011. 4. Extension cords are NOT allowed. 5. Leave plenty of space for air to circulate around copy machines, word processors, microwave ovens, and other equipment that normally gives off heat. 6. Make sure the power is shut off on all office equipment such as copiers, typewriters, calculators, computers, etc. at the close of the business day. 7. Elevator lobbies on all floors should be kept clear at all times to provide access for emergency equipment. Tenant belongings and deliveries should not be stored in the elevator lobby areas. 8. Know the location on your floor of the local fire alarm boxes, fire exits and fire extinguishers. 9. Become acquainted with the location of the nearest stairs by referring to the floor plan located in the elevator lobbies on each floor at the elevator call button. 10. Plan alternate means of escape in case stairwells be blocked. 11. During evacuation, mobility impaired persons should be helped into a safe area of the building by their assigned buddy. Security or Fire Department personnel will meet them in this area and assist their evacuation. The Tenant Safety Coordinator should notify the Management office as to the location of mobility-impaired employees so that security personnel may respond to assist their evacuation. 12. Keep several flashlights with fresh batteries in an easily accessible location for emergency use. 13. Do not open doors that feel hot. 14. Do not prop any doors open or permit doors to remain open. This permits the fire and smoke to spread more easily. 15. Close all doors behind you. 16. Do not fight a fire by yourself. 17. Do not panic - remain calm - wait for help, if necessary. 18. Evacuate according to evacuation procedures, which include following instructions from Fire Wardens, Building Management and the Denver Fire Department. 19. Refrain from smoking. 20. Walk quickly when directed, but do not run. 21. Do not use the elevators for emergency evacuation. USE STAIRS unless directed otherwise. 22. If you are exposed to heat or smoke, stay low near the floor. 23. Do not go back for your personal property or for other reasons. 24. Do not return to the building until you are instructed to do so a member of the Tenant Safety Team. SMOKE/FIRE EMERGENCY PROCEDURES IF YOU SMELL SMOKE: 1. Call 911. Report the smoke, giving the location if possible and any other available details. 2. Notify Building Management. 3. Notify your Fire Warden. 4. Wait for a response from Building Management. IF YOU DISCOVER A FIRE: 1. Pull the alarm box located next to the stairwell on each floor 2. Call the Denver Fire Department at 911 from a safe location. 3. Notify your Fire Warden. 4. Telephone the Management Office at 303-647-4011. Give the exact location of the fire, and any other available details. 5. Proceed to a safe area away from the fire. DO NOT use the elevators. 6. Use the back of your hand, feel any door before opening it to see if it is hot. 7. Close, but don't lock doors, behind you to help contain the fire and smoke. 8. If smoke is present, stay as close to the floor as possible. IF ALL ESCAPE ROUTES ARE BLOCKED 1. Move as far away from the fire as possible closing all doors as you go. 2. Stuff clothing or other material around ventilation ducts and cracks in doors to prevent smoke from penetrating the area. 3. If a phone is accessible, dial 911 and give them your precise location. FIRE NOTIFICATION SYSTEM The Fire Communications System consists of detection, reporting and control functions. When an alarm is generated, certain automatic responses take place. Some involve shutting down equipment. However, all provide notification to the Monitoring Company. There are a number of types of alarms, which are recognized by the Fire Command Station, and each type has a specific response. These are as follows: ALARM TYPE RESPONSE Smoke in the elevator hallway Fire alarm sounds Elevators, if any, return to street level lobby Smoke in the duct work Fire alarm sounds A/C unit shuts down Manual Pull Station alarm Fire alarm sounds A/C units continue operating Computer Room Fire Detection Fire alarm sounds (1821 & 1844 under floor) A/C units shut down The fire alarm sounds on the alarming floor, the floor above, the floor below and the lobby at 2101 Ken Pratt only. Fire Alarm The fire alarm is transmitted over the horns located on each floor. It is a high-pitched "beep" tone. This should not be confused with a low noise tone or static crackle, which indicates the system is occupied in a particular function or that the public address line is open. The latter does not require any response on the part of the Fire Warden. BUILDING FIRE SAFETY FEATURES 1. The Building is constructed of structural steel and concrete to inhibit the spread and minimize the effects of fire on the Building's structure. 2. Sprinkler buildings do not require extinguishers unless tenant request. Each building must maintain code. Fire Wardens should become familiar with the exact location and the proper use of these devices. 3. Tenants should become familiar with the location of all exits and exit stairwells on their floor. Buildings Without Sprinklers Must Have Fire Extinguishers: 1. 1860 Industrial Circle 2. 1880 Industrial Circle 3. 1833 Sunset Place 4. 1823 Sunset Place 5. 1801 Lefthand Circle 6. 1811 Lefthand Circle 7. 1821 Lefthand Circle 8. 1831 Lefthand Circle 9. 