ENTRANCE AND CORRIDOR
WOODEN DOORS
• The ground will be covered with 60x60x8 matt granite ceramics. (Çanakkale, Vitra)

• The ground will be covered by laminated parquet above noise insulation sheet or by wooden parquet. The baseboard will be MDF wooden cover and 8 cm in height. (Şerifoğlu)
• The doors will be MDF cover and decorative glass installed.
• The walls will be painted by water based paint over gypsum plaster. (Marshall/Jotun)
• The ceiling will be painted by plastic ceiling paint. (Marshall/Dyo/Jotun)
• Papier-mâché will be made.
JOINERY (WINDOWS AND BALCONY)
• Aluminum joinery and/or aluminum curtain wall, composite panel, heat insulation boards and jacketing will be partially covered by decorative cladding components.
• Joinery and balcony doors will be PVC based. (SALAMENDER, VEKA or REHAU)
• 40% saving glasses branded Şişecam Low-e Cam (Isıcam S, Konfor or Sinerji) will be installed to the joinery.
• The glasses will be ISICAM branded. Glass combinations will be determined and applied according to the technical restrictions set fourth by ŞİŞECAM.
The glassas will be produced in a total thickness of 24 mm with the following combinations: Windows (4mm DC+16 mm HB +4 mm DC) and Doors (5mm DC+12 mm HB+5 mm DC).
• In the mounting of the joinery, steel screws specific for sub-frame will be used.
• Imported mastic silicon will be used on the joinery. (BASF, Weber)
• Windowsills will be made of Bilecik, Muğla beige marble.
• Any and all handles, locks, mechanisms and hinges to be installed on all door and window systems will be TSE certified.
Isıcam Konfor does not prevent daylight. In wintertime, it keeps the heat inside and reduces heat losses up to 77% as compared to single layer glass and up to 50% as compared to Isıcam Klasik® and it also saves fuel.
It reduces sun heat entering in summer 40% as compared to Isıcam Klasik® and brings savings in cooling costs. Extra cost to be incurred if Isıcam Konfor® is used instead of standard
double-glass will be recovered in 1-2 years with the savings in the air-condition investment costs and heating/chilling energy.
SECURITY SYSTEM (SURVEILLANCE CAMERA AND ALARM SYSTEM)
• The surveillance cameras to be installed in and out of the building, main entrance, garden door, vehicle door, parking area, garden and around the parcel as specified in the application project will be motion sensitive cameras having colorful and night vision capability. (Sony-Samsung)
• Color electronic video diaphone-telephone (Building Communication System) will be installed between the suites and door. (Audio)
LIFT (HYDRAULIC - WITHOUT ENGINE ROOM)
• Lifts with frequency converter capability and in TSE and CE standards will be supplied and mounted in the blocks according to the relevant project.
• Lift brand will be OTIS, THYSSEN, SCHINDLER and/or KONE.
• Lift cabin will be stainless steel and imported luxury laminated covered. Lift doors will be fully automatic.
• Stainless steel door, excessive load alarm, back-up lighting system, Intercom communication system etc. will be installed in the lifts.
• The lifts and all materials will comply with the new regulation, EN 81 standard and CE certified.
LANDSCAPE ARCHITECTURE
• Landscape architecture project will be developed for the garden and applications will be made according to this project.
• The plants types specified in the project will be selected.
• Automatic irrigation and drainage system will be installed.
• Decorative pool and garden furniture will be positioned properly.
* Pig iron grid infrastructure for rain water will be built.
• The landscape architecture will evaluate hardscape and landscape elements together and make applications accordingly.
• Iron guard rails will be installed onto the concrete garden walls.
• Garden lighting and tree lighting will be made for security purposes.
SOCIAL FACILITIES (SPA)
• A social facility and health club (Spa) will be built with necessary social premises in accordance with the project concept.
• Fitness center, squash, step, aerobic center, mini cinema and viewing terrace will be available.
• There will be Turkish bath, sauna, vapor room, shock pool, resting room and wet spaces inside Spa.
• An outdoors swimming pool and children pool will be built according to the relevant project.
• There will be a multi-purpose sports area to play volleyball, basketball, mini football and tennis.
• Playground, pedestrian walking routes, running track and ornamental pools will be designed in the project.
STAIRS
• Stair steps will be covered by marble, beige marble or imported granite.
• The stairs walls and landing doors will be painted by water based paint.
• The stairs’ riser heights will be adjusted according to human anatomy.
• The fire escape door will be electrostatic paint painted, CE certified and equipped with PANICBAR system to facilitate urgent exits.
• Guard rails of the main stairs will be of aluminum and the fire escape stairs will be made of iron.
• The steps and floors of the fire escape stairs will be covered by marble.
