Being a new manager for Montserrat, I would just like to let all of the homeowners know that while driving through your Association there is a wonderful warmth and sense of community. A youthful generation is present, which is evident from the fun basket ball hoops set up on the street for the kids to rally. Parents please remind your children that their safety is of the utmost importance and the key to how to play safe. Relay the message that, although they are intensely focused on their “street game”, they must also be mindful and cognoscente of vehicles navigating through the community. Sometimes vehicles may have drivers who are unfamiliar with where they are going and may be distracted looking for an address. Dusk is an extremely dangerous time of day and it is difficult to convey to children how hard it is to see them at night. Additionally, be sure that your children are aware of the “blind spots” in the community so that they are extra careful before running out into the street or riding any apparatus with wheels around a corner or out of a driveway. If they cannot see the car, the car can not see them. BOUNCE HOUSE REQUIRMENTS Bounce houses can be a liability to Management, the Montserrat Homeowners Association and the homeowner. If you are thinking or planning on hiring a Bounce House for your next event, please contact Management to obtain all the liability specifications. You must name Montserrat at Newport Ridge AND Keystone Pacific Property Management, Inc as additionally insured or you are putting every homeowner at risk if any thing tragic were to occur. DOGS ON LEASH When walking your dog in the community, remember that it should be leashed at all times. It is dangerous to let your dog roam freely and would be very upsetting, to all parties involved, if your dog was struck by a car. In addition, when dogs are not being supervised or on a leash they may be leaving unwanted “gifts” on your neighbor’s lawn.