1860 Lefthand Circle BUILDING LIFE SAFETY SYSTEMS This section is designed to explain the life safety systems incorporated in the building, their intended operation, and the function they serve. The requirement of a fire alarm safety system is based on size of building and occupancy level. Life Safety Components Alarm Equipment The building is located with an automated early warning, fire detection system, which is designed to automatically notify Monitoring Company, building management, and building tenants by an audible alarm. The components of the system include: Smoke detectors located at various locations throughout the building. In the event smoke is detected, an alarm is designed to automatically transmit to the Monitoring Company. At the same time, the alarm audibly sounds in the building. NOTE: Requirement for a fire alarm system is base on size of building and occupancy level. The alarm system will activate only on the floor where the alarm occurred, the floor directly below, the floor directly above, and the lobby. The balance of the building will not audibly alarm. Only floors receiving an audible alarm should evacuate. Each floor has strobe alarms located in the common corridor, restrooms, and strategically placed in tenant suites for the hearing impaired. Each corridor has fire suppression sprinkler heads, which are designed to automatically activate by excessive heat or flame and which are also designated to automatically transmit an alarm to the Monitoring Company. The alarm audibly sounds in the building. The sprinkler heads will turn on only where flame and excessive heat exists. Manual fire pulls boxes at exit doors within in the building. At a minimum, there is one pull station at the main door of each building. Pulling on the alarm handle activates these. These should be activated if you spot smoke or flames. The pull station, when activated, sends an alarm automatically to Monitoring Company. An audible alarm will sound in the building when activated. The supply and return fans are designed to shut down to prevent the transfer of smoke through the rest of the building from the fire location. Elevator emergency controls are designed to automatically activate in the event of a building alarm. Immediately upon receiving a signal from the fire panel, all elevators are programmed to return to the first floor. The elevator doors are designed to remain open for use by Longmont Fire Department only. Applies to 2101 Ken Pratt only TYPES OF FIRES CLASS A - Fires in such ordinary combustibles as paper, wood, cloth, rubber, textiles, and many plastics. CLASS B - Fires in flammable liquids such as grease, oil, paint and gasoline. CLASS C - Fires involving energized electrical equipment where there is a risk of shock. (When electrical equipment is de-energized, Class A fire extinguishers may be used safely). CLASS D - Fires in combustible metals, such as magnesium, titanium, zirconium, etc. There is one type of fire extinguishers located throughout the Building. ABC extinguishers are located on every floor. Multi-purpose "ABC" extinguishers can be used to handle all classes of office fires. These chemical-based extinguishers can cause damage to electronic equipment. However, water extinguishers must not be used if an electrical current is present because of the danger of electrical shock. A fire in electronic equipment rooms will almost always require the use of an "ABC" rated fire extinguisher: "A" because there is likely to be paper nearby, "B" because there may be oil or grease involved, and "C" because it is electrical equipment. Arrangements with Building Management should be made to protect areas such computer rooms, mailrooms, and duplicating and storage areas with fire rated enclosures and fire extinguishers. Depending on the size and value of these areas, smoke detectors or automatic extinguishing systems are recommended. FIRE EXTINGUISHER OPERATION TO OPERATE: If you use a fire extinguisher, remember the word PASS. PULL: Pull the pin. Some extinguishers require releasing a latch or pressing a puncture lever. AIM: Aim low, pointing the extinguisher nozzle (or its horn or hose) at the base of the fire. SQUEEZE: Squeeze the handle. This releases the extinguishing agent. SWEEP: Sweep from side to side at the base of the fire until it appears to be out. Watch the fire area in case fire breaks out again, and repeat the use of the extinguisher if necessary. Most portable extinguishers work according to these directions, but some do not. Be prepared by making sure you read the directions on your fire extinguishers before a fire emergency happens. Elevator Emergency Controls – 2101 Ken Pratt only Elevator emergency controls are automatically activated in the event of a building alarm. Phase I: Immediately upon receiving a fire alarm, all elevators return to the ground floor and discharge all passengers. The elevator doors remain open for use by the Denver Fire Department. Phase II: The Fire Department is able to use the elevators through a fire control key switch within the elevator. While under Fire Department control, the elevators cannot be summoned to any building level. Location of Key Components Main fire panel located in sprinkler riser room or electrical room. Fire Wardens should be familiar with location at their building. Evacuation The Longmont Fire Department no longer permits occupants to ‘stand by’ or ‘stay in place when a fire alarm is activated on their floor. Immediate evacuation of the affected floors is mandatory. When a fire alarm signal sounds on their floor, the occupants of that floor must evacuate the building/floor immediately. They shall respond to their designated congregation area (300 feet away from the building) and perform accountability and wait for the Fire Department to clear the building for re-entry. Emergency Procedures: Fire Protection Duties Position Drill Coordinator Floor/Area Warden Floor Leader Searcher Responsibility Plans, conducts and evaluates emergency drills. This position may be assigned to the safety director or head of security. Individual assigned to coordinate emergency evacuations of a specific floor or area and to ensure that all occupants have evacuated the building. The