project overview
Located just north of O’Connor between US Highway 114
and Las Colinas Boulevard in Irving, Texas, The Music
Factory is DFW’s newest entertainment venue. Slated to
open in early 2016, this project is primed to be an all-in-one
dining and entertainment destination for DFW residents and
tourists alike.
The centerpiece of the project is a state-of-the-art, 8,000-seat,
indoor/outdoor concert hall, which will be operated by a
best-in-class international concert promoter and will serve
as a venue to 250+ events annually. The project also features
a 50,000 sf plaza with a stage that will play host to fashion
shows, farmers markets, food festivals and more events
throughout the year.
In its first phase, the project will offer 193,500 square feet of
entertainment retail and restaurant space, including a movie
theater, comedy club and 20+ restaurant options. It also
features 100,000 square feet of office in the first phase.

Envision an entertainment experience totally unique to DFW...Go hear a band at the music
hall, then swing in for an aprés concert drink at one of several pubs; have a few laughs at
a comedy club or see the latest blockbuster in a state-of-the art theater; celebrate a special
occasion with an upscale meal at a swanky new eatery or just grab a quick slice of pizza for
lunch. The Music Factory is a one-stop-shop for a fun night out on the town and a perfect
daytime diversion from the doldrums of office life.

The Music Factory is located in the Las Colinas area of Irving, Texas, one
of DFW’s strongest office markets. There is currently 25.7 million square
feet of office space and another currently 236,000 under construction.
Irving is home to the global headquarters of Fortune 500 & 1000
companies including ExxonMobil, Kimberly-Clark, Fluor, Commercial
Metals, Michaels Stores, Pioneer Natural Resources and Zale Corporation.
Las Colinas also boasts 12,895 multi-family units in 34 apartment projects

IRVING CONVENTION CENTER AT LAS COLINAS
The Music Factory is located adjacent to the City of Irving’s new $133
million Irving Convention Center at Las Colinas.
Completed in 2011, the Irving Convention Center is 275,000 square
feet and offers almost 100,000 square feet of meeting and exhibit space.
Plans for phase two of the project includes a hotel with restaurants and
retail shops.

The City of Irving offers an impressive selection of over 75 area hotels,
with an impressive 11,500 rooms within 7 miles.
There are 26 luxury/business class hotels in Las Colinas with a total
of 4,200 rooms. Las Colinas’ five full-service hotels include the Dallas
Marriott Las Colinas, NYLO Las Colinas, Omni Mandalay Hotel Las
Colinas, Wyndham Hotel Las Colinas and the Four Seasons Resort and
Club, the state’s only AAA Five-Diamond hotel and the site of the PGA
Tour’s annual Byron Nelson Championship.

Designed by RMJM Hillier Architecture, the building’s unique
architecture, vertical design, and interior finishes create a new
niche in the convention center experience.

ACCESS, PARKING & SIGNAGE
DART
The site is serviced by the DART Orange Line and is adjacent to the
newly opened Irving Convention Center Station. The DART Orange
Line is 14 miles, has 5 stations, and transports 2,300 daily riders. By
December 2014 the Orange line will be expanded out to DFW Airport.
LAS COLINAS PEOPLE MOVER
The Las Colinas Area Personal Transit System (APT) will have a station
on the site, allowing for easy access to and from the business center of
Las Colinas.

SIGNAGE
The approved signage package for this project includes more signs
than appear in the entire Las Colinas area combined! This package
has been unprecedented in its approvals.

The Pavilion at the Music Factory
The Pavilion at the Music Factory converts easily from an intimate 4,000seat concert hall to an 8,000-seat amphitheater and will be the centerpiece
of the entire development. It is an innovative and groundbreaking concept
developed to ensure the maximum number of events are produced at the
venue each year.