• Walls and ceiling of the fire escape stairs will be painted by water based paint.
GENERAL BUILDING AESTHETICS
• Aluminum joinery and/or aluminum curtain wall, composite panel, heat insulation boards and jacketing will be partially covered by decorative cladding components according to the relevant project.
• As external cladding material, acrylic or silicon paint will be used on smooth and jointed decorative plaster. (Jotun, Marshall or DYO)
• The apartment’s entrance door will be timber covered and/or aluminum joinery with mirror glass and stain-free front and handle.
• The door’s diaphone will be connected to the suites and color/video and Audio branded or equivalent brand.
• Stair guard rails will be made of aluminum in inoks color and they will have 3 stripes. The guard rails of the fire escape stairs will be made of iron. The fire escape stairs will be covered by beige marble or marmara.
• Decorative post box, full mirror and management announcement board will be mounted at the entrance.
• Apartment’s entrance hall’s floor will be covered by ceramics or natural stones and the walls will be decorated with a combination of decorative elements like paint and imported wall paper according to the architectural design project. The building’s entrance will be decorated by using decorative materials like wood, natural granite, granite ceramics, marble and mirror.
• Building’s common areas will be painted by satin + water based paint.
• Garden walls will be painted by acrylic based paint.
INDOORS PARKING AREA
• For 1+1 suites, parking area for 1 (one) vehicle will be assigned and for 2+1 and 3+1 suites, parking area for 2 (two) vehicles will be assigned. A lift will be in place between the parking area and suites.
• Parking area will be allocated for the vehicles at the basement. In addition to the management plan, a plan will be developed to indicate the parking places.
Guiding signs and traffic signs will be in place.
• Photo-cell lighting installation will be built in the parking area.
• The ground will be covered by a chemical (industrial) material to prevent dusting.
• Vehicle parking places will be indicated and separated by fixed oil paint.
• Sufficient hoods and similar elements will be installed in the parking area’s floor to provide proper natural air and natural lighting and a ventilation system will be installed.
GENERATOR
• Generator will be installed to provide emergency energy requirement (emergency lighting) for the common areas during energy cuts.
• A generator will be installed at a proper area which will be activated automatically when the electric cuts and which will have sufficient capacity to feed building lift, lighting of parking area and common areas, air pressure tank and video diaphone installations . (Teksan, Aksa)
HEATING SYSTEM, SANITARY AND FIRE INSTALLATION
HEATING AND COOLING, VENTILATION AND FIRE SYSTEM
• Heating-Cooling installation will be made of central chiller system (fan-coil) or VRV air-conditioner system. 4 piped fan-coils will be used in the suites. Fan coils thermostats will be used. Sharing will be made via calorimeters. Hot water will be centrally generated via boilers and will be distributed through the counters installed at suite entrances. Waste water columns will be made of silent pipes.
• Fire installation: Sprinkler system will be installed inside the suites and parking areas. There will be fire cabinet at the floor halls.
• Ventilation: Pressurization installation, smoke exhaust systems along the floor halls and in the parking areas, fire lift shaft and pressurization system on the fire escape stairs will be mounted.
• The building will be heated by natural gas. The natural gas pipes laid to the cookers will be arranged properly to preserve decorative look.
• Columns of the mechanical installation will be passed through the building shafts that are easily accessible. Natural gas boiler will be VIESSMAN or BUDERUS branded.
• Decorative towel racks will be used in the bathrooms.
• 5 cm EPS jacketing or rock wool technique heat insulation will be made on the building’s façade. Through heat insulation made by jacketing, double glasses (Konfor - Sinerji) will also help insulation of external noises.
WASTE WATER, COLD AND HOT WATER SYSTEMS
• Both hot water and cold water pipes and fittings will be of imported PP-R raw material or Vesbo, Dizayn and/or Kalde branded pipes manufactured with advanced technology.
• Hot water installation will be designed for use in the kitchens and bathrooms of the suites which will be connected to each other. The hot water requirements of the suite will be met by a central system connected to electronic water counter.
• A water tank will be built at the proper spot of the land. Following water insulation, the tank will be covered with ceramic tiles or ceramics at the walls and ceiling and will be manufactured according to the relevant specification. A filter mechanism will be installed at the entrance of the water tank to hold the particles. Pressurized water will be supplied through the air pressure tank.
• Fire cabinets will be mounted on the floors and in the parking area for the fire extinguishing system and the system will be equipped by sufficient fire alarm buttons and sirens. The pressurized water required during a fire will be supplied by an air pressure tank branded WILO or equivalent brand.
• The fire installation and fire water tank will be built according to the regulations and project.