floor warden is also responsible for verifying the evacuation of all spaces, including rest rooms. Close but do not lock all doors. Individual assigned to monitor people in his/her work area and responsible for their safe evacuation in an emergency. Responsible for finding and evacuating all personnel from the floor, specifically from remote areas such as storerooms, file rooms, coffee areas, etc. Individual assigned to monitor the use of the Stairway Monitor stairway on a specific floor during an emergency evacuation. Individual assigned to monitor the elevator lobby during an evacuation to prevent the elevator from being used and to direct occupants to emergency stairways. Our elevator lobby Elevator Monitor has been constructed as an occupant refuge area, this individual explains to able-bodied personnel seeking refuge that the refuge area is only for those who are unable to self-evacuate. Employee assigned to assist Aide to Employees occupants with with Mobility mobility Impairment (“buddy”) impairments during emergencies and drills. Employee assigned to monitor Assembly Area assembly Monitor points and take attendance as occupants arrive. Staff assigned to the command post or assembly areas Communicator/Runner responsible for communication between assembly points and the command post. Drill Evaluator Individual assigned to monitor occupant actions during the drill and report their findings to the drill coordinator at the completion of the drill. Drill Coordinator In a building with multiple tenants, the drill coordinator is a member of Building Management. In a building with one tenant firm, that firm’s management appoints a drill coordinator from among its employees. RESPONSIBILITIES Plans, conducts and evaluates emergency drills. This position may be assigned to the safety director or head of security. DUTIES Before conducting an evacuation drill in the workplace, the drill coordinator should conduct a pre-drill assessment of the evacuation routes and assembly points. The pre-drill assessment is intended to verify that all egress components (stairs, corridors, doors, etc.) are in proper order and that occupants can use them safely. For example, the assessment might confirm that exits are clearly identified and that corridors are free of obstructions. The coordinator should also review the evacuation plan before a drill and identify any modifications necessary as the result of changes in staff, operations, or the facility. The coordinator should consult with the Denver Fire Department at this time. The Fire Prevention officer will know what specific requirements apply to the City and County of Denver. Further, coordination with the Fire Prevention officer is important to obtain local operating procedures for the emergency responders for aspects such as employee accountability and how to locate and then evacuate persons with impaired mobility. Floor Warden As a general rule, one floor warden is designated for every 20 employees. RESPONSIBILITIES Floor wardens are responsible for the occupant condition of their floor, for supervising floor leaders during an emergency, and for evacuating occupants during an emergency. Floor wardens must be familiar with the layout of their floor, the details of the Emergency Response Plan, the location and operation of available alarm systems, fire protection equipment, coded door locks, and the location of routes to exit areas. ADMINISTRATIVE DUTIES 1. Each floor warden must pre-select two searchers (one female and one male) to assist in the event of an emergency. Floor wardens are responsible for working out a search plan for searchers to follow in the event of an emergency on their floor. 2. Floor warden appoints personnel to the emergency team and fills vacant positions. 3. Maintains an updated roster of all floor leaders, searchers, stairway monitors, and elevator monitors, aides to employees with mobility impairments, and alternates. 4. Maintains an up-to-date, accurate list of physically challenged employees. This list should include the floor location and where (elevator lobby, stairwell etc.) on the floor they will wait for assistance. 5. Notifies the fire command center when changes in emergency organization personnel and physically challenged persons occur. 6. Ensures that all emergency team personnel know their assigned duties and locations in case of an emergency. 7. Pre-plans the handling of persons with mobility impairments during evacuation. 8. Floor wardens should know and be able to identify all employees in their area of responsibility. In the event of an emergency, employees should follow their floor warden’s instructions and offer their full cooperation. EMERGENCY DUTIES 1. 1. If there is a fire on a tenant floor, and the alarm has not sounded, the floor warden or person finding the fire is to: Close any doors to the fire area Pull the fire alarm manual pull station at the nearest stairwell Call 911 from a safe area after relocation 2. In the event that the fire alarm signal (audible and visual) is received, the floor warden should follow this procedure: Advise the tenants that when the building level they are occupying receives the fire alarm signal, they must immediately evacuate the floor by using the stairwells, staying to their right in the stairwell. They are to remain in the stairwell until they reach the street level. Remain calm and begin to relocation/evacuation off affected floors and follow any directions given by floor wardens and/or Fire Department personnel. Fire wardens are to put on a red cap (provided by the management office) so they can be easily identified by other tenants or the Fire Department. If possible, fire wardens should also carry a flashlight. When instructed by the Fire Department, fire wardens are to prepare their group