We start 2015 with a new Board. We had 3 candidates for 3 open
positions. Each Board member serves for a 2 year term. Frank Pierce was
re-elected along with new members Donna Clark and Sean Bentley. New
Board officers were elected at the January Board meeting; they are:
President Pete Lannon, Vice President Sean Bentley, Treasurer Frank
Pierce, and Secretary Bob Guarrera. We extend our thanks and
appreciation to retiring Board members Alan Cherow and Patti Kimpler for
all their hard work.
We saw many nicely decorated homes in Kite Hills during the Holidays.
The residents of Eider Court once again won an award from the City of
Laguna Niguel for a wonderful display of coordinated lights and music that
included just about everyone on Eider. They have been consistent award
winners for a number of consecutive years. Now that the Holidays have
concluded, please note that holiday decorations including lights need to
been removed by January 31.
At the Recreation Center you will see some new lights in the bollards
along the walkways and the street lights along Rec Center Drive. We are
installing new LED lights to replace the High Pressure Sodium lights. The
LED lights emit a white light instead of the yellowish light. LED’s have the
benefits of much less energy consumption, a much longer life and a more
pleasing color. The LED street lights also have much less ambient light
spillage, with almost all the light directed downward to the roadway and
sidewalk. We plan to replace each sodium light with an LED as they burn
out.
We had unusually warm weather this November. As a result we heated
the pool at the Rec Center until December 1st, when we would normally
cease seasonal heating in early November. We will resume heating the
pool in March as soon as weather permits. The spa at the Rec Center
Center remains open and heated year round.
In December we concluded negotiations on the terms of a lease with Verizon
Wireless to install a cellular antenna near the tennis courts and a small
equipment structure on the south side of the parking lot at the Rec Center.
The antenna will be disguised as a 45 foot pine tree. We are awaiting
signatures on the agreement by Verizon and final zoning approval from the
City of Laguna Niguel. One of the benefits will be improved cellular service
within Kite Hill. We will provide more information when the lease is executed
and City approvals are obtained.
The Board is cognizant of the loss of a number of our mature trees,
especially along Kite Hill Drive. Over the years we have lost more trees than
have been planted. Starting in 2014 we have decided to invest more funds
on a regular program basis to plant more trees. The Landscape Committee is
working with arborists to select more appropriate tree species, those that
demand less water for healthy growth, are not maintenance intensive, and
are disease resistant. The Landscape Committee has more information
about our Tree Program including annual trimming further in this issue.
During 2014 we saw a dramatic increase in supply line ruptures in the
reclaimed water system we use to irrigate our common areas. No doubt you
have seen Sunset Landscape crews repairing water lines frequently,
especially along Kite Hill Drive. The problem has been traced to greater
reclaimed water delivery pressure from MNWD that overwhelmed our
pressure reduction valves.

The reclaimed water is delivered at higher pressures via separate water mains from the potable water
mains used to supply our homes. We have replaced a majority of our pressure reduction valves in
2014. The remainder will be replaced in 2015. After the new pressure reduction valves were installed,
we saw an immediate decrease in new ruptures. We have filed for a refund of excess water usage
charges related to the breaks.
With the start of a new year, many home improvement projects are being contemplated. Changing
design elements of your property involving such items as painting, roof, solar, garage doors, driveways,
major landscaping changes, or structural changes (including additions, pools or spa’s); all require a
Home Improvement Application (HIA) to be filed before work commences. We encourage investments
in our homes as it benefits all of our properties. The purpose of the HIA is to protect our values with
changes that are harmonious with the overall community. HIA decisions are made promptly.
The Board meets on the 4th Monday of each month at 7:00pm in the Clubhouse at the Recreation
Center. All are invited. We solicit your ideas and input. We start each meeting with a Homeowners
Forum where items that are not on the agenda are addressed. We hope to see you at a meeting.