• The waste water pipes outlets will be extended until the outdoors environment
ELECTRIC, TV, TELEPHONE AND DIAPHONE (BUILDING COMMUNICATION SYSTEM)INSTALLATION
ELECTRIC INSTALLATION SYSTEM
• Grounding Installation: In all buildings, grounding and lightning protection installation will be built according to TSE standards.
• Electric energy will be transmitted to the suites on mono-phase basis and the phases will be distributed in the suites with a balance.
• Building grounding will be made by strap stiffener application.
• Columns of the electric installation will be passed through the building’s shafts.
• No connection will be made between lighting and socket outlets.
• Siemens branded fuses or equivalent fuses will be used on the suites’ electric panels. Leakage current relay will be installed onto the main electric panel for each suite.
• Sockets will be installed in sufficient number so that minimum 1 socket is available in each 10 m2 of space and on each unit.
• Electric sockets and lamp keys will be LEGRAND branded and valena typed or equivalent (multiple sockets will be grouped in a frame).
• Lightning rod will be installed on the building in compliance with the regulations.
• All materials will be TSE and CE certified.
TV - INTERNET SYSTEM
• Central Satellite Antenna System; minimum 30 channels TV infrastructure and center will be supplied and installed. If necessary devices are bought under a subscription agreement by the client, Digital Platform TV broadcasts will be also available.
• Internet infrastructure cabling will be installed in all suites.
• Telephone/TV installation: Telephone and Internet line will be installed for suites via fiber optic cables.
TELEPHONE VIDEO COLOR DIAPHONE INSTALLATION
• Color Video Intercom System; will be installed in every suite. Each suite will be able to video communicate with building entrance unit and security point.
• Telephone line; will be arranged so that one external telephone line can be installed to each suite and telephone sockets will be installed in the living room and other rooms.
• Telephone cables will be TSE certified and blended multi-cable type.
• A diaphone will be installed in each suite to video communicate with the door and non-video communicate with the other suites.
• The internal switchboard to be installed in the building will help all suites to communicate with each other.
• Data lines will be installed in the living room and other rooms of the suite to build the Internet infrastructure and installation will be wireless type.
EMERGENCY ANNOUNCE AND FIRE ALARM SYSTEM
• An automatically activated emergency announce system will be supplied and mounted in line with the fire regulations and standards in order to prevent panic during evacuation of the building in case of an emergency or fire.
• Fire detectors addressed to the kitchen, corridor and rooms of each suite will be installed as part of this system. Besides that, an addressed fire alarm system comprising of fire alarm buttons and flash siren will be installed in the halls of each floor.
TECHNICAL SPECIFICATION FOR ROUGH CONSTRUCTION
• Blockage + lean concrete: In the building’s housing space, excavated ground soil will be pressed and a layer of broken stones + stone chips will be laid on top of it. Then 7-10 cm high (C16) iron - free lean concrete will be laid with required elevation and balance. On top of lean concrete, for water insulation purposes, polymer bituminous water insulation cover and/
or robot sourced imported PVC geo-membrane will be laid in such manner to wrap-up the foundation. Water tests will be run after insulation applications for 3 days/24 hours.
• On top of water insulation cover, 5 cm (C16) lean concrete will be laid for protection purposes. After laying the reinforcement on protection concrete, concrete will be poured. Water insulation cover laid under the building’s foundation will be closed to wrap the foundation and bundling process will be completed.
ROUGH CONSTRUCTION - SITE
• Top of the indoors parting area will be insulated against water. Drainage will be ensured by drenflex 200 pipe laid around the building and at the lowest foundation elevation and it will be covered with pebbles according to the accepted technique (lining process). Drained waters will be transferred to the flowing elevation either naturally if the slope and elevation is sufficient or through forced transfer with the aid of pump and connected to the rain water network.
• Protective walls will be built and/or drenflex panels will be used at the basement floors for water insulation purposes in those areas where excavation space is limited with no working capability. The reinforced concrete manufacturing under the soil at the basement floor will be insulated by DEITERMANN -WEBER Plastikol UDM 2, YKS (BASF) and/or imported PVC membrane water insulation material. For heat insulation, XPS etc. 4 cm Styrofoam will be used for covering. (The section between the curtain and raft foundation will be insulated by water-
stop in water tanks.)
• Ground surveys will be obtained from Istanbul Technical University. Bored pile system will be used if necessary.
• Raft foundation will be manufactured in reinforced concrete framed structure system in accordance with the latest earthquake regulation (Regulation on the Buildings to be constructed at Disaster Areas). The partition walls will be made of reinforced concrete panel and bricks and/or gas concrete.
• Care will be shown to intersect the building’s weight center and center of inertia while developing the bearing system. Partitions will be used instead of columns in the system and care will be taken to develop a symmetric structure. Raft foundation will be preferred.
• The methods and procedures provided in the Turkish Standards and in the Regulation on the Buildings to be constructed in Disaster Areas which will come into effect in 2007 will be used in the design calculations of the project.