to relocate/evacuate based upon Fire Department instruction from staging area. (Fire floor and the floors above and below the fire floor should have already relocated.) Any area affected by fire or smoke is to be evacuated immediately. If safe to do so, searchers should make certain any or all doors leading into such an area are closed after checking that everyone is out of the area. Other searcher duties are as follows: Search all restrooms and any other areas of their floors to ensure that all persons are aware of the fire alarm. Assist any persons who may faint or become disorientated or suffer an injury. Searchers should then keep in close communication with the fire warden in case other assistance becomes necessary. If possible, close all doors. Contain the fire if possible. Mobility impaired persons are to remain in the protected elevator lobby, stairwell landing or designated refuge area at all times with their “buddy” until the Fire Department arrives. If the fire warden relocates mobility-impaired persons, they must notify 911 or Fire Department personnel of the person’s location so that the Fire Department can rescue them. The fire warden can order relocation (downward if possible) to another floor if danger is present. If the occupants of a floor are directed by the Fire Department to leave the floor, it is to be done by way of stairwells. Elevators are not safe in such an emergency and are automatically taken out of service upon activation of fire alarm system. To relocate in this building means no one will have to go more than 3 to 7 floors down in the stairwell. To relocate/evacuate people, fire wardens are to lead the people downward in the stairwell, keeping single file and to the right; this will allow firefighters ascending the stairwells clear passage. Also, people should not run or talk in the stairwell as the noise may hinder them from hearing instructions. Floor Leader RESPONSIBILITIES Operating under the supervision of the floor warden, the floor leader is responsible for monitoring people in his/her area. He/She is responsible for the safe evacuation of personnel in his/her work area during an emergency. DUTIES 1. Supervises assembly of personnel in his/her work area. 2. Is responsible for orderly evacuation of all personnel in his/her area via designated exits. 3. Remains with the group throughout the evacuation period and leads them to predetermined safe areas. 4. Assists in training of all personnel in his/her work area. Searcher RESPONSIBILITIES Under the supervision of the Floor Leader, Searchers are responsible for finding and evacuating all personnel from the floor, specifically from remote areas such as storerooms, file rooms, coffee areas, etc. DUTIES 1. Check all rooms including rest rooms, conference rooms, reception areas, and remote areas, closing but not locking all doors behind him or her. 2. Advise any remaining personnel on the floor of the emergency and insist on their evacuation. 3. Evacuate non-employees found on that building level. 4. Report to floor leader when his/her area is clear. Stairway Monitor RESPONSIBILITIES Under the direction of the floor leader, stairway monitors are responsible for an assigned exit and assist in the orderly evacuation of personnel. DUTIES 1. Takes a position at his/her assigned exit and assists in the orderly evacuation of personnel. 2. Inspects stairwells for possible heat or smoke conditions before evacuation. 3. Instructs personnel to form single-file lines into the stairwell and directs personnel to exit along the right side of the stairwell. 4. Supervises and monitors evacuation flow while remaining calm and encouraging a calm and orderly evacuation. 5. Stays at the exit until searchers have cleared all personnel from the floor. Elevator Monitor RESPONSIBILITIES Under the supervision of the floor leader, elevator monitors are responsible for making sure no one uses the elevators during a drill or an emergency. DUTIES 1. Directs employees to the nearest stairway. 2. Must be familiar with the building evacuation plan and the location of all stairways. 3. Stays at his/her post until instructed to evacuate by the floor warden. AIDE TO EMPLOYEES WITH MOBILITY IMPAIRMENT RESPONSIBILITIES Under the supervision of the Floor Leader, the Mobility impaired Aide is responsible for making sure all persons with mobility impairments are evacuated. DUTIES Maintains accurate and updated list of physically challenged employees on the floor. A “Buddy System” will be implemented in which one or two aides will be responsible for evacuating specific physically mobility impaired co-workers. Assembly Area Monitor RESPONSIBILITIES Monitors assembly points and takes attendances as occupants arrive. DUTIES 1. Performs accountability and reports findings to runner 2. Keeps tenants grouped together 3. Does not allow tenants to return to building until told to do so by Fire Department 3. Does not allow tenants to return to building until told to do so by Fire Department 4. Keeps tenants informed 5. After being advised, releases tenants to return to building or to immediately leave the area. In the event of a total building evacuation, occupants, upon request of the Denver Fire Department, should proceed down the stairway to the first floor and exit the building and proceed to a designated meeting area that is at least 300 feet from the building and perform and report (to a building representative) a tenant accountability to ensure all occupants have evacuated the building. The building representative will then report accountability results to the Fire Commander in the Fire Command Center. In highly populated buildings, it is advised that each tenant select a meeting area where accountability will be performed. The property manager should coordinate these