Are You Picking Up After Your Pet?
Besides being unsightly, animal waste can be hazardous to the health of our
children who play in the community and to other pets. One of the most
common forms of disease transmission between dogs is through fecal matter.
It is important to remember to immediately clean up after your pet. When
walking your dog, take along a baggie with you to pick up waste with and

Spring Home Maintenance Tips
by Dwight Barnett
After a long, dark winter, spring's bright sun and warm winds are, well, a breath
of fresh air. The only downside? All that sunshine spotlights your leaf-filled
gutters, cracked sidewalks and the dead plants in last year's flower beds.
Dwight Barnett, a certified master inspector with the American Society of Home
Inspectors, shared this checklist to help you target the areas that need
1. Check for loose or leaky gutters. Improper drainage can lead to water in the basement or
crawl space. Make sure downspouts drain away from the foundation and are clear and free of
debris.
2. Low areas in the yard or next to the foundation should be filled with compacted soil.
Spring rains can cause yard flooding, which can lead to foundation flooding and damage. Also,
when water pools in these low areas in summer, it creates a breeding ground for insects.
3. Use a screwdriver to probe the wood trim around windows, doors, railings and decks.
Make repairs now before the spring rains do more damage to the exposed wood.
4. From the ground, examine roof shingles to see if any were lost or damaged during winter.
If your home has an older roof covering, you may want to start a budget for replacement.
Flashing around plumbing vents, skylights and chimneys need to be checked and repaired by a
qualified roofer.
5. Examine the exterior of the chimney for signs of damage. Have the flue cleaned and
inspected by a certified chimney sweep.
6. Inspect concrete slabs for signs of cracks or movement. All exterior slabs except pool
decks should drain away from the home's foundation. Fill cracks with a concrete crack filler or
silicone caulk. When weather permits, power-wash and then seal the concrete.
7. Remove firewood stored near the home. Firewood should be stored at least 18 inches off the
ground at least 2 feet from the structure.
8. Check outside hose faucets for damage. Turn the water on and place your thumb or finger
over the opening. If you can stop the flow of water, it is likely the pipe inside the home is
damaged and will need to be replaced. While you're at it, check the garden hose for dry rot.
9. Have a qualified heating and cooling contractor clean and service the outside unit of the
air conditioning system. Clean coils operate more efficiently, and an annual service call will
keep the system working at peak performance levels. Change interior filters on a regular basis.
10. Check your lawn equipment to make sure it is always ready for use. Clean equipment and
sharp cutting blades will make yard work easier.

2015 Projects - Tree Replacement
We are pleased to announce that for the 3rd year in
a row, replaced trees that have come down to
maintain our beautiful common areas. All
replacement trees meet the new requirements for
Kite Hill (KH):
1. Water effective/drought resistant
2. Manageable low trimming requirements
3. Non-invasive root structures
4. Likelihood to thrive in the KH soil.
Specifically, we have replaced all the Crape Myrtles
along Kite Hill Drive, ensuring there is one every
30-40 feet. As you may remember from last spring
& summer the trees with light pink blossoms
absolutely thrive and give us blooms that last for 6
weeks. Changing the way we trim them from
“lollipops” (round) to inverted umbrellas also
maximizes the effect.

Purple Leaf Plums, that have been stricken with the non-infectious boring beetle and are being
replaced with Agonis Flex After Dark, which has the same dark leaf, providing the contrast that makes
a good garden, great. Other replacements include, Canary Pines for the Stone Pines as they grow
upright and their weight does not become their undoing as we have seen with some of the Stone Pines
in 2013 and 2104. Australian Willows are going in where Iron Bark Eucalyptus have come down. They
have the same feathery leaf, yet use a fraction of the water a Eucalyptus does.
Annually - Tree Trimming & Wildflowers
Our annual tree trimming will come to a close in the next week or so. Branches and trees are
repurposed for mulch for the wells around the Crape Myrtles, as well as bare areas on the slopes.
Every year KH buys bulk wildflower seeds to spread on the hill by the Rec Center and each year we
get more and more CA native flowers returning. The seeds are spread in December and we have
been fortunate this year with the winter rains to increase the chance of many of the California poppies
and Lupine successfully rooting.
Grass to Water Effective Gardens
LANDSCAPE
KH has started capitalizing on the $$ available in grass removal & sprinkler-todrip watering rebates from MNWD with the fire lane on Avocet complete
(homeowners can get these rebates, too!). The next approved project is KH
North at Jaeger. The objective is to create paths of mulch or gravel where
people normally walk and fill in the remaining areas with gardens of low
maintenance water effective plant material. More gardens will naturally uplift
the beauty of the area, while reducing the overall water requirements of our community, keeping
costs low.