• Reinforced mould system will be used in the houses.
• Plywood will be laid to form the ground mould. Wooden beamed and plywood surfaced partition mould or steel panel mould will be used as column and partition moulds.
• Concrete quality of C35 and/or C40 will be used by taking as a basis static project and sufficient quality concrete will be used in spaces except for bearing parts (leveling etc.). As reinforcement, iron fulfilling the Turkish Earthquake Regulation Seismic Quality properties for “additional seismic earthquake steel” and complying with the national standards (TSE 708, TS 500) will be used.
• Irons will be prepared according to the project and they will be cut and bend with the use of special benches and tools. Samples will be taken from each layer of concrete to be laid and from each iron batch delivered to the construction site and necessary tests will be performed at a laboratory.
• Laid concrete will be protected against adverse weather conditions (sun, wind, frost).
• The suites’ bridge floors will be of ribbed (Asmolen), cork and/or beamed floor type.
• Read - made concrete will be procured and the supplier will be a member of Ready - Made Concrete Association. For example: Nuh Beton, Lafarge or BetonSA (The concrete station must be close to the site).
• Laid concrete will be protected against adverse weather conditions and concrete additives will be used.
• On the surfaces of the reinforced concrete structure exposed to mould (partition, columns, beams and floors), Fenolic film covered concrete PLYWOOD mould system will be used.
• % cm EPS and/or rock wool jacketing will be made on the facades. Plasters will be made with the use of template and plumb line. Decorative plaster will be used on the front façade.
• Plasters will be made with the use of setsquare, template and plumb line. Lafarge and BetonSA branded plaster and gypsum will be used as material. River sand, gypsum plaster, sıvamatik and alçımatik will be used. (Lafarge, Knauf, ABS, Entegre)
• Suspended ceilings will be built with the use of aluminum “U” profiles and “C” profiles and alçıpan panels of 12,5 mm.
• All materials will be TSE certified and comply with the project requirements and calculations.
• Electric, water, consumables and energy required in the construction process will be supplied by the contractor.
• The materials to be used in the building areas will be selected and determined by the architect in the technical specifications. The drawings given in the technical specification are examples.
• A permanent technical personnel will be available at the construction site. The assigned master-builder will be a certified person. All workmanship and manufacturing will be completed by qualified personnel according to scientific and occupational rules.
• The projects and works involving the reinforced concrete bearing system will be made under the control of an experienced civil engineer and/or architect to be assigned as work site technical application responsible. Additionally, a foreman and/or construction technician will be available at all times.
TREATMENT SYSTEM (İYONTEK)
The ionization technology provided by İYONTEK to all houses and facilities without any capacity limitation is the healthiest and environment friendly water disinfection system. With the help of
ionization technology reducing chemical use up to 80%, the users will not be exposed to dangerous levels of chemicals and will be protected from all bacteriological risks permanently.
Silver-copper ionization technology is applied in United States of America and Europe since 1988 and referred to in all health standards. Now it is in standard use in the hospitals, schools, hotels,
municipalities and universities. Any installation system that has permanent contact with water can be exposed to corrosion, calcification and microbiological contamination (legionary, e-collie).
However ion technology eliminates all health and maintenance risks. İYONTEK branded water treatment system will be built in integration with the building of the water tank.
BUILDING AUTOMATION SYSTEM (BAS)
Building automation system (BAS) is defined as a system that enables the technical systems installed in smart building to perform monitoring - command - control by using computer
technology. Building automation system somehow provides maximum chances for the development of human-machine relationship.
The equipments organized in a system that will make life simpler and functional with the help of BOS technology can be applied in all kinds of residences and third areas and offers innovate
control, security, energy savings, multimedia and local or at a-distance control solutions. The system will enable activation of the devices installed in the block for certain functions such as call,
doorbell, communication, display, door lock opening, network and alarm. The security console will be used as the management and control center of whole system. The security and alarm
systems will support you in moving independently in time and space and controlling everything from all places and you will be able to monitor any area and activate alarm at any time. In your
smart home, you will know whether the doors or windows are left open or whether there is somebody inside by using touch screen and you may produce alarm modes for each sensor or set
different alarm actions on hourly basis and follow up all actions from your mobile phone. All kinds of detectors can be connected to the system and all sensors can be installed without any
need for fire alarm system panels.
All electric and process automation projects will be developed for the facility and these systems will be supplied and delivered in operating condition in accordance with the technical
specification and its appendices. Upon the completion of the works to be performed under the technical specification, the contractor will prepare all electric-automation and instrumentation
projects for the system and will produce 2 copies of the final project in electronic format (CD/DVD) and deliver the same to the Site Management along with 3 print-out copies.