meeting areas and have that information with them when evacuating, take concern in assignment of relocation sites and avoid allowing too many meeting areas at the same location, which could create confusion. This information will also assist the Fire Department and the property manager when the questions arise as to where certain tenants are located after the evacuation. If an occupant is not on their normally occupied floor, he/she shall exit the building and head directly to pre-designated meeting area and report to the floor warden. If persons are unaccounted for, every effort must be made to ensure that the missing party has evacuated the building, including witness accounts of where the person was last seen. Any person left unaccounted for after the monitor’s efforts to locate him/her must be reported to the Fire Department with any information acquired. Note: In the event of a re-location within the building (three floors down minimum) accountability shall be completed on the re-location floor and reported to building representative. Communicator/Runner Responsible for communication between assembly points and the fire command center Drill Evaluator RESPONSIBILITIES Monitors occupant actions during the drill and reports their findings to the drill coordinator at the completion of the drill. DUTIES Ensures that the building fire alarm system appropriately activates all warning and protection devices (horns, strobes and fire doors) in area of responsibility. Reports any system abnormalities to property manager. 1. Ensures occupants close office and conference room doors 2. Ensures occupants evacuated appropriately 3. Ensures that floor warden checked all occupied areas before exiting 4. Ensures accountability is taken at safe location 5. Notes deficiencies during the drill considers these for future training Emergency Procedures: Flooding FLOODED BUILDING PROBLEM Because of the extreme danger produced from water and electrical problems, the Longmont Fire Department recommends: 1. Evacuate the area to a dry safe area. 2. Call Management Office. 3. Call 911 and ask for the Fire Department. Explain the problem, giving the address, building name and floor number. Emergency Procedures: Gas Or Other Fumes Please report any odors of gas or other fumes to the building management at once and do the following: Leave the area immediately, leave electrical devices alone, eliminate ignition sources, do not turn on or off any lights From a safe location contact 911 (report natural gas leak) From a safe location contact the utility company From a safe area contact building management Provide all information to Fire Department upon arrival Do not re-enter building Emergency Procedures: Medical Emergency TENANTS REQUIRING MEDICAL ATTENTION 1. Dial 911 and report a medical emergency. Police, paramedics and ambulance are automatically dispatched at the same time. Be prepared to provide the following information: The address of the Building The floor and suite number. Any details available on the accident or illness. AMBULANCE SERVICES The Longmont United Health Medical Center Ambulance Service (dial 911) will automatically take the patient to the nearest medical facility. ACCIDENT OR ILLNESS In the event of an accident or illness of an employee or visitor on your premises, we recommend that you immediately: 1. Call 911 and report a “Medical Emergency.” Firefighters, police and an ambulance will be automatically dispatched at the same time. 2. GIVE THE OPERATOR THIS INFORMATION: Building name Building address Floor or location of emergency Any details available about the accident or illness Do not hang up until 911 operator requests that you do. 3. Call Building Management 4. Do not move the patient unless they cannot remain where they are without further endangering their life. Perform first aid to your level of training. 5. Have someone meet the responding firefighters at the main floor lobby elevators and on the emergency floor to direct emergency personnel to patient’s location. Building Staff Reaction for Medical Emergencies 1. Be aware that Longmont has a two-tiered response system. First, the Fire Department will arrive, and soon after an ambulance will arrive. Each group must be met and escorted to the location of the person requiring medical attention. 2. Place an elevator on independent service on the first floor to transport firefighters and ambulance personnel to the needed floor. Assign a staff member to operate the elevator. 3. Go with the emergency personnel to the location of the person requiring medical attention. 4. Leave elevator on stand-by on the floor of the emergency to transport the emergency personnel and/or the ill or injured person to the lobby. 5. Assist the emergency personnel, as needed, with any patient information you can obtain, such as medical history, emergency contacts etc. Emergency Procedures: Panic Control Panic is a sudden, unreasoning terror, often spreading quickly and often accompanied by mass flight. Panic is caused by fear, although those involved may not know what they fear. People may be tempted to join a fleeing crowd; the flight of those in motion is enough to suggest the presence of something to fear. When this stage is reached, it may become difficult to control the group. Attempting to reason with such a crowd may be futile, but it may be possible to control the group by assuming leadership or distracting key member of the group. In any case, corrective action should be taken before the movement stage, if possible. PANIC DETERRENTS Inform personnel what is expected of them in an emergency. Exemplify strong, competent leadership. Eliminate physical causes. ANTIDOTES FOR PANIC Provide assurance. Exert positive leadership. Reassure the group by giving information and