[email protected]. Our goal is to tackle area by area, maintaining a consistent theme. When
you stop and look around, you can see the many areas where grass can be swapped out, hence our
request for input, good ideas and pictures of beautiful gardens you see.
Water - How you can save $$ and do the right thing
KHA is working even harder to control water costs
It doesn't take much to understand why California is so worried about drought. Reservoirs are everdwindling. Rainfall is sporadic at best. Nearly 80% of California is experiencing extreme to
exceptional drought, according to the U.S. Drought Monitor, and the state's condition isn't expected to
improve in the near future. That combined with the fact that 2014 was the warmest year on record
for California spells increasing water rates, so here are some ideas to get ahead of any possible
rising costs
Grass in the winter should be brown: Grass is the single biggest use of residential water and like
most every other plant, has a season. Since grass dies in the winter and comes back in the spring,
turn off your sprinklers or at the very least scale back the watering. Since the temperatures are cool,
the hours of daylight are reduced, and the likelihood of rain increases, it’s important to adjust your
irrigation timer for the weather. You’ll be surprised how long your lawn and landscape can go with
limited water.

the very most, only 1 to 2 days a
week, for 2 cycles at 3 minutes per

capture the rain! Many people combine rain
barrels with routing their gutter down-spots to
collect the rain for watering later. Rain barrels
can easily be placed out of site and can save
you hundreds of dollars. For example you can

Coyotes
Many KH residents have reported seeing them in their backyards or loping down KH Drive. And
while they are a fact of life in California, they are a major threat to our pets, especially
considering KH is situated between two regional parks. The local Animal shelter does not remove
the animal, so it is best to keep your small dogs and cats indoors and closely monitored when they
are outside, especially at night.
Leash Law
A quick friendly reminder that California has a leash law…so Kite Hill does too. We all love our
pets and consider them part of the family. But as dogs age, they bite more and become generally
more aggressive. It is a fact. So even if they have never bitten before, doesn’t mean they won’t in
the future. It is best to keep them on a leash.

2015 Will Be a Good Year to Buy or Sell
Over the last 8 years we have had “buyer markets”, where there were more
sellers looking to sell than buyers looking to buy. And we have had “seller markets” when there were more buyers looking to buy than sellers wanting to sell.
This year is projected to have almost an equal number of buyers and sellers. The
biggest plus: Interest rates are once again under 4% for 30 year fixed rate loans.

An emergency is defined as "an unforeseen combination of circumstances or the
resulting state that calls for immediate action." An emergency doesn't necessarily
mean a disaster. It could meant that your child needs a copy of his birth certificate
to register for school, or you need a copy of the pink slip for your automobile

important papers together in a safe place, maybe spring is a good time to buy a
small fireproof box and gather those papers together that might include:
• Wills, social security cards, passports, birth certificates, divorce and custody decrees, other
documents.
• Property deeds, mortgage company address and phone number, homeowners and life insurance
policies and phone numbers, copies of health insurance card and phone numbers.
• Inoculation records, health records, doctors and dentists names, addresses and phone numbers.
• Auto ownership papers, auto insurance policies and phone numbers, drivers and auto license
numbers.
• Credit card numbers, addresses and phone numbers for outstanding loans.
• Stock and securities certificates, address and phone number of broker, bank account numbers,
addresses and phone numbers of banks.
• A current copy of your employment resume, as well as a list of previous home addresses and dates
of residence.
• An extra copy of your address book, complete with phone numbers and addresses of friends,
relatives and professional resources.
You’ll be surprised at how useful it will be to have this information in order and accessible.

