The value of a home depends on factors besides just housing type and number of bedrooms. Things like market supply and demand factors, square footage, overall condition, upgrades, lot size and specific location are just some of the other key factors involved. Check it out! How to Read the Graphs Like a Pro… We get questions about the graphs and how to read them, so here’s a brief summary of what to look for and how to read the graphs. Just like a funnel, we start with BIG numbers, and then drill down to specifics for you, so we’re going to start with the general market stats for Milton, and then narrow by property type and even individual sales, which we post online at MiltonPriceReportONLINE.com. Average Days On Market This is a measure of the time it takes an average home to sell. This can vary tremendously between neighbourhoods and types of homes, but in general, the lower the days, the more active the market in the current month. We believe this is one of the best measures of the overall strength of a market – lower days on average mean there are more buyers and sellers making matches. Historically, this average hovers between 60 and 90 days, but for many years, buyers are now saying, “what’s wrong?” if a home has been listed for more than 30 days. Active Listings Versus Sales This is a representation of the balance between supply and demand at any given time. Everybody tends to think of the spring as the best time to sell – and it’s true that there are more sales in the spring months than any other season most years. However, look at the active listings. There’s a lot more competition, which means buyers will have many more choices besides your home. And even though the winter has less sales, there’s significantly less inventory on the market. So each season has pros and cons, and it’s important to review your specific goals and situation with a real estate professional, so you can decide the right time for you. Average Sale Price Taken out of context, this can be one of the most misleading graphs in the entire report. The problem is when people look at the highest month and say, “THAT’S the best month to sell.” Not necessarily. Remember, the average can be pushed up by a few larger homes selling. Fifty homes selling for $3 million each, and 500 homes selling for $250,000 will average out to $500,000. But that’s a poor representation of the ACTUAL market, isn’t it? So the best way to look at this graph is the year-over-year change in average price. Have properties increased by 5% per year? Just look at the data points for this year and the previous year. How much difference is there between? This can be a very basic way to identify how much YOUR home has gone up in value as a percentage. But remember that it could be greater or less, depending on the type of home you have and the demand for it. Generally the lower price points increase in value faster than the top, higher-priced end of the market. And at any given time, the amount of competition you have on the market can vary your sale price tremendously. Typically less than 25% is considered a “Buyer’s Market”, and more than 55-60% is a “Seller’s Market”. However, one part of the Milton market can be doing something totally different than another, so it’s important to remember that it’s your SPECIFIC type of home that has its OWN market that may have nothing at all to do with these numbers. It is good to look at these numbers as compared to the rest of the year and the previous month to get clues about the overall market. DOM stands for “Days on Market” and % List Price shows how close the average home is getting to their asking price.