instructions calmly. Eliminate unrest. Dispel rumors. Identify troublemakers and prevent them from spreading discontent and fear. Demonstrate decisiveness. Suggest positive actions. Indicate what to do, rather than what not to do. These panic control recommendations are offered as a guide to action. In the final analysis, it is entirely up to you to properly react and control panic. The decision is yours. Emergency Procedures: Power Failure Typically, should a power failure occur, it will affect either an isolated area of the building or some larger portion of the area. In the event of an electrical failure, the following guidelines should be observed: Contact the Management Office (303) 647-4011 DO NOT attempt to use any electrical equipment. DO NOT use any lighting other than battery-powered lighting. Open blinds to let in outside light. If there is adequate lighting from windows, continue performing assignments as well as possible. If you are instructed to evacuate, lock all areas. Do not congregate in lobby areas or in the street. If you are trapped in an elevator during a power failure, wait for assistance. Your elevators will cease operation, but WILL NOT FALL. Do not force open the doors or try to escape through the roof hatch. DO NOT PANIC. The Management Office will attempt to advise you regarding the length and cause of the power failure as soon as possible. Emergency Procedures: Safety Personnel and Assigned Tasks This building has the following safety personnel on staff: 1 skilled engineer who is familiar with life safety considerations and the building mechanical systems. He is on duty from 7:00 a.m. to 3:00 p.m., Monday through Friday, and on call 24 hours per day, seven days per week. Emergency Procedures: Severe Weather Generally, there are two types of unusual weather conditions which may occur and for which extraordinary precaution should be taken: 1. Severe thunderstorm activity. 2. Tornado SEVERE THUNDERSTORM ACTIVITY Local weather service will issue advisories predicting areas of probable severe thunderstorm activity and the estimated duration of such activity. TORNADO WARNING By definition, a tornado warning is an alert by the National Weather Service confirming a tornado sighting and location. The weather service will announce the approximate time of detection and direction of movement. Wind will be 75 mph or greater. Public warning will come over the radio, TV or five minute steady blasts of sirens by the Municipal Defense warning system. Should a severe storm or tornado occur, the following safety guidelines are recommended: 1. Move away from the exterior of the Building to a corridor or elevator lobby. 2. As you move, try to close the doors of rooms, which have windows. Also, be sure the door to your suite is closed tightly, but not locked. 3. Go to the center corridor and protect yourself by either putting your head closely to your lap or by kneeling to protect your head. 4. Stairwells are safe. If crowded, move down to a lower level for shelter. DO NOT USE THE ELEVATORS. 5. DO NOT go to the first floor lobby or outside Building. 6. Keep your radio or television set tuned to a local station for information. 7. Do not use the telephone to get information or advice. 8. KEEP CALM. If you are trapped in an outside office, seek protection under a desk. Once the weather has subsided, report any damage or storm related leaks to the Management Office (303) 647-4011. Emergency Procedures: Stranger in Building & Hostage Situation Stranger in Building The best way to avoid having to deal with a stranger in the building is to help ensure that all security policies are followed and keep valuables locked away and office doors locked when offices are not occupied. Don’t create an ideal opportunity that will attract strangers. If a stranger is discovered in the building, it is best to address the person(s) in a non-threatening manner, asking who/what they are looking for. Never attempt to restrain the individual(s). If they become confrontational do not react aggressively. Immediately remove yourself from the situation and contact Police Department requesting an officer. Hostage Situation Report any situation involving hostages to the Denver Police Department by calling 911. Helpful information to give the Police Department includes: 1. A physical description of the person(s) and their location 2. Whether or not they are armed 3. The number of hostages and their location After the Police have been notified, inform Building Management of the situation. Report the presence of suspicious individuals in or about the property to Building Management. Policies and Procedures: General Rules and Regulations BUILDING RULES 1. No tenant will be a nuisance or will conduct their activities in such a manner that interferes with normal business operations of the Landlord or other tenants in the Building or in the Project. 2. Tenant may not install any sign, lettering, picture, notice or advertisement on or in any part of the Premises and visible from the exterior of the Building, or visible from the exterior of he Premises without Landlord’s prior written consent, which consent may be withheld in Landlord’s sole discretion. In the event of a violation of the foregoing by Tenant, Landlord may remove the same without any liability and may charge the expense incurred by such removal to Tenant. 3. No awning or other projection shall be attached to the outside walls of the Building. No curtains, blinds, shades or screens visible from the exterior of the Building or visible from the exterior of the Premises, shall be attached to or hung in, or use in connection with any windrow or door of the Premises without the prior written consent of Landlord which may be withheld in landlord’s sole discretion. Such curtains, blinds, shades, screens or other fixtures must be a quality, type, design and color, and attached in the manner approved by Landlord. 