them after a workout. “The winning combination is typically four grams of carbs for every one gram of
protein (think skim chocolate milk, energy bars, a turkey sandwich on whole wheat),” says Anding.
Long Distance Running + Carbohydrates: For long workouts, the performance edge goes to people
who have the most glycogen (the stored form of carbohydrates). When you eat pasta or other starchy
food, the body converts those carbohydrates into muscle glycogen for fuel. The trouble comes in when
you eat more carbs than you need, because unused carbs can also be stored as fat!
Aerobics, Kickboxing and Spinning + Fat: For activities that involve repetitive joint action,
monounsaturated fats from fish, nuts, seeds and canola, olive and peanut oils can help lubricate the
joints while also providing high-quality protein to power you through a workout.
Yoga and Pilates + Complex Carbohydrates: The fiber from whole grains and vegetables slows the
digestion of food, allowing your body more time to absorb critical nutrients. And since most yoga and
Pilates classes require fasting for two hours before class, the long lasting effects of fiber will help
sustain you through a few hours without food.

Selling a home can be a daunting experience, especially in a tough market.
With the recent economical decline, many homeowners are faced with the
challenge of having to sell their home for less than what they may owe or
what they believe it’s truly worth, especially if there are many foreclosures
in your area.
The good news is that there are buyers out there willing to spend the money
on a nice, move-in ready home. In order to attract these buyers, you need
to ensure that your home is as move-in ready as possible before you put it
on the market. Aside from the necessary home repairs, the following are four
ways to spruce up your home before planting that for sale sign in the yard.
1 PAINT YOUR HOME WITH NEUTRAL COLORS Although your brightly colored walls may match well with your décor and your own
style, it’s not the best option to attract potential buyers. Instead, you want to pick neutral colors and paint your home throughout with these
neutrals. Neutral colors match any décor, which means that potential buyers will be able to see their furniture and belongings in a neutral
setting better than a certain color. Plus, neutral colors means they don’t have to spend the time painting, which means they’ll be willing
to spend a little more.
2 CONSIDER A FLOORING CHANGE Carpet may be warm on your feet during cold winters, but carpet is often dirty and possibly out of
style. If you have carpet in your home, be sure to spend the money on having the carpets professionally cleaned. This will remove any dirt and
stains, making your home more attractive.
If you truly want to add value to your home, consider replacing the carpet with hardwood flooring. Hardwood floors are versatile, as they can
match any style and color scheme in a home. Plus, they’re extremely durable, which means that the new owners will not have to worry about
fixing or replacing the floor after they move in.
Make sure you choose a nice neutral color so that the new owner will be able to match their furniture. According to Hardwood Bargains,“Color
in hardwood flooring is determined by several factors. The obvious one is stain, which in most cases will darken the floor from its natural color.
A white-wash on the other hand will typically result in a lighter color than the natural tone of the species.”
3 CREATE ATTRACTIVE CURB APPEAL The first thing potential buyers are going to see is the outside of your home, so be sure that you
spend some time fixing the curb appeal of your home. Paint any dull areas of your home’s exterior. Plant some flowers and greenery to make
the home look livelier. Fix any broken items, such as broken handrails or steps. The more attractive the curb appeal of your home, the more
inclined a potential buyer will be to see the inside.
4 DECLUTTER THE INSIDE OF YOUR HOME One of the most important tips for selling your home is to maximize the available space on
the inside of your home. This means that you need to seriously declutter your home. Go through closets and organize them. Get rid of items you
no longer need or put barely used items in storage until your home is sold. Remove excess furniture from rooms to maximize floor space.
The more you can add space to your home, the more attractive it will be to potential buyers.