4. Tenant, it servants, employees, customers, invitees and guest shall not obstruct sidewalks, entrances, passages, corridors, vestibules, halls, elevators, or stairways in and about the Property which are used in common with other tenants and their servants, employees, customs, guests and invitees, and which are not a part of the Premises of Tenant. Tenant shall not place objects against glass partitions or door or windows which would be unsightly from the Building corridors or from the exterior of the Building and will promptly remove any such objects upon notice from Landlord. 5. Tenant shall not make excessive noises, cause disturbances or vibrations or use or operate any electrical or mechanical devices that emit excessive sound or other waves or disturbances or create obnoxious odors, any of which may be offensive to the other tenant and occupants of the Property, or that would interfere with the operation of any device, equipment, radio, television, broadcasting or reception from or within the Property or elsewhere and shall not place or install any projections, antennas, aerials or similar devices inside or outside of the Premises or on the Property. 6. Tenant shall not waste electricity, water or air conditioning and shall cooperate fully with Landlord to insure the most effective operation of the Building’s heating and air conditioning systems and shall refrain from attempting to adjust any controls other than unlocked room thermostats, if any, installed for Tenant’s use, Tenant shall keep corridor doors closed. 7. Tenant assumes full responsibility for protecting its space from theft, robbery and pilferage, which includes keeping doors locked and other means of entry to the Premises closed and secured after normal business hours. 8. No person or contractor not employed by Landlord shall be used to perform janitorial work, widow washing, cleaning, maintenance, repair or similar work in the Premises without the written consent of Landlord, which consent shall not be unreasonably withheld or delayed.In no event shall Tenant bring into the Property inflammables, such as gasoline, kerosene, naphtha and benzene, or explosives or any other article of intrinsically dangerous nature. If, by reason of the failure of Tenant to comply with the provisions of this subparagraph, any insurance premium for all or any art of the Property shall at any time be increased Tenant shall make immediate payment for the whole of the increased insurance premium without waiver of any Landlord’s other rights at law or in equity for Tenant’s breach of this Lease. 9. Tenant shall comply with all applicable federal, state and municipal laws, ordinances and regulations, and building rules and shall not directly or indirectly make any use of the Premises which may be prohibited by any of the foregoing or which may be dangerous to persons or property or may increase the cost of insurance or require additional insurance coverage. 10. Landlord shall have the right to prohibit any advertising by Tenant which is Landlord’s reasonable opinion tens to impair the reputation of the Property or its desirability as a complex for office and warehouse use, and upon written notice from Landlord, Tenant shall refrain from or discontinue such advertising. 11. The Premises shall not be used for cooking, lodging, sleeping or for any immoral or illegal purpose. 12. Tenant ad Tenant’s servants, employees, agents, visitors and licensees shall observe faithfully and comply strictly with the foregoing rules and regulations and such other and further appropriate rule and regulations as Landlord or Landlord’s agent maybe from time to time adopt. Reasonable notice of any additional rules and regulations shall be given in such manner as Landlord reasonable elect. 13. Unless expressly permitted by the Landlord, no additional locks or similar deices shall be attached to any door or window and no keys other than those provided by the Landlord shall be made for any any door or window and no keys other than those provided by the Landlord shall be made for any door. If more than two keys for one lock are desired by Tenant, the Landlord may provide the same upon payment by the Tenant. Upon termination of this Lease or of the Tenant’s possession, the Tenant shall surrender all keys of the Premises and shall explain to the Landlord all combination locks on safes, cabinets and vaults. 14. Tenant acknowledges and agrees that the Building is a “smoke free” building and no smoking of tobacco products shall be allowed within the Building. 15. The water an wash closets, drinking fountains and other plumbing fixtures shall not be used for any purpose other than those for which they were constructed and no sweeping, rubbish, rags, coffee grounds or other substances shall be thrown therein. All damages resulting from any misuse of the fixtures shall be borne by the Tenant who, or whose servants, employees, agents, visitors or licenses shall have caused the same. No person shall waste water by interfering or tampering with the faucets or otherwise. 16. No electric circuits for any purpose shall be brought into the Premises without Landlord’s written permission specifying the manner in which same may be done. 17. No vehicle, and no dog or other animal shall be allowed in offices, halls, corridors or elsewhere in the Building. 18. Tenant shall not throw anything out of the door or windows, or down any passageways or elevator shafts. 19. All loading, unloading, receiving or delivery of goods, supplies or disposal of garbage or refuse shall be made only through entryways provided for such purposes and indicated by Landlord. Tenant shall be responsible for any damage tot eh Building or the Property of its employees or others and injuries sustained by any person whomsoever resulting from the use or moving of such articles in our out of the leased premises, and shall make all repairs and improvements required by landlord or government authorities in connection with the use or moving of such articles. 20. All safes, equipment or other heavy articles shall be carried in or out of the Premises only at such time and in such manner as shall be prescribed in writing by Landlord, and Landlord shall in all cases have the right to specify the proper position of any such safe, equipment or other heavy article, which shall only be used by Tenant in a manner which shall not interfere without cause damage to the Premises or the Building in which they are located, or to the other tenants or occupants of said Building. 21. Canvassing, soliciting, and peddling in the Building or campus is prohibited. 22. Vending machines shall not install without permission of the Landlord. 23. Wherever in the Building Rules the word “Tenant” occurs, it is understood and agreed that it shall mean Tenant’s associates, agents, clerks, servants and visitors. Wherever the word “Landlord’ occurs, it is understood and agreed that it shall mean Landlord’s assigns, agents, clerks, servants, and visitors. 24. Landlord shall have the right to enter upon the Premises at all reasonable hours with reasonable prior notice (except in emergencies when no prior notice is required) for the purpose of inspecting the same. 25. Landlord shall have the right to enter the Premises at hours convenient to the Tenant for the purpose of exhibiting the same to prospective tenants within the sixty (60) day period prior to the expiration of this Lease, and may place signs advertising the Premises for rent on the windows and doors of said Premises at any time within said sixty (60) day period. 26. Tenant, its servants, employees, customers, invitees and guest shall, when using the common parking facilities, if any, in and around the Building, observe, obey all signs regarding fire lanes and no parking zones, and when parking always park between the designated lines, Landlord reserves the right to tow away, at the expense of the owner, any vehicle which improperly parked or parking in a no parking zone. All vehicles shall be parked at the sole risk of the owner, and Landlord assumes no responsibility for any damage to or loss of vehicles. No vehicles shall be parked overnight. 27. Access to the Property is subject to the following: (a) persons may enter the Property only in accordance with Landlord’s regulations, (b) persons entering or departing from the Property may b questioned as to their business in the Property and the right is reserved to require the use an identification card or other access device and the registering of such persons as to the hour of entry and departure, nature of visit, and other information deemed necessary for the protection of the Property, and (c) all entries into and departures from the Property will take place through such one or more entrances as Landlord shall from time to time designate; provided, however, anything herein to the contrary notwithstanding, Landlord shall not be liable for any lack of security in respect to the Property whatsoever, Landlord will normal not enforce clauses (a), (b), and (c) above from 7:00am to 6:oo pm, Monday through Friday , and from 8:00am to 1:00pm on Saturdays, but it reserve the right o do so or not to do so at any time at its sole discretion, In case of invasion, mob, riot, public excitement, or other commotion, Landlord reserves the right to prevent access to the Property during the continuance of the same by closing the doors or otherwise, for the safety of the tenants or the protection of the Property and the property therein, Landlord shall in no case be liable for damages for any error or other action taken with regard to the admission to or exclusion from the Property for any person. 28. All entrance doors to the Premises shall be locked when the Premises are not in use. All corridor doors shall also be closed during times when the air conditioning equipment in the Building is operating so as not to dissipate the effectiveness of the system or place an overload thereon. 29. Landlord reserves the right at any time and from time to time to rescind, alter, waive, in whole or part, any of these Rules and Regulations when it is deemed necessary, desirable, or proper, in Landlord’s judgment, for its best interest or for the best interest of the tenants of the Property. Policies and Procedures: Insurance Protection If you have not already done so, please deliver the appropriate certificates of insurance to: Flatiron Property Management 2101 Ken Pratt Blvd, Suite 101 Longmont, CO 80501 Insurance requirements are set forth in your lease. Policies and Procedures: Moving Procedures Please contact management office 303-647-4011 when moving into and out of the building. Please be advised all walls, flooring and ceiling must be protected prior to moving. Tenant will be responsible for any damage incurred to building or site during move. If moving company is not a preferred vendor, contractor insurance certificate must be submitted to the management office. Policies and Procedures: Preferred Vendors When tenants contract with a vendor who will be on site, tenant must submit an insurance certificate naming Landlord and Management Company as additional insured and submit to the management office. Below is a listing of Flatiron Property Management’s company preferred vendor with insurance certificates on file. If you use a preferred vendor, no additional insurance is required; however, tenant must continue to notify management of work being performed at location.
